& CHUCK GARGOTTO PRESENT
The Preserve in Greenwood Village
42 5 1 PR ESERV E PAR KWAY NORTH
Exceptional custom home ON ONE OF THE MOST GORGEOUS, SERENE SITES IN THE PRESERVE.
Designed by a prominent architect as his own private residence and built by Malibu Homes, every detail of this elegant property has been thoughtfully considered. Truly transitional in style, the home beautifully combines traditional forms and contemporary flourishes.
The home was intentionally designed to take advantage of the views of the Highline Canal, the Marjorie Perry Nature Preserve and the mountains. Set deeply on one of the last of the few large canal sites, this allowed for a gracious entry from the street through the manicured courtyard to the covered front door. The depth of the site allowed for this placement without placing the house too closely to the canal, providing privacy from both the street and the canal.
Window boxes, brick walks, hand laid brick paved walks and fountains add to the welcoming setting. Landscape was designed to focus attention on the architecture and create an inviting courtyard as well as provide privacy.
The architectural design provided ample opportunity to articulate traditional materials and roof forms, create open and interesting interior spaces and allow natural light to filter into the home. The interior of the home is bright, open and airy, with custom Pella windows and doors throughout. Large windows face the canal, while high windows strategically placed and 6 skylights beautifully illuminate the interiors during the day. The first and second floors blend seamlessly through the use of a bridge and balcony making it a wonderful open family environment. The stately entry features natural tumbled French limestone, stepping down onto lovely wide random width plank oak flooring that stretches throughout much of the main level.
The large kitchen, dining and Great Room, while open to one another, still maintain their own intimate character.
The Great Room, with huge cathedral windows overlooking the beautiful Highline Canal and Nature Preserve, features a monumental stone fireplace, alder wood built in entertainment center and hand cut wood ceiling beams.
The formal dining room is elegant yet inviting, with rich paneled ceiling, stone accent wall and French doors to the front private courtyard.
“Kitchen Showcase” designed the custom gourmet kitchen – with tumbled French limestone flooring - offers high grade Italian polished Brazilian granite countertops and kitchen island, Viking and Subzero appliances, a built-in Miele cappuccino/espresso machine, two dishwashers and handy built-in desk space. The adjoining hearth room is a cozy space for informal dining, with gas fireplace and opening to outdoor decking and views of the open space.
Library and Music Room
The wood accented library and music room is designed to be an adult space and the volume creates an acoustically welltuned room. The French door opening to the courtyard has been added so that this could be used as an office. The southern exposure adds light to the room all year long. Stained glass windows in the alcove provide privacy and add architectural interest.
The large laundry room/mudroom is a perfect place for projects or for staging the caterer. The oversized coat and shoe area, finished in the same beautiful alder wood as the rest of the home, lead to the home’s 4-car attached garage.
The main floor master suite was designed to provide a sanctuary, with both the fireplace setting and the covered deck making for a special, quiet retreat. The raised ceiling over the bed allows for high windows and light.
Light and bright with stained glass windows, the wet bar and steam shower adds to the spalike ambiance in the large master bath, which also offers tumbled French heated limestone floors, double separate vanities and commodes and large walk-in closets.
A classic curved staircase with custom made wrought iron railings and balustrade lead to the upper level. Pearlescent painted trim, vaulted ceilings, stained glass windows, lovely carpet and skylights create a warm and architecturally exciting environment.
Upper Level Bedrooms
Four upper level bedrooms are nicely sized for both kids and/or guests. The ceilings are playful and high to give the feeling of a more gracious space. The bathrooms are arranged for acoustic privacy. The center bath shares some of its light with the main room while the stained glass windows provide plenty of privacy yet add a whimsical touch.
The office/studio accommodates two desks, a partner arrangement which readily provides double occupancy. The conference table is great for meetings and the outside deck good for conference calls in the summer. A great place for taking calls is the upper conference room, with views to the mountains – a very unique space not often found in today’s homes! This office could be converted into a bedroom, as it currently has a roughed in en suite bath. The “hidden” cleverly designed spiral staircase behind the suit of armor is a nod to the playfulness of children, and connects all three floors!
The lower level walk out basement features beautiful knotty alder stained wood trim and cabinetry throughout, and has been designed for entertaining, with its tiered seated home theater, gaming area and bar. The wine room (ready for cooling) stores over 300 bottles of wine. The additional bedroom, set apart from the main living areas, full bath and exercise room are designed for a live in nanny suite or in-law apartment. The elevator shaft services all three levels of the home and is ready to accept this appliance when needed. All the utilities needed for a secluded hot tub, are already installed beneath the covered deck
The use of open and covered decks and courtyards provides many choices for relaxation, entertaining and enjoying the Colorado landscape. The huge wrap-around deck also features a built-in fireplace, barbecue and built-in heat lamps, as well as custom designed lighting by Unique Lighting.
A premium, rare site in the Preserve, it overlooks the Marjorie Perry Nature Preserve, a 60acre dedicated wildlife sanctuary maintained by Greenwood Village. The Highline Canal trail runs behind the property, which is readily accessed and used by horseback riders, joggers and walkers and extends into other trail systems.
