Seller Insight We bought this house about 17 years ago and it was in a pretty parlous state at the time. But we could see the potential and loved the feel of the place and its location. It took us two years to extend and renovate the house and, although we wanted to create a family home that was suitable for the 21st century we also wanted to retain and even enhance the period character of the place so we put back original beams, built a new inglenook fireplace and even reclaimed the oak beams at the top of the stairs from Brook Church. It has been a wonderful place to bring up our family but they have now left home and we feel it is time to downsize. However we will miss it, particularly the wonderful parties and barbecues we have hosted as it is a great place for entertaining. Although we are completely surrounded by countryside we are only a couple of minutes drive from the charming village of Saltwood where there is Brockhill Park and Brockhill Performing Arts College as well as Saltwood primary school, rated Outstanding by Ofsted, a village shop, pub and restaurant. Nearby Hythe is a delightful seaside town with its individual shops, bars, restaurants and pavement cafes as well as Waitrose and other supermarkets. There is the excellent Hotel Imperial with its golf course and leisure centre as well as cricket, squash, tennis and sailing clubs and for real golfing enthusiasts there is the Henry Cotton designed Sene Valley golf course, Etchinghill golf course and Roundwood Hall. You will find excellent grammar schools in Folkestone and Canterbury and private schools in Ashford, Canterbury and Dover. Transport links are very good with Sandling station only a minute’s drive and it is only about 35 minutes to St Pancras if you drive to Ashford International, so you can be in central London within an hour door to door, while we are literally 30 seconds drive from the M20 for London and Stone Street for Canterbury.*

Step inside Wents Cottage

This charming rural cottage is a delight. Nestling in approx an acre of grounds it has been completely renovated and extended by the owners but still retains its historic features. The property is completely surrounded by fields, woodland with views across the North Downs yet it is only a minute’s drive from Sandling station for trains to London and about two or three minutes to the Channel Tunnel for trips to the Continent. From the moment you walk through the porch into the magnificent dining room you will be imbued with the character of this wonderful property. This stunning room includes a brick walled inset area, an impressive central beam, a lovely inglenook fireplace with a wood burning stove that you can sit around, while still leaving plenty of room for a large dining table. This leads through to the large modern kitchen/breakfast room with its range cooker and attractive wood units housing a dishwasher, two wine coolers, a larder cupboard, an American fridge freezer and an additional freezer. There is a spacious inner hall that leads to all the rooms on the ground floor including the impressive light and bright lounge with french doors leading to the well proportioned conservatory with views across the garden. You will also find a very useful study and a fitted utility/shower room. Upstairs the first thing you notice are the fascinating vertical beams at the top of the stairs as well as the galleried landing. This leads to the modern family bathroom and the four double bedrooms, all with stunning views across woodland, farmland and the North Downs. One of the double bedrooms leads through to a large dressing room and an en-suite bathroom, while the guest room also includes an en-suite bathroom. Outside there are plenty of surprises. It is been designed with leisure and pleasure in mind for all age groups. There is a good sized, wood surround swimming pool, a hot tub and a large terrace that is ideal for hosting barbecues and al fresco meals. For the younger members of the family there is a charming woodland area for playing hide and seek that includes a lovely tree house and a large summerhouse that has electrics and a fridge so you can enjoy a glass of champagne whenever you want. A large and well insulated container with electrics, heating and a TV has been designed as a gym while another container provides excellent storage facilities. Most of the garden has been laid to lawn with some charming specimen trees and shrubs. There is a garage, a tool shed and a log shed as well as a self contained granny annex. This includes a lounge/ kitchen and bathroom but the main areas have been reconfigured as a games room but could always be converted back into living accommodation if required. There is a large driveway at the front of the property providing off road parking and additional vehicle access via the adjacent bridle path. The owners have also obtained planning permission to build a triple garage and workshop with storage facilities above.
