For a cottage style house there is a wonderful feeling of space with all the rooms flooded with natural sunlight. The panelled front door opens to a welcoming hallway with a guest cloakroom; to the left is the main reception room which is a bright spacious room with a period style fireplace and French doors opening to the rear garden. The kitchen is next and is fitted with a superb range of bespoke units with integrated appliances; again this is a bright room large enough for a breakfast table and with another set of French doors to the garden. We love the whole house, but if I had to choose a favourite I think it would probably be the main living room,” says Patricia. “It’s a really nice size and it has patio doors onto the garden, which is a haven for all types of birds. In fact, one of our favourite things to do is open up the doors and feed the pheasants and woodpeckers that are now regular visitors.”

It is a location that offers peace and tranquillity, but one that is also very convenient as it lies almost equidistant between the thriving towns of Daventry and Northampton. “My husband and I bought this property in 2011,” says Patricia, “and beforehand we had been looking for somewhere in a more rural location, but at the same time somewhere where we wouldn’t feel isolated, so on paper this property ticked both of those boxes. The very first time we came to view it we drove up the very long private drive, which cuts through the surrounding parkland, and it was as though we were driving into our very own stately home. I’d say we were sold even before we set foot inside the house.” “The property was relatively new when we moved here and it’s been beautifully designed. It has been built using the same red stone as the older buildings within the estate, so it looks as if it has been here forever, but internally it’s a really lovely modern home. It did need a little bit of updating, so over the years we’ve changed the bathroom and en-suite, upgraded the kitchen by adding more units and installing all new appliances, and we’ve generally stamped our personality on the décor. We’ve really made it our home and we’ve been incredibly happy here for the past six-and-a-half years.” “We have a very pretty walled garden that incorporates a patio and a small area of lawn,” continues Patricia. “It’s not huge, but it’s been ideal for my husband and I as it’s incredibly easy to maintain. For us it’s been ideal.” “Another thing that we have particularly enjoyed is the really good sense of community,” says Patricia. “However we’re by no means in each others pockets; it’s just a very friendly place to live.” “I’ve loved being able to just step out of the front door and walk for miles through beautiful countryside or along the banks of the canal,” says Patricia, “that is something I’ll definitely miss when we leave. The master bedroom has a range of fitted wardrobes and a recently refitted en-suite wet room, there are another two double bedrooms both with period style fireplaces and a fourth smaller bedroom currently used as a dressing room, the bathroom has also been refitted with a luxurious suite.

The gardens to the rear are walled with a lawn and patio area and raised stocked flowerbeds whilst at the front there is a further lawn, sun terrace and parking. Brockhall is a pretty Northamptonshire hamlet approximately nine miles west of Northampton. The hamlet is well placed for communications with easy access to the M1, M6 and M45 motorways. There are also train services from Long Buckby and Northampton into London Euston in around one hour. The centres of Rugby, Daventry and Northampton provide a comprehensive range of shopping facilities and are easily accessible.

NORTHAMPTONSHIRE Northamptonshire in the East Midlands, is a landlocked county covering an area of 2,364 square kilometres (913 sq mi). Apart from the county town of Northampton, other large population centres include Kettering, Corby, Wellingborough, Rushden and Daventry. The county contains the watershed between the River Severn and The Wash while several important rivers have their sources in the north-west of the county, including the River Nene, which flows north-eastwards to The Wash, and the “Warwickshire Avon”, which flows south-west to the Severn.
