EXPERT INSIGHTS LOOKING AT 3RD QUARTER The third Quarter in the Tahoe area saw some mixed results over last year. Much of this has to do with low inventory and the monumental $25M lakefront sale from last year. We didn’t see anything on the market at that price this year. There were still 37 homes that sold over the million-dollar mark, slightly down from last year’s 40. Overall on the lake numbers were a little down from last year and days on market were up. We did see the median price come up 4% which is a healthy rise, however, the

average was down (again due in part to the $25M sale last year). Once again each micro-market had varying results with the West shore performing very well. A couple of things to note. Again we still had low inventory over on the lake and although we did see a rise in the days on market, we saw an improvement in the list to sales price. This shows that agents are pricing the inventory we have very well. The average sales price

was down but again we didn’t have that $25M boost bringing it up, the lowest priced property was up 25% from last year, also a good sign. All and all it feels like the market is pretty stable.
