SAVVY REALTORS® know that Facebook is a vital tool for doing business each day. “There is a huge value in social media. You get to showcase any listings, relatively inexpensively. You get your personal brand recognition out there every time you post in front of your customers. You get to interact with customers without calling or intruding on them,” according to Corey McCloskey, a NABOR® director. But with its ever-growing popularity—usage now stands at 2.2 billion people each month—concerns over the platform’s privacy and security have also mounted. When someone searches a name in Google, the person’s Facebook profile is likely to be one of the first links provided. When you use Facebook for business, you want to have a public account so anyone can see posts, photos and shared links, but that creates a challenge, says Adam Vellano, a NABOR® director. REALTORS® should be careful about the information and pictures they post on their Facebook business page. As a REALTOR® and someone in the public view, potential customers may decide whether to work with you based upon what they see. To maintain privacy, security and a business image, REALTORS® should consider these tips from McCloskey and Vellano.

Set up a Facebook Business Page Account: Keep your personal page and information on a separate, personal Facebook page. ■ Use two-step authentication: This security feature requires the user to enter a special code or to confirm the login attempt whenever someone tries to sign in to the account from an unrecognized device. To set up twostep authentication, go to “Settings” tab in Facebook and then to “Security and Login.” Scroll down to “Use two-factor authentication” and follow the directions on the screen. ■ Know your whereabouts: Remember your location before making a post. Be sure to have permission before posting inside another listing or posting in someone’s house. ■ Be knowledgeable: The same rules of conduct and ethics mandated by the Multiple Listing Service and the National Association of REALTORS® Code of Ethics and Standards of Practice apply to social media platforms. ■ Stay current: Amid recent Facebook privacy concerns, the platform has promised to make changes to its privacy settings. Several changes, such as deciding if you want to view targeted ads, use facial recognition in tagging photos, and agreeing to the new terms and conditions, have already been made for European Facebook users. Similar privacy settings will be implemented in the United States soon, the company said in April. Pay attention to when security and privacy settings are updated in order to use the platform safely as you promote listings and connect with customers. ■

LEAH RITCHEY AND AMY BECKER have found more than a profession in the real estate business. The two former assistants to top producers at Premier Sotheby’s International Realty teamed up in 2011 to form not only a successful business partnership but a supportive, humor-filled friendship. “She’s just a delight to be around,” Ritchey says, “and so I knew she would be a person I would work well with. So when the opportunity presented itself, I reached out to her.” Ritchey, a Naples native who graduated from Auburn University, and Becker, born in St. Louis and a graduate of the University of Missouri, both endured brief, chilly residences in Chicago before entering the real estate business in sunny Naples. Together, they’ve won Sales Associate Team of the Year several times within the Naples Vanderbilt office of Premier Sotheby’s International Realty. Becker specializes in the Park Shore beachfront area, while Ritchey’s expertise is in the Bay Colony and Pelican Bay markets. The pair say having expert knowledge of their individual areas allows them to confidently answer any clients’ questions. Ritchey and Becker describe their partnership as a well-oiled machine, and attribute much of their success to their assistant and longtime friend, Kathy Olson, who works behind the scenes to keep everything flowing. The partners touch base every morning at the office and divvy up the day’s showings. “We really work in tandem, and it works out well for us,” Becker says. “It’s a dynamic relationship.” Of their successful seven-year partnership, Becker says the key is communication. “It’s like a business marriage,” she says. “You really have to put everything on the table.” Ritchey says their “huge respect” for one another helped lay the foundation for their success. “If anything,” Ritchey says, “be kind and respect one another.”

Say “Yes” to Amendment 2 Florida TaxWatch released a study in May projecting that property taxes could increase by more than $700 million on non-homestead properties like businesses, apartments and second homes should Florida fail to extend a property tax yearly rate cap. According to TaxWatch, the increase would happen if voters reject a proposed constitutional amendment that they'll consider on the November ballot. Known as Amendment 2, the proposed amendment would extend a current 10 percent cap on annual increases in assessed values of non-homestead properties—a cap that voters approved in 2008. TaxWatch Vice President Kurt Wenner says many Floridians aren't aware how much taxes could go up if the cap is lifted. "If Amendment 2 fails to pass, it doesn't mean that the cap is just no longer going to be in effect going forward," Wenner says during a media event at the Florida Press Center. "It means that all of this property will suddenly be assessed at full value. This can be quite a big sticker shock when some people get their tax bills." Wenner says she expects that these potential tax increases would be passed along to renters and business customers, making the issue important whether someone owns property or not. Supporters of the amendment say it's currently polling at just under 60 percent, which is the threshold for amendments to pass. The Florida Legislature decided in 2017 to put Amendment 2 on this year's ballot. Sen. Tom Lee, a Thonotosassa Republican who sponsored the proposal, estimated at the time that failure to extend the cap would effectively lead to a $688 million tax increase. © 2018 Florida Realtors®

