Seller Insight It was ‘love at first sight’ when I initially saw the property, despite the fact that it was in a very ‘unloved’ state and I just knew it was the house for me. I bought it about five years ago and then spent a great deal of time and effort in renovating it and restoring the property to its former glory retaining or bringing back historical period features. For watersport enthusiasts there is sailing and jet skiing and golfing aficionados can enjoy the nearby Whitstable and Seasalter or the Chestfield golf clubs. You will find some good primary schools including Herne Primary rated by Ofsted as Outstanding as well as the Herne Bay High school and a number of grammar schools within half and hour’s drive in Canterbury as well as in Broadstairs and Sandwich while commuters can catch the train from Herne Bay station.”*

Step inside Montague House

The Grade II listed Montague House built in 1833 is a superb example of Georgian architecture and provides a nostalgic echo of those bygone days of elegance when carriages would sweep in through the wrought iron gates and stop at the impressive front door to deposit illustrious family members or guests. This delightful marine residence was originally built for Sir Montague as a summer home for his family and was one of the most prestigious properties on the Oxenden estate along with its neighbours Oxenden House and Beaufort House. The estate was created around Oxenden Square by Sir Henry Oxenden of Broome Park from 1816 as one of the earliest developments in Herne Bay and went as far as the seafront. Even today the grassy square is primarily for the use of the surrounding residents and is ideal for taking the dog for a walk. At the same time it is literally less than a three minute walk to the beach so if you like the idea of a mix of ‘country’ and seaside, this property could really be the one. The house is full of period features from the multi pane sash windows and impressive front door to the high ceilings, the well proportioned rooms and the wonderful fireplaces in most of the rooms. As you cross the threshold into the wide and spacious reception hall and see the beautiful Georgian staircase and the panelled doors leading to the ground floor rooms you know this is somewhere very special. There is an elegant drawing room that has a lovely marble and cast iron fireplace as well as a bay window and double doors to a sitting room that would make a charming dining room as it also has a bay window and, when the double doors are open, the whole area makes a lovely space for entertaining. However the real ‘hub of the household’ and where the family are likely to gather most of the time is the vast kitchen/diner/family area with direct access to the walled garden and terrace as well as to a wet room and cloakroom.The kitchen includes some lovely units and plenty of room for a large table and chairs, while you can sit around the wood burning stove inset into the marble surround fireplace. Most of the house and particularly this area is very light and airy with plenty of windows allowing natural light to stream in and the same applies to the staircase with its skylight above. The very useful basement incorporates a well equipped laundry room, a wine store and a large storage cupboard. While on the first floor there is a spacious galleried landing leading to the large family bathroom with its Jacuzzi bath and the four double bedrooms. All the bedrooms have attractive fireplaces and the large master includes an en suite shower room and study that could always be turned into a walk in wardrobe or a nursery while another bedroom actually has a walk in wardrobe.You are in for complete surprise because behind one of the doors are wooden steps up to the top floor that consists of two rooms currently configured as bedrooms but one could easily become a sitting room – making this a fun ‘hideaway’ for teenagers and their friends.
