Introduction and Executive Summary
this document we will analyse the more technical aspects of the project site ascertaining its
suitability for the development of a golf focused tourism project.
embarking on detailed
planning of any project it is important to establish at the outset the suitability of the site for the proposed land uses and investigate the site specific physical conditions that could have an impact on the project viability.

this report we will present the findings of our initial technical studies and go on to explain
how these discoveries have guided our decesion making which have form the basis of our proposed masterplan for the site.

Designers general philosophy and design ethos Every Golf Designer has some key design philosophies which he takes to every project. I am no different. To enable the reader to understand the content and design decisions made during this technical document I think it is appropriate to set forth some of my key design ideals that are at the forefront of my thoughts when approaching any new design project. These are as follows: • The golf course must sit comfortably within the terrain and flow seamlessly through it as if it has always been there. • The golf course must be designed so that it is intriguing and exciting for all levels of golfer but must not be so hard that it affects the golfers confidence if he is not playing well. • The strategy of each hole must be simple and clear when standing on the tee of each hole. PAGE 6
• The native palette of plants, vegetation and grasses are a critically important part of a golf course aesthetic and should be incorporated into the design to add authenticity to the look of the golf course.
• To make an outstanding golf course the design must be, first and foremost, tailored to the exact site conditions and in this way it can become a unique and celebrated course. It must not be a copy of any other golf course but have its own sense of identity that is unique and specific to its location.
PAGE 7
Prairie Peak Golf and Tourist Resort .......A new destination for golf Fanatics
Background information and context
Stretching across wide open grassland with 360 degree panoramic views of the epic surrounding mountains, the Prairie Peak golf courses are set in an idyllic location that will be sure to attract worldwide attention and become recognized as ‘must play’ golf courses in a destination that has to be seen to be believed. The beauty of this location will continually astound and attract golfers and encourage them to visit from distant shores. The golf element of this project will comprise a 36 hole golf complex and feature two courses that blend harmoniously with the natural terrain and vegetation but which feature two complimenting styles of design.

The design of courses on such a beautiful landscape must be carefully handled and the natural landscape must be respected at all times. The architect must consider his work carefully, He must:
Create a masterplan for the resort that works and flows through the natural terrain

• Whilst creating this masterplan he must be careful to select the best site for the golf courses. This means the most stunning locations, the most suitable areas topographically and the locations that fit best with the other proposed facilities to ensure the success of the overall development both physically and economically.

high altitude of the site area coupled with the temperate
weather conditions lend themselves perfectly to the development of an exclusive and interesting style of design which is based on the celebrated principles of famous golf courses
Europe, and in particular the United Kingdom Links courses. Whilst the courses within this development will never be true links course, (neither built near the coast or on pure sand,) the natural conditions of the land and its native flora and fauna confirm the suitability of this style of design. The use of cool season grasses across an entire golf course in China is, as yet, a rare thing, (except for in the very north of the country.) Yet here, and as a result of the site altitude, we find naturally growing cool season species identical to those found on the coasts of the United Kingdom. Such tall brown whispy fescue grasses in similar climates in

add to the drama the site also possesses deep valleys and cliff edges, natural streams,
wide rivers and rolling grasslands all of which seem to fit naturally together and help the architect to deliver an exhilarating golf experience that artists and photographers can only dream of and golfers will crave the enjoyment of time and time again.
So how does one create a distinctive golfing experience? The answer is that the golf course must be completely tailored to its specific and immediate surroundings. It must not seek to use a style of design or grass species that seems alien to the location. This is how one creates a real sense of place and a destination that can truly be called distinctive with its own identity. Each time the golfer plays these courses he shall encounter something new and stimulating, whether it is in the design of the course or the way in which the spectacular surroundings shed an ever-changing light onto the land.

facilities and recreational activities to cater for families and business people alike.
splendor of the site and the opportunities that it presents will ensure a successful project and help raise the profile of the

