Seller Insight Queen’s Head House, a detached Grade II Listed property, is located in the Essex village of Wormingford, an ancient parish on the south bank of the River Stour just six miles north-west of Colchester. Bought semi-derelict in 1995 by current owners Peter and Susan, the period property has been renovated to provide spacious family accommodation; “there was a lot of work to do but the Georgian façade of the main house with its large cart lodge to the side and ample room to run our business really appealed” says Peter. “Susan is Canadian, and I lived in the USA, so we are accustomed to open-plan living; the house, which was formerly a pub, has a spacious layout which we’ve enjoyed. We frequently entertain friends and family and can host up to 75 guests with ease”. *

The south-facing kitchen, with Velux and large garden facing windows, is our favourite room; it was designed and made to our specification. We both enjoy cooking and it’s the room in which we spend the most time. Our front garden was formerly a car park, but we tore up the asphalt, reinstated the perimeter wall and in its place created a lovely garden. We love that there are no street lights, which means the night skies here are wonderful. In the 22 years we have lived here the entire time has been memorable. It has been an amazing home to live in, entertain and relax in, plus it has a very welcoming feel about it. The property is too big for just the two of us now the children have left home, and we have closed down our business; we feel the house deserves a family living in it once again. LOCATION Wormingford is a well serviced village with shop, newsagent, The Crown pub, which hosts a range of events, visiting mobile library and weekly coffee mornings; “the pub has a very good restaurant and take away service. There are two farmers who sell locally reared meat, one whose wife bakes delicious pies and sausage rolls and delivers to the door. The village has a fantastic joinery manufacturer who do repairs, and opposite our house is the Village Hall, with playground and playing fields, which hosts a regular quiz night. The three adjoining villages have additional shops, including a Coop and pharmacy” says Susan. Colchester Royal Grammar School for Boys and the Colchester County High School for Girls are among the best- performing schools in England. There are also two private preparatory schools nearby. Locally, there are miles of public foot and bridle paths along with The Dedham Vale Area of Outstanding Natural Beauty (AONB) & Stour Valley. Nearby Colchester has all the conveniences of a large town, including direct mainline train links to London and other major cities. The A12 is five-miles away, as is the A120 which leads to Stansted Airport.
