Seller Insight We fell in love with the place when we first saw it some 12 years ago as we were looking for something quirky and just that bit different. During the time we have lived here we have enjoyed updating and refurbishing it. We replaced the kitchen/dining extension to replicate the rest of the main sitting room which was the original chapel and built an extension upstairs. We also love the fact that we are a minute’s walk from the station, the town and the local garage with its excellent shop that is open 24 hours a day, seven days a week. We are keen gardeners and have spent a great deal of time enhancing the garden and, in the summer when the leaves are on the trees, it is completely private. Broadstairs is a delightful place to live permanently and as a holiday retreat. It includes a number of beautiful sandy beaches from the picturesque Viking Bay and Louisa Bay to the Blue Flag Stone Bay plus Joss Bay with its surfing and paddle boarding centre. There are lovely clifftop walks and cyclists can enjoy some or all of the Viking Trail from Ramsgate to Reculver. As well as golf at the renowned North Foreland Golf club other sports including tennis, bowls, rugby and cricket are available at clubs in the town. As a Victorian seaside town steeped in history there are annual events such as the Dickens Festival, Folk Week, Gala Day and the Food Fair as well as impressive firework displays. Another advantage of Broadstairs is that it includes some lovely individual shops, restaurants and pubs as well as very good private and grammar schools while the station can whisk you to London on the high speed train in under an hour and a half. Apart from that, if you are looking for a bit of more serious retail therapy there is the nearby Westwood Cross shopping centre as well as a casino and the Vue cinema complex for additional entertainment�.*

Step inside Fordoun Lodge

It is not until you open the gate to Fordoun Lodge that you can even begin to appreciate this charming and unique home tucked away behind a wall in the midst of Broadstairs. It was originally built about 250 years ago as a Chapel attached to an old school but has now become a beautiful and unusual family home. The first inkling of its historical past is the impressive original front door and the delightful arched windows and once inside is as though you had been transported to another world. You will be thrilled with the lovely large open plan family space with its double vaulted ceiling and exposed beams. This encompasses a large sitting area with a welcoming log burning stove surrounded by a charming fireplace with original arched stained glass windows on either side. The attractive kitchen/diner includes bespoke kitchen units, a range cooker, built in microwave, dishwasher and American fridge freezer as well as arched glazed french doors to the large and secluded garden. While the adjacent ‘vestry,’ still with its original oak door, has now become a well fitted study. A long corridor takes you to the other rooms on the ground floor that incorporate double glazed doors to an elegant family room with fitted cupboards housing a new boiler keeping the room warm and a discreetly hidden television. There is a good sized family bathroom with a corner bath and an arched wood door entrance as well as two double bedrooms including one with an en suite shower, built in wardrobes and french doors to the garden. The attractive staircase with its waist high wood panelling leads you to the guest room with an en suite shower and the bright master bedroom with triple aspect windows providing plenty of natural light and a walk through dressing area to the en suite triple shower. Outside the garden is a delight and full of surprises. There is a lovely paved terrace and steps up to a lawn partially hidden by raised shrub beds, trees and even a palm tree as well as a store room and good sized greenhouse. In addition there is a large, well insulated brick built workshop with lighting and electrics but could always be converted into an annex, subject to the appropriate planning permissions. At the front there are charming dwarf hedge beds and a driveway accessed from the road through double wood gates.