Overview of site character
to give an overview of the character of this site is quite challenging since it contains so
many natural features and contrasting characteristics.
There are flat grassland areas with
narrow rivers running through them mixed with deep valleys and wide river channels.
general however the site area is located in a basin that is completely surrounded by
the area is further split into an upper plateau that is characterized by relatively flat grasslands and a lower plateau which has some more flat areas and a large river running

site slope analysis
This is probably the most important analysis drawing for a golf course architect and it is a
critical component of every golf course that is planned on an irregular piece of terrain.
we are proposing to use the
‘Bluff ’ edge here it is even more important for us to study where
that edge is exactly so that we can plan the golf couse accordingly knowing that we are not creating additional earthworks.
Ideally on a golf course development we are looking to utilize slopes that are less than 25%. if we use slopes that are more than

will require more earthworks and it will be more difficult to make the golf course blend into its surrounding environment. less than

site aspect analysis

this we can determine
which ares of the site will received the most sunshine and which areas, (north facing and black

Once we have chosen the golf routing it is importnat to analyse the golf routing against this
drawing to establish whether there areany area of turf which are likley to suffer from poor light.
this is especially important in cool season environments, and where the winter sun can be very
low, as if the sun does not manage to hit an area of turf it will become more stressed than
other areas and therefore more difficult to maintain.
this drawing is extremely useful and reveals that a good proportion of the site is
facing south and west we must also take note that the site is located in a basin and some on site studies are also required to undestand the significance of the surrounding mountains on the amount of sunlight available to this site.
water catchment and site
water catchment and site
On the drawing opposite we have analysed the main water flows on the site to establish how
they interact with the landform and determine whether the location of them impacts the
feasibility for a golf development.
this drawing we can deduce that the tributaries that flow into the main river at the
bottom of the site present more of an opportunity than an obstacle to any golf development.
It is important to note that whilst this drawing analyses the water catchment and distribution
within the site the large surrounding mountains have a much larger catchment area and a good proportion of water that falls on thos mountains is naturally diverted through the

Whilst it is possible to divert the location of smaller tributaries a more detailed study of the actual site conditions will be required once the course location has been finalized.

of weather data for the last
• Following a detailed study of the prevailing weather conditions we can summarize that the warmest temperatures and most frequent rain events are in the summer months whereas in the winter there is very little rainfall whilst the temperatures are lower.
This is absolutely the ideal situation for a golf course. • When the evaporation rate is at its strongest it rains more frequently meaning that the requirement for artificial irrigation to keep the grass and soil healthy and moist is kept to a minimum.
And when the evaporation rate drops with the temperatures
so does the rainfall meaning that when the grass grows less in the winter months it

