BUILDING WITH PRECAST CONCRETE – Building with precast concrete offers huge benefits in all spheres of property development, quality management, speed of construction and increased profits. It is hardly surprising therefore that growing numbers of architects, structural engineers and propertyprofessionals are turning to this cutting edge technology for competitive advantage and peace of mind.

A

ll types of property development lend themselves to precast concrete construction, commercial, retail and of course residential. An outstanding example of the latter is Nooidgedagt Village situated a stone’s throw from Stellenbosch. When completed, it will comprise an exciting mix of residential, commercial and retail components which offer attractive, safe Cape Winelands living. With the retail and commercial elements yet to be built, the site currently comprises several types of very attractive residential property including upmarket three to five bedroom houses on freehold stands and a mix of sectional title units ranging from three bedroom cluster

houses, duplex units and one bedroom apartments. One of the common factors linking all the units is that they are multi-storied and are being built with precast concrete elements supplied by TopFloor. These include prestressed hollow-core slabs for the upper level flooring, precast concrete beams to support the slabs, precast concrete staircases and precast concrete lintels. According to TopFloor MD, Wessel Prinsloo, one of the major advantages of building with precast is that it minimises

on-site clutter and wastage thus speeding up construction time immensely. “Our aim is to take the hassle out of construction and to get the developer and the professional team onto their next site as quickly as possible. For example at Nooigedagt we have been involved in the primary and secondary engineering design stages and are providing the cranes and trucks to install the precast elements. We have also spent a lot of time before and during construction liaising with the architects and structural engineers. “Precast concrete construction is undoubtedly quick. Units are installed in a matter of hours rather than the weeks it takes for in-situ

construction. And in the case of upper-level flooring, precast hollowcore slabs allow other services, such as masonry, electrical and plumbing, to commence work as soon as they are installed. “Further time-savers are the smooth soffits of the slabs and rough finishes on the upper sides of the slabs. This enables the soffits to be painted without the need for skimming and makes screed bonding hassle-free. Another advantage of using hollow-core flooring is its superior thermal and sound insulation properties, advised Prinsloo.

computer aided designs. This guarantees a consistent and high level of quality which is very difficult to achieve with in-situ construction. Moreover, it is recyclable and can be used for the production of concrete bricks and in road construction. Very little waste is produced in the

production process because all materials are used optimally. Precast concrete is absolutely safe for the construction of all types of buildings and does not exude harmful substances into the environment.

Arabella Country Estate Turning an investor's dream into a reality

An investor's dream would be to purchase a sought-after property within an upmarket residential estate which promises, and delivers, a high output without much input. The current property market is full of building nightmares and return on investment illusions, however, property investors can now turn their property dreams into a reality when they purchase a residential piece of the Arabella Country Estate pie.

20

T

he properties within this estate hold massive appreciation potential right from the onset purely by being situated within a natural biosphere. The sought-after Arabella Country Estate appreciates over time, without requiring hands-on labour and additional ďŹ nancial contributions, purely by the coastal land on which it is built, which in itself raises the appreciation bar of every single property within the estate. While in-land estates and their enclosed properties need internal and external structural upgrades to add property value and render higher returns on investment and potential proďŹ ts, Arabella Country Estate, and the residential properties within it, increase in value as the protected environment beneath which the estate lies and is surrounded by grows in value. With all this in mind, attracted buyers from around the country continue to show interest in this attractive, smart property investment. With the ever-increasing need to protect natural resources and the environment and to incorporate eco-friendly living into our lives as much as possible, experienced and non-experienced investors are seeking 'green' homes and a piece of their own African wilderness and natural land.

21

A high demand within the property market place will, for the foreseeable future, see the return on investment on these properties like Arabella increase exponentially over time making Arabella Country Estate a hot commodity. Even without additional renovations or eorts on the resident's behalf, Arabella Country Estate's tranquil, natural location reserves its residents' a seat for future investment, naturally.

An overview of Arabella Seated at the foot of the Palmiet Mountain Range bordering the Bot River Lagoon in the Western Cape's Overberg area, between Kleinmond and Hermanus, this luxurious residential estate boasts panoramic views of South Africa's most treasured landscape. Spanning over 113 hectares, the Arabella Country Estate is situated in the Transitional zone of the Kogelberg Biosphere. This Biosphere Reserve is a prime piece of land making for a smart investment with future gains.

22

Not only does the land itself contribute to the high value of the properties within the estate, and a guaranteed high return of investment, but the management of the estate also adds to this natural residential gem as it ensures sustainable development and the conformity of each property within its borders to ďŹ t in well with the stunning surroundings. As adhered to in the estate's architectural guideline document, the properties within Arabella Country Estate have been designed, constructed and styled according to an uniform theme. As the estate is built on an environmentally sensitive area, an organic style of architecture has been used to be in harmony with the natural reserve, as well as high architectural standards with the use of environmental-friendly building materials and methods. Truly creating an investment with every property, the subdued earth colours, natural materials and eco-friendly slate roofs of every residence adds to the environmentally-sensitive design and energy-eďŹƒcient estate. Every house on the estate layout has been correctly orientated and positioned to maximise on natural light and to not impose on the land.

23

Not only are the properties built in this way to seamlessly and continuously integrate into the environment, but the running of the house and lifestyle of each homeowner is considered when construction commences. Wide, low eaves and pergolas are placed to shade walls, roofs are thermally insulated, solar energy and solar-boosted implements are added within some properties to boost water heating, while heat pumps have been installed for air conditioning and water heating. The true essence of every property and the running thereof contributes to these investment smart residences. Arabella Country Estate truly has some of the most beautiful properties for sale which will remain an ideal investment opportunity for property investors and families now and in the future. These spacious villas and homes are also a profitable investment for Cape Town's urbanites, who can revel in the estate's indigenous plants, birds and wildlife which call Arabella Country Estate their home. Making for even higher value real estate, the estate maintains the integrity of the land and a spacious lifestyle for its homeowners by keeping several large areas within the estate undeveloped so that the wetland vegetation can flourish and to keep the estate uncrowded. This vegetation plays an integral role in filtering out excess nutrients and polishes runoff from the estate itself.

24

Kraaibosch Secure Country Estates An investment which grows like the family

From singlehood to marriage, to becoming parents and growing your family, to mid-life, to scaling down, to retiring, to enjoying your golden years‌ the perfect property is one which grows and expands with the residents – a place where different life stages can flourish within the same four walls. Whether it is in one property throughout your life, or moving about from different property to another within one perfect holistic development group as your life changes, homeowners and property investors should be able to grow with the same ever-expanding property. One such property group which has grown and expanded over time, together with its residential complement, is Kraaibosch Secure Country Estates. In this feature article, we take a closer look into Kraaibosch property group and how well it complements the life stages and progression of an individual or couple‌ 28

K

raaibosch Secure Country Estates comprises different residential phases - the Country Estate, the Manor, the Retirement Village and Welgelegen Estate. The Country Estate and Welgelegen Estate comprise vacant stands, property buildings in development and completed units fit for persons in their prime. The Manor comprises plots and plans options as well as available units. The Retirement Village comprises completed units, additional services and different styles and option packages perfect for the elderly and even the frail. All of the above nestled in the gorgeous location of George, right at the foot of the Outenique Mountains surrounded by the Garden Route's lush vegetation and scenery. While Kraaibosch Secure Country Estates boasts different divisions, each and every structure within its boundaries comes together through architectural design and aesthetics – a cohesive reflection of the sand and surf positioned on the estate's doorsteps. The architectural vision for the entire development is that every individual element joins seamlessly to create a holistic whole a modern village concept boasting harmony through design and an overall homogenous style. Each family is unique and although a standard set of building guidelines dictate the same look and feel across the property board, every family can still place their own personal touches and creative flair on their property. However, even with unique finishes every property fits within the design guidelines and is well suited for this country village lifestyle.

29

While families can decorate their internal spaces as they wish and busy up the walls with pictures and rooms with colours - representing their stage of growth and age-influenced personalities - the exterior spaces of the buildings must remain clean and uncluttered. This neutral clean space truly brightens up the landscaped spaces surrounding each residence, with pops of green everywhere and the blossoming of seasonal flowers totally transforming the grounds of Kraaibosch Secure Country Estates. Families in general possess the same structure of grandparents, parents and children. Possessing a common structure which defines what a family is does not, however, make every family the same. The same structure and its defining factors allow relatability of each family unit within society. The same can be said about the structure and design of each property within this estate group – they are similar, but subtly different. While each property shares common traits to its neighbouring property, it does not make that particular structure any less special. This aesthetic conforming can be seen generally in all the properties within each one of the residential phases or villages showcasing simple gables, rectangular windows, leaning roofs of either grey, charcoal and black, and complementary nondecorated external wall surfaces.

31

While the Country Estate, the Manor; the Retirement Village and Welgelegen Estates may appear similar, the sizes and rooms of the properties vary to target homeowners in different phases of their lives. Start-up couples with no children can enjoy smaller residences, while larger families with children can enjoy multi-roomed residences with larger internal space. And when the golden years come around and children have left the nest, homeowners and elderly investors can either reside in a south entrance or north entrance garden cottage within the retirement phase. A major difference in the Retirement Village is that elderly and frail residents enjoy the convenience of on-hand skilled health professionals and 24-hour medical assistance. These assisted living units also come with meals and laundry services.

No matter what life stage homeowners may find themselves in, or property they purchase to match this, they will always find themselves residing in a property surrounded by nature. Kraaibosch Secure Country Estates' landscape comprises undulating landforms and extensive wetland areas, as well as many areas of water. Landscape development is envisioned and intended to integrate flowingly with the estate properties. To ensure this flow between building and landscape, it was decided that informal planting of shrubs and groundcover plants would be done. Not only can the beauty of nature be taken in when walking in the front door or looking out the window, but it can be enjoyed through various hiking trails and walking routes created within the grounds. Plants and plant material have been chosen specifically to provide food and nesting for some of the region's most beautiful animals and bird life. 32

A lifestyle for every age Living within one of the residential phases at Kraaibosch Secure Country Estates will see homeowners and property investors enjoying the luxury of village life and natural seclusion without distancing contemporary convenience and modernity too much. For the young at heart and those who will forever have an adventurous spirit, the mountains provide for the best place to seek hikes and heights and get the heart pumping. For littles ones and their parents, days building sand castles on the beaches outside of the estate or time spent running around on the grassy patches within the estate will create many tired, young bodies and happy memories. Residing here will see young golfers and those much older who can still swing a golf club gathering on the golf course to enjoy some of the best golďŹ ng holes the world has to oer. Newly-weds and young professionals moving into their new nest egg on the development will see days busy shopping at the nearby malls, stocking up their kitchens, cupboards and ďŹ lling their homes with stylish decorative accessories bought from the shops.

33

Pretty much all ages, no matter what life stage they are in, will see themselves spending their days at Kraaibosch Secure Country Estates making full use of the trails provided here, with exercise on the daily agenda. Children of residents will see many hours seated in the classroom at Glennwood or one of the other top schools in the area brightening their minds. Those not quite adult but not children anymore will see themselves with hearts racing as they enjoy adrenaline-fueled activities offered in the surrounds. And no matter what age or life stage, enjoying and visiting picturesque surroundings and tourist areas will always provide for photos taken, road trips and outdoor entertainment. At Kraaibosch Secure Country Estates, there is so much to invest in, so much to do, so much to see… so much to live for. With this development group, it's about allowing your property investment to grow as you and your family does…. Life always changes and here, your property development group doesn't have to.

WELGELEGEN ESTATE IS A PART OF:

Welgelegen Estate An Eco-friendly property investment in the spotlight

While many residential estates boast their own ways of lessening their carbon footprint, implementing eco-friendly measures to live alongside nature ensuring longevity of the property and future sustainability, Welgelegen Estate is one such eco-friendly property investment which takes centre stage as it invests in conservation from the ground up‌ In the same fashion that money increases over time with interest, property values also climb up the return on investment ladder thanks to certain contributors. Eco-friendly estates and green ways of living truly bolster a property's value substantially – with effects not only seen in future property profits, but also in present day with conservation and eco-friendly habits making life more pleasant and sustainable and fewer funds paid to utility bills and instead kept in the homeowner's pocket... 36

W

elgeleden Estate is part of the Kraaibosch Secure Country Estates development group and is located within the tourist hotspot of George. Kraaibosch is a massive area which contains residential sectors within its perimeter. Residential sectors are distanced further enough to retain their own identity, but close enough to be recognised as one holistic development. Within the perimeter, Welgelegen Estate lies next to Kraaibosch Country Estate, Kraaibosch Manor and Kraaibosch Retirement Village.

