Lumley House, with origins in the 1930’s, commands a very private and secluded setting within the historic village of Westbourne, on the outskirts of the harbour town of Emsworth, and on the Hampshire/West Sussex border. Set within fully enclosed grounds of approximately four acres, there is more than adequate external space for family recreation and entertaining. Whether it be large summer parties around the swimming pool area or cinema gatherings on a cold winter’s afternoon, there is something here for family members of all ages. The property has been totally renovated by the current owners to some significant expense. The list of improvements is lengthy, from extending the kitchen to electrical rewiring, and from new media/gym cabins to converting the loft. The basic improvements, such as heating, plumbing, doors, windows etc were all upgraded prior to a total cosmetic décor programme. It seems nothing has been missed! Internally, the rooms are very spacious, as was the norm in the days of its construction. This grand old house oozes traditional features such as; original fireplaces, wooden floors, sash windows, high-level skirting boards, picture rails, moulded ceilings and architraves to name a few. Whilst all this character forms the overall charm of the house, it also offers the modernism much sought in current times; the up-to-date kitchen and bathroom suites which make our day-to-day lives somewhat more pleasant than it was for the Edwardian, and later Victorian, families who may have lived at Lumley House all those year ago. With 5,641 square feet of accommodation in the house alone, there is room for a growing family. The rooms throughout are generous in proportions, with the layout and design offering each household member enough space to enjoy their own time away from the normal buzz of family life! Being situated on the cusp of The South Downs National Park, with its vast expanse of open recreation opportunities, Lumley House is ideally located to offer an excellent quality of family life. If commuting to the capital is required, there are a number of rail travel options available all within a few miles drive of the house. STEP INSIDE Stepping through the impressive original front door, into the Porch with its intricate floor tiling, the Reception Hall lies ahead and immediately imparts a feeling of space and grandeur. The door to the Dining Room is just to the left with the Drawing Room towards the end of the hall. Both impress with their high ceilings and fine marble fireplaces, and the Drawing Room provides access to the gardens via French doors set in a large square bay. Beyond the staircase and off to the left, a step down takes you to the other main reception rooms. The Family Sitting Room is yet another spacious and elegantly proportioned room and leads into Conservatory beyond, which has twin double doors onto the garden. Tucked in the corner is a charming little Nook/Junior Study, ideal for a little privacy, with a window looking into the conservatory to one side, and a backdrop of an original stained-glass window to the other.

At the other side of the stained glass window there is a very useful second staircase rising to the first floor. Beyond is the Kitchen/Breakfast Room, incorporating a full range of modern-day appliances, a large walk-in pantry and under-floor heating. A new glass enclosed tunnel fireplace links through to the Study and provides a glowing warmth to both rooms. The Study has ample space for home working, and there’s even room for settees around that fireplace for a well-deserved mid-morning coffee break. From here, a door connects through to the original entrance of the Victorian extension, which has recently been converted to a large Boot Room. Having a bit of your own woodland just outside, this is perhaps a most useful room when returning from a muddy jaunt with the kids and dogs! Off to the other side of the kitchen a new Hobbies Room has been created. This is now a very pleasant work space, with direct access into the garden in the warmer seasons and under-floor heating for the cooler ones. The spaciousness and period styling of the reception rooms is replicated in the bedrooms, where there are many retained original features throughout. The Master Bedroom and Bedroom Two both enjoy south-facing views over the gardens and swimming pool, and each has a staircase rising to the converted loft space where there is a wellfitted Dressing Rooms and Shower Rooms for each. Bedroom Six is also located on this level. The levels rise and fall slightly, by way of a few steps, along the upper hallway which leads to the second staircase and Bedrooms Three, Four and Five, which share a very large Family Bathroom and a further Shower Room.

STEP OUTSIDE Lumley House is approached from Old Farm Lane via twin electric gates, with security access, to a gravel driveway past the garage and on towards the front entrance. The gardens are mature, fully enclosed by hedging and fencing, and offer plenty of interest for all generations of a family. There is a large expanse of lawn and a pleasant woodland area, ideal as a children’s adventure garden or perhaps for walking the dog. For the keen gardener, there is an array of abundantly planted shrub and flower borders offering impressive seasonal displays, and a small orchard area just off the kitchen, in addition to a large L-shaped greenhouse, a summer house and plentiful storage. Also within the grounds there is a fenced off heated swimming pool, with two newly constructed cabins, one with changing facilities and a gym connected by an internal corridor to the media cabin. The property benefits from a second access point on Mill Lane, offering a further option for boat, caravan or trailer parking. Any number of vehicles can access the property here, which is ideal when entertaining large numbers. Garaging 19’ 3” x 17’ 3” (5.84m x 5.23m) The garage block is located to the right hand side of the gravel driveway and is partially screened behind mature hedging. There is ample parking here for several vehicles plus a caravan or boat, tucked away from the house.
