Planning and Engineering The site is a fully approved Planned Unit Development (PUD), with engineering and construction approval anticipated no later than March 31, 2022. The city permits construction phasing, and Ginn Group is providing several Phase 1 construction alternatives with the due diligence materials. Provided that finished lots are consistent with the engineering and final plat approvals, there is significant flexibility in the construction phasing approach.
Due Diligence Materials AND Construction Cost Due Diligence materials include the PUD and Plat Approval, engineering plans, and a horizontal construction cost estimate. Developing all 287 lot in one phase is the most cost-efficient approach and will cost approximately $20,000/lot if developed in one phase. Several options for Phase 1 of construction are also included, with the per-lot cost for a smaller Phase 1 closer to $40,000/lot since Phase 1 will necessarily include construction improvements that will benefit future phases. The due diligence materials include our conceptual house plans developed specifically for THD and can be purchased if needed for construction.
