ENFIELD HOUSE

Enfield House is an impressive detached residence with self contained holiday let/annexe. Subjected to extensive modernisation and improvement, the property offers beautifully presented, flexible and spacious accommodation with a delightful rural outlook. Approached via a gated block paved driveway which continues to the triple garage and further parking area, the front gardens have well maintained lawns, mature trees and plants.

A storm porch has a door to the garages and front door to the main house. Once inside, the impressive entrance hall has high gloss floor tiles, a contemporary wood and stainless steel staircase and door to the downstairs cloakroom.

“I must say that Enfield is by far the most well insulated and therefore warmest house we’ve ever owned, and it has such a welcoming atmosphere; we particularly love the wood-burning stove that we installed for late-night summer warmth and cosy winter evenings. And in the summer months we enjoy the large brick patio, from where we can enjoy amazing views of our newly landscaped garden, the pretty pond and the rolling fields beyond, which are often home to herds of sheep and cows.”

The dining room has French doors with a fantastic outlook over the rear garden and fields beyond, a window to the side, high gloss floor tiles and opening to the living room. The spacious living room has a feature fireplace with woodburner and also enjoys a dual aspect, with oriel window to the front, further window to the side and high gloss floor tiles. A recently refurbished kitchen includes a range of shaker style cupboards, large solid oak wood work surface with composite sink unit and drainer, integral microwave oven and space for a freestanding cooker with angled cooker hood and tiled surrounds. Large window overlooking the rear garden and fields beyond with breakfast bar. Ornate tiled flooring, larder style cupboards and space for American style fridge/freezer. A door then leads to the utility room, which has plumbed in washing machine, tumble dryer, boot rack and recycling bin with matching kitchen tiles, worktops and shelving. Window and door to the rear garden. The cloakroom is fitted with a close coupled W.C. and modern vanity unit with wash hand basin and part tiled walls.

Seller Insight Ideally located on a quiet country lane in the picturesque rural village of Nymet Rowland is Enfield House, a very large and immaculately presented family home that has been beautifully updated by the current owners. “Enfield House, apparently named after a motorbike, has been a joy to own,” says the owner. “We moved here from London ‘commuterland’ knowing that we loved the countryside, and so we were drawn to the village by the stunning views and lush green fields. Once here we discovered a plethora of public footpaths that run across the open fields and through ancient woodland, all accessed by walking just minutes down one of the Nymet lanes. With the fast A377 link we’ve been able to spend a day in Exeter mooching around the big-brand shops or an evening in the Cathedral listening to music followed by a wide choice of restaurants to dine in. Likewise we can head over to Barnstaple, six miles from which is Instow beach with the fabulous ‘Boathouse’ where you can sit on the deck and enjoy the most amazing sea views. For days out with a picnic we head to Saltram beach – so vast it’s never crowded – and in between those two points are local breweries, honey farms, farm shops, garden centres and numerous historical places to visit and explore. In short, it’s a place that offered everything – and a bit more – that we had been looking for.” “Enfield house is around thirty years old, and when we moved in the interiors of both the main house and the next-door holiday cottage were a little old fashioned so we set about some internal remodeling. We added all new bathrooms, the kitchens were beautifully refurbished, doors were replaced and in some areas we also laid new flooring. Both are now in superb condition and ready for the new owners to enjoy.” Our favourite room – with a double ended bath big enough for two plus a bottle of fizz, and the bliss of a muscle relaxing power shower our favourite room could be the main bathroom. Our new light and airy kitchen with its happy Delft like floor tiles, matching units, warm timber tops and oh so handy breakfast bar to eat at whilst enjoying the view of the garden might just be a bigger favourite, but then there’s our deeply relaxing lounge with our much loved wood burning stove that transforms winter nights. There again, there’s the main bedroom with the full length window giving wonderous views of the fields ….. in short, we can’t choose. “Without doubt one of the nicest aspects of living in Nymet Rowland is having such wonderful neighbours. We’ve never, and may never again, meet such a friendly, warm and welcoming group of people. The social life – if you want it – is amazing, and everything is within walking distance. We’ve particularly enjoyed the village events that have been held to raise money for the church; if you buy our house make sure you attend the bi-annual open garden and cream tea event.” “Next to the house we have a gorgeous holiday cottage, which has also been the subject of renovation,” says the owner. “We’ve used it as a holiday let and not only has it received a great deal of attention, but we’re now getting regular bookings.” “There’s no doubt we’ll be sorry to leave Enfield House, but the time has come for us to move on,” says the owner. “We’ve enjoyed every minute of our time here and we know that whoever buys it will have a happy home with lots of local friends.”* * These comments are the personal views of the current owner and are included as an insight into life at the property. The master bedroom has a full length window to the rear with a fantastic elevated view over the rear gardens and fields beyond, a built-in wardrobe and door to the en-suite shower room which has tiled floors and walls, a shower enclosure, WC and wash hand basin. Bedroom two also has excellent rural views and is a well proportioned room with built-in wardrobe. The third bedroom has a built-in wardrobe and window to the front. Bedroom four is currently used as a large office but again provides a good sized bedroom area with window to the front. The main bathroom is well fitted with a deep bath with chrome shower attachment, a separate shower enclosure, vanity unit and WC. The bathroom has tiled wall and ornate tiled flooring and window to the rear.

The holiday cottage is self contained, with it’s own front door at the side of the property, which leads into an open plan modern kitchen and dining room. There are stairs to the first floor, which has a double bedroom, fitted shower room and further bedroom/sitting room. The holiday cottage also benefits from an enclosed patio terrace at the rear and has full architects plans to convert one garage are available.

The grounds of the main house are very well maintained with extensive lawns and terrace, all of which offer a pleasant and rural outlook over the surrounding countryside, a large garden pond, summer house and wooden shed.

There is mains water and a septic tank for sewerage and an oil tank for the central heating boiler.

We do know that outside our favourite place is the main patio, we never tire of watching an early morning dawn, or the animals in the fields, or just enjoying nature and our newly landscaped garden.
