Designed to Delight With scores of traditional craftsmen tucked away in villages strewn across the country, ‘Design Uptown’ aims to locate these hidden talent and bringing them to light.


One look at the building on ECR ( Neelankarai, to be more specific), you already know ‘Design Uptown’ is very contemporary and chic. With a wave of heritage homes and antiquity doing the rounds, it is refreshing to see a modern and compact house converted to a store. The clean white walls and the transparent French window displays a few products in bright contrasting hues of orange and green and it sure does attract morning walkers, tourist buses and weekend ‘Pondy’ travellers.

With an indepth knowledge of arts and crafts and having a passion to help these craftsmen, she decided to start a venture on her own when the MRC Nagar store was shut down. Design Uptown has products that are primarily eco-friendly and hand-made. The furniture and furnishing are very much what you would have found at the Design Store - the mats, upholstery, paper-mache products, wooden toys, candles, ceramics, glassware – everything you have missed in the last six months is there and made more affordable. “A huge vacuum has been created in terms of availability of home products and the Design Store products only target at a niche sector of the market. Design Uptown has made it a point to cater to the ‘young couple’ generation. For this group, the design and

Well, as she gave a tour of the 2,400 sq. ft property, one thing was very evident. She is passionate about working with craftsmen and with different groups of people, right from the ideation stage to help them create ‘marketfriendly’ products. Design Uptown is like a coin - on one side they have a pool of promising talent which create ‘saleable’ products and

Here’s a quick and healthy drink to beat your winter blues! Try it out.

You take it to your lips and then take a sip. Even as a drop touches your tongue, experience the ecstasy of good old wine!

C orange peel - 3 crushed cinnamon - 3 tsp whole cloves - 1 whole nutmeg crushed - 3 cups apple juice - 6 cinnamon sticks

Combine the orange peel, 3 crushed cinnamon sticks, cloves and nutmeg in a small bowl. Tie the dry ingredients in a double thick cloth and make a secure knot to make a spice filter. In a medium pan, simmer apple juice with the spice filter for at least 20 minutes. Ladle into mugs and garnish each with a cinnamon stick. Serve at room temperature.

e all know that a stamp duty is to be paid to register the sale deed of a property. The stamp duty varies from state to state. In Tamil Nadu it is 8 per cent on the market value of the property besides there is a registration fee of 1 per cent aswell.

Copy of the document in the registration copy format (if the Registration office is fully computerised, it is not required.) 2.Patta Transfer Application

This application should include a court fee stamp of Rs. 5 3. PAN / GIR Details

The details of PAN / GIR number of the seller in case the value of the property exceeds Rs. 5 Lakhs (or Form 60 statement in case PAN/GIR Number is not provided) 4. No Objection Certificate(NOC)

The NOC should be obtained from the local body concerned if the document relates to a house site in an unapproved layout. It is also required if the property belongs to any Government, local bodies or religious institutions. 5. ID Proof & Photographs

The photographs of the executants and the original and photocopy of ID proof and address proof. Particulars such as name and address of the seller /executants and buyer/ claimants , consideration received for the sale, survey and location details of the property including building should be given. The executants should sign on each page of the document and two witnesses should sign at the end of document. In respect to the sale deed, both seller and buyer should sign the documents and appear before the registering officer. The Tamil Nadu Registration Department

has published the guideline value of properties in different areas and it is advisable for buyers to verify the same prior to presenting the document for registration. To facilitate faster processing of applications submitted by the public, the department has embarked upon the Project “STAR” (Simplified and Transparent Administration of Registration), an IT enabled service in 559 sub-registrar offices. It is a comprehensive web package catering to the various formalities with respect to registration. The salient features of this website ( ) include: i) Archival of Documents ii) Issue of encumbrance certificates iii)Issue of certified copies of documents iv)Preparaing property valuation statement v) Guideline values and any information relating to registration E-stamping In order to curb any scope for duplication fraud of the kind that Abdul Karim Telgi was involved in a few years ago, the Central Government has introduced e-stamping service. Under the e-stamping system, stamp duty administration is computerised making it a secure process. The payment has to be done in the e-stamping counter either by the conventional mode of payment by cash or demand draft or an electronic transfer. Tamil Nadu would be the sixth state after Delhi, Karnataka, Gujarat, Maharashtra and Assam to introduce e-stamping for property transactions. The e-stamp initiative is expected to be launched in Tamil Nadu any time now and to begin with, it would be introduced at nine sub-registrar offices in Chennai (T. Nagar, Triplicane, Mylapore, Royapuram, Chennai South Joint I, Chennai South Joint II, Chennai Central Joint I, Chennai Central Joint II and Chennai North Joint I). Under this, the document will be e-stamped and a token will be issued. On production of the token, the document

