MANAGEMENT TRANSITION Thank you for your patience as we continue to transition to Prestige Community Property Management. In order for all owners to become acclimated to the new operating systems for payments, the Board of Directors has waived all late fees through March. If you have any questions, or need any additional assistance, please reach out the property manager HERE.

RECONVENING OF THE 2017 ANNUAL MEMBERS MEETING

The 2017 Annual Members Meeting will be reconvened on 2/26/18 at 6pm; the meeting will be held at the Greenbrier Amenity Center. As a reminder, only owners are allowed to attend any community meeting, and are not permitted to bring any guests. If you have had a lifestyle change (marriage, separation, etc.), please ensure all applicable records have been updated and communicated to management promptly. At the Annual Members Meeting, elections will be held for two open Board of Director seats; the proposed amendment to update the current rental provision will be reviewed as well. Please refer to the packet mailed in November 2017 for more information.

CONSTRUCTION DEFECTS LITIGATION Lately, we've been receiving many inquiries as to when the construction defects litigation will conclude; in short, not anytime soon. As we relayed when the process began in December 2016, this community has unusual complexities that will take at least 36-48 months to thoroughly review and litigate. Previously, a 14-day review period was needed to process and review all submitted work orders; however, that time-frame has been extended to 30days. This time-frame cannot be amended or expedited, so please submit any item(s) for repair to management as soon as possible - especially if your unit has a pending sale, and is scheduled to close on a specific day.

HOMEOWNER CONTACT INFORMATION

Please be sure to submit all of your updated contact information (phone number, email address, emergency contact, etc.) to management to have on file. If you have had a lifestyle change (marriage, separation, etc.), please ensure all applicable records have been updated to reflect those changes.

As a reminder, all vehicles and pets must be registered with the Association. Please reach out to management to obtain a vehicle and/or pet registration form; all vehicle registration must reflect your Greenbrier address in order to receive a barcode. Commercial vehicles must be garaged, and are not eligible to receive a barcode.

WORK ORDERS AND MAINTENANCE REQUESTS

As mentioned previously, work orders will need an assessment period of at least 30-days to process. This period is needed to allow both parties of the litigation time to review, assess, and analyze all submitted maintenance requests.

All maintenance request items, of which the Association is responsible to maintain/repair/replace, should be promptly submitted to management. Please do not submit any maintenance requests, or inquiries relating to your account ledger to Board members.

Some items due for maintenance in 2018 (such as painting and pressure washing) may be delayed as we move into a new echelon of the litigation.

Counsel, which represents the Association, will be onsite this Spring to give the community an update on the litigation; once a date a set, it will be communicated to you in advance.

COMMUNITY COMMITTEES

The community is in need of members to serve on the committees. Any owner can serve on the committee, and it only requires just a little time every month. Currently, there are four committees, that are in need of members like you to serve on them: The Covenants Enforcement + Education committee (CEEC), the Finance Committee, the Maintenance Committee, and the Social Committee. Please see below for a brief description of each committee, as we are hoping to have all committees active by this Spring. Be sure to reach out the property manager if you would like to join a committee!

COMMITTEE DESCRIPTIONS CEEC: The CEEC presides over the hearings for owners who have been recommended for fining, as well as educate owners as it relates to understand the community covenants, conditions, and restrictions (CCRs). FINANCE: The Finance Committee reviews the community's financials, and makes recommendations on streamlining the community's operational expenses. 

MAINTENANCE: The maintenance committee provides recommendations on preventative maintenance, and long-term sustainability for the community. SOCIAL: The Social Committee plans monthly events (food trucks, game nights, etc.) for the community. This committee will need to be extremely creative, as it operates without a budget, and events will need to be staffed, setup, and broken down by the committee.

The Florida Wildlife Commission has asked us to extend a friendly reminder to all owners + residents that feeding wildlife is prohibited; feeding could disturb migratory patterns, in turn, altering their temperament. In addition, fishing is not allowed in the community lake.

REMINDER: Other than maintenance of the termite cylinders (and periodic treatment of ant colonies), the Association does not perform any other exterior pest control - or any animal and reptile abatement. To learn more about the Florida Wildlife Commission (FWC), please click HERE.
