A delightful family home full of character and charm

Adjoined annex with own kitchen, shower room and entrance

Detached garage and vast driveway for multiple cars

Spacious double-aspect sitting room with log-burner

Within a mile of University of Kent and Canterbury city centre

A lovely and secluded rear garden with vegetable patch storage

If you are looking for a lovely character family home with flexible accommodation in a rural environment, yet only a five-minute drive to Canterbury and just a short walk to the University of Kent, this delightful property in Tyler Hill should be top of your list. Walking up the pathway to the pillared porch and attractive front door you can immediately feel the warm and welcoming atmosphere and this is enhanced as you enter the spacious hallway with its herringbone parquet flooring that flows through to the adjacent sitting room. This large and elegant space includes an impressive brick-surround fireplace with a log-burner and, together with the reception hall, provides a great overall space for entertaining. The hub of the household is a charming L-shaped country-style kitchen/ breakfast room that has recently been refurbished and features a red gas Aga and other appliances. It leads to a conservatory with access to the garden. The other side of the ground floor includes a dining area with oak flooring and a very useful study with two sets of windows at right angles providing pleasant all round views across the front garden. There is access from the dining area to the annex that includes a double bed/sitting room, kitchen and shower room as well as a hallway and its own external front door. This is ideal for an older relative or adult child or alternatively it could be rented out – particularly being so close to the University. Indeed, if you wanted to increase the size of the annex to provide a separate living room and bedroom it would be simple to incorporate the dining area and study into the annex. Upstairs, there is a well-fitted family bathroom and four bedrooms including the master with built-in wardrobes and one room currently being used as a hobby room. Outside, the secluded rear garden is a true delight and includes a large terrace for al fresco dining, a loggia where you can sit and enjoy the sunshine, a pond, a large lawn where children can play and, for those who want to develop the ‘good life’, there is a greenhouse and a number of raised beds for vegetables as well as raspberries and fruit trees. There is also a gate with direct access to Honey Wood and nearby fields where the kids can kick a football around. The front garden has been well designed and includes some lovely specimen trees and shrubs. There is also a garage and a large gravel driveway where you can park a number of vehicles.

THE CURRENT OWNER SAYS: “We really fell in love with the house and the surroundings the moment we walked in through the front door. It is wonderful to be able to go for walks in the nearby woods and feel we are in the countryside.” “We really fell in love with the house and the surroundings the moment we walked in through the front door about four years ago. During our time here we have thoroughly enjoyed redecorating throughout and creating the new kitchen. When we moved in, the garden was a wilderness and it has been a labour of love to reclaim it to be the great outdoor space it is today. We designed the different areas so you can concentrate on one aspect at a time and we so enjoy watching the wildlife, including woodpeckers, owls and other birds, squirrels and, since we built the pond, other wildlife has appeared such as toads. We, sadly, have to move to a bungalow for health reasons but we hope to stay in the area as we find the community spirit in the village a true delight. The Award-winning Tyler’s Kiln pub is the core of the village and where locals congregate on a regular basis and there is also the Tyler Hill Memorial Hall where annual activities are organised such as the renowned firework display and barn dance.

It is wonderful to be able to go for walks in the nearby woods and feel we are in the countryside – we can even walk to Broad Oak and enjoy a drink in the pub or visit the large farm shop and maybe wander down to Greenfields for a spot of clay pigeon shooting. At the same time, we are only a few minutes’ drive to the centre of Canterbury with its historical buildings, high-street stores and individual shops as well as a plethora of bars and restaurants, the Marlowe theatre, first rate state and private schools and two stations including the high-speed train to St. Pancras from Canterbury West. Alternatively, we can be in Whitstable with its shops, harbour and famous oysters in 10 minutes, while the nearby Gulbenkian theatre and cinema on the University campus provide additional entertainment facilities. There is also a regular bus service from the village that stops very close to the house so you don’t always have to rely on a car.”