Addressing our Water Woes | BY STATE SEN. K ATHLEEN PASSIDOMO DISTRICT 28 BLUE-GREEN algae (cyanobacteria) blooms, caused by a combination of several different environmental factors including elevated nutrient levels and warmer temperatures, are influenced by a host of variables in our state’s water system. To address this problem, the Florida Legislature has funded and implemented several programs. The United States Army Corps of Engineers discharges water from Lake Okeechobee to ensure the integrity of the Herbert Hoover Dike. This dike protects Floridians living in South Florida from deadly storm surge and flooding. Unfortunately, oftentimes these discharges contribute to blue-green algae blooms by lowering the salinity levels in our estuaries. The Legislature has taken several measures to address this issue, most recently by passing SB10 in 2017, which allocates $64 million annually toward the Everglades Agricultural Area reservoir project and creates an additional 240,000 acre-feet of water storage. This will reduce the need for discharges and help maintain lower lake levels. Additionally, the Legislature has directed that the construction of a water storage reservoir in the Everglades Agricultural Area be expedited and has allocated $128 million over the last two years to this project, which will also reduce the amount of freshwater that flows into the estuary systems and create a 6,500 acre stormwater treatment area. The Legislature in 2016 increased annual funding to a minimum of $200 million annually to the Comprehensive Everglades Restoration Program for the purposes of improving water quality and storage in our Everglades system. Additionally, with the $100 million the state has allocated to rehabilitation of the dike, the Herbert Hoover Dike rehabilitation will be completed by 2023. The Legislature has also contributed over $200 million to the Kissimmee River Restoration Project, which is nearing completion and will attenuate the amount of water flowing into Lake Okeechobee by restoring more than 12,000 acres of wetlands. The blue-green algae that has so heavily impacted our state’s natural resources and caused Gov. Scott to declare a state of emergency has not occurred overnight. It is the result of decades of modifications in water usage and flows, alterations to natural water storage areas and increased agricultural activity. The Florida legislature is committed to preserving our delicate natural environment and improving our water quality. But, just as the problem did not occur overnight, the solution will take time. The projects mentioned above are just a few of the many projects that the legislature has approved and funded, and as we move forward with these projects, we will continue to find ways to improve our state’s water quality.

Like an extension of MLS, Homesnap presents all of the necessary information on a listing. Meanwhile, ShowingTime streamlines communication and appointment processes. Moran says most REALTOR® boards and MLS systems offer similar, if not the same, products. To find the best tools on the market, Ryan Bleggi, vice president/secretary of NABOR®, is part of a technology team that travels to MLS conferences to meet with vendors and negotiate contracts. He says a mobile-first strategy is important, because most web traffic today comes from mobile devices. “A lot of agents work remotely,” says Bleggi. “They might be in their car half the day; they might be in meetings. They really need to be able to access this information from their phone, wherever they are.”

In real estate, information is key, says Dominic Pallini, NABOR® immediate past president. “We, as REALTORS ®, have to go above and beyond,” Pallini says. “The more information we can give to a [customer], the better off they’ll be and the better decision they’ll be able to make. It keeps us in the limelight, and it gives value to our services.” Like Bleggi’s tech team, other groups are also helping keep NABOR® on the cutting edge. The MLS team and other board members know that REALTORS ® need to be at the forefront of technology in order to succeed, says Adam Vellano, a NABOR® director. By attending conferences and professional functions at both the state and national levels, those teams are collaborating to stay up-to-date on emerging trends in the field, he said. “I think ultimately what we try to do is look at the products that are going to benefit our agents most, and it makes sense to offer them as part of their membership,” says Vellano, who knows that it’s easy to get lost in the hundreds of apps out there. He says that’s why NABOR® researches and vets the products for members. NABOR® also negotiates on behalf of the members. While it might not be feasible for