As a cohesive whole, the properties in Welgelegen follow the aesthetic and architectural guidelines set out by the Kraaibosch development group. Like the sandy shores and connective ocean waves of the beach practically next door to this development, the houses within Welgelegen Estate resemble the light white colours of the shore with the roofs resembling the blue, almost transparent, ocean itself. Overall, a modern village concept is encapsulated within the architectural design and aesthetics of residences within Welgelegen Estate. Every property is well suited for this country village lifestyle. Exterior walls and lines of the buildings here are tidy and uncluttered, as well as complemented by low shrubbery and groundcover plant species which trim the bottom of the houses. Properties have gables, rectangular windows, leaning roofs of either grey, charcoal and black, and plain external wall surfaces.

37

Welgelegen Estate comprises vacant stands, property buildings in development and completed units, as well as standalone residences, among others. Residents calling this place home find themselves nestled at the foot of the Outenique Mountains and surrounded by all the natural lush that comes with the Garden Route. Deep in the heart of nature, every residence here has no choice but to become aware of the earth beneath them, skies above them, landscape around them and fresh air and sea-smelling wind all around them. When living so harmonious with nature – earth, wind, fire and water- at the forefront of residents' minds is appreciation for this pristine and idyllic location and all the natural resources and earthsourced resources they have at their disposal, right there, all around. And it is this awareness of the environment that indirectly and directly pushes each individual who calls this estate home to live as light on the land and work with the estate itself to maintain a high standard of green living. While there are many avenues of green living present within Welgelegen Estate, one of the major green ways which needs to be in the spotlight is the Water Demand Management Plan. This plan aims to minimise water usage within all residential properties as well as incorporate the George Municipality Water Demand Management Strategy – its main inspiration - which has tried-and-tested guidelines and water saving measures at both residential (homeowner) and service (construction) levels as well as the installation thereof in a residential estate context.

38

The strategy created by the municipality promotes the use of rain water, water efficient fittings, user information, water recycling and leakage repair, among other aspects. Instead of using its own conceptualised ideas of how to invest in natural resources, Welgelegen Estate opted for the ingenious root of enforcing water use management measures based on the George Municipality Water Demand Strategy – and it's proven successful. Water saving measures are also incorporated within the architecture of each residence, by residents in their daily lives and continue to be reinforced by the estate rules. On all levels, from the Welgelegen Home Owners Association, the architectural team, estate management, the residential contractors and the homeowners themselves, water saving measures are enforced at every single level – not just as optional 'maybes' but as deliberate actions by the homeowners. And even if they're not forcing their conservation hand during the day, the eco-friendly construction of the house enables water conservation nonetheless. From individual property construction to connecting each one to create a larger system for all right through to the end end-user who is standing next to the tap which is running water… this multi-level ecoliving leaves all who live here with no choice but to live a water-friendly lifestyle and make saving water a way of life.

All the Welgelegen properties boast dual flushing (water saver) toilets; insulated hot water pipes, ultra-low-flow showerheads and low-sprinkle heads, timed irrigation systems – with every ecoaddition adding value to the property as well as saving on the water bill. Irrigations systems within Welgeleden use mandatory rain water tanks instead of running tap water. In addition to mandatory installations, residents also have to actively obey the specified watering times and manually cover their swimming pools to avoid evaporation. Also stipulated in the estate rules, residents can only plant indigenous plant species which require minimum irrigation.

39

At service level, equipping residences with rainwater collection tanks and outdoor water connections points creates for an eco-lifestyle without any action needed on behalf of the resident. Water budgeting is also done during the design process as it is essential to develop a water budget to commission the water distribution system as part of the overall building commissioning process. Metering of all individual residences must be installed as well. These meters, tanks and connection points, as well as water saving-focused designs really make the overall property value increase with every sustainable feature creating a truly sound investment. And when modern life takes over and the taps start to run wild again, water conservation reminders are sent to residents and the information notice board is updated to remind them to live conservatively. It is all this these water-saving measures at both residential and service level, and the estate's constant encouragement of a green life, which truly makes Welgelegen Estate remarkable. Adding to this shining beacon of eco-estate living, Welgelegen Estate has also created water nonenforceable household measures for residents to optionally, although preferably, adhere to shorter showers and hand washing dishes instead of using waterwasting automatic machines, among others on the long list of eco suggestions.

40

And just when you think the homeowners and investors could not get any more water wise, nonenforceable technical household suggestions are provided by the estate as well like checking for leaks around the house and repairing dripping valves – with every precaution and maintenance task done maintaining the property condition and value. So in essence, although living here sees residents adhering to rules and religiously fixing non eco-friendly household features, saving the water helps homeowners to ultimately save their property simultaneously and maintain general upkeep. One would think Welgelegen Estate is extreme when it comes to water saving, but if investors put a lot of money into their home, why wouldn't or shouldn't they invest in earth's only drinkable resource? Earth is our home at the end of our day… isn't it? And when life is preserved and nature is maintained thanks to eco-friendly living, it is obvious, if not expected, that humans lives’ last longer as well as the existence of the habitat in which they live. And even if prospects of a Welgelegen Retirement Village are in the pipeline, a light footprint will still exist - the incline of properties will not see a decline in the mutual relationship, and harmony between this estate, its residents and nature. As this estate expands and more and more local and international investors and potential homeowners in the property market seek eco-friendly property investments, green living and environmental conservation will continue to play an important role in the daily life of residents and the ever-increasing property values evident in Welgelegen Estate.

Fancourt Estate A property investment worth courting

The process of investing in high-value property isn't quick, nor is it based on a decision made lightly – especially when it comes to prestigious gated communities such as Fancourt Estate. Like a committed long-term relationship between two lovers, investing in a prized residential piece such as this one takes time, with many stages signalling the strengthening of the bond. With Fancourt Estate, it starts with attraction, then courtship and then transforms into a steady relationship between purchaser and property. Homeowners first become attracted, then introduced and then become well acquainted with the prized property. Research has to be done and the estate and its features evaluated and analysed brick by brick. The estate has to swoon the potential buyer and make the investor fall in love with it before any commitment is made. However, courtship is easy at Fancourt Estate, with property investors falling brick over wall in love with this desirable piece of property‌ 43

O

n the South African tourist map, places such as the Garden Route have been deep seated within tourists', locals' and property investors' hearts for many years. And when you find the right estate within this desired location, it's love at first sight. Meet Fancourt Estate – an estate nestled in the beautiful landscape of the Garden Route. This prime real estate has residents falling more in love with it year after year, with the 613 hectares of rolling grass and flora-infused landscapes blossoming even brighter as the years pass and every family within the estate grows over time. If you haven't given your heart away yet to a particular residential estate, Fancourt Estate should find itself at the top of your possibility list. Without standing in its presence on the grounds or meeting this divine estate face to face, off the bat and on paper, property investors can fall in love with this estate from what they read and hear.

44

Any credible source or intellectual within the property market will know that this estate is a fivestar property. Not one, two or three, but five. It is also known by others in the property market as a landmark for golfing and tourism. Featuring trend-making residences, a hotel, a spa and a plethora of non-standardised amenities, Fancourt Court looks fantastic on paper even before the investors step foot in the estate to actually see and experience what this estate truly is.

An overview of Fancourt After lusting for a piece of the Fancourt pie, investors begin their journey of courtship and find their way to the estate itself. When stepping on this land, investors and potential owners are stepping on a piece of history. Fancourt Estate's history encompasses a gradual expansion which can be seamlessly traced back to the days when only a Manor House stood, occupied by Henry Fancourt White. With the passing of every family member who lived and loved this land, the establishment grew and changed ownership until one day the land found itself in the

47

hands of Dr Hasso and Sabine Plattner. With a new look and feel, a developed structure and a unified purpose, the Fancourt Estate is now a long stretch from its humble beginnings and now offers residents unparalleled service offerings combined with country living against the backdrop of the majestic Outenique Mountain Range.

A lifestyle to fall in love with… When they have smelt the fresh air, touch the manicured lawns, felt the community spirit of neighbours passing by, enjoyed the many facilities within the grounds, the courtship between investor and Fancourt Estate becomes more serious. A commitment is about to be made which will see property owner and residence exchange signed vows and commit to spend years, if not the rest of time, together. And when all is signed and they call Fancourt Estate their home sweet home, the courtship grows from strength to strength as daily life on this estate provides a lifestyle which gets hearts pumping faster, heart cords bonded stronger and a love for living forever etched in the soul. First and foremost, this love between residents and residences immerged first through the location of the estate. This love began for those who longed for walks on the Indian Ocean, hikes up tall mountains; those that longed for stress-free days on a golf course; those that longed for a secure nights' rest and refreshed days of waking up to all that is nature; those that longed for long summer days of wine tasting and big five safari experiences; those that longed for quirky shopping experiences at local markets; those that craved bungee jumping and deep ocean adventures… 48

And this love was brought to life with the estate's surroundings offering all of this right at residents' doorsteps. So, while one’s love can strengthen while lying in bed or on the sundeck at home in Fancourt Estate, love can also blossom outside of the estate as well. It's the love for all that is in the estate and outside of it which drives people to experience this lifestyle.

One feature of Fancourt Estate in particular which has seen a lifelong courtship is that of the Links Golf Course. This course, situated within the perimeter of the estate, is loved so much that it was voted the number one golf course in the country and ranked 43 in the entire world. Meticulously sculpted by the famous Gary Player and Phil Jacobs, the Links is the golfing hallmark of Fancourt Estate. Golfers residing in this estate will truly love their lifestyle here when their days are filled with golfing of this calibre and golfing celebrations enjoyed at the stylish clubhouse. At their own speed, golfers learn to love the undulating, windswept terrain and dune-style landscape of each hole. While golfers are falling in love with the course hole by hole, mothers and other fans of pampering fall in love with the exquisite spa located at Fancourt. Love also blossoms at the Fancourt Hotel, located on-site, with every person passing through the doors of the hotel and experiencing world-class accommodation, leaving a little bit of their hearts behind. And when residents' and property investors' hearts are full to the brim 49

WaterGuard

Now registered in Australia and New Zealand

Liquid pool blanket

WaterGuard is a unique liquid which spreads over the surface of water to form a very thin film and reduce evaporation.

How does it work?

WaterGuard is produced from polymers which repel each other very strongly when they come in contact with the water. This results in a strong spreading action across the surface, forming a liquid ‘blanket’ to reduce evaporation.

Why is it important to reduce evaporation?

Water losses from evaporation are immense. A single square metre of water surface can easily lose up to 8 litres to evaporation every day in summer, and a one hectare dam can lose up to 80 000 litres. Water that is essential for animals and growing crops.

What savings can you expect with WaterGuard? Trials in the US have achieved evaporation savings of 50% and above.

Is WaterGuard safe?

Aquatain AMF is a unique silicone-based liquid for mosquito control. It spreads rapidly across the water surface, forming a very thin film.

How does it work?

> Aquatain AMF has a physical action rather than a chemical action – no toxic chemicals! > The thin film on the water surface kills immature mosquito stages and disrupts the mosquito lifecycle. > A very simple principle, but a highly effective product. > The first new active constituent to be registered for mosquito control in Australia for many years.

How is Aquatain AMF applied?

> No spray equipment required! > Simply squeeze a few drops on to the water surface (1ml per square meter of water surface). > Repeat application in 4 weeks.

The components of WaterGuard are safe chemicals, and many of them are used in food and pharmaceutical applications. An application for certification of WaterGuard for drinking water is currently underway.

Where can it be used?

Rain, wave and wind action?

How effective is it?

Once the film is in place, it is very resistant to disturbances. It will move around slowly over the surface, but will not build up at one end of the water body. In the event of rain, the blanket will not be affected as it will allow the rain to go through without disturbing the film.

Aquatain AMF is for use in standing water such as gutters, ponds, blocked drains, water tanks, pot plants, buckets, septic tanks and old tyres – anywhere that mosquitoes breed.

Trails by Health Ministries and other authorities around the world have confirmed its effectiveness in killing mosquito larvae and pupae.

Application methods

WaterGuard can simply be poured on to the water directly from the drum, and it will spread rapidly across the surface. For larger applications, it can also be applied by air.

Application rate

1ml of WaterGuard is applied per 1 square meter. Therefore, before application measure the pool/water surface area and apply accordingly.

and alone time is needed for reflections of the day, every residential property within the estate provides the perfect place to feel gratitude. When it comes to the houses within Fancourt Estate, it is clear that the style and design combined symbolises when two different hearts become one. Like a romantic melody, traditional elegance combines soothingly with contemporary flair to create Cape Dutch style properties. From parapet gables, thatched roofs, whitewashed walls and touches of Cape Dutch architecture, it is clear that every brick upon brick was placed in such a way so that the elements of the surrounding region could be seen in their own distinct way but also complement a more geometrical, contemporary aesthetic. With stunning interiors which bring the outdoors in, spacious layout plans and with fine finishes that truly make a home sweet home, how can investors not fall in love with these residences every single day?

