Only a stone’s throw from Dumpton Gap Bay and South Cliff Parade with its wonderful greensward clifftop, this original 1913 coach house has been virtually rebuilt from scratch and extended by the owners but still incorporates some charming features. It has been constructed to a very high standard with a great deal of love and care and is totally at one with its environment, so will make an ideal holiday retreat or a permanent home. There are some special ‘wow’ factors in this property, including the vast array of bi-folding doors that open from both the kitchen/dining room and the lounge area onto an enormous decked terrace, providing a lovely light and airy ambience as well as creating an amazing entertainment space and a wonderful indoor/outdoor feeling. Just inside the attractive oak front door is a cloakroom and a very useful study designed for two to work in, so you can see anyone arrive while you are working and business visitors do not need to go through the main part of the house. Alternatively, this would make an excellent den, TV or hobby room. There is a vast amount of storage space throughout the property including a wall of built-in cupboards in the attractive lounge area with its oak flooring. This leads to a well fitted and fascinating kitchen/dining room with its vaulted ceiling, red oak beams, terracotta floor tiles and turquoise mosaic wall tiling. There are plenty of fitted units including some with glazed panels and internal lighting as well as an integrated oven, hob and dishwasher. Upstairs, there are four bedrooms and a charming family bathroom. The master bedroom is in the old part of the property with its high curved ceiling, large walk-in dressing area and an en suite shower room. This provides another ‘wow’ factor with its clear pyramid skylight above the shower, enabling you to shower under the stars at night while in the daytime the pyramid refracts the light like a prism channelling the light down through the water. There are two further double bedrooms and a single with some of the bedrooms having sea views. However, plans exist to change the configuration of the upstairs if needed. There is a good-sized integral garage/workshop that provides ample storage for bulky items such as bikes and surf boards but could always be converted into a large living room if additional accommodation was required, subject to the necessary consents. However, the external star attraction is the enormous decked terrace. It takes up much of the rear garden and gives the whole house that ‘holiday’ feel and, because it means there is virtually no garden to have to regularly look after, this property would make an excellent holiday home. There are also decked steps up to a raised area at the rear where you can sit and admire the view across to Dumpton Gap and a private ‘nook’ behind the kitchen where you can sit quietly and read a book. At the front of the house there is a driveway to the garage and additional hardstanding, a flower border and a central palm tree – not too much in the way of heavy gardening.


THE CURRENT OWNER SAYS: “As we were creating it for our own use we took plenty of time to build it to a very high standard, using top quality materials.” “We used to live in London but on a visit to Broadstairs in 2003 we fell in love with the beaches and the town and decided this is where we wanted to live. We then found an old coach house that was a bit of a wreck but was in such a fantastic location as it is only five minutes’ walk to the sandy beach at Dumpton Gap in one direction or the lovely George VI Memorial park on the other. So we decided to buy it and develop it initially as a holiday home but ultimately it became our permanent family base and where we have brought up our children. As we were creating it for our own use we took plenty of time to build it to a very high standard, using top-quality materials and eventually moved in during 2007. It was designed with entertainment in mind and it is always full of people over Christmas and during the summer months, when it really comes into its own. This particularly applies to the terrace where there are plans in the pipeline to have it covered but these have not as yet been approved. We will be sad to leave the house we have

created but we are about to start a new chapter in our lives so we hope that another family will be able to enjoy it as much as we have. Broadstairs town centre, with its wide range of individual shops, supermarkets, bars, restaurants and beaches, is not far away and we are only just over half a mile from Dumpton Park Station although journey times are a little longer than if you go to Ramsgate station. From Ramsgate, you can get the high-speed train to London in about an hour and a quarter. Broadstairs is a delightful town with annual events such as Folk Week, the Dickens Festival and the Food Fair. It also includes a local cinema and theatre, the excellent North Foreland Golf club, a bowls, tennis, rugby and cricket club and is not far from the Westwood Cross shopping centre, health clubs and a cinema and casino complex. There are also some very good state and private primary and secondary schools in the neighbourhood.”
