Description A rare example of having perfectly combined a traditional, stone country house with the latest advancements in technology with exquisite detail given over to the internal specification. The house is accessed via bespoke, electric wooden gates onto an extensive driveway with parking for multiple vehicles. The accommodation begins with the kitchen / breakfast room being accessed via the inner hallway and boasting hand crafted oak kitchen, bespoke ‘double depth’ work tops, two ‘Miele’ ovens - electric and steam and induction hob. There is a video entry system for the main gates and the tiled floor, like all those throughout the house, benefits from under floor heating. Doors open onto the south facing terrace and the office is accessed via the living area of the kitchen. The accommodation flows on from the internal office space into the stunning 27 ft lounge room / music studio with south facing bay window, Brazilian walnut flooring and multi-fuel burner. The flooring continues with steps rising to the mezzanine sitting area, currently displaying a grand piano, and on to the magnificent drawing room, with views over the landscaped rear garden. Further stairs rise into the vaulted ceiling to another mezzanine housing a study and sitting area. Ground floor accommodation is completed by a bespoke laundry room housing floor to ceiling storage units, ‘Corian’ work tops and built in sink. This room contains the CCTV system and adjacent to it is a separate cloakroom. The Brazilian walnut flooring continues on the first floor where all of the bedrooms radiate from the bright first floor landing and the family bathroom has ‘Porcelanosa’ tiling whilst the master bedroom with en suite is of particular note with its south facing balcony and views over the stunning gardens and countryside beyond. Both bathrooms contain fitments for integrated waterproof televisions.

Seller Insight Beautifully positioned within the charming village of Braybrooke is Appledene, a large and very stylish country home that boasts around an acre of stunning grounds. “The house was originally built some two hundred years ago and it began life as a rather modest cottage that formed part of a large apple farm, hence the name,” says the owner, “however the property has evolved greatly over time and it’s now this lovely big family home.” “The previous owners did a complete and very sensitive renovation of the property just a year or so before we purchased it in 2013, and I have to say that they did a fabulous job. They managed to retain so much character and yet at the same time they’ve opened up the space and created a house that’s wonderfully conducive to modern living. The layout is free flowing and each of the rooms has fantastic proportions so it’s very comfortable for day-to-day life and it’s an amazing house to entertain in. It’s also been beautifully redesigned to make the absolute most of these stunning surroundings, so each of the principle reception rooms overlooks and opens onto our beautiful grounds and therefore, when the sun is shining we can throw open the doors and essentially extend our living space right out into the garden. We also have a lovely balcony that leads out from the master suite, and for me there’s nothing nicer than to sit up there with a cup of coffee and just soak in the gorgeous view.” “The garden is beautiful and absolutely enormous, and we’ve loved having all that space both for ourselves and our dogs,” continues the owner. “We have open lawns, mature trees dotted here and there and there are countless lovely places to sit out and relax. It’s also an amazing space to entertain in, so much so that we actually invested in our own marquee. We put it up at the start of the summer and it provides yet another brilliant space for a party or celebration. We’ve had some wonderful times here and we’ll definitely take away some fabulous memories.” “It’s so hard to pick a favourite room because each comes into its own depending on the mood or occasion,” says the owner. “The top lounge is comfy and cosy and a lovely place to settle down and play cards or read a book, the middle lounge is where we have our grand piano so it’s a great room to entertain in, the kitchen is the hub of the home and I love our master suite. It’s a real haven and on a weekend I could happily spend the day in bed just gazing out at the beautiful view.” “I’ve loved the fact that our surroundings are so peaceful and very private and yet nothing is out of reach,” says the owner. “Market Harborough is a really nice little market town that caters for just about every need and we can be there in a couple of minutes, and the local transport links are very good so it’s possible to be in central London in just over an hour. We’ve also loved the fact that we can step out of the front door and literally walk for miles. I’d say it’s a location that offers the best of both worlds.”* * These comments are the personal views of the current owner and are included as an insight into life at the property. Annexe and swim spa To the ground floor, the independent annexe boasts an airconditioned swim spa / gym with a ‘dimension 1 aquafit plus’ swim spa and Jacuzzi as well as a newly fitted ‘kitchenette’ and an integrated cinema system with projector and amplifier. The glazed doors retract to allow access to the gardens in the summer and the room benefits from under floor heating for the winter months. There is a fully fitted annexe bedroom above from which the landscaped gardens can be admired whilst the ensuite shower room has a ‘pebble’ tiled floor and ‘Porcelanosa’ fitments.

The annex is another gorgeous feature of the property and it’s been ideal for visiting guests because it’s just like a little house,” says the owner. “It’s completely self contained and has a bedroom, a bathroom, a little kitchen and it also houses the swim spa.”

Gardens and grounds The rear gardens are of particular note being a wonderfully mature, private space with various zones for entertaining and for different times of the day. There are two main terraces, both facing south, accessed via the main house and the annexe respectively. A decked area includes a semi-permanent marquee looking up the gardens whilst the stunning fire pit, with seating all around, looks back toward the house. The rest of the gardens are mainly laid to lawn and are bordered by stone walls, bamboo and ‘Iroko’ bespoke fencing and laurel hedgerow. They gently slope up from the house and lead to a large summer house on the eastern boundary. They also contain a ‘rain harvesting’ system which collects water from the roofs and is connected to a customised sprinkler system that has been professionally designed to provide water throughout the extensive outdoor space.

It’s the whole ambiance of the house that I think I’ll miss most when we leave,” says the owner. “It’s so bright and fresh and a very uplifting place to live. The minute you drive onto the property an air of calm descends and you really do feel as if you can come home, drop everything and just breathe. For me it’s a place quite unlike any other.”
