Gill Hunt President of the Jersey Estate Agents’ Association offers some simple advice on property finance More than ever, in the current financial climate, it is paramount that before you start to view properties, you pop along and have a chat with a mortgage advisor. It is not correct to do a rough calculation based on say, 5 times your income and assume that is how much you can borrow. Now, getting a mortgage is based on AFFORDABILITY. Remember, just because your friend, who earns the same as you has borrowed a certain amount, it does not follow that you will be able to also. Once you have a good idea of your budget, then set about finding your new home. So many times people will make appointments and even make offers when they have not even made contact with their lender! As agents, we will often ask if a buyer has already had mortgage approval, in principle. If a buyer has, and is thinking of making an offer, we will then be able to vouch for them to the vendor and, their interest in the property will be taken more seriously. Another tip to ‘get ahead of the game’ is to get all your financial statements, income and expenditure prepared well in advance. This will speed up the full mortgage application, help you secure your dream home quicker and not lose out because the vendor feels that the transaction is ‘dragging on’. Finally, there is nothing wrong in shopping around for the best financial deal. Brokers will shop around for you, a bank will only offer their own product and don’t assume that your own bank will lend you the most.