While potential homeowners and property investors are falling in love with the Cape Dutch residences, visitors and holiday-makers get their hearts set on Fancourt Estate's Colonial Lodges, fully-furnished holiday homes.

51

Alongside Montagu golf course, another course within Fancourt, manicured lawns decorate these green-roofed, white-walled homes which are aesthetically refined to create somewhat of a permanent residency and community feel for those only privileged to fall in love for a few weeks. But what makes for a perfect match with these lodges is that permanent residents can offer luxurious holiday space for their family and friends. The Fancourt Estate property portfolio extends even further to lovingly incorporate the Oaklands Village. Reflecting French Provencal style in its aesthetics from the onset, residents living in these romantic properties fall in love with their abodes. 43 families or individuals are romanced by the 43 properties available, each one either boasting two, three or four bedrooms.

Pinnacle Point Estate Pinpointing the way to property performance and profits While some residential estates perform poorly and experience a decline in success over time, others continue to peak on the property performance ladder while leaving a trend setting trail behind them for other estates to follow. Looking closely at the prestigious Pinnacle Point Estate, one can easily distinguish the defining features which set this residential estate above the rest – which features point out profitable ways for other residential estates to follow and implement on their end, and which features draw new property investors and potential homeowners in, while ensuring Pinnacle profits for those homeowners selling their properties within the estate. When it comes to setting the best example in the current property market for both buyer and residential estate, Pinnacle Point Estate makes it to the top of the list and stands firm as one of the leaders in lifestyle creation, property performance and profit projection and achievement. 55

L

ooking at a map of South Africa, all property seekers' fingers would generally point to the Garden Route as one of the most prime residential hotspots in the country – 400km away from Cape Town and the same distance from Port Elizabeth.

More specifically, looking at this majestic area through a magnifying glass to accurately pinpoint the place where every homeowner is talking about, one would find all fingers pointing a few kilometres from George Airport to reach Pinnacle Point Estate. It is clear with this very estate that one of the ways for high property performance is through the selection of location – the actual placement of the residential establishment. Precision placement in a particular province will stand the estate in good grounds in the present and future, just on the location alone.

And Pinnacle Point Estate certainly picked a promising place with the setting on a striking Cliffside overlooking the expansive Indian Ocean. Not only is the ground beneath residents' feet covered in flora and fauna, and local fynbos, but the surrounding views of open skies up above and the tranquil ocean in front truly promises a profitable investment for anyone choosing to purchase a property here. The value of this land continues to increase the value of the properties, and subsequent profits. History in this very area also points to the fact that Pinnacle Point Estate, established immediately south of Mossel Bay, was once the home to Middle Stone Age people dating back 40 000 years. With excavations pointing to the existence of prehistoric humans, Pinnacle Point Estate's position proved to be a wise choice, with residents now calling their home here a provincial heritage site. And when an estate is a heritage site, profits are bound to go up. All in all, other estates can learn from Pinnacle point and choose their location wisely to ensure future stability and high profit projections.

An overview of Pinnacle Point The stylish and upmarket Pinnacle Point Estate offers the astute property investor many stands ranging from 800 to 1 200 sqm with a price tag ranging from R650 000 to R6 million. Every single property, with state-of-the-art interiors, sublime architecture, spacious layouts and multiple rooms, points the way to profit performance. While property may be expensive to purchase, the return on investment exceeds these price tags. Some of the modern residences feature anything from three to seven bedrooms, each with superb views to the ocean beyond – some with 180 degree viewpoints. Each residence also offers luxury amenities not found in standardised estates such as wrap around balconies to take in the fresh air and scenery, as well as jacuzzies for relaxing soaks under the night sky. Taking a page from the Pinnacle Point Estate, other estates can offer their residences more than just four stylish walls, but also interior and external home features which allow them not to just live in comfort, but also in luxury. Guests flats, domestic quarters, open plan kitchens, built-in braai areas, covered patios, entertainment areas, en-suite bathrooms, double garages, splash pools and swimming pools are only some of the pinpointed features of the homes which truly make the properties at Pinnacle Point Estate architectural masterpieces. Pinpointing what makes for a positive lifestyle At Pinnacle Point Estate, a positive lifestyle is an active one with residents enjoying every opportunity that comes to their doorstep, enjoying every single amenity and facility available to them within the estate, immersing themselves in a spirited closed community and enjoying the outdoors and embracing what the beautiful province has to offer. While one could stay in their shell behind closed doors when living in these beautiful properties, the estate and its public areas, as well as the golf course and clubhouse, are an extension of the properties themselves and are begging to be used. If current residents in the estate had to pinpoint exactly what is on offer in the surrounding areas, and within the estate, to future possible investors – enticing them to become a permanent resident – they'd easily point to a plethora of activities. Wildlife roaming the nature reserve, relaxing on the sandy shores of local beaches, looking up to the skies and watching the vast array of birdlife and gambling and enjoying adrenaline-filled gaming at the Garden Route Casino next door to the estate are some of the pinpointed activities. The list goes on and residents would continue to pinpoint the selection of wining and dining venues, the many fishing spots, the golfing academy, the many children's play areas and entertainment spots which cater for the youth, the historical caves and mountain bike trails, golfing on the golf course and the estate's Peak Performance Centre. All these contribute to a positive lifestyle lived at this estate, not forgetting a golf practice area, the well-used St Bliase walking trail and many swimming pools promising refreshing dips under hot skies. All these lifestyle attractions add to Pinnacle Point Estate's overall performance, with a lifestyle offered to residents like no other and one which creates long-term residents and the constant drawing in of new homeowners and investors.

Schonenberg Estate

71

Designed specifically for the property investor When conceptualising and developing a residential estate, the developer and team behind the creative project should always have the investor and homeowner in mind - with the end goal being to satisfy all of the residents' needs and desires. The conceptualisation and creation of a sought-after residential address in South Africa should revolve around many factors, including the lifestyle aspirations of the purchasers who would wish to live there. For example, among other requirements, an estate fashioned exclusively for those who seek a secure quality of life; a sound property investment; and one which will yield capital growth in the future. This implies that a sound business and teamwork approach is followed creating the estate’s future. It is evident that when it comes to delivering an excellent return on investment as well as a quality lifestyle, superior to many other residential estates in the country, the Schonenberg Estate ticks all the boxes. The developers can congratulate themselves on their well-conceived project judging by the satisfaction and enjoyment of those that are fortunate enough to live there now.

Location, location, location As one of the Western Cape's prime property developments, Schonenberg Estate in Somerset West is located between the False Bay ocean and the Hottentots-Holland and Helderberg mountain ranges. The Helderberg Basin oers a combination of nature and urban life and provides a desirable residential gateway to the Cape Winelands and the Cape Peninsula, with its worldrenowned Table Mountain. A stone's throw from the coastline with its beautiful safe beaches and surrounded by orchards, farmlands and vineyards, which see the gathering of locals and tourists alike, this popular address has, from the onset, attracted many high-end, local and foreign investors and families of all sizes, and will continue to reap property rewards in the future. Close enough to Cape Town for the hustle and bustle in life but in a more tranquil environment, the Schonenberg Estate is perfectly positioned for a prime property promise. Set in an award-winning landscaped environment, this family and lifestyle estate has been developed to be safe, well run and features all the conveniences of modern living, without compromising on its historical rural location in the Helderberg. Oering many unique opportunities including plots, group residential sites, large single residential homes, and a sophisticated retirement village, the Schonenberg Estate caters for anyone seeking a valued property investment and a superior lifestyle.

75

An overview of Schonenberg This access-controlled estate was designed for investors who not only expect the best in security, but who also enjoy embracing every aspect of their surroundings. The design philosophy of Schonenberg Estate is based on the creation of a residential complex where you can live, relax and walk safely out of your home in a secure landscaped environment surrounded by natural beauty.

It was this unique, well-planned layout and seamless incorporation of the building structures into the surrounding historical agricultural landscape that gained this estate an award for landscape design. All homes are constructed according to strict architectural guidelines and although neighbouring properties are in close proximity, they are juxtapositioned for privacy and the neutral building colour palette reects the natural beauty of the Cape. The main design elements relate to the subdivision of farmland through tree lines and werf walls and the need to deďŹ ne boundaries between public and private spaces within the Estate. This regional landscaping concept responds to the climate, topography, human scale and street plan and creates a unique character that promotes a physically and socially positive living environment. The Common Property, which amounts to 60 hectares of landscaped areas meaning the entrances, parks, street gardens and 5 km of walking paths around the perimeter, is maintained by a landscaping contractor. The wetland areas consist of two holding dams and the Seep which was awarded conservation status in 2005. The estate management is committed to enhance and sustain the landscaped areas and natural ecosystems with the aim of achieving environmental

77

sustainability. The upkeep of the Common Property is supported by a nursery for the propagation and cultivation of indigenous and water wise endemic species and preparation of compost, speciďŹ cally for use on-site. All these public open spaces and conservation areas make Schonenberg Estate a perfectly safe playground for children of all ages to explore and run around, as well as ideal for the senior residents to enjoy daily exercise by stretching their legs outdoors. The eco-friendly environment attracts the most varied and beautiful birdlife, which can be spotted while taking in the fresh air on a morning or afternoon walk / run around the estate. Furthermore, investors can take pleasure in the panoramic views of the Helderberg mountains and the sweeping coastline of False Bay – which in itself is a main contributor to the high price tags and increasing values of the properties.

Convenient lifestyle for property investors Within a short distance, investors and homeowners can take advantage of a Virgin Active Health Club, a plethora of upmarket restaurants and shopping centres. The Estate itself is situated right next to Waterstone Village Shopping Centre, with a agship Woolworths that has won awards for its retail concept. And in close proximity is Somerset Mall, a large, modern centre which has everything a shopper could need. Some of the best private schools in the country can be found in the vicinity, as well as churches of all denominations and state-of-the-art medical facilities.

81

In addition, homeowners can access Somerset West centre or the university town of Stellenbosch easily and they can reach Cape Town International Airport (33 km) in 20 minutes or Cape Town's city centre (46 km) in 30 minutes driving via the N2 freeway. Property investors seek residential establishments which create convenience: meaning they are located where amenities are within easy reach; where leisure and fun activities don't require driving long distances and their basic needs are satisfied within minutes of getting into the car. With all of the aforementioned modern-day facilities within arm's reach, and the N2 freeway on their doorstep, an investor's interest in purchasing a property, which serves convenience, is clearly justified.

As previously stated, the Schonenberg Estate was designed for investors who expect the highest level of security for their peace of mind. Each and every security measure, from surveillance devices on the perimeter, which are controlled on-site, to visible on-the-ground manned security, plays its role and in combination are so efficient that it’s no wonder Schonenberg Estate was named ‘Best-selling security development in Somerset West’. Furthermore, a major infrastructure upgrade is in progress replacing the current estate intercom. The contract for a comprehensive Fibre To The Home (FTTH) installation was awarded in January 2017 and is expected to be completed by June 2017 - making FTTH accessible to every resident on the Schonenberg Estate.

The country lifestyle estate has attracted a diverse mix of investors: either the investor seeking a plot of land with the opportunity to build their own dream house from scratch; or the investor looking for a completed house to accommodate their young family for many years to come. Schonenberg offers vacant plots and homes with many bedrooms, spacious lounges, large kitchens and family-orientated design elements. Also for the investor looking to buy-to-let. This type of property offers a good rental return with long-term tenants, but there is no lease of property for periods of less than six months. The property buyer can choose from a selection of upmarket houses offered by the estate's preferred real estate agents. All of these investor-driven creations, designs and amenities truly make for quality family living, which validates Schonenberg Estate's motto: ‘The way family living was intended to be…’ An inaugural 5 km Estate Family Run / Walk, hosted by the Home Owners' Association, was held in March 2017. The community event attracted a field of more than 120 participants. While some simply enjoyed a social walk in the landscaped environment around the estate, others with a more competitive spirit took the opportunity to beat their own 5 km record or achieve their best possible time when crossing the finish line. Due to the success of the first Family Walk / Run, it has been established as a monthly event on the estate's calendar.

From conceptualisation to development to asset management to community development The foundation of a sought-after estate is laid with the initial conceptualisation. However, in a competitive environment the serious investors will want to see evidence of an effective businesslike approach to managing the estate. Beyond strategic and sound financial planning, the following are integral to the way in which Schonenberg Estate is managed by the trustees and management team: Ÿ Recognition and application of the following values: teamwork, relationships, communication,

transparency and respect;

Ÿ Six main subcommittees form an integral part in the management with the 'brains trust' of the

estate, supporting the trustees and the management team to achieve targets;

Ÿ A formalised, comprehensive preventative asset management maintenance and information

Ÿ

Ÿ

Ÿ Ÿ

system, which incorporates all Common Property assets. As the Estate nears completion of its development phase, the asset management system is the cornerstone for a long-term asset replacement and financial reserve strategy; A teamwork approach is followed of which the principles are visual management, formalised problem solving and supportive best practices. This approach is not only mandatory for management and staff but for all service providers; Security and landscaping service providers, in particular, take ownership for the provision of cost-effective, value adding services. To improve the cost effectiveness of landscaping maintenance, water-wise plants grown in the estate's nursery have been introduced on a large scale and compost is produced on site; Communication with residents using the web portal has become a key component in keeping residents informed and motivated to take joint ownership of the future of Schonenberg Estate; A well-thought through 2016 Constitution replaced the 2005 Constitution and now forms the baseline for all decision-making on the estate.

