Following conversations and the site visit with members of Poag Shopping Centers, Stantec ViBE has identified what we believe are the essential quantitative and qualitative objectives necessary to upgrade the image and experience of Metropolis Center and accomplish the business objectives of Poag Shopping Centers.

Acknowledge the importance of quality lighting and the perception of safety. Metropolis Center enjoys a broad age demographic due to the variety of retail, food, and social offerings available. Visitors strolling through the Center need to feel safe, and one of the primary factors related to the perception of safety is the apparent brightness provided by outdoor lighting systems. Adequate street, sidewalk, and public space lighting is critical in orientation, obstacle avoidance, crime prevention, and a general sense of ambiance and vitality.

Quantitative Expectations & Outcomes

Presently, the outdoor lighting systems at Metropolis Center are not only inadequate at providing the required light levels, but are also visually at odds with the desired countenance of the Center going forward.

Increase visitation of the current customer while both aracting new customers and recapturing customers that no longer frequent the Center. Increase “dwell time”, lengthening the stay of shoppers who have made the decision to shop, dine or socialize at the Center. Increase Metropolis Center’s aractiveness to brands and tenants who are critical to repositioning the fashion and food offerings in the Center. Retain brands and tenants who are currently in the Center. Implement maintenance-friendly, durable finishes, materials, and amenities through out the Center to ensure longevity across all four seasons year in and year out. Accomplish the above through creative and judicious deployment of available financial resources.

Qualitative Expectations & Outcomes Establish Metropolis Center as a stylish, fresh, fashion-focused destination. Fashion is above all about change, energy and the new. Tenants typically provide those ingredients with their products, advertising and social buzz. The public areas of Metropolis Center will become a part of that lively discourse between the brands and their targets. Transforming the public areas into spaces and places that encourage interaction and project vitality is the primary objective. The vocabulary of all current public area elements—seating, landscape, street furniture, lighting (both light quality and fixture style) is out of sync with both the customer and the greater context of Plainfield. This is immediately evident to the younger, design-savvy fashion-focused shoppers. They clock everything- consciously or unconsciously. Each visitor, whether they know it or not, is continuously asking themselves, “…does being here enhance or diminish my personal brand…?”

Additional parking within the interior of the Center can be had by reducing gratuitously wide sidewalks in strategic locations which will allow for head-in parking instead of less space-efficient parallel parking.

Reposition and recast Metropolis Center’s brand with a new identity, signage family, environmental graphics, and web-presence that are appealing to the aspirational longings of our customer. Use the project perimeter creatively to engage the 84,000 potential customers that drive by the Center daily on Perry Road and Highway 40. The Center’s refreshed brand will reflect a balance between the dynamic, ever-evolving character of fashion-focused retail with the enduring qualities of warmth and meaningful connection to community. Acknowledge the value-conscious, Middle American character and values of Metropolis Center’s customer base... Levis, not Ralph Lauren. Restore and repair the project’s surfaces to align with customers’ expectations by addressing the issues of deferred maintenance and the defunct future-themed public spaces, amenities and architectural embellishments. Currently the project is out of alignment with current customer and shopper expectations. The quality of the materials, colors, finishes, storefront presentation and lighting have slipped below that of the competition. Many of the building and amenity materials and surfaces appear austere, cold and uninviting. Non-functional [but highly visible] lighting, audio, signage and pageantry equipment sends a distressing message to our shoppers and visitors. Improve Metropolis Center’s experiential qualities. The current public spaces are beset with missteps related to how people elect to interact and socialize. There are few special moments that engage and captivate the visitors and shoppers, rendering the visit in some way memorable or special. The Center lacks a meaningful sense of place. Providing seings for activities and interactions at a variety of scales will encourage more frequent and longer visits. Landscape, lighting, site amenities, informal and transitory markets and events, among other things, can make a material difference in this regard.
