SUSTAINABILITY LEED Certification

(Leadership in Engineering & Environmental Design)

Floating Corridors Taking advantage of the multi-story Unit configuration, walkways are located one every two floors. The open-to-sides walkway flies through the open atrium created within the two towers in order to obtain the wind tower effect to provide the cross ventilation to wall units. The open atrium is also serves as a light-well which leads the sunlight into all the units.

The overall development aims to meet LEED Gold Level design rating system by innovative, unique Design approaches. The exterior wall at podium level uses local sand in UAE and establishes a stable urban street frontage; it illustrates the considerations given to environment and sustainability. Slabs within multi story units are built using timber construction which is expected to minimize the construction period, resource saving, & cost savings. Maintain construction quality high (due to prefabrication of the floor plates), less use of finishing materials, and less use of concrete formworks throughout the construction. Vertical vegetation on the walls, hanging trees and sky gardens facing the open atrium. The green landscape in combination with water feature in Open Atrium will provide a convection current effect that assists with the cross ventilation and temperature. Glass shutters with the fully operable glazing together with the regular opening on common walking side will also assists with cross ventilation. Solar thermal energy will be used to preheat domestic hot water. Construction with Selection of local sands