State of finances The information contained in this article has been compiled solely for the purpose of providing an insight into the successful development of the Schonenberg Estate not to divulge the financial background and current financial intelligence. However, if as an investor, you are interested in the current state of finances including the status of reserves; recent capital expenditure investments; growth in property prices and rental values; and composition of the levies with percentage increases over the past five years, then please contact the Estate Manager directly on estatemanager@schonenberg.co.za.

No need to venture far off into Africa when abundant birdlife and wildlife co-habits your living space and bird hides are available. No need to venture off to South America when natural canopies and rustic bomas are to be enjoyed within the estate. No need to travel to dam-filled lands and flora-filled countries when picnic areas and dams are there to be enjoyed within Brettenwood Coastal Estate. Not only does the natural setting contribute to this holiday feel, but the properties themselves resemble those found in exotic holiday destinations. Within the estate's various regions lies properties which feature a variety of styles and sizes. The only thing missing is the room service… Architecturally speaking, every property within the estate is constructed in harmony with the environment and incorporates the natural landscape. Like holiday homes, these properties boast low-pitched roof lines, large windows to let the natural light in, glass walls to bring nature into the homes and natural building material and neutral colours to blend seamlessly into the surroundings.

Each residence is positioned in such a way that privacy is created. More than 3 000 indigenous trees have been planted around the homes and along roads to offer discretion and natural thermal regulation for every property. Brettenwood Coastal Estate promises property investors across the board a plethora of new property options through the launch of many more residential sectors. Some of the new sectors which have seen first phases completed will see completion in their entirety, offering investors and potential homeowners one to three-bedroom properties. The estate's last freehold developer space is also set to be developed and launched soon as well as the launch of a new 32-unit development within the estate.

91

Every one of these units and new developments within Brettenwood Coastal Estate offer either forest views or sea views – and with these views of the splashing waves or the Tinkerbird and Pipit Dams, who wouldn't feel like they are on holiday.

An exclusive lifestyle for residents only Holidays are spent with trips to local hotspots, enjoying the sand and surf at the beach, trekking through the bush seeking animal sightings or lazing about with cocktails in hand and sunsets in view. What's great with Brettenwood Coastal Estate is that all this can be done and more – and all this done exclusively by residents without leaving the estate. Increasing its attractiveness to investors and homeowners, Brettenwood Coastal Estate is one of the only estates in the country where its amenities are for the exclusive use of residents only.

An overview of Cotswold Downs Although Cotswold Downs is one of the newer estate establishments in the country, it manages to turn the old belief that the older the estate is, the more success it is on its head. Since 2005, this piece of prime real estate has seen extensive growth year upon year, with future prospects never dimming despite economic downturns in the past and possible property market fluctuations in the future. As sturdy as the construction of each building within its boundaries, Cotswold Downs’ reputation and interest continues to be cemented as the most sought-after estate in the KwaZulu-Natal Upper Highway. To ensure the estate's longevity in an ever-expanding and innovative property industry – where the houses are bigger and state-of-the-art living spaces are becoming better and better – a marketing team has been set up to take the entire property development forward and to continue to be the best investment in the province. Through the implementation of wellthought out strategies, the team continues to inform the community at large about the evolution of Cotswold Downs and how it continues to add to its high-market establishment.

Eaglecrest Wildlife Estate Ticking all the boxes to smart property investment

When it comes to finding the smartest property investment within a residential estate, ticking all the boxes of what makes for the perfect property is essential. Besides looking at the valuation of the property, the estates' location, the investment purpose and horizon, expected cash flows and profit opportunities, a potential property investor or homeowner also needs to look at the estate itself, what it offers its homeowners and the type of houses within it. Luckily for property investors, the Eaglecrest Wildlife Estate ticks all of the above boxes‌

106

W

hen it comes to the actual properties within the Eaglecrest Wildlife Estate, they certainly do tick all the boxes when it comes to property size and external aesthetics, as well as value for money and potential high return on investment. When it comes to recreational facilities and public amenities within the four walls of the estate, Eaglecrest Wildlife Estate ticks every single one of these boxes. When it comes to location, this estate ticks all the boxes of convenience and close proximity to shopping malls, schools and entertainment venues. When it comes to proudly South African, this sought-after estate ticks all the boxes of what truly makes for an African residence – roaming wildlife and beautiful landscapes.

An overview of Eaglecrest Wildlife Estate Residential estates which are situated in cities and those that are situated within rural, bush areas have different boxes to tick. This particular estate is one of a those crème de la crème bush estates which are situated among Africa's wildlife and indigenous forestry in a remote, beautiful valley on Nottingham Road. In a prime position, only 4.5 hours out of Johannesburg and only 1.5 hours from Durban, the estate's peaceful location brings with it all the tranquillity of the African bush, just far enough to get out of the hustle and bustle prevalent in over populated cities, but close enough to enjoy urban conveniences. 107

This 75-hectare African haven has traversing rights on 116 hectares of natural conservation reserve, allowing homeowners and property investors to live among the scenic woodlands and plentiful wildlife which roam freely on the estate. Although no fencing is constructed within the estate itself between the actual properties, the wildlife on the estate can still be enjoyed safely. This exclusive property investment allows all who reside on its sun-touched grounds to enjoy the utmost safety and security, with homeowners' peace of mind at the estate's very centre and focus. Eaglecrest Wildlife Estate adjoins the Blue Crane Nature Reserve, which is secured within a 2.3 metre-high electrified game fence, and the residents of the estate enjoy 24-hour access control. While security remains at the heart of those who run the residential estate, privacy for every resident is also top of mind. A total of 38 individual freehold sites are strategically positioned within the estate to not only offer those who dwell within them to enjoy spectacular nature views, but to also enjoy maximum privacy for themselves and their families. The households themselves each possess a unique, creative flair, however, still keep in line with the architectural guidelines and key design elements dictated by the estate's building design code. Every property, and the overall aesthetics which it embodies, contributes to an overall design unity which remains harmonious with the surrounds. While properties may incorporate distinctive aesthetics and feel, it is imperative that every property adheres to one main rule which entails no formal boundaries surrounding it. This is because, as cleverly named Eaglecrest Wildlife Estate, the estate encourages animal visitors and wildlife to appear at residents' doorsteps literally and for a continual relationship between homeowners and animals to flourish.

108

When nature is kept as true to form as possible, it would only seem appropriate for the households themselves to be as eco-friendly as possible. And this is surely the case at Eaglecrest Wildlife Estate, with the materials used for the construction of the properties making for as lighter footprint as possible and possessing a minimal impact on the surrounding environment.

A wilderness lifestyle makes for the perfect investment When a smart property investment is made, one enjoys the lifestyle that goes with it – every day. At Eaglecrest Wildlife Estate, one truly enjoys a wilderness lifestyle which brings daily returns in the form of quality living, rest and recuperation and the true essence of African living. Who wouldn't purchase a property which would see them spending hours at one of the private dams on the estate, of which there are four, y ďŹ shing? Who wouldn't invest in a property which would see them sharing a wonderland with a small community of like-minded residents who also appreciate and value this exclusive lifestyle? Who wouldn't purchase a property that would immerse them immediately into nature while in a few minutes' drive right back into the modern world of convenient shopping? Everyone would purchase a property at Eaglecrest Wildlife Estate for these very reasons, and so much more. Purchasing a property here would see residents face to face with zebra, red hartebeest, bush pigs, serval, bushbuck, impala, duiker, Cape Eagle Owls and other birdlife species.

109

Living in Eaglecrest Wildlife Estate would see residents enjoying the beautiful choruses of 121 bird species or the sounds of a gentle bubbling natural spring found within the estate's four walls. It would also see residents walking through an indigenous forest and relaxing among nature with a book or binoculars. Calling Eaglecrest Wildlife Estate home would also see residents within minutes of a host of restaurants, shops, fantastic golf courses and other top-notch service facilities which all contribute to an upmarket lifestyle. Howick Private Hospital is only 30 minutes away, while Oribi Airport is only 45 minutes away and some of the best educational facilities and the best schools are located just as close. Cultural venues such as Ardmore Gallery, the Mandela Capture Site and Millgate Art Gallery are also in arms’ reach, with Gowrie Golf Club and Boshhoek Golf Club also close enough for sporting residents who enjoy a swing of the golf club. When relaxing has got residences hungry, they can quickly visit some foodie places such as Rawdons Hotel, Terbodore Coffee Roasters, Blueberry Hill and Abingdom Wine Estate for a wining and dining experience like no other. All this right in the residents’ of Eaglecrest Wildlife Estates backyard, literally. If venturing out seems like a no-go and enjoying the wilderness lifestyle within the estate seeming too good to pass up, leisurely walks or runs on the available routes within the estate are there to satisfy this desire. Better yet, cycling routes are also available throughout Eaglecrest Wildlife Estate to cater for those who enjoy a fast cycle or a leisurely bike ride.

With home prices ranging from R2 million to R15 million and vacant land prices ranging from R500 000 to R1 million, these hefty property price tags at Eaglecrest Wildlife Estate possess and offer everything which ticks all the boxes of a smart property investment and are sure to bring forth abundance not only in lifestyle measures, but also in investments returns.

With a myriad of smaller animals, birdlife, giraffes, wildebeest, zebras, buck, aardvarks, civets, nocturnal animals and warthogs roaming between the residential properties, Zandspruit Bush & Aero Estate truly offers the ultimate property investment of the wilderness kind and has taken the crown in the game for the best investment. 156

frica is known for its wildlife and South Africa, and the residential estates within it, is known for its game. It's for this reason that residential estates which boast animal life and wild landscapes rank higher on the list of valuable property investments. At Zandspruit Bush & Aero Estate in Hoedspruit, a mere 4.5-hour drive from Johannesburg, African bush living is experienced and allows present and future homeowners to escape from the hustle and bustle of city estate living and immerse themselves into a lifestyle unlike any other. Living here in this estate, it is easy to escape with the frequent visits of kudu, inyala, waterbuck, duiker, impala, waxbills, eagles, vultures, owls, bush babies and other small and big game. Although there are no big ďŹ ve animals living on the estate, game drives on the many dirt roads speciďŹ cally built within the estate provide for much adventure and pleasure. Whether from the windows of their beautiful homes, or driving alongside the scattered waterholes or in the wilderness areas of the estate, homeowners can view the wildlife in Zandspruit Bush & Aero Estate as the animals drink, enjoy mud baths and roam around. Horse riding, cycling and walking trails have been created within the wilderness area, as well as along the winding Sandspruit River, and animal hides built within certain areas create the ideal place for game viewing.

157

The estate's game farm manager, along with various other gaming specialists, are involved in an array of conservation projects within the estate which all contribute to the study of endangered animals and the protection of the natural vegetation. Over-population of animals within the estate is avoided with the animal numbers constantly maintained to ensure the correct balance between ora and fauna on the property and the overall environment.

An overview of Zandspruit Keeping true to its roots, this estate continues to allow the African wilderness to remain top priority with only 200 residential stands built within the four walls. Whether used for permanent residency, a second home or a holiday home, these residences are made of up 162 bush stands and 38 aero stands. Due to the estate's prime location surrounded by the Klein Drakensberg Mountains, homeowners and property investors can enjoy both bush, mountain and scenic river views.

158

Aero stands enjoy the addition of a hanger on-site and are situated along a 1 000 metre runway, which means when flying enthusiasts are not looking at the game below from above during flights, they can safely land and park their own plane conveniently next to their very own property. For property investors and homeowners who do not have a plane of their own, flights to and from Johannesburg or Cape Town occur two to three times per day respectively which makes for convenient travel to and from Zandspruit. Bush stands are pre-designed by reputable architects Fortsch and Associates, however, property investors can make minor alterations of their own which would inevitably add value to a preexisting property investment goldmine. The main construction company contracted by the estate is Zandspruit's Property Projects and along with the rules and architectural guidelines set out by the Zandspruit Estate Homeowners Association, every property reflects a beautiful finish and contributes to the overall ambience of Africa. Every property stand measures between 4 000 to 15 000 m2 and is designed in such a way to create a modern pavilion, a farm house or a thatched house, which all combine together to create a light footprint and impact on the nature around it and seemingly immerse into the scenic natural backdrop.

