Despite the prevalence of online tools that can facilitate DIY sales, fewer Americans are choosing to go the route of “for sale by owner” when it comes to selling their homes. According to the National Association of Realtors (NAR), FSBO sales represented only 8 percent of 5.25 million real estate transactions in 2015. Why? An economy in recovery, a challenging market, and strict laws and regulations have Americans looking for security and peace of mind when it comes to selling their homes. The FSBO approach does have perks. Private sellers set their own price, deal with the buyer directly and keep the proceeds. However, those very same perks have significant drawbacks. DIY means missing out on the expertise that a real estate agent has when it comes to pricing a home to sell and encouraging multiple bids. It’s easier for buyers (and their agents) to undercut FSBO sellers, and it’s hard for FSBO sellers to remain neutral about their own property. FSBO sellers also miss out on strategies and industry knowledge provided by an experienced agent. A real estate agent knows how to market a home, work with other agents, and fulfill the obligations and respect the laws of the real estate industry. It’s very easy for FSBO sellers to misstep, opening themselves to liability in the event of errors or omissions in the contract. As a seller you want every advantage available. 203K To Finance A Fixer-Upper If you’ve been thinking of purchasing or refinancing a home that is in need of repairs, the Federal Housing Administration (FHA) 203(k) rehab loan might be right for you. There are two types of 203(k) mortgages: streamlined and standard. Both allow a buyer/owner to finance the purchase price of the house and the cost of needed or wanted repairs – all with one loan. The streamlined version is generally used for projects with repairs under $35K that do not include structural changes to the home. The standard allows for structural changes and higher repair costs (within established FHA max loan limits.) Purchase and refinance transactions work similarly to one another in that the process starts with both an appraisal of the after-improved condition, and

contractor estimates. Once values are determined by an appraiser, and the existing structure plus the improvement costs will support those values, the next step involves an FHA consultant. The FHA consultant, required by all 203(k) lenders, oversees the project on behalf of both the lender and the buyer, or in the case of a refinance, the homeowner. Once the FHA consultant has inspected the property and reviewed the project plan, the loan process moves forward. The verification process includes checking out the general contractor who will be doing or overseeing the work, and ensuring that the contractor has a line of credit. FHA will require that work is performed by licensed third parties

so the lender knows; 1) that the work is getting done by qualified people and 2) that the draws that the lender sends are being used for their intended purposes. Draws are given out at certain points in the process and some money is withheld until the end to make sure all the work is done. Owners Policy To Reduce Risk It’s easy to imagine that prior owners of a distressed property (one in need of major repairs) were probably sloppy bookkeepers or bill payers. But did you know that banks or other financing companies can place liens on your property for their unpaid debts – even those that are not yours – even after you have closed on the sale? You can reduce risk and protect yourself from unknown liens with an owner’s title policy. Separate from a lenders policy, an owner’s policy is issued directly to the home buyer, and provides the home buyer protection from covered losses arising from any previously unknown defects in the title that existed at the time of purchase, and became known only after ownership of the property was acquired. An owner’s policy remains in effect as long as you own or maintain an ownership interest in the insured property and can certainly provide additional peace of mind regardless of whether or not the insured property was a distressed sale! Know the difference between what you need and what you prefer. The first step is to imagine your dream home. Review each item that makes it ideal. Think about which items you could live without and which ones you would pay extra to have. Embrace delayed gratification. Items you want are often those you can add later. You can change features such as light fixtures, countertops and paint. Answering these questions can help you determine budgets for the home purchase and future renovations. Make 3 lists. Think about a home’s different features: bedrooms, bathrooms, lighting, landscaping. List the number you need and characteristics of each. Determine which ones you need to have, would like to have and don’t want. This will save you (and your Realtor) valuable time by focusing energy on looking at homes that interest you and avoiding those that don’t!
