Seller Insight Number 26 Egmont Road first presented itself to us some 28 years ago when we were looking for a large family home. We were drawn to the house not only for its architectural style, well proportioned rooms and beautifully high ceilings but also for the versatility of the layout from the top floor down to the basement. In fact, what we now utilise as our study has in the past been used as a kitchen, a dining room, a playroom and even a downstairs bedroom for an aged relative. The layout of the house has been perfect for a growing family as there is enough space for everybody to stay out of each other’s way and do their own thing. However, one of our favourite rooms where we all come together is the dining room. The huge patio door leads into the garden which is south facing and so this room is always lovely and light and warm in the winter. Having a southerly aspect, the garden comes into its own in the summer months and its size and shape allowed us a few years ago to erect a marquee for our son’s 18th Birthday celebration with room for fireworks! The local area has been ideal for us from a social point of view. In particular, the popular tennis club just around the corner is great for kids’ tennis lessons and for meeting neighbours; a particularly wonderful memory is of dancing the night away there at the turn of the millennium! We have been very lucky to have lived in a road where there is such a terrific sense of community and this is something we will miss along with the space and character this lovely house has provided us over the years. Our neighbours on both sides have lived here even longer than us, testament to the fact that many who buy these houses stay for decades. It is now time for us to move on to pastures new, however, we leave number 26 with many happy memories and believe that the new owners will enjoy this wonderful house just as much as we have during our time here.

LOCATION South Sutton has a leafy suburban feel with the benefit of frequent services into London by rail. The nearby A217 provides easy access onto the M25 for travellers requiring Gatwick and Heathrow. Locally, the surrounding areas are considered excellent for education with an extensive range of both private and state schools.