159

A lifestyle making for the perfect gaming investment The game is on for the best property investment and Zandspruit Bush & Aero Estate has taken the crown with a lifestyle encapsulated within this estate validating each and every property purchased. Property investors and homeowners at Zandspruit Bush & Aero Estate enjoy all the convenience of a close-knit location, where schools, shopping amenities and other modern facilities are a stone throw away. Homeowners can enjoy spending their hard-earned money at Zandspruit Village, a themed shopping and entertainment centre situated close by. NB - this village is in the planning stages. If shopping is not on the cards for the day and homeowners would prefer a little relaxing downtime, they can enjoy sundowners with family and friends at the old, now revamped, hunting camp or known as the Zandspruit Bush Camp facility.

160

The boma provides a full braai and kitchen facility, so while property owners are cooking away, their guests can marvel at the wildlife, breath-taking mountain views, the Acacia Combretum bushveld, or African sunsets while seated along the banks of the Sandspruit River. While sipping on sundowners, a dip in the old hunting camp's pool provides for a refreshing time after enjoying the heat of the African sky. For those seeking equestrian adventures, no matter what their horse riding skills level may be, the The Equine House at Zandspruit situated within the Zandspruit Bush & Aero Estate will provide some fun equestrian solutions for this. And while all this fun and relaxing is happening, property investors and homeowners residing on the estate can have peace of mind knowing that their long-term property investment is safeguarded. With only the best state-of-the-art security and perimeter fencing, which is designed specifically for use of the estate in order for it to coincide with the natural surroundings, every property within Zandspruit Bush & Aero Estate is safely secured.

hat is it about living on a golf estate that's so special? Is it the peace of the greens, the beauty of the course, or just the chance to work on your handicap after work? Those who have made The Houghton Residences their home are able to enjoy these special attributes, along with so many more. The development is a cocoon of luxury celebrating the good things in life; a haven where security comes ďŹ rst; a pied a terre that puts you in the centre of a buzzing hub.

165

This is a development with no rival: a salute to those little touches that imbue life with pure pleasure, with the added beneďŹ t of security on par with any gated community and, of course, amenities that translate into a ďŹ ve- s t a r lifestyle. There is little doubt that this gem could stand proudly alongside any of the most coveted properties on Cape Town's exclusive Atlantic Seaboard. It combines the best of all worlds: the convenience of hotel living, with a golf course on your doorstep.

A view like no other But what, exactly, is it that makes this development so extraordinary? For a start, there's the Jack Nicklaus-designed golf course; a favourite with South African and international players alike, both for its layout and for the beauty and tranquillity that have been created by the densely treed landscape.

171

Then there's the vista oered from the balconies of the three- or four-bedroomed luxury apartments: in a word, spectacular. Look north to see the mountains of the Magaliesberg and the Sandton skyline; to the west, Auckland Park's iconic landmarks place their own stamp on the city. It's as if the city of Johannesburg is spread out before you; yours for the taking. And, in a sense, it is. Houghton is, after all, one of the most central suburbs in terms of location, with the business hubs of Sandton and Rosebank just a short drive away. The bustling malls of these centres are also within reach, as are the restaurants and nightlife. That's what makes The Houghton a hit with business people, CEOs and rising stars alike. But The Houghton is equally appealing to families, thanks to the number of excellent schools within a tight radius. And let's not forget access to other parts of the city, granted by the major thoroughfares, arterials and Gautrain stations; again, all nearby. Add to this the peace of mind that comes from stringent access control, a 24-hour security hub and private elevator access for each apartment block.

where residents are, literally, swaddled in indulgence. The new penthouse's triple volume height offers 1 300m² for living, laughing and lazing, with features which invite them to do just that. The centrepiece of the apartment is a floating floor-to-ceiling staircase from which the other amenities, all equally grand in scope and scale, lead off.

There's the lavish master suite, three en-suite bedrooms and a twobedroom butler's annexe (with separate elevator access). There's a pyjama lounge, working and show kitchens, a Bulgari inspired library/study, a fitted Hollywoodstyle cinema, a spa and gymnasium, a Tepanyaki bar, a pyjama lounge, a wine cellar and a snooker or games room – all told, enough “extravagant necessities” (in the words of designer Stephen Pellerade) to cover two floors. There's also a ladies' bar (complete with grand piano), a 14-seater dining room and an informal dining area. Upstairs, you'll find the private lounge and Zen dining experience. Not yet impressed? How about if we mention the floating marble fireplace or the 15m double-sided detached sofa?

Of course, great design alone doesn't add up to a five-star lifestyle. It's the services that count, and this is an area where The Houghton truly delivers. Residents will be able to enjoy the convenience of a gym, luxury health spa, c a f é b o a s t i n g a mouthwatering array of fresh bakery treats, a deli, a wine bar, fine-dining restaurant and a round-the-clock chauffeur and concierge service. Because the lines between life and work have become increasingly blurred, The Houghton will be equipped to help busy executives optimise their work/life balance with facilities like after-hours meeting rooms and business facilities. High-speed Internet is standard in all apartments.

179

These facilities will come on board when The Houghton Hotel opens its doors in 2018; welcoming guests in true six-star style. Additional amenities will include a swimming pool in a dramatic landscaped setting, with terraced water features swirling into a cascading waterfall against the backdrop of lush, jungle-like vegetation. There's a kiddies' plunge pool too. A range of dining options, from a deli with menus inspired by the legendary Billy Gallagher to the three private dining rooms offered by the on-site restaurant and coffee shops – and, when you're in the mood for cocktails, the Sky Bar. Residents at The Houghton will be able to access the facilities through their Club membership; in the meantime, there's plenty to keep them entertained: a fourball on one of Johannesburg's best golf courses, perhaps, or a bite at the Clubhouse eatery, which offers breakfast, lunch and dinner; or a jog along 7.5km of illuminated pathways.

183

Six-star style The Houghton Hotel has already been granted membership of the prestigious Leading Hotels of the World group. Again, the designers have set out to redefine luxury, creating an environment that whispers to the senses: think crystal glasses presented in individual pouches or touch sensitive light switches. As for the rooms: with 50 to 145 square meters to lounge about in, comfort is guaranteed. With every detail carefully considered, The Houghton is a sanctuary in the clouds and, for the golfer, a dream on the greens. For more information, visit www.thehoughton.co.za

Serengeti Golf & Wildlife Estate Driving local and international investment

The demand for property within residential estates continues to increase with every year – always a positive indicator for the property market in general – however, with residential properties such as Serengeti Golf & Wildlife Estate, this strong local demand is compounded by the increase of international buyers which lowers local property investment opportunities. Whilst this may have a negative effect on investors or potential homeowners, it reflects positively on residential estates such as Serengeti which, through local and international interest, continue to rise in value and boost positive prospects for the future. Despite the past, present or future state of the South African property economy, Serengeti Golf & Wildlife Estate epitomises what local and foreign buyers seek, and will continue to be the preferred investment option for foreigners as well as a choice location of primary residences for locals. So, what does this particular estate offer and embody that makes it one of the most sought-after residential spaces in the country which keeps property flying off the market shelf as quickly as it's placed on it? In this article, we take an in-depth look into the myriad reasons why‌ 185

s the ďŹ rst point of departure, Serengeti Golf & Wildlife Estate's prime location in the economic hub of South Africa, the thriving metropolis of Gauteng, allows residents to experience the beneďŹ ts of both city life and still enjoy the tranquillity of a more rural lifestyle. This magical combination of urban life and African bush-style living cannot be overemphasised as being one of the main drawcards for property investors around the world. Despite its centrality in Gauteng, located only 10 minutes from OR Tambo International Airport, its close proximity to the urbane, cosmopolitan hub of Sandton, and Pretoria, homeowners are still able to enjoy their own slice of Africa as they reside in an Estate which embodies all the peace and serenity found in nature. So how is this possible with an Estate located in such a busy city space?

Boasting 780 hectares of premium real estate, Serengeti Golf & Wildlife Estate embraces a spacious design that includes wide open spaces, as well as residences which blend seamlessly into the environment through neutral, eco-friendly design. Residents have room to breathe and to explore the outdoors, unlike some residential estates which place too many houses in close proximity of one another in a bid to build as many properties as possible and cram as many residents into one restricted space, all in the name of proďŹ t gains. The beauty of the Serengeti environment is maintained through the positioning of the residences and architectural designs of the homes. The Estate, and the signature Jack Nicklaus 27-hole golf course within it, beckons to golf enthusiasts and outdoor lovers alike.

189

Leisurely walks upon designated trails, bike rides around the stunning Estate grounds, recreational activities enjoyed at designed garden areas and bird watching at any one of the conservation areas or the Estate's dam is a daily reality for the residents of Serengeti Golf & Wildlife Estate. Venturing out with fishing rods to the dams, immerse residents further into the relaxation and enjoyment of nature. To ensure the long life of the fish within the dams, the Estate strictly enforces a catch and release rule where fish which are caught are returned safely to their watery home. Another reason why Serengeti Golf & Wildlife Estate drives local and international investment is because it sets aside large tracts of land for pure conservation purposes. Seven kilometres of wetlands grace the grounds, parts of which were rehabilitated as a functional wetland system – a system which has received much recognition. Apart from the wetlands, when fully completed, the Estate will enjoy indigenous grass- and wetlands filled with a variety of bird- and animal life. It's this very wildlife at residents' doorstep which truly creates this feeling of being a part of the African bush.

Serengeti lifestyle attractions Serengeti Golf & Wildlife Estate, a self-contained and secure estate which continues to mature, offers everything inside of its perimeter to create the perfect, upmarket, all-inclusive and convenient lifestyle. Property investors and homeowners enjoy a premium, high-end lifestyle within this world-class Estate which offers diverse facilities allowing them to have peace of mind knowing that their every need has been carefully thought out, and catered to.

This all-inclusive residential property, developed by African Kingdom Holding Pty Ltd, offers a secure, serene experience for those that inhabit it, with state-of-the-art security equipment and infrastructure providing peace of mind. Serengeti Golf & Wildlife Estate seeks to police internal and external elements of the property with seasoned Serengeti Rangers managing the estate's security. The Serengeti Rangers are controlled by the management of the estate and assisted by a proficient on-site control centre. Many foreigners are interested in purchasing property in South Africa; however crime is often a deterrent for these self-same foreigners, and the crime-free Serengeti Golf & Wildlife Estate remains sought-after as a direct result of its security implementation and methodology.

193

At the heart of Serengeti's allencompassing lifestyle offering is golf, a sporting drawcard for any international property investor. At Serengeti Golf & Wildlife Estate, residents can revel in the delights of a Jack Nicklaus signature 27hole golf course with all the attendant accoutrements. This is just one of five Jack Nicklaus signature courses in the whole of South Africa and is also part of an elite group of only 300 courses in the world which carry the Nicklaus name. When the golf course is not teeming with avid golfers it's because all the sportsmen and women are enjoying some well-deserved R & R in the elegantly appointed Clubhouse. For all budding golfers, Serengeti has its own in-house Golf Academy which can proudly lay claim to having launched many professional careers. Also on hand is the top-class pro shop available for residents to sate their retail therapy requirements. To compliment this all- round offering, homeowners and property investors can enjoy the finer things in life at the Deck Restaurant, which features superlative cuisine to please even the most discerning of palates. If golfing is not on the agenda for the day and residents would prefer to blow off some steam in alternate sporting pursuits, they are able take in a game of tennis at the Curro Serengeti on-site tennis courts.

Southdowns Residential Estate From rat race to investing in a life less hurried

Most investors and potential homeowners seek residential investment opportunities in rural, wilderness areas and coastal provinces such as KwaZulu-Natal and Cape Town, with the ocean, mountains and expansive landscapes providing the perfect place to retire, slow life down or to start a family. However, if you're not elderly, nor wanting to start a family or wanting to slow done your life to a tranquil calm – with career the focus of your life – how can you enjoy a relaxed lifestyle synonymous with estate living while residing in a busy city? The answer is to find a city-based residential estate which encompasses the country life or wilderness within its four walls – a drastic contrast against the busy world outside. City-based estates don't have beaches, vast landscapes and mountains to automatically create an atmosphere or tranquil lifestyle, but they can be designed in such a way to nurture nature and create a slowpaced country or farm feel within its borders. The in-land province of Gauteng, the city capital of South Africa, may not be privileged to enjoy close proximity to the coastline and the calmness it brings, but it boasts a farm-like residential estate which creates rural life and calmness within an urban setting and brings it to life in much the same way as a coastal-based estate does. The Southdowns Residential Estate allows residences to move out of the rat race into a life less hurried – without moving provinces. 198

B

efore Johannesburg grew in size and became the populous urban city it is today, it was also a Highveld wonderland to be explored. As buildings popped up and roads began to cover every inch of untouched land, city planners kept little pockets of natural spaces within the provinces. These pockets of land have either become botanical gardens, protected conservation areas, nature reserves or natural areas within the walls of residential estates. While the land within estates may be more inhabited by properties and people, the land still retains the integrity of the birdlife, wildlife and Highveld with the ratio between property and natural paradise favouring more towards the natural instead of the structural.