Moran says they look for products that integrate easily into the existing MLS system, because it’s used by most NABOR® members. The benefit is that REALTORS ® don’t have to do much setup beyond opting into an app through the MLS system. Many of the apps take your business information from the system to personally brand the apps that are consumer-facing, keeping you at the front of your customers’ minds. “It’s all about being the one that has the information,” says Pallini. “With these types of programs, you certainly have more information and make it easier for a [customer] to give the real estate professional value.” To help REALTORS ® be as qualified, knowledgeable and resourceful as possible, NABOR® offers classes to instruct members in how these tools can better their business. “We look at the product, see what the product is, then we tailor the classes around them to say here’s the product, here’s how it works and then here are some best practices of why you’d want to use this product,” says Moran, who does a lot of the training on the new products himself. REALTORS ® can access a calendar of educational events through NABOR.com, including MLS training that covers tech tools such as Homesnap and ShowingTime. Here’s a look at Homesnap and ShowingTime, which are considered game-changers among the tools NABOR® provides, and additional apps that can help put you a step ahead of the rest and boost your business.

Homesnap

Included in NABOR® membership The benefit: Each year, greater numbers of REALTORS ® are doing more of their work on a mobile device, says Bleggi. That’s why NABOR® chose Homesnap as a mobile solution to the MLS system. “It’s almost like a Facebook news feed for real estate listings in an area that you can designate,” he said. More than that, it’s a multifunctional platform for communicating with customers and keeping them up to speed on the latest listings in their preferred area. Moran says 3,300 NABOR® members have already sent 110,000 invitations to potential customers, 65,000 of which have accepted and downloaded the app. “It makes it easier for consumers to find the property they’re looking for and connect with a REALTOR® and get their questions answered,” says Moran. How it works: With Homesnap, you can send out personalized invitations and communicate with customers through email or text. You can search activity in a designated area within the last 24 hours, week or even month’s time. If you’re keeping an eye on a property, you can set it up to send you a hotsheet every day and tag listings for notifications of changes. Bleggi says the app even has a safety feature that can be set to alert your emergency contacts if you don’t check in after a certain amount of time at a showing.

Included in NABOR® membership The benefit: Vellano says he remembers the tedious process of setting up a showing once included contacting the listing REALTOR®, waiting for them to locate the listing, the information, the owner and then get back to you. Thanks to ShowingTime—what he calls “a tool of efficiency”—that has all changed. The app, which is also integrated into the MLS system, streamlines the showing process, making it as easy as sending a text, which Bleggi says is the most commonly used method of communication within the app. How it works: ShowingTime allows listing REALTORS® to set restrictions on property showings, keeps an e-copy of every showing, has push notifications, and can even map out chosen properties and get directions. For a fee, you can upgrade to have a 24-hour call center accept calls for you. “It really frees up the agent’s time, where they don’t have to manage the showing process. It can all be done on a mobile device, on a computer, and it logs everything, keeps everything organized very nicely,” says Bleggi.

Builders Update

Included in NABOR® membership The benefit: Aside from driving to each sales center to talk to a representative, there’s nothing quite like Builders Update, says Bleggi. A newer addition to the host of MLS-integrated products, the app is a collection of new construction or plans for new construction homes and communities. Bleggi says most large production builders and their homes and communities are already within the app, and local, regional and custom homebuilders are being added. How it works: You can search by geographical area, as well as view floor plans and community information. “It allows you to put together a nice pamphlet and email it to your customers,” says Bleggi. “Some of the builders also allow the REALTOR® to register their buyer with them, which is important to REALTORS® to make sure that they get paid.”

What are top tips for staging a home? | BY AMY SCOT T

Most REALTORS® understand the power that a well-presented home can have on potential buyers. While the basics include clearing clutter and removing personal photos, professional home stagers use other tricks to showcase a property’s best features. “Staging is not interior design; it’s not flipping your house,” says Jacquie Walter, stager and owner of Exit STAGE Left and a NABOR® Affiliate member. “This is about identifying and playing up and calling attention to the highlights of a home.” Margie Ogle, a NABOR® REALTOR® member and owner of Staged Homes of Naples, and Walter share their tips for three common questions about presenting a home to customers.