The Prairie Peak Golf Resort First Course Masterplan and Technical Information
The design ethos for this course is dominated by these ‘bluff ’ • holes and it has been important to establish a clear idea of how these holes should play and how the design of the rest of the course can compliment and balance the perceived difficulty of these holes. As is often the case on such layouts we have chosen to design wide fairways guarded by centrally located hazards, (bunkers, humps and hollows,) and as such one could say that the course reflects the strategy that you could expect to find on a links course. Links courses tend to have the majority of the strategy within the fairway areas and not have hazards lining the sides of the fairway as these areas are usually protected by the tall fescue rough grasses. Where we are fortunate to have no great demand on space this allows the designer much flexibility to create a very strategic and simple / clear design strategy for each hole, – In essence- a simple route and a more challenging one. Should the golfer decide not to accept the challenge of any shot he will find that a more difficult shot will most likely await his next attempt but should he again chose not to take on the challenge a simpler but longer route will exist. Ultimately this cautious approach will cost the golfer shots but it allows the weaker player to retain the same golf ball which is something that this design must offer.
• The bold player who executes a heroic carry or takes on a more difficult shot and executes it well will always be rewarded with an easier next shot and an opportunity for birdie, but beware the penalty for trying these shots and failing is severe but the trick is to make the challenge almost impossible to resist!
• For this type of design to be implemented successfully there must be a clear and obvious strategy visible to the golfer on each shot. They key is to make the golf course look intimidating and fearsome but for it to play quite straightforwardly for the golfer plays smart. The wide fairways with central hazards rather than an abundance of rough protruding into the fairway at the dog-leg distance ensures that the golfer ’s margin for error is increased and the confidence and enjoyment for the golfer is also therefore superior. • This is however only a design strategy that can be implemented in this type of location where cool season grasses will be used. The design relies on, and takes advantage of, the harder ground conditions that are present on the site and the less ‘sticky’ nature of the cool season grass species to promote a ‘hard and fast’ style of golf design.
phrase ‘hard and fast’ refers to how the golf ball will react when it hits the ground. Much in the same way as the golf ball reacts on the harder surfaces of links terrain, the ground here is similar in composition so this style of golf is suitable for the location and the design we are proposing lends itself ideally to it.
• The playing areas will weave through a channel cut between the native fescue grasses which will line the sides of the fairway. This is a very distinctive style of design and most appropriate on ‘core’ golf
courses that weave through a natural landscape such as we have at this site location.
whispy brown fescue grasses that line the edges of the play areas create a distinctive contrast to the green shades that will occupy the semi-rough, fairways, green and tees and by creating subtle shapes we can blend the two together to make it feel like each hole is secluded within this landscape of tall fescues.
a result of the altitude of the site and the ‘hard and fast’ playing conditions the course has been designed as a Par 72 that has well balanced nines that stretch out over a total distance of 7,500 yards from the back tee. As the ball will travel further at altitude, (thinner air with less oxygen = less resistance,) during the warm summer months golf ball could travel up to 10% further than at sea level.
• However 7,500 PAGE 34
yards will be too long for most players and to accommodate for all levels of ability we are planning to locate 5 tees per hole to shorten the distance. This will also allow the maintenance team to judge the weather conditions which are subject to change more rapidly at this location than at sea level allowing them flexibility to set up the course at the most appropriate length for the temperature, wind direction and wind speed on any particular day. • The routing has been carefully configured to ensure that consecutive holes do not play directly into the prevailing wind and in general the shorter holes play into the wind and the longer holes downwind. • Most importantly this ‘links’ style of design has not been explored fully due to climatic reasons across most of China so this will offer the golf connoisseur a real treat. Chinese golfers who have travelled internationally will especially appreciate the
similarities to designs they have experienced across the globe and it will certainly add much needed variety to the styles of courses that are currently available to the Chinese golf market.
• Following a detailed study of the prevailing weather conditions we can summarize that the warmest temperatures and most frequent rain events are in the summer months whereas in the winter there is very little rainfall whilst the temperatures are lower. This is absolutely the ideal situation for a golf course. When the evaporation rate is at its strongest it rains more frequently meaning that the requirement for artificial irrigation to keep the grass and soil healthy and moist is kept to a minimum. And when the evaporation rate drops with the temperatures so does the rainfall meaning that when the grass grows less in the winter months it will not be subjected to water logging. This combination of climatic conditions is perfect for the maintenance and presentation of fine quality cool season turf grasses.
• This however does not negate the requirement for a good drainage or irrigation system to be installed. Firstly we are aware that a good number of rainfall events are in heavy bursts so an average monthly rainfall may actually fall in a few hours or certainly a few days. Due to the nature of these types of storms they can also be very localised even missing some parts of the golf course whilst lashing others. This means that the maintenance team must have the ability to put a full quota of irrigation water on the surfaces at any time throughout the year and thus a comprehensive system is still required even although it may be used less frequently than one might expect. As a result of the intense nature of rainfall events and the large catchment areas of the surrounding mountains a comprehensive drainage system will also be required firstly to carry catchment water safely through the site and secondly to deal with any intense rainfall events that fall directly onto the golf course. The cool season grasses and surface shaping will be carefully crafted to ensure that surface water is effectively and efficiently dealt with so that the golf course can remain open during all weather conditions. The natural topography and the good infiltration rate of the soils will assist us in this way.
