MARIA SOPHIANOU Jersey born and educated at Beaulieu Convent School, Maria Sophianou has worked in the property industry for over a decade. Having taking up the role as Negotiator at Maillard’s Estates 6 months ago, she is responsible for promoting and selling Maillard’s extensive range of residential properties. We caught up with Maria to ask her expert view on Jersey’s housing market today. Maria, you’ve been in the industry for thirteen years. What first attracted you to pursue this career path?

Whilst working at the Jersey Evening Post, I sold advertising space along with helping to organise the fashion, beauty and property features. I really enjoyed gathering information on the properties and new developments which prompted me to apply for a position as a sales negotiator at a local estate agents.

What is your favourite aspect of the job?

Helping purchasers, especially first time buyers, to find their perfect home and helping them through the anxiety of the transaction itself.

What would be your key piece of advice for first time buyers in 2018?

The best advice I can give to first time buyers is that it is essential to make an appointment with a mortgage provider and find out what amount they can borrow first. This alleviates any disappointment further down the line.

Is there anything you would change about Jersey’s housing market?

The worst thing about the Jersey housing market is that a purchaser, and sometimes vendors, will pull out of the transaction a day or two before it goes to court. I believe we should have some system where deposits are in place.

What are your hopes for Jersey’s housing market in the next decade?

I would like to think we will see more environmentally conscious buildings being built in the island and homes that are energy efficient, including renewable energy sources such as wind, water and solar, crediting a healthier indoor environment.

In 2016 and 2017 we saw a steady rise in property prices. Demand at the moment is out-stripping supply. If this carries on, I believe the market will continue to rise, depending on interest rates and our position regarding Brexit.

If you could build your dream home anywhere in Jersey, where would it be?

For me, it would have to be Green Island. As a child I used to love playing in the rock pools, climbing up Green Island itself and just having endless days of fun on the beach.

Our research has shown that buyers overwhelmingly prefer floorplans on property details in addition to the usual description and written dimensions. There are several good reasons behind this preference, which is why we always feature floorplans on our particulars:

Firstly, where several properties are competing for a buyer’s attention, the particulars that include a floorplan always make an immediate impression. The layout of a property is a major consideration when choosing a new home, and cannot adequately be described by words and room sizes alone. It is the relationship between the rooms in a property that can make the difference between a comfortable and attractive home and a purely functional one. People make buying decisions on how a property “feels” as much as they consider its size. Several smaller rooms are often more practical than one impressively large one, particularly when there is a family to consider. Only floorplans can accurately relay how

Buying your first property in Jersey with your partner – things to consider #192

Housing qualifications

An unmarried couple, both with housing qualifications, can buy property in joint names and have the security of jointly owning their home. For unmarried couples, where only one has housing qualifications, the position is more difficult. For freehold property, only the qualified partner can own, with the unqualified partner not having the comfort of having title in their name. It is therefore important that couples in this situation enter into an "equity agreement" to protect the unqualified partner's position so far as legally possible. The agreement will provide that if the couple separate, the unqualified partner should be repaid their contribution towards the purchase, and should share in the balance of the sale proceeds after mortgage and other deductions.

or each contributes a different amount towards joint mortgage repayments. In such circumstances careful thought should be given as to how to structure the ownership of the property and whether it would be a sensible precaution to draw up an equity or cohabitee agreement.

In the case of share transfer properties, the law does not prevent unqualified individuals buying shares in property owning companies and therefore ownership can be shared from the outset, however the unqualified individual would have no right of occupation.

Freehold and flying freehold properties are often bought jointly and for the survivor of the parties, so that if one party dies the property will automatically go to the survivor. An alternative, which is less used, is that the couple buy the property as tenants in common. This enables each to own a fractional share in the property, which can be left to third parties in the event of death, and does not automatically vest in the survivor. This may be most appropriate where one or both have children from a previous relationship and they wish to ensure those children inherit their interest in the property. In such circumstances, careful consideration needs to be given as to what would happen to the survivor of the couple.

Couples buying a property together often make different contributions. Perhaps one has the entire deposit to put down,

Best Rates - Pick of the Bunch (% loan to property value/price)

MORTGAGES IN JERSEY The increase in Base Rate that was predicated to happen in May – didn’t! Last month, the Bank of England’s Monetary Policy Committee decided to keep interest rates on hold at 0.50%, despite forecasts stating a 90% chance of it rising in the weeks leading up to their meeting. The markets now believe that rates are unlikely to be increased until November, although as always there are so many imponderables that make economic forecasting no more than a guessing game. Should borrowers worry? The sensible answer is yes, and that they should take advantage of the full range of extremely low fixed rates

Surprisingly, the only sector that has fallen in value is the one bedroom flat, which had previously peaked at £255,000 in March 2008. It’s also worth noting that following the start of the financial crisis, the value of three bedroom houses dipped to approximately £450,000, before recovering to the figures that we now see.