How do you create a sense of space? One trick to open up a home is putting reflective surfaces in every room. “I try to incorporate mirrors quite often to bounce light around a room,” says Walter. Having mirrors or other pieces that catch light will brighten a space, and Walter says it’s one of her go-to ways to make a room look more open and inviting to buyers. “Those extra-reflective surfaces definitely bring light to a room that may not get a lot otherwise.” Simply removing some wall art can help a room feel larger, Ogle says. “If you have dark items lining the walls, those dark things make the room feel closed in—and that makes things look small. So you have to be careful about making things look lighter and brighter.” What’s one furniture must-do? Removing bulky furniture is the most important step that Ogle takes when staging a room. “Once you open up that space, it looks

more inviting to a potential buyer.” Sellers are not always able to remove everything from the home while it is on the market. Walter says one of the biggest challenges of home staging is finding a way to rearrange the remaining oversized pieces. “I went into one house and they had an 8 -foot-wingspan dragonfly [sculpture],” Walter says. “While it was really cool, it completely overwhelmed the space, because the owner had it dead center in the room.” Walter relocated the sculpture to a wall that buyers saw when exiting the home. “We moved it so it wasn’t the central thing people noticed when they entered the room,” she says. How do you keep a space neutral? Buyers want to visualize their own furniture in the home. “The more neutral it is, the easier it is for them to do that,” Ogle says. Incorporating coastal colors, such as pale gray, sandy beige and blue tones, can fit into a neutral scheme, Ogle says. While these tips can help a home sell, Ogle’s best advice is to stage the home before it hits on the market, instead of using home staging as a last resort. “You only have one chance to make that first impression, and that should be happening from day one,” Ogle says. “Rather than waiting for six months to go by with no offers, you’ve wasted all of that time when you could have staged it right away and had the best results upfront.”

How to Write Your Bio | BY LINDSEY CONWAY

A compelling bio is a key tool for connecting with prospective customers. As a REALTOR®, you’re already good at selling homes, but what’s the best way to sell yourself? Here are a few do’s and don’ts from Mollie Page, owner of Print Page, a Naples-based marketing and public relations firm, and Nella DeCesare, founder and managing director of Naplesbased WBN Marketing, for writing an outstanding bio.

DO'S Do get specific Customers want to see your success, says DeCesare, affiliate member of NABOR®. For example, list the number of homes you have sold, any specialty types of property (waterfront or golf course adjacent) and specific neighborhoods where you sell. “I see a lot of REALTORS® tend to say they work the entire Southwest Florida area,” DeCesare says. “That's a mistake because it’s just too broad.” You should also list awards. If your list

is long, DeCesare suggests focusing on the last three to five years. When describing your accomplishments and abilities, Page, an affiliate member of NABOR®, who also serves as the public relations consultant for NABOR®, suggests refraining from overusing adjectives or flowery language. Another pet peeve of hers is the use of “wide variety” when referring to skills and experience. Do include personal facts—with a caveat Certain aspects of your personal life might help build a connection with a customer. Try to highlight interests that you may have in common with your demographic, whether it’s retirees, baby boomers or millennials. For example, Page says you may want to mention a hobby or a sport you enjoy. However, she recommends using relevant details. Readers often have short attention spans and don’t need your entire life story. Do check (and then double check) your grammar Either conversational first person or professional third person is acceptable, but stay consistent with the tone of your website or brochure, according to Page and DeCesare. Avoid misspellings and grammatical errors, such as incorrect subject-verb agreement. Also watch out for there/ their/they’re and capitalizing nouns that are not proper, DeCesare says. Do include testimonials on your website Page says posting a testimonial or two, perhaps on a webpage adjacent to your bio, can help you stand out. Avoid generic testimonials but select one that describes how your unique skill set and connections fulfilled a specific customer need.

For example, avoid listing the number of years you’ve held your real estate license as an achievement. If you are a new REALTOR® and don’t have sales statistics or accolades yet, you can include college education, certifications and professional sales experience to stand out. Don’t use unprofessional photos Include an image with your bio, but use a professional headshot in business attire instead of a cropped, casual picture. Page suggests wearing dark suits and simple jewelry (choose classic pieces instead of statement-making necklaces and earrings) and avoiding hats. “And stop crossing your arms. You’re not a nightclub bouncer.” Don’t use clichés Two phrases that DeCesare says she doesn't want to read in a bio again are “from sea to tee” and “golf guru.” “Don’t use anything that is tongue-incheek that doesn't sound professional,” she says. Don’t forget contact info List all contact information (office number and direct line, cellphone, email, website and office address). If you accept texts, make a note of that. Include links to your social media, as long as what you share is tasteful, Page says.