• Whilst water features normally play an important role in golf developments these days, (as much to generate material to lift low lying areas as to create the lakes themselves for better views from adjacent villas,) I do not recommend their widespread use in the design of this course. The land here does not currently features
large lakes but is characterized by small river / drainage channels that cut through the open grassland on their way to overflow in the valleys below. It is also true to say that a links style of design is not generally associate with lakes. Here we are planning a core golf course where the primary function is to create an authentic and natural golf experience not manufacture a backdrop for a real estate project. The fact that we have such a stunning natural backdrop of mountains in the mid and distant distance strengthens the argument to avoid large man-made water bodies. Add to this the nature of the soils which are generally permeable and one can see that it would be expensive and un-natural to create large bodies of water here. Whilst a reliable source of irrigation water is required to maintain quality turfgrass there are other ways to collect and store this water requirement and so lakes within the golf course design are not recommended as they will quite definitely interfere with the authenticity of the design.
said that there are natural springs, isolated wetland pocket and small streams traversing the site. These are in keeping with nature and shall be utilized and enhanced where possible to add more interest and beauty to the design. We will carry out a through detailing of their actual location, size and catchment area whilst we carry out our site verification exercise.
• The site has been subjected to much erosion over the years as deep natural drainage channels have been cut through the landscape. This
process has created the irregular shaped cliff edge that golf designers so desire to create exciting golf holes but this edge is receding as it is not pure rock. Care must be taken when designing close to the edge of this ‘bluff ’ to ensure that further erosion can be prevented stabilizing these areas and ensuring playability of the course in the future. More adequate stabilization of some edges may be required by filling certain areas and establishing grasses and vegetation on them.
• Some ‘headland’
locations provide the ideal situation for the most exciting shots and golf holes and the opportunity exists here to create these. However in order to make these areas wide enough to accommodate the required design some earthworks to widen them may be required. This will involve cutting the top of some of these ‘headlands’ and re-distributing the earth into hollows or other areas where mounding is required between holes to help separate them or
within holes to add feature to the design. This will represent the largest reason for the requirement of earthworks.
• Usually the most earthworks. The site for
expensive part of the project is the the championship golf course has so much interesting and brilliant natural topography that only a modest amount of earthworking will be required to create a special golf course and minimalism is definitely a word that should observed here when considering the earthworks. Corridors for the golf course construction should be carefully carved through the native vegetation and the terrain massaged to form the canvass for each hole to be crafted.
• There is evidence on site of some rocky outcrops, some of which will be hidden under the surface, but in general the topsoil and subsoil is of good quality and consistency. During construction, areas of good topsoil should be scraped and stockpiled for re-use as the topsoil looks to be of suitable quality for fairway and semi-rough grasses. • Golf course design is a very subjective topic and it is true that not everyone will like the same thing. However here we have taken great care to tailor the design not only to the natural site conditions but to those who will play the golf course by adopting a distinctive strategy which we fully heartedly believe is correct for this project. By doing this we can be assured that we have created an exceptional product that can be appreciated by the novice golfer right through to the harshest critic. At the same time, and by the creation of a bespoke design, we can ensure that every level of player from the beginner through to the touring professional is accommodated for and this gives the user the greatest opportunity to enjoy their experience encouraging them to tell of their experience to others. By creating a design which caters to all these people without affecting the challenge and quality of the course the greatest number of people will enjoy their experience and this in turn will lead to enthusiastic reviews and a successful economic basis and model for the future development and expansion of the resort.
PAGE 37

Driving Range and Practice Area
Each top quality golf course requires a state-of-the-art practice facility and this golf course

When designing a driving range it is important to remember that the style
of it should reflect the same visual look as the golf course and targets should be located to replicate shots that the golfer is likely to find on the golf course.
an abundance of space to locate this facility we have selected a north facing driving
range which plays up the hill.
This assists golfers to see their ball land on the outfield area
allowing them to judge how far thery are hitting each club.
With a north facing range and
the backdrop of the mountains behind there will be no problems with a low sun shining into the golfers eyes and the backdrop of the mountains adds to the feel of the range as the golfer will see the ball climb and fall against this backdrop. PAGE 40
The driving range is complimented by a full short game areas incorporating the same style of green complex that you are likely to encounter on the golf course.
A large practice putting
green located close to the first tee completes the facilities allowing players to catch a last minute practice before commencing their round.