Many of these are at the upper end of the market, so that despite the ‘’mix adjusted average price’’ concept being applied to the figures, in reality there are in fact two markets in the Island – the newly built market and the second-hand market which falls significantly below this level.

These large increases need to be viewed with alarm, as continued growth in such a small market is unsustainable, although what must be remembered is that a significant part of the market that the Index records is the sale of newly constructed apartments and houses.

An analysis of the three-bedroom house figures, shows that in fact 15% of the houses sold were priced at a maximum of £460,000 whilst a further 24% were priced at no more than £520,000 – that’s 39% of the total houses in this sector, so any First Time Buyers shouldn’t give up hope.

MIKE WA D D I N GTO N Formed in 1998, Waddington Architects has evolved to become one of the largest firms of architects, interior designers and landscape architects in Jersey, providing awardwinning, design-led but client-focused professional services across all sectors. With identifiable projects such as Wesley Chapel, College Gardens and the soon to be built 2 Minden Place building, we caught up with Director, Mike Waddington, to discuss the importance of architecture in making St Helier a beacon for attractive urban living. The projects you’ve worked on in St Helier are quite distinguishable. Do you have a central theme or idea that you centre your projects around?

No, I don’t think so. I think most of our thinking is fresh and project specific. In saying that, we do try and keep focused on two things - sustainability and a keen interest in ecology. I’m becoming more and more interested in public spaces and urban planning as well as architecture, especially as we’re doing an awful lot of work in

St Helier. I think the major attention needs to be public spaces, roads, ‘greening up’ town, creating spaces for people to enjoy because town is going to become much more dense. We need to think much more in terms of creating happier neighbourhoods and communities.

With Wesley Chapel and College Gardens in mind, how important is it for you to preserve original architecture?

How important is it that the landscape & interiors ‘match’ the architecture? Well, it’s the zen thing to have a building where all of the components appear to be part of the same

What do you hope to bring and offer to residents of projects?

Easy answer - happiness. And also livability. We try to put ourselves in the shoes of people who will live in our buildings. We try to understand what will make their lives better, what will make life easier for them and what will make them feel more like it’s their home.

Has this changed in recent years and do you think it’s set to change? Yes, I think it has changed. I think architects spend an awful lot more time understanding how people are going to use their buildings, and I think that’s a really good thing. We actually now engage in consultation with the public, we take on more feedback than I think the profession ever has, and I think certainly for Jersey and in particular St Helier, the big change for architects is going to be working towards an overall urban strategy. Rather than St Helier being seen as a series of developments that are isolated, it’s the concept that those isolated projects could be joined together. If St Helier is going to become the most populated place on the island, then you have to think quite hard about things in life - for

example, if you’re living in a flat in St Helier, where can you go and have a barbecue? If you sit on a bench in town, can you get wifi? Could there be e-bike hire hubs or convenient recycling pods for plastic bottles? Things like that, which could make more attractive urban living.

What is your favourite project of yours to date?

It’s not built yet, but I’m superinterested in our Minden Place project, which will be accommodation for some of society’s more vulnerable people. It will give them their first foothold and a place to call home, where they can get themselves organised, get ready to find work and get their lives back into order. It’s our first-ever brick building in Jersey and not everyone’s cup of tea, so we’re taking quite a risk, but are really passionate about making it a success.

That’s a big question. For College Gardens and the 1875 building, the original architecture was actually largely removed. At Wesley Chapel, there was a big fire and we ended up saving and reconstructing the classical facade, which I really like because I think it’s a really interesting centerpiece to that public space. So, we kept a fragment, but had it not burnt down, the project could probably never have happened. At College Gardens, for us the most precious and important historic element is the front range - the classical facade and the lawns in front of it, which have all been preserved and renovated. But, in order to make the apartments we had to convert the school building, so that meant taking out an awful lot of the internal structure to do that. Some of the internal features, like the oak paneled library from the 1930’s, we’ve transported to the current JCG building, so rather than it be buried in 2 or 3 different apartments it’s now in a school being enjoyed every day by the students with an interpretation panel so that they can understand where it came from. It’s kind of like living heritage, which I enjoy. It’s about a balance at the end of the day - heritage protection vs people enjoying buildings and sites in town.

Equally, the landscape is the great outdoor room, so it’s all part of the same house. It’s kind of like recapturing that arts and crafts era when architects designed furniture, door handles, landscapes - it’s a fantastic thing to be involved in.
