The Luxury Real Estate Market Report in Westchester Westchester luxury sales were strong in the first half of 2012, with sales up almost 20% and the price-per-square foot up 8.2% compared to last year in the “high-luxury” market of $3 million-plus homes. We saw particular strength in the highest end, with eight sales over $5 million and the highest-priced sale topping $9 million. The secondary market indicators were also robust, indicating that homes are selling more quickly and with lower seller concessions than in prior years: the days-on-market dropped over 33%, a decline of almost 100 days of market time, and the listing discount fell over 40% to a very respectable 5.9%. The “luxury” market of homes sold between $1 million and $3 million had more mixed results, with sales down 2.5%, the priceper-square foot increasing over 5%, and the secondary indicators relatively flat compared to the first six months of last year. We note, though that, this market segment gained momentum during the year, with second quarter sales rising about 6% over last year and more than doubling the number of homes sold in the first quarter. In a high-end county where the average price of all homes sold tops out above $800,000, the $1 million to $3 million market segment pretty closely tracks the overall market, which heated up similarly as the year went on. Most significantly, the overall Westchester luxury market has continued to recover from the correction precipitated by the financial crisis of late 2008. Westchester has traditionally been a desirable bedroom community for the Manhattan financial sector employees, so the regional real estate market, particularly in the high end, is sensitive to the fluctuations of Wall Street. We saw this acutely in 2009, when sales fell over 33% in the luxury market and almost 50% in the high-luxury market. But the continued recovery in the financial system has steadied the housing market over the past two years, with sales rising and prices stabilizing as high-end buyers have regained their footing. Accordingly, we project that luxury market sales this year will be up over 40%, and high-luxury sales up almost 90%, compared to the sales totals for 2009.

The Luxury Real Estate Market Report in Hudson Valley 1,200

L

uxury sales in the Hudson Valley were relatively soft in the first half of 2012, with sales flat and prices down from last year. The 34 million-dollar sales in the first six months of the year were precisely even with last year, which was a bit of a disappointment given that activity in the broader market was up almost 15%. Sales in the luxury segment had been trending up for the past few years, so the leveling off this year came as something of a surprise. More significantly, the price-per-square foot was down almost 10%, even while prices in the general market were holding steady. Part of the reason for the decline was a slight change in the mix of properties sold. In the first half of 2011, we saw 12 sales above $2 million, including four above $4 million, and a top price of $5.25 million. In comparison, the first half of 2012 included only eight sales above $2 million, no sales over $4 million, and a top price of about $3.75 million. So the decline in the price-persquare foot might simply reflect the fact that we have not seen any of the highest-end luxury properties that command a premium price-per-square-foot sell yet this year.

From a longer-term perspective, it’s clear that the luxury market in the Hudson Valley has started to recover from the bottom reached after the financial crisis of late 2008, with both sales and the average sales price increasing from the 2009 lows. We project that about $75 - $80 million dollar sales will close in 2012, which would be relatively flat compared to last year but up about 15% from the 2009 activity. Similarly, although the price-per-square foot is down slightly from last year, it is up about 8% from the bottom of the market. We expect that sales will actually pick up in the latter half of the year, and increase significantly in 2013 along with higher levels of activity in the broader market.

All that said, the secondary indicators were promising: the number of days that luxury homes were on the market fell 10.4%, and the discount that sellers had to make from their last listing price fell a dramatic 27.3%. That is, even though sales did not go up, and prices came down a bit, sellers were less negotiable on their price and were able to sell more quickly.