199

Irene, the name given to a choice piece of Highveld land in 1889, is inhabited by individuals however, the historical beauty of this land can still be enjoyed by those who live here or travel through it. Although considered urban, it is on the opposite scale to the overpopulated and overbuilt city centre. And within this area of weeping willows, tree-lined streets and the meandering Hennops River lies 200 hectares of conservation corridors and agriculture which have collectively come to be known as Southdowns Residential Estate.

With an area of 200 hectares divided into only 700 residential sites averaging 1 200m2 each, one can clearly calculate that most of the land within the estate is preserved for indigenous planting and farms. The landscape here is designed to actively maximize bio-diversity. Not only is the estate more land than land-owner, but the estate layout, architectural guidelines of the properties and overall design of the estate capitalises on this nature feel and transforms the estate into a country style residential space. With all this in mind, residents leave the rat race behind when entering the estate's gate and immediately immerse themselves into a life less hurried. 201

Adding to the natural aesthetics of the inner estate environment, the location of Southdowns Residential Estate allows this country lifestyle and relaxing environment to be enjoyed by all homeowners and investors. Close enough to immerse in city life but far enough to escape from it, this estate is located just o the N1 highway and is 3km from the Centurion Gautrain Centre. However small this distance may seem from cityscapes, Southdowns Residential Estate's perfect location is perfect for homeowners and investors to enjoy farm living while still satisfying the need for the fast pace of the city.

An overview of Southdowns When located within the business hub of South Africa, other elements have to be added within the mix to truly create for a life less hurried. Firstly, a large green belt surrounds the estate, with Irene Diary Farm located on the northern boundary of the estate. This historical dairy farm and green belt not only act as a buer from the bustling city but also adds to the overall country feel of the estate. Truly creating a rural feel within the estate's boundaries is the 50 hectares of farmland which incorporates children's play parks, walking and cycling routes and agriculture nodes where the cows and farm animals can be seen grazing the grounds.

202

Actively involved with the Birdlife Northern Gauteng Association, Southdowns Residential Estate hosts birdwatching mornings during the year and encourages residents to take time out of their busy schedule to enjoy the barn owls and other majestic bird species which settle at this countrylike estate. Egyptian geese, yellow bill ducks, white faced ducks, red bill teals and black ducks, together with Moorhens and Coot, call Southdowns Residential Estate their home and contribute to the laid back, farm lifestyle here. Also creating a substantial contrast between the cement jungle and the slow paced, country loving atmosphere within the estate is the high number of indigenous plants found at residences' doorsteps. Properties camouage into the country side by the presence of African Thorn trees, Plumbago, Rush leaved Stretlitzia and Cape Honeysuckle. While motorists speed around the city, even driving takes a slow turn with the speed limit within the estate set at a 40km per hour. Investing in a property here will see residents driving slowly to their houses, taking in the scenic views and farm objects which decorate the vast farmlands in the estate. 203

And when you've finally parked your vehicle at your house which boasts no security bars and security measures typical to those houses found in the city, you know you're living in what feels like the safety of the barren countryside. And why would there be any need to guard your house with concrete, criminal-proof bars and security gates when the estate provides all the security needed for peace of mind. State-of-the-art integrated electronic security solutions such as biometric access control systems, CCTV and thermal cameras with internal fibre optic communication networks complement further solutions such as the 7km electrified perimeter fence and an on-site control room. All property transfers over the 10 last years, in the selected estates, were considered. Only property transfers with one living unit on the title deed were considered. Mean and medians per estate were used in the calculation of this figure. Transfers with a ROI greater than 300% have been excluded. A ROI calculation has not been returned where the previous price applied to land and the later purchase price applied to a developed property. The ROI calculation does not take into consideration enhancements that have been made to developed properties. ROI is shown separately for land that sells once again as land as well as developed properties that were developed in the previous sale.

The Mighty Tigris is able to ensure streamlined projects through the availability of a number of services, such as in-house architectural services, an engineering service and building and garden planning. The turnkey service offering allows the home owner to take comfort in knowing that the company has everything covered.

GETTING THE BASICS RIGHT

The biggest challenge in the contracting industry is the miscommunication between the client and the contractor regarding the basic business principles that apply to any form of contractual agreement. Below are a few questions you should be asking when taking on a new build or renovation.

1

Am I choosing the right company?

Does the company you chose suit your building or renovation requirements? Does it deliver the style you are looking for? Does it offer a turnkey building package that includes architectural drawings, council approval and hand-over, or does it specialise in only one area?

2

How much will it cost?

One of the most important factors is to ensure that the project cost was made clear before any work commences, and that what was quoted is delivered. The biggest challenges and disagreements come to light when there are hidden costs or changes to the original cost of the project.

3

Do I have to worry about site safety?

While working on the project, does the company offer public liability on the site’s facilities, including the health and safety of the workers on site, as well as site visitors?

4

Who will handle quality control?

Are there staff members on site available to answer the questions and address the needs of the client? Is there a designated staff member who ensures that the project meets the standards of the current building regulations?

5

Will this project keep to the agreed time frames?

It is important to stay within the time frames of the project, and also acknowledge the different building seasons and downtimes.

6

Who will hold the builders accountable?

It is important to take stock and ensure that what was quoted for is delivered, and that all certificates from the relevant parties can be provided when needed. The Mighty Tigris will be offering a series of features tackling all of your building and renovation matters, so look out for next month’s edition. St Francis Links Not the best kept secret any longer‌

Just like historians tried to find the missing link - the hypothetical extinct creature in the evolution of mankind - so have property industry leaders tried to find the missing link between the perfect investor and the right priced property. Many gaps in the property market have showcased, among other things, the gap between investors at different financial points and unreachable property prices. And when finances lower while property prices increase, where is the missing link found? Well, at St Francis Links of course.

215

O

nce home to sheep, rabbits and game, this marginal land situated between beaches and arable fields was once home to wildlife which grazed on the grasses between the dunes and the bush. This landscape, once home to animals rather than human feet, was then transformed by well-known golf course designer, Jack Nicklaus, into a golfer's wonderland. After having the pleasure of redesigning mother nature's best piece of links land into a golfing mecca and signing the name Nicklaus on this course, prospective investors and homeowners flocked to this land, now known as St Francis Bay, to eventually call it home.

St Francis Links golf course carries a look and feel which breathes history and days gone by. The natural movement of the land dictates the shape of the greens, which combine undulating terrain and surrounds, as well as different flora. Placed gently on top of the natural sand, the greens change shape as the winds changes. Even the bunkers look as though they have been easily scratched out of the land – with the bunkering defining the character and upscale quality of the course itself. The golf course as a whole varies in direction and length and rewards all players of all handicaps. Even the most discerning of golfers will be challenged by this course, which presents a mental and physical test. This golf course, one of the top 10 in the country and voted best new course in South Africa in 2007, can be enjoyed by most, if not all, investors and potential homeowners no matter what financial position they may find themselves in. Properties, which sit next to to this golf course, are valued at a price tag reachable by most who are interested in buying a piece of this prime land. St Francis Links boast one of the most world-class, safest estates for its homeowners, and to top it off, at very affordable rates which all of its current homeowners and investors can attest to. St Francis Links truly is the missing link between investors and great-value-for-money property. While the overall aesthetics, amenities, property structures, location and security features may render high prices, which are unreachable by most investors, this estate and the properties within it are actually affordable despite what first impressions may give.

216

The recent spate of enquiries from interest parties and consistent purchases, sales and resales, the management of St Francis Links is positive about present and future successes and the continuation of growth experienced by the estate. Homeowners choosing this address as their primary home or holiday home are increasing as well as home building and construction within the estate, with a only a few vacant spots left.

Linking the perfect property with the perfect lifestyle When a homeowner or investor purchases a property within a residential estate, they're expecting all the modern amenities and public facilities which create for the perfect lifestyle. However, some residential estates are like the missing link and fall flat on their purchase promises, leaving residents venturing out of the estate gates to find fun and sun instead of staying within the perimeters keeping occupied. Luckily for those calling St Francis Links home sweet home, there is no missing link when it comes to the perfect lifestyle with this residential destination surpassing every expectation. A superb lifestyle is experienced at this estate – a wonderful balance and the perfect blend of relaxed, upmarket living, community, nature and the enjoying the oldest golfing traditions. If the worldclass golf course is not on your daily golfing itinerary, then there is plenty of other things to do, see and visit. The members' Leisure Centre features a gym, social area, bar and billiards area. In addition to the beautifully landscaped area is a heated 20m by 6.5m pool fitted with a retractable roof that allows for year-round training and family pleasure.

217

For those who love the outdoors, the 947m Blombos trail, the 1.9km Candlewood trail, the 1.8km Grysbok trail and the 2.5km Boegoe trail, all in close proximity, provide for extensive walks in the fresh outdoors. Whether on these walks or just doing a morning jog around the estate grounds or sitting on your balcony or patio, a wide range of mammals and birds can be seen flying or walking around. This luxury golf estate situated in a picturesque seaside village in the Eastern Cape is also home to a beautiful thatched clubhouse which has now become the destination venue of choice for not only conferences, but also celebratory occasions and weddings. An upmarket bar and restaurant also allow for wining and dining, sundowners and time with family and friends. A public pool is available for refreshing dips on summer days, as well as public gym for use by all homeowners and investors on colder days or early mornings. These can be found at the Health and Leisure Centre, situated close to the clubhouse just outside residents' doorsteps. When little minds need stimulation, some of the best schools are situated in close proximity to the estate. Sea Vista Primary School and St Francis College are only a few kilometres away. And when tired minds need the stretching of body muscles, little muscles along with their parents, can enjoy sun and surf and runs on the beach at St Francis beach or Jeffreys Bay, only a quick drive in the car. The area is bursting with fun activities and tourist hotspots as well which will see homeowners enjoying themselves on outings in the nearby village, or taking in the fresh air on a canal or river cruise, meeting some penguins at the penguin rehabilitation centre, among other places to do, visit and see. And when you have linked the perfect property with the perfect lifestyle here at St Francis Links, you can sit back and enjoy it with piece of mind with security at a very high level. The best in electric fences, guard houses, boomed areas and surveillance cameras, among other security measures, are employed and installed keeping homeowners and investors safe at all times.

How good architecture influences return on investment

A

fter researching a potential area in which to purchase property or build one, calculating the most expensive property in the area and working out value-adding architectural plans and renovations, finding out the demographic of those wanting to purchase in that specific area, considering what potential buyers want and finding the ultimate property for good return on investment, it's time to focus on good architecture which will further influence the return on investment positively. SBE Architects, a leader in the South African architectural industry, provides tips of the architectural trade which will see property investors and homeowners enjoying high returns on investment through innovative architectural design. Whether building a property or buying an already-developed one, good architecture remains at the centrefold of high return on investments.

Good architecture takes advantage of what the site offers Every residence should respond to the building site and be designed in such a way that the property sits appropriately on the piece of land on which it is located. Before building commences, and while house planning is commencing, the building site should be analysed thoroughly to ensure that appropriate building is conducted and proper design is incorporated. Sun angles, topography, wind and weather, site features, neighbouring residences, design characteristics, significant trees and other flora, as well as property lines, among other factors, should be factored in to ensure that the best building settings, architectural designs and floor plan are included within the property development - which will then respond to the site well and subsequently ensure an overall property result and affect return on investment positively.

Good architecture ensures compatibility of interior and exterior When building a property from scratch or purchasing one, for good architecture to be present, the interior of the residence must be seamless and compatible with the exterior. During the house design process, modifying the floor plan while developing the exterior design will ensure that the style of residence matches with the interior layout. Cohesive architectural design is created when one aspect of the residence influences and flows into other design elements of the house. To ensure architecture which guarantees resell ability and high return on investment, investors need to maximise on all aspects of the design without letting any aspect suffer – successful design is a balancing act. Great house design gives homeowners, or potential investors, the sense that everything is in the right place and that everything was created easily and effortlessly, even if it was not.

