Seller Insight The South Northamptonshire village of Helmdon sits on the River Tove, which is flanked by meadows that separate the village into two. Positioned in the heart of the village is Grade II listed Yew Tree House, home to Richard and Sue; “the house has great character, the village is a friendly place, and during our 25 years here we’ve enjoyed all the benefits of country life whilst having many fantastic towns and cities nearby” says Richard. The village’s central location offers good access to Oxfordshire, the North Cotswolds, Warwickshire and Buckinghamshire; the vibrant hubs of Northampton, Oxford, Banbury, Chipping Norton, Leamington Spa and Milton Keynes are all within a 30 mile radius and offer great shopping, restaurants and a range of contemporary and historic attractions. Closer to home there is plenty to do too, as Sue explains; ‘the area is a safe environment for walkers and cyclists with numerous country walks and cycling routes on the doorstep with good country pubs en-route - if you’re lucky you’ll hear the Skylarks in the fields and maybe spot a Kingfisher or Heron on the Millpond. The village is a very social place with dozens of interest groups; which is the main reason it is regularly voted Northamptonshire Village of the Year”. The house has four bedrooms, each with an en-suite, which has proved ideal for bringing up three children. The large bespoke kitchen, plus three sizeable reception rooms, means we’ve easily been able to entertain our extended family of 25. In the summer we spend most of our time in the privacy of the birdsong filled, large south facing garden. Our son’s wedding, which took place at the house. The well-equipped kitchen enabled us to prepare a lavish six course meal for a huge party; we hired in waiting staff to tend to our guests who were seated at beautifully laid tables in the sunshine - the secluded garden was the perfect setting for an unforgettable day. The bride and groom were able to walk from the village church back to the house after the service which will always be a cherished memory. We will miss the uniqueness of the house, the privacy of the garden and the wonderful country walks. The main sitting room is our favourite room, it has so much character with ship’s beams over an inglenook fire place and a traditional bread oven; this part of the house dates back to 1600.

There are two staircases in the property, the staircase from the snug provides access to two bedrooms, one currently used as an office and both having en-suite facilities. LOCATION Helmdon is situated around four miles North of Brackley and is conveniently located for the M40 which provides access to Birmingham, Oxford and London in addition to the train network providing an easy commute to Marylebone in under an hour. Helmdon is also convenient for Milton Keynes which is just 35 minutes from Euston. As you explore the High Street, Courtyard Mews and Brackley’s hidden lanes and backstreets, you will come across many independent specialist shops and boutiques that sell a surprisingly diverse range of goods.
