Seller Insight This large and elegantly presented family home enjoys a superb location on an attractive tree-lined residential street close to Bedford town centre. “We purchased the house in 2010, but our house hunt had taken quite some time, mainly because our wish list had been so extensive,” says the owner. “We wanted to find somewhere that was great for kids, had access to really good schools, that was within easy reach of central London and the airports – I travel quite a bit for work – and we also wanted a property with a sense of space and openness because both Tracy and I were brought up in big old Victorian houses. A developer had purchased every property on Lansdowne Road a few years previously and renovated the entire street, and when we walked through the door of the show house we knew immediately that it was exactly what we had been searching for.” “When we first laid eyes on this house it was nothing but a shell; it had been stripped right back to the bare walls, but it meant that we were able to put our stamp on both the look and feel of the finished article. There are some lovely period features and we’ve added more contemporary fixtures and fittings, so I’d say that we’ve given a modern twist to the heritage theme and really upgraded the original design. Externally it’s an extremely handsome period property, however internally it’s very much a modern family home, and although the layout is quite traditional, the rooms are all generously proportioned and have wonderfully high ceilings, so there’s a tremendous feeling of space throughout. In my mind it has the perfect balance between old and new.” “At the time the house was being fully renovated we also decided to have the garden beautifully landscaped,” continues the owner. “The soil was extremely poor quality so we spent a fair bit on having it replaced and now it’s incredibly productive; we had all of the turf re-laid and we also had a very attractive home office built. It’s now a lovely looking space, very peaceful and private and it also seems to have a bit of a microclimate. We’ve planted grape vines, kiwis and a pretty plum tree, all of which have been very productive. You sit out there and it’s hard to believe you’re just minutes from Bedford town centre.” “The large family dining kitchen is the real hub of our home, but my favourite room would have to be the huge main sitting room,” says the owner. “It’s the warmth and comfort of the space that I particularly love. It’s where we gather together as a family, it’s an amazing room to entertain in and, as it’s been zoned to incorporate an office area, it’s a lovely quiet space to work in.” “The location of the house, which is a very up-and-coming part of town, has meant that there have been no compromises in terms of convenience,” says the owner. “We’re no more than five minutes from the town centre, the train into London takes just over half an hour and Bedford has some excellent schools, most of which are within walking distance, which has been fantastic when it comes to the children’s extra-curricular activities. For us it’s been absolutely ideal.” “The first floor of the house is really quite impressive,” says the owner. “We have the master suite, which takes up one entire side of the house and consists of a huge bedroom, dressing room and bathroom, and on the other side of the house we have our fabulous home gym. We haven’t simply put some equipment in the spare room; we had a concrete floor laid and mirrors put on the wall. It’s a real luxury, but it’s been well used by us all.” “We have decided to divide our time between here and Portugal, so this house is just that bit too big for us now,” says the owner, “but we’ll definitely be sad to leave. In terms of what we’ll miss most, I’d have to say everything; in my mind both the house and location tick all the boxes. Primary concerns were to find somewhere great for children with access to really good schools and a home that was within easy reach of main line rail and major airports as current careers involve a fair amount of travel. Having both been raised in large old Victorian houses the owners looked to replicate the sense of space and openness this style of property provided. The house when first viewed was nothing but a shell though under major restoration. It had been stripped back to the bare walls but this enabled the owners to put their own stamp on the property. They added some lovely period features which married themselves to the more contemporary fixtures and fittings. This gave a modern twist to the heritage theme. it is an extremely handsome period property yet inside it is very much a modern family home with generously proportioned rooms with traditional high ceilings creating the perfect balance between old and new.
