ACCOMMODATION Nightingale House offers to the market a stunning detached home dating back to circa 1890 and believed to be reading rooms established for the village by the Nightingale Family. The home is located in a wonderful village setting and offers views over the surrounding countryside. With a walled frontage and wrought iron gate leading to paved front gardens you then have access into the main home via a beautiful stained glass door way complete with arched decorative fanlight. Seller Insight This extremely elegant family home, which is arranged over four generous floors, enjoys a picturesque location within the delightful village of Holloway. “The house was built by an architect from London in c1890, and over the years it’s been many things,” says Krystyna. “At one point, it accommodated the Coop drapers shop as well as a Bank, and the top floors were once the village reading rooms, which were funded by the Nightingale family, hence the name of the house. My husband and I purchased the property thirty years ago and I’d say that the challenge of restoration – at that time, it had been divided into numerous flats – the sheer scale of the building and the flexibility of its accommodation were all factors that attracted us to it. We are both very interested in art, and so our original plan was to run a business providing painting holidays, however circumstances changed and so we decided instead to turn it into a lovely big family home, which also incorporates an art gallery.” “The property was in need of complete restoration and renovation, so we worked our way through and made sure that all the work was carried out in a very sympathetic manner. When it was divided into flats most of the original features were unfortunately stripped out, so we’ve done our best to reintroduce as many as we could, with the aim of reclaiming its wonderful Victorian heritage. It’s now a beautiful home that’s been fully restored and which has been brought right up to modern standards, but I’d say that it definitely has the potential to be enhanced further.” “Impressive double wrought iron gates open onto our extensive cobbled courtyard garden, which has been professionally designed to have an almost Mediterranean feel,” continues Krystyna. “It’s bordered by natural stone walls, but the hard lines are softened by mature specimen trees, shrubs and flowers, which also give colour and interest. It’s a gorgeous space, which is extremely conducive to entertaining, and on a warm summers evening with the feature lighting turned on you really do feel as if you are abroad.” “The gallery space is very impressive,” says Krystyna, “but the kitchen is also really lovely and very homely. It’s a large room, but the multi-fuel burner and comfortable settee give it a very cosy feel. It’s without doubt the hub of the home and the room to which we tend to naturally gravitate.” “The village sits among the rolling hills of the Derbyshire Dales, and so the views are really quite breathtaking,” says Krystyna. “We have a Post Office, a general store, a Doctors surgery and dispensary and an award-winning butcher and bakery, in fact everything you might expect from a traditional village. However, even though our immediate surroundings are very rural, we have really good access to the motorway, so places such as Nottingham, Sheffield and Derby are all within easy reach.” “Within the basement we have a completely self-contained, two-bedroom flat,” says Krystyna. “It too was fully refurbished and we’ve recently been using it as a short-term rental.” “I think one of the things we’ve loved most about this house is the flexibility and sheer scale of the accommodation,” says Krystyna. “We have the gallery space on the ground floor and my husband’s studio on the top floor, but they really could be used as anything by the new owners. It’s the space and freedom to configure the house in so many different ways for so many different uses that I think sets it apart from so many others.”

Off the hallway, we also have access to a further versatile reception room. Having been used in the past as a Drapers shop, this room has independent front access and used at present as an Art Gallery. The room features a bay window to the front elevation and again is dual aspect with windows overlooking the rear. The room runs the full length of the home and is a great reception space with a gas stove recessed into a chimney. There is also a useful shower room just off with a three-piece suite included. From this room, you have access to the basement via a spindled staircase. On the half landing is a great storage room and this then leads into the garden room being the third reception room within the home. Another lovely, bright room featuring glazed French doors and partially glazed roof lights leading out to the terrace. The flooring in this room has underfloor heating and leads through to a further workshop which can be used as a utility room as plumbing is included along with a Belfast sink unit. It is more than possible to link the garden room or store to the self-contained apartment if so wanted.

The first floor features a galleried landing area with a real feature arched window flooding the area with light and there is access to the loft and doors off to the four double bedrooms on this floor. The master suite comprises a generous double bedroom with doorway leading to a dressing room. This room also features an ensuite shower room. The other three bedrooms on this floor all carry on with great ceilings heights and are all well-appointed and decorated sympathetically to the era of the home. Bedroom 4 in particular has some wonderful views over rolling countryside. In addition, this floor houses the principle bathroom which is again a large room with a centralised bath which is spa style with wash hand basin, bidet and wc and with further storage also.

The loft room is very usable space and planning could be obtained to make this into a fifth double bedroom. The room has Velux windows to the front and rear with further space under the eaves. The loft room has been used as an Atrist Studio for many years. Self-Contained Apartment. The apartment is accessed via the rear garden and has a front entrance door leading into an open plan lounge and kitchen area. These rooms can be converted back into the main home if required. The Kitchen area features generous storage and the Lounge area is accessed off the kitchen all of which is fully tiled. There is an internal hallway with doors leading off to two double bedrooms and a bathroom again featuring a three-piece suite. This apartment has a proven track record of letting with income of circa ÂŁ6000 per annum and is currently let on an Assured Shorthold Tenancy agreement. OUTSIDE To the front of the home is a walled garden with wrought iron gate and fencing and accessing both front entrances. The rear garden can be accessed from the garden room and there are large double gates giving access and parking off Little London which is a private road. The rear garden itself is of a generous size and has been paved to provide a lovely terraced garden with a circular water feature. There are low stone walled gravelled flower beds and the home has a south west facing rear aspect leading to plenty of sunshine. Within the garden there is a large stone outbuilding used as a garage to the ground floor and with wooden steps leading to a lovely patio terrace which maximise view over the surrounding area. There is then access to a further store room which could make a great office space.

LOCATION The village of Holloway is a most charming place and typical of the Derbyshire setting the home is in. The village is located on a hillside above the River Derwent and there are many walks close by. The home is well positioned for the market towns of Matlock, Belper and Wirksworth and has ease of access into Derby City Centre along with Chesterfield and Bakewell all of which have an abundance of shopping facility. The position is perfect for accessing the Peak District and its array of country pursuits and nearby are the historic attractions such as Chatsworth House, Haddon Hall and Crich. The village itself has its own post office and schooling is good in the area with Lea Primary school currently rated as Outstanding and Anthony Gell secondary school in Wirksworth as good. For commuting there is the nearby railway station in Cromford giving access to Derby whereby you can catch a train to London in 1hr 20mins. The village also has an award-winning bakery and butchers shop, a doctors surgery and dispensary and is close by to many public houses and restaurants.
