From The Principal’s Desk....... Purchasing a residential property is one of the most strategic steps towards wealth creation a person can take in their lifetime. This means you should take every precaution possible to ensure the property you are buying is in good condition before you commit yourself to settling a contract of sale. Many buyers feel overwhelmed by the time, effort and research that needs to be put into performing due diligence. However, due diligence should be your best friend, not your homework, as it allows you to gain an in-depth view of the property you’re buying. If possible, before you sign a contract of sale, you should purchase a professional building and pest inspection report to make sure the property is structurally and internally sound. If this is not possible you may make your contract of sale conditional upon receiving a positive report for same. A professional inspection can help you to identify any problems a home might have before you make a final decision on investing. It’s important to also establish that the property you’re buying is appropriately priced. In some cases, it’s prudent to obtain a professional valuation, especially if circumstances make it difficult to establish a reasonable expectation. An independent valuation can inform you of the potential resale value of the property, as well as rental return, should you choose to turn the property into rental accommodation in the future. It’s a good idea to get your finance preapproved, in writing, before you begin searching for a home. Not only can this help to make the home buying process a lot less stressful, it can also give you greater confidence during negotiations. MAREK ANCYPA Marek, of Polish descent, has been a resident of the Northern Gold Coast for over 20 years. He, his Australian born wife Nicole, and daughters Ashleigh and Gabriella, love all that the Gold Coast has to offer. DALZIEL

John’s main interests over the years have been and still are all forms of ‘footy’, cricket, (he trialled for Queensland Colts back in the 70’s, and represented Mackay in what was then called the Carlton Cup competition) and loves sport in general; with Aussie Rules being at the top of his list. His other major passions are writing novels, live theatre: he was once a member of Twelfth Night Theatre, and was in a production which starred both Geoffrey Rush and Penny Downie under the direction of Rick Billinghurst, and all three have gone on to be world beaters in their chosen professions, and become great Australians. He was also very active in many Music Hall productions in both acting and writing roles. His other interests include his family and grandchildren in particular. It was through his interest in Karate that led to his introduction in Melbourne to one of his heroes, the great Edward ‘Weary’ Dunlop, who was a co-member of a committee formed by the National Australia Bank, for fostering and strengthening friendships with Japan. John came into Real Estate with an abundance of management and business experience behind him, having been a senior manager in several divisions of a major national transport company over a period of twentyfour years. Sweet and Sour Pork From our Accountant, the lovely Queenie.......

Serves: 4 Preparation time: more than 30 minutes INGREDIENTS 500g pork fillet, cut into cubes Batter 1/2 cup plain flour 1/4 cup cornflour 1/2 cup cold water 1 egg 1/4 teaspoon salt

METHOD 1. Sauce: Heat oil and saute chopped vegetables for 5 minutes 2. Mix sugar, soy sauce, pineapple juice, vinegar and tomato sauce together then add to the vegetables. Add the pineapple pieces and bring to the boil. 3. Once the sauce is boiling, add the cornflour which has been blended with the water. 4. Continue stirring until mixture boils and thickens.

Oil, for deep frying Sauce 1 red capsicum, cut into cubes 1 onion, halved and sliced lengthways 1 carrot, sliced and cooked 1 x 300g tin pineapple pieces, 2 tablespoons juice reserved 3 tablespoons oil 1/2 cup sugar 2 tablespoons soy sauce 2 tablespoons vinegar 1/2 cup tomato sauce 1 tablespoon cornflour 1 cup water

5. Keep hot while preparing pork. Heat oil for deep-frying pork. 6. Whisk batter ingredients together until smooth. Add port and stir to coat well. 7. Fry pork in batches until cooked, about 4 - 5 minutes. Drain on paper towels and keep warm while cooking the rest of the pork. 8.