What's Your Username As social networking websites and blogs continue to gain popularity in the real estate marketing world, real estate professionals are striving to create unique and clever usernames that identify them publicly to others viewing the site. “Number1realtor” or “yourMichiganrealtor” or “jane_chicago_realtor” may sound like unique usernames, but each of these

examples violate the National Association of REALTORS® trademark usage rules as well as the bylaws of the Naples Area Board of REALTORS®. The rules governing the use of the REALTOR® marks are the same regardless of the medium in which the marks are being used, i.e., print advertising, web advertising, URLs, e-mail addresses, usernames and more. These rules require the REALTOR® marks to be used with the name of a mem-

ber or with the legal name of a member broker’s real estate business. A separate rule prohibits use of REALTOR® with descriptive words or phrases. Because domain names must be lowercase and cannot accommodate the R symbol, the requirements to use capitalization and the registration symbol “®” with the REALTOR® marks are relaxed for usernames. A question of written affirmation Dear Anne: I called a listing agent the other day to find out if he presented my buyer’s offer and he said, “Yeah, I presented it.” But I don’t believe him. What angers me most is that he doesn’t understand why I’m upset. My buyer feels I’m inept because I have no clue what’s going on with her offer. “I don’t know,” doesn’t bode well with buyers. I get blamed and my customer walks. The listing agent believes that a buyer’s agent gets their answer when the contract expires. If a buyer hasn’t heard anything, then duh—the answer is “no.” Obviously, the listing agent doesn’t work with buyers much or he would understand: Buyers become anxious when they don’t get a quick response, especially in this market. However, the listing agent also referred me to the REALTORS® Code of Ethics. He said that it doesn’t require him to notify the buyer or the buyer's representative of the status of the offer. I then looked at the Code of Ethics and he’s right. Can’t something be done? —Blameless Dear Blameless: Something has been done—or rather it will be done starting next year. Effective Jan. 1, 2019, Standard of Practice 1-7 of the Code of Ethics will be amended to include the following language:

The listing broker’s written response is sufficient to meet this requirement. Finally, you may notice the revised lan-

guage does not establish a specific timeframe. Ultimately, an ethics hearing panel determines what is reasonable based on the evidence and testimony presented during an ethics hearing before the member’s local association. However, the wording “upon request” could lead someone to conclude that the action should occur without unnecessary delay; but again, it would be up to a hearing panel to draw its own conclusion. In the meantime, failure to provide written affirmation prior to Jan. 1, 2019, is not a violation of Article 1 of the Code of Ethics. After Jan. 1, it’s a different story. The Florida Legislature adjourned its 62-day annual legislative session on March 9, 2018, during which 196 bills were passed by both the Florida House and Senate chambers. This article is a short look at a number of the significant bills concerning real estate and related matters that were passed during the 2018 Florida Legislative Session and enacted into law.

Everglades Restoration, Beach Re-Nourishment and Springs Protection: More than $400 million

was allocated. Additional funding was approved to repair and improve the dike surrounding Lake Okeechobee.

Mapping of Florida: $15 million was allocated to fund more accurate mapping of Florida. This will help to improve the accuracy of flood mapping.

was appropriated for affordable housing programs, including rental assistance and rehabilitation for the homeless, veterans and the disabled.

Increases in State Taxes and Fees:

House Joint Resolution 7001 will appear on the 2018 ballot. If passed, it will require a two-thirds majority in the House and the Senate to approve a tax increase. It also requires that changes to taxes or fees be in a separate bill that contains no other subjects. Because many property owners forego the purchase of flood insurance because they incorrectly believe that their standard homeowner insurance policies include flood insurance, HB1011/SB1282 (which becomes effective on Jan. 1, 2019) requires that all homeowners’ insurance policies and renewals of such policies disclose that such insurance does not include flood insurance.

Homestead Waivers: Florida’s Constitution prohibits the transfer of

homestead property through a will or trust where the owner of the property has a spouse or minor child, except that homestead property may be transferred to the owner’s spouse if there is no minor child. Under the preexisting law, a spouse is able to waive his or her interest in the homestead property through a written contract or agreement; however it was unclear as to whether a spouse could, in a deed, waive his or her homestead rights. Under SB512/HB421 (which becomes effective on July 1), the Florida Legislature provides language that a spouse may

include in a deed to intentionally waive his or her right to inherit homestead property. Reduction in Business Rent Tax B: The tax package, in which Florida

Legislature passed HB7087, included a reduction of the sales tax rate on commercial leases from 5.8 percent to 5.7 percent, effective on January 1, 2019. Additionally, HB 7055 gives businesses, which are subject to the rent tax, a tax credit. Both provisions are helpful to businesses that rent.

