t’s hard to believe this year is half over. We are having a good year with respect to many of our GBA activities. We have tried to spice up some of the traditional events and it seems to have been successful. I’d like to take a minute to look ahead to the rest of the year. Membership growth is a basic goal for us this year. While we are not losing members, we are only holding steady. I would ask everyone that reads this to talk to two people that you know that could be potential members and ask them to join. Not sure if they are a member, check our website or call the GBA office. If asking potential members to join is not in your comfort zone, simply share the company and contact information…and we will be happy to follow up on your behalf.

Purchasing and insurance rebates, along with member discounts are among the actual cash incentives that come with membership investment. These incentives can often offset your annual membership fee. Savings generated from the work our Association does within the Legislature can add up to hundreds of dollars. Our latest success in the General Assembly has allowed our industry to be mostly exempt from the sales tax on labor issue. This is significant for builders, remodelers, trade contractors and suppliers who offer turn-key services. More information will follow at a later time as it is still pending the Governor’s signature…but we have provided a basis overview of the changes in the bill on the next page.

Another area of focus this year has been to continue to seek opportunities to co-sponsor events with other associations. We have many Builders and Associates that work in areas served by other HBAs. For the past eight years, we have partnered with the Winston-Salem HBA to offer our Parade of Homes the same weekends and co-market to the community. Recently we held a successful Triad HBAs After Hours at Builders FirstSource…and are currently planning a regional event to support NC Build Pac. On August 25, we will have a Wine and Beer Tasting event at Amanzi Marble & Granite’s new showroom in Kernersville. Two wineries and four breweries have already signed on to what will be a fun and enjoyable evening. Last year, more than 100 attended and we hope to double that number this year!

The Tour of Remodeled Homes provides an opportunity for consumers to see the very best in professional remodeling. Attendees can see beforehand photos and view firsthand the enhancements and improvements that can be made through a professional remodeling project. NCHBA Legislative Update It was another successful session for the NCHBA - one that will provide millions of dollars in tax savings and ease several regulatory burdens for home builders across the state. No single piece of legislation will have a bigger impact on our members than HB 1030 (2016 Appropriations Act), which is currently awaiting the Governor’s signature. The finance portion of this legislation contains a number of important tax law changes and, of particular importance to us, are those dealing with modifications to the taxation of repair, maintenance and installation (RMI) services which became effective on March 1 of this year. The March tax changes created issues for builders who utilize the services of trade contractors who met the definition of “retailer” under that law…along with Associate members who offer turnkey services to builders in both new construction and remodeling activities. In an effort to find a solution, the goal was to eliminate any sales tax on installation service labor for both new construction and remodeling activity as well as limit the sales tax on labor for remodeling repairs.

After much hard work, NCHBA is pleased to report that the modifications in the budget act accomplish this goal. All activity pursuant to a “real property contract” (which is between a real property contactor and another person to perform construction, reconstruction, or remodeling with respect to a capital improvement) is exempt. Associate members who operate as a “retailer-contractor” are also exempt when the entity acts as a real property contractor. This was a major legislative win for NCHBA and our industry which will literally saves millions of dollars to our members, prospective homeowners and those who are having their existing homes remodeled. This is just another example of your state membership dues and your Build PAC contributions at work.

Our Fall Parade of Homes will be held Saturday & Sunday, October 15-16 & 22-23 showcasing new homes and neighborhoods throughout Greensboro and Guilford County. Builder participation not only promotes your company…it also helps your suppliers and trade contractors gain name recognition as valued and trusted industry resources.

Builders & Remodelers Council Watch for upcoming meeting dates and join in the discussion at either the Builder and/or Remodelers Council meetings. Meetings were held with both the City of Greensboro and Guilford County Planning & Inspections department heads this spring to discuss areas of concerns and obtain industry and code updates. Certified Aging-in-Place Earn the national Certified Aging-in-Place Specialist (CAPS) designation locally. Our next course will be held August 10-12 from 8:30 am – 5:00 pm at the GBA office. There are two specific CAPS courses – Marketing & Communications Strategies for Aging and Accessibility and Design/Build Solutions - along with the Business Management course required to achieve this national designation. Grandover Resort Golf Course

This year Grandover Resort and Spa will be the host site for our fall golf tournament to be held on Thursday, September 29. Not only will we be at one of the premier golf courses in the area, we will also be using their lunch and dining facilities. Lunch at 11 am, followed by shotgun start at 12 noon, with awards dinner following play. Our Golf Committee is working hard to make this a fun and exciting event. They plan to continue with the many special events at every hole and you can even look forward to winning a brand new truck with a hole-in-one. Community Service ReBuilding Hope We are excited to be partnering with Community Housing Solutions to build a NEW home this fall in the historic Ole Asheboro neighborhood on Douglas Street. Our goal is to begin framing the house in September and complete construction in November. There are numerous opportunities for all GBA members to participate in some capacity from providing labor, both skilled and non-skilled; to donating building materials; to assisting with logistics and/or hospitality for designated workdays.