Good architectural style, when purchasing an already-built property, considers the property's appearance, structure, materials used and the historic period in which it was built. Architecture style influences return on investment in a major way so it is important, if not essential, for those seeking a high return on investment to check the roof shape and pitch, window sizes shape and placement, building size and the number of stories or levels, decorative details within the residence, structural details, door shapes and placement, floorplan and footprint, construction materials used and age or historic period of the property, among other factors. The method of construction defines the overall architectural style and no matter what the architectural style, every style is the result of conscious design decisions. It is important to consider the purpose, function and convenience of the property and materials used first, as well as local methods used, followed then by an overall style and aesthetic ideas and details. Properties which influence return on investment positively reflects trending characteristics and boast a genuine and accurate style. 222

Good architecture ensures good roof design As a crowning touch to good architecture, the roof design has a large impact on the overall appearance of the residence – subsequently affecting the return on investment. Employing the correct roof shape and style will impact the residence in a certain way, and subsequently the return on investment. Eco-friendly residences would incorporate a roof with large overhangs, and appropriate pitch and orientation to hold solar panels, which would maximise energy efficiency in the residence. Considering the climate in South Africa and choosing the appropriate roof for the country's regional weather is considered part of good architecture.

Good architecture highlights eco-conscious design Energy efficiency in residential building designs influence return on investment substantially. An executive home which promises good return on investment is one where the architect and designers have adhered to the energy efficiency regulation as set out in 2011. According to SBE Architects, all profitable buildings need to comply with the basic parameters as set out by the regulation, which will also ensure increased property value. All ground floor or exposed floor slabs must be provided with insulation. An external 220mm plastered masonry wall must be installed for wall insulation. All roofs have to be insulated and all windows and doors require fenestration. A total of 50 percent of the hot water used within the property must be heated by a non-electrical heating system, while exposed hot water pipes and geysers need to be insulated. By better designing the power demand of the property, municipality electricity is reduced. Although creating a greener home may mean a higher cost outlay, homeowners and architects will have a positive impact on the environment, with more sustainable homes boasting higher values. In conclusion, eco-friendly architecture and eco-conscious design influences return on investment drastically. 223

Revamp and renovate for maximum returns and profit Renovations of a particular property will, in most cases, add to the resale value of the residence if done correctly and cost-effectively. If purchasing a property purely for renovations' sake and resell, when you're not building from scratch or planning to reside in the home for long term, it is important for the investor and architect to consider what the buying market wants, and not employ architectural styles according to the investors' personal wants and needs. Revamps also need to be financially viable. Investors need to factor in the average selling price of similar properties within the same neighbourhood and deduct the price of the potential house one would like to purchase. The difference remaining is the amount which can then be spent on renovations. This method is used to ensure that a higher return of investment is received. If one would like to receive additional profits above and beyond this, they need to factor this in as well. The choice of architectural property also influences return on investment. Choosing an undercapitalised property will allow the investor, and architect, to improve the property value simply by painting the walls, redoing the floors or strategically adding space – all simple architectural tasks which render big impacts. Receiving a high return of investment on already beautiful, updated properties may seem difficult, but it's not impossible when employing the right architectural alterations or doing build-on additions. To ensure that these major alterations really do add to the resale value and actual profits, it is important to ensure that the property purchased has a sturdy foundation and the 'right bones' – a square or rectangular footprint is easiest to work with. However, it is advisable to not purchase a property where bad renovations have taken place as setbacks and costly problems will set investors back, even before profits can be envisioned. No matter the property, or the stage of renovations, it is essential to consult a professional architect first before making a purchasing decision. When making external renovations, professional architects should advise the homeowner or investor to create an attractive garden and outdoor living areas, as these most certainly increase

224

chances of a high resale. Where possible, architects should create direct access from the home into the garden area or onto a terrace as this will add light into the home and improve flow. From an architectural perspective, every part of the building site or property can add to the overall appeal of the property when architecturally revamped into a usable space. When decorating and applying fixtures and finishes within the interior, architects should advise homeowners to opt for neutral finishes which have a mass appeal and which never become outdated. Kitchens and bathrooms are always the main sale points of a property and so top-quality finishes here are of the utmost importance. In the bathrooms, architects create a strong selling point with the use of neutral tiles, with some of the wall space left untiled. Investing in the best-quality taps and shower heads will also influence the return on investment positively. Adding two basins, recessed downlights, back-lit mirrors, wall lights as well as improving natural light within the bathroom, and adding in built-in closed storage and cabinets, will also aid in the resale of the property. Interiors overall should not be stamped with the homeowner's personal stamp, nor should they be too distinctive – interior spaces should be as impersonalised as possible so potential buyers can envision themselves within the space easily. When renovating for profit, architects should advise homeowners whether or not their renovation of choice is of actual value to the property and whether or not it would increase returns on investment. When renovating a kitchen, which always bumps up the residence's resale value, it is important to spend seven to 14 percent of the property market value on the new kitchen. A kitchen which has been architecturally designed to boast an open-plan layout will influence the return on the investment positively. Practicality should be considered when designing the kitchen as well as the use of a safe colour scheme which appeals to most buyers. Creating a laundry addition or a scullery addition within the kitchen will also bump up the resale value of the property. Structural alterations overall should be kept within the original footprint of the residence. As a cost-effective option, knocking down interior walls to create more open-plan living space is generally inexpensive when compared to building new walls which is more expensive. Opening up rooms may reveal further problems which come at a high price tag. Reusing materials and incorporating salvaged materials when making structural changes will also save costs, add character to the home and also influence the return of investment positively. In conclusion, good architecture, style, interior and exterior design and renovations, among other architectural elements, influence return on investment.

When looking at wines to invest in, Chateaux Lafite Rothchlid, Mouton Rothchild, Chateaux Margaux, Chateaux Latour and Haut-Brion are a couple that have proved solid returns for decades. In 1999, the London International Vintners Exchange (Liv-ex) was created to provide price and liquidity transparency in the market. You can also go to sites like wine-searcher.com, wineinvestment.org and Berry Bros and Rudd to check prices and use as resources. According to Johan Kruger from Sterhuis Wines, some local farms to keep an eye on are Groot Constantia, MR Decompostella, Kanonkop, Hamilton Russel and Meerlust. It is also of paramount importance that the wine is stored correctly and professionally. It needs to be under the right conditions to ensure the value of the wine in the future. If you choose to do it yourself you need to factor in the cost of the wine cellar as well as wine insurance. The other option is to have wine merchants like London-based Wine Cellar store it for you and then manage and trade it on your behalf as well. Doing this will be my recommendation as if you want to store and resell it yourself, you will need to be prepared for the cost of transport, duties and VAT which means you as investor will lose money while waiting for the appreciation of your wine's value. You will also need a license to resell the wine. In a lot of our lives, wine plays a big and reoccurring part, so why not invest in this thing that so many books, songs and poems have been written about? The saying 'aged like a fine wine' is there for a reason. People have fallen in love, killed and have even held ransom over this beautiful berry. Some due to having too much or not enough, or maybe just drinking the wrong bottle (or quality some bottles should rather be used for vinegar). How many business deals were made over a bottle of wine? Because of the quality and affordability of our local wines, the export of South African wine is massive with China becoming a bigger buyer every day. Wine is not just another alcoholic beverage but has become a lifestyle. A lot of the times what wine you drink is a sign of status and class. What to drink when and with whom? Will the friends coming over enjoy and appreciate your wine, or shall we stick to the easier drinking bottle(s)? Asking my wife “what are we having for dinner tonight?” so I can think about what bottle of wine to open. Don't even get me started on date night... At the moment, I am planning a weekend away for her birthday with family and friends and half of the planning is just to decide which wines to take with for breakfast, which for lunch and which for dinner. As Riaan Cruywagen once said, “In the Western Cape, the people drink wine where others would drink tea, even if it is 10 o' clock in the morning” - because it is part of the lifestyle. In our friendship group, it has also become the go to gift for someone as a birthday gift. It has become a birthday commodity. Not just because you don't know what to get the person, but you know he or she will enjoy something new you came across or were looking for a wine to age, or invest in. One of the wines I can't wait to open in 20 years is a bottle of Simonsig The Garland 2008. A bottle of wine is also almost always a good idea to give someone that you don't know that well, or when going to friends for a braai. Wine is part of our lifestyle in some or other way and with the consumption of wine in South Africa, increasing its involvement becomes more regular. So, with something that already has such a big influence on our economy, why not invest in it?

Acquiring a second citizenship or permanent residency in Europe

H

aving dual citizenship or permanent residency status in another country is becoming something that many South Africans want to attain. The primary reason is a personal one: to assure their family's future by protecting against political risk and economical instability and also by putting a tangible Plan B in place.

231

Europe – the world's largest single market and global trading block – is still the most favoured destination. The appeal of having unlimited access to the whole of the EU & the UK is where a 2nd citizenship in Europe has it's merits. But the real advantages are being able to travel, live, work & study anywhere in the European Economic Area plus enjoy visa-free travel to many countries in the world. There is also free movement of capital, services and goods. Securing permanent residency status is also appealing because it gives the holders of the residence permit the legal right to live in that country without having to go through onerous immigration processes should they wish to make a permanent move. With a few countries in Europe offering the chance to secure a second passport or permanent residency status, the choice of where to invest can be daunting. Investors are advised to closely evaluate each programme to understand the minimum investment amount, the prerequisites in terms of documentation, any travel limitations and all of the costs – both immediate and ongoing. 232

Cyprus, an ex-British colony, full EU member and not part of Greece, currently has the most attractive 2nd passport plan on offer; as well as the best permanent residency programme available. Ÿ Citizenship is granted in three months via Cyprus' ‘Citizenship through

Some other attractions that Cyprus offers are: Ÿ Being an ex-British colony, there is no language barrier – everyone speaks English and all your Ÿ Ÿ Ÿ Ÿ Ÿ

237

The fifth-generation model benefits from Land Rover's strong, safe and light full-size SUV architecture, delivering comfort and adaptability like no other. The New Discovery is for the digital age. Ingenious technology keeps your family safe, connected and confident on all surfaces, all terrains and in all weathers to ensure your destination is reached.

Revolutionary design New Discovery was previewed by the Discovery Vision Concept, which showcased the future direction of the entire Discovery family when it debuted at the New York Auto Show in 2014, and represents a radical departure for Land Rover's most versatile SUV. The revolutionary design gives Discovery a dynamic appearance with sophisticated surfaces and precisely engineered details designed to resonate with customers on an emotional level. “Design creates an emotional connection between our customers and our vehicles. Our clear design strategy means our vehicles are instantly recognisable and communicate the values of Land Rover that our customers love,” said McGovern. “New Discovery's flawless volume and proportions, sophisticated surfaces and precise detailing beautifully combine with engineering integrity to create a premium SUV that will resonate with today's customers.” Trademark design features include the stepped roofline, which has identified each of the four previous generations of Discovery and provides an elegant solution to a practical need. The stepped profile optimises headroom for passengers travelling in the third row of seats. It also accommodates Discovery's customary stadium seating configuration, which sees each row of seats positioned higher than the one in front, ensuring every seat is the best seat in the house. Land Rover's design and engineering integrity ensures New Discovery is able to accommodate seven full-sized adults in an SUV body measuring less than five metres in length (4,970mm). Most similar-sized competitors provide 5+2 seating but New Discovery is designed for 95th percentile adults to sit comfortably in its rearmost seats, providing complete interior flexibility. Both thirdrow seats incorporate ISOFIX mounting points (five in total), so families have the freedom to put child seats in the most appropriate seat for any journey. The interior of New Discovery continues the design revolution started by the Discovery Sport, where customers can specify a range of premium materials including luxurious Windsor leather upholstery and natural oak veneers.

238

The limited-run 'First Edition' model showcases the very best of New Discovery. Only 2,400 examples will be available globally with exclusive features including unique etched map detailing on the aluminium trim for the doors and facia, unique badges, bold colour choices and a comprehensive list of standard equipment. The optional Dynamic Design Pack gives New Discovery a more purposeful, stealth-like appearance both inside and out, with features including a contrast roof, athletic front and rear bumper designs, luxurious leather upholstery and a sports-inspired steering wheel and pedals setting it apart.

Connecting every generation of the family New Discovery provides world-first Intelligent Seat Fold technology, allowing customers to reconfigure the second- and third-row seats with minimal effort using controls at the rear of the vehicle, the central touchscreen and even remotely via a smartphone app as part of the InControl Touch Pro Services. All three rows are available with heated seats – heated and cooled in rows one and two – while massage seats are available for the driver and front passenger to optimise comfort on long journeys. Auto Access Height technology reduces the ride-height by up to 40mm as passengers prepare to enter or exit the vehicle. The other key to New Discovery's superior versatility is Jaguar Land Rover's InControl Touch Pro infotainment system. The intuitive set-up features a large 10-inch touchscreen positioned high on the centre console, enabling Land Rover's designers to reduce the number of switches on the centre console by a third, delivering a clean and uncluttered appearance. Crisp graphics and easy-to-navigate menus incorporate the latest navigation and entertainment technologies including door-to-door navigation, which can share directions to a paired smartphone to help customers complete journeys on foot. Seamless iOS and Android connectivity combine with a 14-speaker Meridian digital surround system, with an additional subwoofer, and 3G WiFi to provide the ultimate listening experience, whether streaming songs online or playing music directly from a connected device. Up to six 12V charging points ensure New Discovery is perfectly equipped to cope with the demands of the most connected families, while as many as seven USB sockets (up to nine when the rear seat entertainment is fitted) allow passengers in each row to power their smartphones or tablets simultaneously. Another technology feature for active families is Land Rover's state-of-the-art Activity Key wristband, which allows customers to enjoy sports and active hobbies without carrying the standard key fob.