will be registered in a separate counter and given a ten-digit unique certificate number with security features. Since this number will be entered into the official records, duplication is ruled out and even the duplicate copy will have the marking as ‘Copy’. The document will also have a barcode and a water mark with the official insignia that will ensure its authenticity. In Tamil Nadu, the agreement for providing the infrastructure for switch-over to e-stamping was signed with the Stock Holding Corporation of India Ltd by the Registration Department of Tamil Nadu on May 28. According to an official of the Registration Department, the system, besides eliminating stamp papers and revenue leakage, is very fast, foolproof and transparent . Are You Buying A Property? Here are some factors to consider before buying a plot or constructing a residential building: Check whether the seller has a right over the property. Check whether the layout has been approved by the CMDA and the local body. (Copy of approved layout can be obtained from the CMDA for a nominal fee.) Check whether the roads and park area have been handed over to the local body through a gift deed. Check whether the abutting road of the plot has been maintained by the local body or has been handed over to the local body. Verify whether the plan has been prepared according to the development control rules. The passenger airbag will be disabled when the airbag warning lamp is illuminated as a result of this defect, and the passenger airbag warning disable lamp in the overhead console will also get illuminated. One terrible sneeze and we expect the best in the field to attend to us. What about our cars then? What if they fell sick? Viewed with a certain interest, cars have this nature to transcend themselves into much more than ‘mere carriages’ that get us around. The emotional value one would attach to his/her car would often win the machine a feminine or masculine form that can talk to its master through the revs and the gear changes. So isn’t it fair then, to expect a nurse-like care from the mechanics who work on your pet as he/she goes in for better health? If it is, then Ignite is where your car could feel at home, for it doesn’t just house technicians who know enough about your machine, but has people who care about cars. Raghav, the man behind this car care facility, is one of those many automobile enthusiasts who got a hands-on opportunity to work, and even live, with these majestic beasts. This, one could say was because of his job with JK Racing and several encounters along the same lines; This is all before Ignite happened earlier this year. Raghav started Ignite in February 2009 with not just the professional motive but also to cater to the emotional value of being an automobile enthusiast, or a petrolhead rather. This purpose of satisfying the enthusiasts echoes as soon as you step into the workshop and find the man himself down to the task and also cheering his staff in every way. What’s more, being an off-road junkie himself, he understands what it takes to satisfy a fellow enthusiast.

Satisfying a petrolhead could often get ghastly. It requires a microscopic eye to catch that smug expression which, in most cases, is what tells one what is required. Last week, the workshop offered insights on the Fiat Palio. With every week, a new car is stripped in to discuss its very fundamentals. This reaffirms not just Raghav’s passion in cars but also the expertise that he offers. Knowing his passion for offroading, I’d consider it really essential and exciting if the workshop featured an SUV sometime in

the near future. The other lot to be kept happy are his staff. Dedicated and skilled technicians, they need some colour to beat out the monotonous task they perform every dawn to dusk and this need is perfectly well understood by the owner and is met with off-road drives and new technology, which I’m sure, cannot fail in exciting anyone. On a lighter note, I learnt from Raghav that his staff get excited about using the web to read further about their beloved machines and also that telemetries put a smile in them. An added excitement for both enthusiasts and the staff is the fact that Ignite is where the car that would represent India at the Malaysian Rainforest challenge, considered one of the biggest for 4X4’s. Team India, therefore, is aptly named Team Ignite. Raghav has recently represented the Indian 4X4 scene in Sri Lanka and considers it an aim to prove to the world that Mahindra, In-

dia’s only off-road expert, has produced cars that are capable of challenging the likes of Land Cruisers and Land Rovers. fter books, food products, habits and buildings among others, it is now the turn of fashion, to go green. Ecofashion or organic clothing is an emerging trend, and people all over the world are opening up to this new vista for either environmental concerns and/or personal values. (No! This does not include models posing nude in opposition to animal fur clothing) For people who are not so clear about what falls under the genre of organic clothing, it refers to all garments, apparels and accessories free of any part of an animal (or bird or insect) and chemical/synthetic materials.


Some of the fabrics that are involved in the making of organic clothing include cotton from the fields without the usage of pesticides or any other fertilizer, linen that is produced in a labour-friendly environment, wild silk which is obtained from the cocoons in the wild that have been damaged by the moths emerging out of it, abaca (a vegetable leaf fibre derived from the plant Musa textilis), bamboo fibre and even re-used and recycled products like plastic bags and soda-bottles.

