Dear Neighbors... Congratulations to the Mako Education Foundation on their Monte Carlo Madness Fundraising Event Extraordinaire. It was a fun and festive event! Please see my Mako Foundation Pledge, mentioned in this publication, which will further benefit Vista Del Mar. We are in the midst of the summer selling/buying season! Now is the time to sell, - people are looking to move during summer… and it’s the time to buy - there is a good selection of inventory right now. Every time a new client comes in to talk about listing their home, lately with Just Talega in their hands, they always ask about my 1% listing fee. When I illustrate very simply for them the additional amount of money they will make by listing with me, the next question is always, why doesn’t anyone else do that? Part of the reason is due to the fact that I am an independent broker. I don’t have to play by other agencies commandments. I can make independent decisions. I do what it takes to make my clients happy with the results of their refinance, sale or purchase. Years ago when properties were selling for 20-30%+ or more, no one cared what they paid to their listing agent. Now, when every penny counts, it seems crazy to my clients to pay someone 2.5-3%. (to see this illustrated please review the example on the following page) Gladly this 1% listing fee concept is making sense to more and more people. So call me if you are thinking of selling your home, and perhaps buying another one - working with me is a money saving venture-I can save you thousands of dollars. TIPS FOR LUXURY LIVING

Whether you are buying selling or staying put here are some tips to update and create luxury in your home.

$500 Vista Del Mar SCHS Donation Pledge

Paint. Fresh paint hides a myriad of wear and tear. Good application, custom finishes and updated colors can be very inexpensive upgrades. At least paint every 3-5 years if your walls stay in decent shape and you really like the color on your walls.

Change Bathroom fixtures. A bit more in terms of time and expense, but turning your powder room or main bath into your own personal spa can be a game changer. At the very least give the room a good scrubbing.

Built-ins and moldings. These can add aesthetics, architecture and utility.

For every closed transaction referred to Gary J. Sroka/Sterling Coast to Coast, Inc., from this Just Talega publication a $500 donation will be made, in your name, to the school support foundation of your choice.

Integrate personal technology into the home. A charging station will de-clutter tables and desks and keep all the chargers in one place and tidy. Hang your TV, and hide the cords if possible, this is a major clean up for the family/media room.

Organize. For some people this is automatic and easy, for others it’s a little more effort. Here’s the thing, it really is easier to get things done in a clean, orderly space. “Everything in it’s place and a place for everything.”(at least we can dream).

Short Sales What are they & why do lenders accept them?

A short sale is an arrangement with your lender whereby they allow you to sell

the property for less than the amount of the current mortgages. Short sales are a way for homeowners to avoid foreclosure and minimize the damaging effects of a foreclosure.

Why do lenders allow short sales?

  • Short sales save the lender the expense of foreclosure   • Lenders are not in the business of owning real estate.   • Lenders do not want to acquire properties for resale because it’s costly.

How long does a short sale take?

  • It’s a complicated process and could take from 3 to 9 months.   • During this period sellers typically do not make any mortgage payments.

Can you complete a sale if a notice of default (NOD) is filed?

  • Yes. The lender will work with us and even allow you to cure the late payments even after the notice of default (nod) notice of sale (NOS)has been filed.   • We have successfully stopped the foreclosure sale up to 3 days before the foreclosure sale.

What happens to your credit?

  • Your credit will be affected by the short sale process, but if you start the process early enough you can avoid the negative foreclosure rating on your credit.

Can you complete a short sale and keep your mortgage and credit current?

  • Yes. Some lenders will grant short sales while your credit is still current as long as your financial situation warrants it.

After a short sale, when will I be able to buy a home again”   • Typically, most guidelines are 2 years, but restrictions may apply.