239

Stowage addiction Land Rover's design and engineering teams have an addiction to stowage, which has resulted in a host of convenient interior storage solutions for modern families, including: Ÿ Hidden cubby stowage in the central console capable of holding four iPads or a pair of two-litre drinks bottles. Ÿ A central armrest cubby large enough to house five iPads with a lid that hinges through 180 degrees to function as an armrest even when open. Ÿ Hidden small-item stowage behind the fold-down Climate Control panel. Ÿ A flush-fitting push-operated 'curry hook' in the front passenger footwell capable of securing carrier bags. The effort put into developing New Discovery's first-rate cabin stowage has been matched by the thought put into its luggage space. The premium SUV provides up to 2,500 litres of load capacity, or up to 1,231 litres behind row two, and the new dual-purpose Powered Inner Tailgate provides all the versatility expected from a vehicle wearing the Discovery badge.

Comfort and capability New Discovery retains renowned Land Rover all-terrain capability thanks to its combination of excellent off-road geometry and advanced technology, while improving its everyday usability. Ground clearance is rated at 283mm (up 43mm) while a maximum wading depth of 900mm (an increase of 200mm) puts Discovery in a class of its own, providing unrivalled confidence when tackling both waterlogged tracks and flooded roads. A comprehensive suite of off-road driving technologies ensures New Discovery's supreme allterrain capability is easy to access for even inexperienced drivers. Land Rover's multi-mode Terrain Response 2 system optimises a range of settings, from throttle sensitivity to gear change characteristics, to suit the driving conditions at the turn of a rotary controller – and can even select the optimum setting automatically if drivers are unsure of the best choice. When tackling particularly challenging terrain, All-Terrain Progress Control (ATPC) can be programmed to autonomously maintain a suitable crawl speed chosen by the driver. The clever technology allows the driver to concentrate solely on steering the vehicle as they negotiate obstacles, without the distraction of operating the throttle or brake pedals, and can also be used from a standstill to help when pulling away on slippery surfaces. 242

On-road performance is enhanced by Land Rover's proven lightweight and durable aluminium monocoque architecture, which contributes to a 480kg weight saving compared to steel ladder construction. Land Rover's advanced integral link rear suspension delivers superior handling characteristics without compromising the superb ride comfort that has defined successive generations of the Discovery family. Land Rover's trademark Command Driving Position also allows customers to enjoy New Discovery's enhanced breadth of capability in complete confidence, irrespective of the road and weather conditions, by providing excellent visibility. This confidence extends to towing capability, which has been a hallmark of every generation of Discovery since it was used to tow a train at its original launch in 1989. With a maximum towing capacity at a class-leading 3,500kg, Land Rover has developed clever technology to make the Discovery's towing ability more accessible than ever. Advanced Tow Assist is an ingenious development, which allows drivers to complete potentially difficult reversing manoeuvres when towing trailers, caravans and horseboxes with ease.

Effortless efficiency New Discovery is equipped by Jaguar Land Rover's efficient and powerful six-cylinder petrol and diesel engines, all paired with a smooth and responsive ZF eight-speed automatic gearbox.

Invest in your investments when moving

hether you are moving down the street, to another neighbourhood, town or country, the prospect of making a new beginning is exhilarating. With all the planning, packing and organisation, such a thrilling new adventure can, however, quickly become a stressful one, especially when moving your prized possessions.

There's no point in investing in expensive assets and valuable home furnishings if you're not prepared to protect them and retain their condition and value when moving. It's for this reason that - before, during and after moving - homeowners must protect their investments by upholding the highest packing standards, hiring the most professional moving company and purchasing insurance to protect valued possessions during national or international transit. In this article, Stuttaford Van Lines, one of the ďŹ rst removal companies in Africa and currently a well-recognised and accredited name in the local and international moving industry, provides homeowners with essential packing advice which helps minimise the possibility of damage to their possessions, as well as insurance knowledge and other information which aids in the eective transit of your valuable household goods from one location to another.

244

Take inventory to avoid loss Before packing commences, it is important for the homeowner and the moving company to walk through the entire residence and take full inventory of all household goods and possessions to be moved. This also helps with the unpacking process as you have full inventory of what all needs to be unpacked.

Employ high packing standards When it comes to moving, proper packing is essential - whether by your own hand or using experienced packers, such as those provided by Stuttaford Van Lines. It is important that your household goods are carefully packed to minimise the possibility of any damage to your possessions.

Stuttaford Van Lines applies certain practices when packing particular items: Wooden furniture, cast iron furniture and cane furniture are wrapped in blankets for storage. Upholstered furniture and other furniture, where required, is wrapped in plastic before wrapped in blankets. Fragile mirrors or glass tops are special wrapped and crated if required. Music equipment, TV sets, computers and the like are wrapped in bubble wrap and are then placed in specific cartons, for example the TV carton. TVs to be shipped abroad are crated. Carpets and rugs are layered in white paper and fitted with dehumidifiers. Carpets are stored on carpet racking in designated warehouse storage rooms. Storage is regularly preventively fumigated. Although not considered as an expensive household item, crockery and cutlery still deserve the same attention received by common investment pieces. Any household item damaged during transit is a costly occurrence. Crockery is individually wrapped and parcelled together and packed on edge, never flat. Plates and saucers are grouped in same sizes. Two or three layers of paper are inserted between each plate and then several final layers to complete the wrapping. Cups are also individually wrapped and placed upright in the carton. Very fragile items may additionally be wrapped in bubble wrap.

245

Glassware is well padded and placed upright in the carton. Crumpled or shredded paper is placed between every layer of glasses, and at the bottom, top and sides of the carton. Cartons containing glassware display fragile labels prominently. Cutlery is rolled in white paper so that there is a layer of paper between each knife, fork or spoon. Additional paper is used to wrap the items so that everything is well-padded. Soft tissue paper is usually used when wrapping silverware. All sharp objects are placed flat in a carton. Very fragile items may additionally be wrapped in bubble wrap. Small prints, paintings and photographs are wrapped in white paper and packed amongst linen. All pictures are packed on end, never flat. Large pictures and paintings are wrapped individually, first in Aerothene, a special foam for extra protection, and then in flat sheet. For all elaborate gilt-framed paintings and pictures and wall mirrors, the frame is protected with extra padding. Either white paper or bubble plastic is used as padding. Large paintings and pictures with glass fronts are protected by placing masking tape on the glass before wrapping. The tape is run from corner to corner, side to side, and top to bottom. If the glass breaks, the tape will prevent damage to the canvas. Customised crates are made when required to avoid damage.

246

All packed and ready to go While the carefully packed items are loaded into the moving company's vehicle, an extra layer of protection is added to ensure the utmost care during transit. Stuttaford Van Lines utilise padded upholstery pacmats, which are superior in terms of shock absorbency, durability and strength, have replaced blankets on national moves. If you've decided to employ the services of a removals company for your move, Stuttaford Van Lines suggests hiring a reputable company with a highly skilled moving crew. Crew members should be trained in the best packing, loading and offloading techniques. When using a moving company, also ensure that they provide reliable supervision as well throughout the move.

Insurance is a must Regardless of who is moving your household effects, there are always risks involved. Not even Stuttaford Van Lines, with all its years of experience, can prepare for every eventuality. Stuttaford Van Lines, or any other licensed Provider of Insurance, is able to offer shortterm insurance especially designed to cover household goods, personal effects, antiques, fine arts and automobiles for local and international relocations. When you entrust your precious possessions to Stuttaford Van Lines, you know that they are in the best of care.

Stuttaford Van Lines, the safest move you can make.

roadening one's horizons and unplugging from the pushes and pulls of modern-day life through travel truly has its advantages – and there are many. Travel truly provides homeowners with the opportunity to connect with other places and cultures – a educational experience which expands awareness and introduces one to greater diversity. It increases one's social network as well and allows them to meet new people and enjoy new social experiences. It allows them to slow down from their busy schedules and to enjoy a much-deserved break from their fast-paced lives. In slowing down and having to enjoy some rest and recuperation, the homeowner or investor is able to reduce his or her stress levels and heal. Further to this, travel and flying to that place on the bucket list allows one to regain enthusiasm for life and of course, revitalises the spirit, body and mind. Property investors can enjoy completely new things which their holiday destination has to offer, from food to fun activities, among other must-do activities. Taking advantage of new recreational opportunities at their temporary new home away from home will bring the fun back into their workfilled lives. Investing in travel truly allows individuals and families to soak up new experiences and memories and have more stories to tell - and this is what life is all about.

Saving serious money for travel With sky-high interest rates, a hefty number of monthly bills and top-end lifestyles leaving a less than desired amount to spend on travel and flights to far off exotic destinations, saving for travel can seem difficult, however, it's not impossible. With these easy tips, homeowners and property investors will be able to put together those rands and hit the road. 249

Setting a deadline-orientated travel goal is first and foremost, followed by setting up a strict budget, whether it be in an old-school fashion or using an app on your cellphone. Setting a budget will allow the homeowner to track his or her spending and save an allocated amount of money per month. Avoid using credit cards and loans, or splurging on that upmarket lamp or furniture piece you saw in the shop window the other day – you need to tighten your financial belt and avoid spending on those unnecessary extras – splurges are a no-no when saving for travel. If the breadwinner of the family is working nine to five at a full-time job and dropping off the kids at school leaves you with the morning or afternoon free, picking up a part-time job is a fantastic way to ramp up the savings. Another way to save some serious finance for your trip is to sell, sell, sell. W i t h u p m a rket lifestyles bringing in everything of the materialistic world in the home, there's bound to be possessions stored away and no longer in use that one could sell and make money from. Looking through your household and cupboards, you're bound to find furniture pieces, electronics, old kids toys and clothes that are either outdated or have not been used in a while. Old-school yard sales or selling items online can be a great way to not only sell and gain money, but also to clean out your house and start afresh.

Join a lifestyle travel programme While costs of owning an upscale residence may seem to drain the wallets of homeowners and property investors, there are many local lifestyle travel programmes available which offer a wide selection of the most incredible travel experiences at the best rates. These programmes allow those with tighter budgets to enjoy the best travel rates, privileges and holiday rewards, as well as other member benefits for individuals and the whole family. These exclusive, high-end programmes enjoy a wide network of hotel and travel partners to allow the property investor to get a little more bang for their buck on their ideal holiday, with their hardearned money spreading a little further.

250

Best destinations to travel to for the investor The world is truly the property investors' and homeowners' oyster. With so many places on the global map to visit, we've selected some of the best destinations to visit this year. Ÿ Belfast in Northern Ireland with its growing array of open-air bars, restaurants and art venues Ÿ Cambodian Coast which boasts some of Southeast Asia's most beautiful islands Ÿ The booming port town of Hamburg, Germany, which is one of the country's most intriguing Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ

cities The cultural powerhouse of Honolulu, Hawaii Jura in France which is covered with rolling, wooded hills and Alpine Peaks Lake Lucerne, Switzerland, with its medieval charms The museum-goer's paradise of Malaga, Spain Montevideo in Uruguay which is making a big name for itself in terms of fashion, design and cuisine Noose Heads in Australia with its upscale hotels and modern restaurants The kite surfer's playground of Paros, Greece, with its sandy shoreline, culture and history Rotterdam, Netherlands, with its burgeoning culinary and trendy design scenes Salta, Argentina, with its varied topography, salt flats and vineyards Santo Domingo, Dominican Republic, with its sumptuous resorts and upmarket golf clubs The seaside towns of Tamuda Bay, Morocco with is uniquely European flair The contemporary art destination of Turin, Italy, with its historic cafes

Making your rand go further While wealthy homeowners and property investors like to splurge on their once-a-year or frequent holiday trip, others need their budgets to stretch a little further – which is never a bad thing anyway. At the end of the day, wealth and finance overall doesn't increase without a financiallysavvy mind frame and practical methods. Ÿ Compare airline fees and travel at the cheapest time and during the low season Ÿ Take advantage of connecting flights instead of using non-stop, direct flights which are more costly Ÿ Pack light and limit your shopping spree on holiday to avoid excessive baggage fees Ÿ Speak to the locals and enjoy expensive travel agency-organised schedules and activities – create your own inexpensive itinerary Ÿ Shop at local stores and supermarkets instead of dining out every night at expensive venues