Though it is an increasingly observed phenomenon in the West, India especially Chennai, is in no way out of the league. Several boutiques in Chennai today offer a small slice of this pie to the market. Orange Harvest in 3rd Street Abhiramapuram hosts a proud collection

of exclusive cotton and linen products that keep you guilt-free of soaking in invisible animal-blood. Collage has come up with a line or two of organic clothing in recent times, and there are occasional exhibition cum sale of organic apparels in collaboration with an international arm. All one needs to do is keep their eyes and ears open for information. However, one cannot deny the fact that there are fewer places than reasons to buy organic garments in our city. Living in a traditional society where it is customary (read compulsory) to adorn oneself with several yards of silk throughout one’s life, there is not much room to think of the several million silk worms that have been brutally deprived of their homes and lives in the process. Not to forget the pitiable plight of the silk weavers either. Imagine walking into one of the jam-packed silk stores in T.Nagar and asking for a ‘wild silk sari’! Leave alone turning the sales person wild, we are more likely to faint looking at the bill if at all there is one available. Wild silk is produced in a much smaller fraction due to the difficulty involved in smoothening the broken threads left by the moth and hence, ten times more expensive than the usual silk from the mulberry silkworm. Nevertheless, there is no hope lost with imitation silk available in the market. Cheaper and easier to produce, it is commonly known as ‘Art Silk’ and is synthetically manufactured from rayon, nylon and mercerized cotton to produce a fibre that looks like silk. If finding organic clothes seems like a hassle, there are other smaller and easier ways to go green with fashion. Let’s not forget that fashion is not just restricted to clothes. One can quench the thirst for ecofashion by purchasing jute bags from Bally Fabs in Spencer Plaza or Jute Emporium on TTK road. Or, opt for footwear made from the leftovers of mattress-production, which is available almost everywhere including Pondy Bazaar and Fountain Plaza. There are laptop bags made from fibre and cloth in West Side, bags made from kalamkari fabric and banana fibre in Fab India (remember to stresss on non-leather as these may at times come with leather straps) and use gorgeous paper jewellery or beaded jewellery from the gypsies. There is no end to innovation in eco-fashion or organic clothing, given the morethan-tolerable amount of harmful synthetic and plastic materials that have already been produced. Production of re-cycled accessories and environmentally sensitive fabrics give a lot of social returns in terms of livelihood to the labourers, ecological

preservation and healthier environment. And there is a lot of room for experimentation and exploration in this area, as remarked by one of the pioneers of the ecofashion movement. While it opens-up to more opportunities in textile manufacturing and production, the public also needs to open-up and embrace it with enhanced knowledge, awareness and responsibility. Yes, it might cost more, but saving on that penny might cost us our Earth! -Shruthi K.M

Eco makeover for the world! The first, full-fledged public revelation of eco-fashion happened in the New York Fashion Week in February 2005. It was an event called FutureFashion sponsored by Barneys in collaboration with EarthPledge, a non-profit organisation. Several designers came up with garments made entirely from eco-friendly materials like hemp, recycled poly, bamboo and even corn fibre! And since then, a lot of fashion gurus have embraced organic clothing that predominantly continues to remain open to the upscale and high-end market only. All over the world, several researches are under way to give people a clearer vision of how, why and what is organic clothing. Experts define it as “stylised clothing that uses environmentally sensitive fabrics and responsible production techniques” while the nonprofit Sustainable Technology Education Project (STEP) defines eco-fashions as clothes “that take into account the environment, the health of consumers and the working conditions of people in the fashion industry.” Linda Loudermilk, a pioneer in the eco-fashion movement, uses sustainably produced materials made from exotic plants including bamboo, sea cell, soya and sasawashi (a linen-like fabric made from a Japanese leaf that contains anti-allergen and anti-bacterial properties).

I have many comedy scenes as well. ‘Kathirvel’ is almost done and next month, we are going abroad for the songs. Ajmal is the hero and N Venkat, a former associate of Charan is the director. ‘Yaathumaghi’ is another film that’s due to release soon and I am really excited about it. I have put my heart and soul into this film. The magic of ‘Yaathumaghi’ It’s the biggest experiment I have ever done, yet I’m ready to take the risk. The story of the film was narrated to me on the sets of Masilamani and as the narration went on, I could imagine the film and I said ‘yes’ immediately! It’s about a girl from Kumbakonam who is a total movie bug, she eats and sleeps movies. She comes to Chennai and meets a pho-

tographer and how these two opposite poles get attracted forms the rest of the story.
