Seller Insight When we found the village of Thenford we fell in love with its unspoilt beauty,” says the current owner of this characterful Oxfordshire property, “and after waiting for one of the few houses in the village to come up for sale, we bought The Old Rectory. This was over 35 years ago. It was the perfect weekend home for ourselves and our three daughters and on Friday evenings, we couldn’t wait to escape London for our family weekends in the country.” With 5 bedrooms, generously proportioned rooms and a large garden, the property is ideal for everyday living and entertaining alike. “The house and garden are perfect for parties,” says the owner, “and over the years, we have celebrated everything from birthdays, family Christmases, my daughter’s weddings and their children’s christenings. It is extraordinary how the house seems to grow to accommodate whatever number of people happen to be here at any given time! Some Christmases and New Year’s, we have even had up to 15 overnight guests staying. However, even when the house is full, this is a happy, fun-filled home which is always calm and welcoming, with everyone leaving more relaxed with their batteries re-charged at the end of their stay.” The garden too has much to offer, serving as a natural extension of the indoor living accommodation in the warmer months of the year. “With three doors leading outside – one from the utility area, one from the kitchen, and one from the sitting room – there is a wonderful flow from the indoor to the outdoor space,” says the owner. “With so many south-facing doors and windows looking over the lawn, I could always watch my own young daughters – and now my grandchildren from the house – when they dashed out to do cartwheels or play football. This attractive walled lawn area is the perfect safe haven for a family, in that regard, giving young children the space and freedom to run around.” Just over five miles east of Banbury, and a short drive from the larger village of Middleton Cheney, Thenford itself is attractive and peaceful, the only public building being the historic church of St. Mary the Virgin. Junior and senior schools, as well as all necessary amenities, can be found in Middleton Cheney, while proximity to the M40 provides easy access to the motorway network for travel further afield. Banbury’s mainline train station offers services to London with a journey time of around an hour.” “My light-filled bathroom is my sanctuary, in that it is accessed from the master bedroom so quietly tucked away from the rest of the house. It is a truly peaceful place to be, especially to steal a quiet moment for myself when all the grandchildren come to stay!” “Christmas in this welcoming house is always cosy and memorable and a real family tradition. My children and grandchildren don’t want to be anywhere else and come from far and wide so we can all be together at The Old Rectory.”*

From the first floor, a door provides access to a staircase leading up to the second floor bedrooms under the eaves. The excellent master suite on the first floor is accessed via its own staircase but is linked to the other first floor bedrooms at the top of these stairs via a landing. The master suite has a wonderful feeling of privacy with exposed beams and a window to the front. A door leads to a stunning ensuite bathroom with a window to the east elevation which gets the lovely morning light. The guest bedroom has a feature fireplace, built-in wardrobe, a sink unit and window to the front providing great views over the garden and a pretty paddock beyond. Another attractive double bedroom has a feature fireplace, sink unit and south-facing window to the front elevation again with a pleasing view. These two bedrooms are serviced by the family bathroom. To the second floor, there are two more double bedrooms and a guest WC. This has been a very happy house and I’m sure will continue to be so for whoever is next to have the good fortune to call it home. The friendly atmosphere to be found here really makes everyone who steps through the door feel welcome.
