FINE & COUNTRY ST. PETERS HOUSE “The fact that the house was built in 1731 immediately attracted me to the property,” says the current owner of St. Peter House, “with its Cotswold stone and cobbled path to the front of the house. I liked the fact that once in the house it went from room to room to room with quirky steps, low ceilings and beams, and then opened out to a huge kitchen dining space that was filled with light and character. Likewise, the annex was a wonderful surprise.”

Every year on Christmas Eve we open up our home to the local church, usually about 75 people in total. We start with mulled wine in the kitchen with the fires roaring and then walk on down to the Christingle service, later heading back to finish the mulled wine and sing carols around the piano in the open gallery room in the annexe. People have even asked us if we could host their parties, as the space was fitting and in such a beautiful environment. Depending on the size of the party you can open the French doors and extend again into the garden/patio.

Seller Insight The house is ideal for everyday family life and entertaining alike. “The house is absolutely perfect for entertaining,” the owners say, “with off road parking in the drive and garage. Our home lends itself to both large and small events because it has the beauty of being so versatile. The centre of the home, with reception room, dining area and kitchen with French doors to the garden, is open plan, becoming the hub of the house where everyone congregates, and yet there are a further two reception rooms that can create a more intimate gathering. The first reception room has a wonderful pot bellied stove which is a unique feature but very powerful, while the second reception room has a huge open feature fireplace that not only warms the home but creates the perfect ambience.” The local area too has much to recommend it. “One of the wonderful aspects to the house is where it is situated,” say the owners. “You are within walking distance of everything - the doctors, vets, Tesco, local corner shop, pubs and restaurants galore. I love the fact that Brackley has its own butchers and bakery, sandwich shops and antique cellar. There are cobbled alleyways filled with art, craft and small businesses and a very strong sense of community. The town enjoys bringing the community together with their annual carnival, bonfire displays and the many festivals that the town hosts. A 10 minute walk to the right of our house is the town of Brackley, likewise if you walk 10 minutes to the left you find yourself in the countryside. The property is 20 minutes from the M40 or the M1 and 30 mins from the major shops in Milton Keynes. Bicester Village outlet and train station with services into London is less than 15 minutes away. Similarly, Stowe gardens and Blenheim Palace are but a few of the most beautiful points of interest, each less than 30 minutes away. There are three good schools in Brackley, however I travelled to the local village of Helmdon (10 minutes’ drive) to an outstanding school with smaller classes for my three children.” “My favourite moments are those intimate ones, such as lighting the fires before the children come home from school so they can sit on the sofa and talk about their day, or every Friday night lighting the candles and sitting round the well for tapas or cheese and biscuits. The house enables you to create those special moments and in turn they become family traditions and very precious memories. All my children are teenagers now and when we light the candles around the well to eat supper they join us briefly before they go out, but the home lends itself to seizing those moments.”*

The garden is wonderfully sunny all through the day, with a patio to the rear which is part paved with a brick/stone built chiminea and then extended with wood. The garden is filled with mature plants and trees. With it being one of the first houses, built in 1731, on what was then the Turweston estate, it used to have orchards. Over time boundaries were put in place but some of the beautiful old trees have remained.
