HELLO AND THANK YOU for considering RC Brown Construction. We greatly value the opportunity. The following is a brief outline of who we are as a company, our estimating approach and building process. Additionally, I have included a personal resume, reference list and summary of a few recent project costs (per square foot) and build schedules. BRIEF COMPANY INTRODUCTION. RC Brown Construction consists of a highly qualified and professional team who help manage various stages of the projects under my supervision. As the licensed contractor, I will typically be responsible for obtaining building permits, providing project budgets, insuring construction quality and plan conformity and overseeing the project accounting. During the course of the project you will be introduced to key team members: Mario Kontny, a business partner who handles a variety of project management and marketing functions, Joe Martinez, our in-house project manager, and Angi Fox, our bookkeeper and company accountant. We will occasionally hire other in-house carpenters depending on the job to self-perform framing and/or interior trim tasks. In most cases, all of the individuals referenced above will work on multiple projects, unless we decide with the owner to staff a project with a full time, on site, superintendent. We strive to provide excellent communication throughout the course of the project by setting specific meeting schedules and communication standards. Generally, all RC Brown Construction employees have interactions with all of our clients, providing multiple points of communication accessibility for both client and contractor. RC Brown Construction engages a highly group of skilled and experienced trade sub-contrators and look first to hire those that are familiar with our company and our work. We typically bid 100% of all subs work and aim to receive both fair pricing and favorable scheduling by establishing long-standing trade relationships. APPROACH AND PROCESS. We prefer to be hired onto a project during the design phase and work with the owners and design team during this time to provide practical construction input and generate cost estimates. Our construction agreement is tied to an accepted final project budget. As the builder, we are typically asked to produce a preliminary cost estimate for review by the owner and architect after the architect's preparation of a Design Development set of drawings. This estimate is intended to be detailed enough to identify all areas of potential expense. In most cases, the actual line item costs are not available due to to the preliminary nature of the plans and lack of construction detailing. We will show these items as allowances in the cost estimate. Upon completion of the final construction drawings, we will update the project pricing to create a final control estimate that we will work from throughout the course of the home's construction. We will typically account for the project through a monthly draw process where we present the current invoices due and/or paid for the month and summarize them against the estimated costs per category. If requested, we can also add owner paid items like design fees, furniture, landscaping, etc. to the budget for a comprehensive project cost summary.

RC Brown Construction typically works on a cost plus fee basis. The cost charged represents our actual invoiced charges from sub contractors, service providers, suppliers and laborers. It will include all applicable trade and material discounts that we receive. We typically charge a contractors fee of 15% on the total project costs (excluding architecture, engineering, design consultants and landscaping). Within the total project costs we include a fee for project management (~2%) and supervision (~3%) as well as an accounting/draw preparation reimbursement. COSTS. When calculating and quoting costs per square foot, we include all costs of construction, including the contractor's fee spread over the finished square footage of the home (excluding the garage). The costs for main floor and upper floor construction will almost always be similar. The costs for lower level construction will vary depending on site specific conditions and home design (i.e. walk- out basement, garden level basement, etc.). The blended cost per square foot should reflect these specific conditions. In almost all instances, except for detached garages, the square footage of the garage space is not added to the square footage of the finished space and subsequently not part of the cost per square foot calculation. Actively involved in the development and construction of custom homes and remodel projects throughout the Denver Metropolitan Area. The company has completed more than 75 successful projects. Summit Habitats, Inc., Edwards, Colorado 1992-1994, Project Manager/Joint Venture Partner Responsible for the management of residential real estate operations for the company in the Denver Metropolitan Area. Specific responsibilities included: Coordination of land acquisition, design, project financing, construction and marketing activities of two speculative single family residences in Cherry Hills Village, Colorado. Lincoln Property Company Colorado, Inc., Denver, Colorado 1985-1992, Vice President Worked in a variety of positions during employment. Ultimately became responsible for overseeing the disposition and transfer fo the commercial portfolio. REFERENCES Recent Projects: Custom Residence: Greenwood Village, CO Casually elegant traditional home designed with an integration of East coast detailing and more relaxed indoor outdoor connections. Includes extensive use of slab blue stone and marbles, precision wood moldings, wide plank flooring as well as extensive built ins and some reclaimed mantel and beam pieces. Project includes a 12 kW photovoltaic system on the roof. Landscaping includes heated drive and walkways, covered patios and apron(less) back yard pool with spa. Scheduled completion is early 2018. Renny 646-522-3302 Custom Renovation: White Deer Drive Valley, CO Complete renovation of 2005 custom "rustic" mining style home. Intent is to create a more current / modern Western property. Improvements include the removal and re-structuring of load bearing partitions and support beams to produce a more open / light enhanced light enhanced floor plan. Fabrication of custom steel wall cladding and railings. Installation of new windows and doors designed to frame the spectacular outside views. Clear vertical grain Douglas fir mill work and ceilings, custom slab melamine cabinetry, Neolith counter tops and walls and extensive use of large format porcelain tiles. Re-work and maintenance of existing infinity pool and spa. Project is expected to be completed in January 2018. Interior finishes include Porcelanosa tiling and cabinetry as well as custom steel and wood partitions and screen walls. Scheduled completion summer 2018. Jordan 720-201-9433 Custom Residence: Parker, CO Country inspired two story home with walk out on 11 acre parcel with major site infrastructure requirements which reflect the rural nature of the project. Home is designed to take advantage of sweeping long front range views from both inside and from the wrap around porch and decking. Exterior features include Hardi shingle and lap siding, tumbled brick masonry, custom column and beam work, composite decking and standing seam metal roofing. The interior finishes feature thoughtful consideration of period appropriate craftsman details and use of both engineered and solid wood flooring. We were also responsible for coordination of extensive landscaping improvements including structural retaining walls, stone patios, sand wash concrete flat work, greenhouse and garden areas.
