What happens when? Whether you’re selling for the first time, or you have moved recently, our step by step guide will guide you through the moving process. Understanding what happens when, will help to make the process as smooth as possible. Why are you moving? We’ll talk with you to understand why you want to move, and what you want to achieve.



This will provide you with local and national market information giving you details of comparable sold properties with a guide to the prices they achieved. You will also receive local selling statistics, giving you a realistic expectation of how long it might take to sell your property. We will also give you advice on the other services that are available – for example financial services and conveyancing.

You will receive the memorandum of sale and the property information forms. Your mortgage application will be processed. The conveyancers will prepare draft contracts. This usually takes about ten days.

INSTRUCTION Instruct Goodfellows – we will take all the property details, professional photographs and discuss all the legal requirements. MARKETING We will prepare your property details and your property will be available to view online on our website and other property portals. The branch staff will communicate with our registered applicants by telephone, email or post. Your property’s details will be displayed in the branch window for maximum exposure. A ‘for sale’ board will be erected outside your property. VIEWINGS Our experienced staff will accompany viewings and can arrange an ‘open day’. COMMUNICATION Wherever possible we will call every applicant after every viewing and we will pass that feedback onto you. Keeping you informed of your position in the market is something we will do regularly and advise you on how we think you are doing. OFFER We will let you know as soon as we receive an offer. All applicants will be ‘qualified’ by our Financial Advisor before an offer proceeds – we will check their affordability and assess the progress of their property sale and any relevant chain. Your ‘for sale’ board will be changed to ‘sold’ STC (subject to contract). MEMORANDUM OF SALE This is when we confirm the agreed terms of the sale in writing. This will be sent to you, the buyer and both conveyancers. We will keep you updated regularly with the progress of your sale.

MORTGAGE VALUATIONS The mortgage valuation and survey will be arranged once the mortgage company has contacted the surveyor. You might want to get a detailed survey depending on the condition or age of the property. MORTGAGE OFFER

You should receive your mortgage offer about five to ten working days after the mortgage valuation has taken place. CONVEYANCING Your conveyancer will receive draft contracts. They will apply for searches and raise enquiries. When all searches and enquiries are satisfactory, and your mortgage offer has been received, you can expect to receive documentation with instructions and recommendations, and an approved contract ready for your signature. DEPOSIT At this stage you will be asked to organise your deposit ready for exchange. COMPLETION DATE When the conveyancers in the chain receive signed contracts and cleared funds for the deposits and have agreed a completion date, you are ready to exchange contracts. MOVING PLANS You need to organise your removals and make all the necessary changes of address. Make up a box of essentials ready for the day you move – kettle, tea bags etc. Make arrangements for pets and children.

Conveyancing, Mortgages & Insurances GOODFELLOWS CONVEYANCING We’re able to offer in house conveyancing to keep everything close by and easily accessible. You’ll be given your own conveyancer who will oversee and manage your transaction from start to finish – in addition, we use eWay which is an online case management system. This allows you to view the status of your case whenever it’s convenient for you. You can upload and complete the majority of your paperwork online – avoiding postal costs and delays. We offer a fixed fee policy which means there will be no nasty surprises – and if your sale falls through – we won’t charge you. Find out more by talking to our staff. MORTGAGES & INSURANCE At Goodfellows we believe that we can find you a competitive mortgage, tailored to suit your individual needs. Goodfellows introduce mortgage and protection products through Embrace Mortgage Services. Embrace Advisors are constantly updated and offer a comprehensive range of mortgages from across the market but not deals that you can obtain by going direct to the lender. They will search through 100’s of deals to ensure they find a competitive deal for you from a broad selection of lenders, not just one. With the help of your very own personal expert you will be assisted through every step of the process to ensure you experience what we firmly believe is the very best in customer service so why not take up our challenge - simply contact the team of mortgage advisors, sit back and let them do all the work for you.

Goodfellows don’t just offer mortgages but a range of different insurance services that could suit your needs. These include but not limited to: Life insurance Critical illness cover Income Protection Landlord insurance Free home buyers protection insurance Specialists and non-specialist insurance We recommend organising home and contents insurance shortly before you sign the contract. Goodfellows has an Insurance Services department who offer a range of competitive products from a panel of lenders. To keep things easy we’ll be in contact with you to discuss your needs. Don’t forget, you need all insurance policies to begin from the exchange of contract date. We can also arrange Critical Illness cover and Life Insurance – all these policies can be discussed in detail with our representative who can find the right cover for you. Your home may be repossessed if you do not keep up repayments on your mortgage.
