Seller Insight A lovely Victorian house, built in 1868 with four bedrooms and three reception rooms in a superb location in the ever-popular Bear Flat. The owner says: “The house has many period features such as the beautiful stainedglass window up the main stairs, but, unusually in Bath, is not listed.” He continues: “Although the house was in good order when we moved in about six years ago we have done a lot to it. We knocked through the kitchen to make it a large kitchen day room and added a wood-burning stove. We spend most of our time in here and it really is the centre of the house. We do also have two lounges, one is for cosy television watching and the other for more formal entertaining.” He adds: “We have insulated the extension and double glazed throughout, which has made the house much quieter and warmer. Downstairs we have put oak flooring throughout and we have re-carpeted upstairs. We have redone the bathroom, putting in an egg-shaped bath and retiling so it looks very modern and sleek.” “A year or so after we moved in we replaced the boiler with a Vaillant boiler which is controlled by Bluetooth and has a large capacity hot cylinder so that it is possible to use the showers and bath at the same time – essential for a growing family!” He adds: “We have also done a lot of work to the garden, putting in many fruit bushes – blackcurrants, redcurrants, white currants, gooseberries, plums, cherry, pear and apple trees and adding raised beds made from railway sleepers.” The owner says: “Outside we have also repainted all the soffits.” “Bear Flat is in a brilliant location. Alexandra Park is really close by with incredible views over Bath. There are allotments just across the road, we have one and they are not difficult to apply for. The schools round here have fantastic reputations – Beechen Cliff, Hayesfield and Ralph Allen are nearby. In Bear Flat there is the world-renowned Menu Gordon Jones, the Indian restaurant, the Bear Pub, the very useful Co-op, the chemist, numerous cafes, and Rolfey’s quirky antique shop. You can walk down the hill to the mainline station and a train to Paddington takes 90 minutes. Bath’s nightlife is also really quick to access as well with all the fantastic restaurants, bars, cinemas and theatres within easy reach. The location is just perfect, and we will really miss the house and all it has to offer but now our children have left home, and we are moving to France.” * These comments are the personal views of the current owner and are included as an insight into life at the property.