Out-Of-Country Foreign Money Judgments: In order to encourage trade

and to encourage foreign countries to recognize judgments rendered by Florida’s courts, HB623/SB760 (which became effective on March 19) adopted the Uniform Foreign Money-Judgments Recognition Act which provides that Florida will generally accept and enforce a foreign money judgment, with some exceptions. These exceptions, under which a Florida court may refuse to enforce or recognize a foreign judgment, include circumstances in which the judgment was rendered under circumstances that raise substantial doubt about the integrity of the rendering court and circumstances in which the foreign courts proceedings are not compatible with the requirements of due process of law.

Brown inducted into NAR RPAC Hall of Fame The Naples Area Board of REALTORS® (NABOR®) announced that Brett Brown, President 2009, NABOR®'s 2018 REALTOR® Political Action Committee (RPAC) Chair, was inducted into the 2017 NAR RPAC Hall of Fame at the May NAR Legislative Meetings & Trade Expo held in Washington, D.C. The induction ceremony included a public presentation in recognition of his financial and volunteer RPAC contributions over the years, his name displayed on a placard above the NAR headquarters, a special “Hall of Fame” lapel pin, and a personal plaque. WHY WE LOVE IT: They say good things come in small packages, and this jewel box of an eatery gives people a big reason to venture into a nondescript Publix strip mall in North Naples for an authentic dose of Japanese cuisine. That’s not to say its chef-owner Pitak “Koko” Hermkhunthod does not take any liberties with his food—in fact, we’re not going too far out on a limb calling him one of the most talented chefs on the Gulfshore right now. He plays it straight when he should, but we’ve been relishing his modern interpretations of dishes we had resigned to be runof-the-mill, such as gyoza (hand-stuffed here with wagyu sirloin and plated with a trio of sauces: sweet ponzu, peppery yuzu-tahoon and black truffle paste). IDEAL MEAL: One web we want to get stuck in again and again is the alluring lattice of chef Koko’s ramen. The bedrock of his menu, there are four basic varieties of the hearty noodle soup, along with customizable toppings from sautéed mushrooms and frizzled red onions to applewood-smoked duck and fish cakes. After the restaurant’s soft opening, chef Koko broadened his reach to include sushi—which gets nothing but the highest marks from die-hard sashimi fans, as fresh fish is flown in from Japan several times a week. Going forward, he’s experimenting with grilled items, Japanese curries and more. VIBE: Noodle shop or a small slice of Zen are two sides of the same coin. The com-

pact dining room is awash in pale green and light-colored wood, with earthenware plates to complete the calming look. PROFESSIONAL SERVICES ARE sometimes taken for granted. While everyone likes to “get a deal,” it pays to be mindful of others when asking for a professional opinion, service or product. In business we need to be careful and not overstep boundaries. (It’s also a good idea to maintain good personal relationships if you don’t take advantage of family members with repeated offenses of asking for “freebies.”) I know from working in the hospitality industry for many years that friends/family would often ask for a special deal on a hotel rate. I always had to laugh because I’d never just call someone up and ask them to discount their services for me. I know it’s different with a hotel because the rates do vary; however, it’s important to keep in mind that everyone is making a living and services must be paid for, in one way or another. It might be tempting to ask for an opinion from a doctor, advice from an attorney or request creative material from a writer or photographer. People may innocently do this and not realize that it might be offensive. They also may not realize that a doctor or lawyer could be in trouble for providing professional advice outside of counsel. If you’re the one who receives the requests, the best thing to do it to be honest. One of the three pillars of good manners, according to Emily Post, is honesty. The others are consideration and respect. Be honest and let them know that you’d be happy to provide all the answers or services for free if you could, but that’s not possible. You need to make a living, and you need to uphold the standards of your profession.

Let’s hope that if you hold up the respect pillar, the other person will hold up the other two. Being respectful and considerate to all involved is definitely a win/win for all involved. —SUZ ANNE WILLIS
