Seller Insight “It’s a special house for me because it’s a real part of my family history” says the vendor. “Crossways was built by my great grandfather using bricks made from local clay at his brickyard in Raunds. My parents took over the house in 1975 so it has been lived in by the Smith family since 1929! This is the first time it’ll be sold and we really hope someone makes it into a great family home once again. Driving through the gates and up the drive, it hits me every time what an impressive place it is. I was massively lucky to grow up there.” A charming market town in rural Northamptonshire, Raunds itself has much to offer in terms of character, convenience and community spirit. “We still have lots of friends and relatives in the area so we spend a lot of time there” says the vendor. “There are great country pubs, it’s super-easy to get to London if you need to, and you’ve got Rushden Lakes opening this year with shops, restaurants and a cinema.” A weekly market takes place each Friday in the square in Raunds, with stands including butchers, florists, local crafts and confectionary. The town square also plays host to a Christmas festival and annual continental markets. Raunds holds an annual music festival in May, as well as an annual beer festival at the cricket club and various theatre performances by the local Music and Drama Society. The town has its own library and medical surgery, while nearby Kettering also offers a wide selection of shopping, leisure and entertainment facilities. Schooling is excellent in the area, with Raunds Park Infant School, St Peter’s C of E Academy and Windmill Primary School all close by for younger children, and Manor School Sports College for those of secondary school age. The surrounding Northamptonshire countryside is also a big draw. There are many wonderful walks to be had right from the doorstep of Crossways, with footpaths meandering in all directions around the surrounding countryside. “Stanwick Lakes is right around the corner which is a beautiful country park with a fantastic play area and café” says the vendor. “A walk away from Crossways you’ve got Stanwick village with a great bistro and Potters which is the area’s best butchers.” Adjacent to the A45, Raunds offers easy access to the M1 and A1, with the A14 joining the M6. Rail connections are available from Wellingborough and Kettering for direct trains to London St Pancras International, Nottingham, Sheffield and Leeds. “My mum and dad loved the view from the kitchen window over the garden. My personal favourite is the attic though - a great place for kids to hide away and play. You might notice the hooks where I used to have a hammock up there - it was a very cool den!” “It is a great house for parties! My parents loved entertaining their friends and I remember parties spilling out onto the lawns in the summertime. When I was a teenager my friends and I used to camp in the garden - cheaper than a festival!”

“Crossways was built by my great grandfather and has been in the family ever since, so there is a real sense of my heritage connected to this place. I hope that another family can create their own story here now.

“Obviously I’m biased, but I think it’s the world’s coolest garden. You’ve got lawns which are perfect for barbecues and games in the summer. There are great trees to climb and shrubberies to explore - and in the Autumn conkers to collect. I used to spend hours and hours in that garden - it’s like your own private park.”
