Poised for Prosperity Summary of the Poised for Prosperity Seminar, 7 Dec 2011. Renowned demographer Bernard Salt advised a packed audience that Perth was on the threshold of an amazing decade.

But Bernard also said that people’s lifestyles were evolving along with a new trend known as ‘apartmentia’. “Perthites are just like other National city residents and there is a greater expectation that there will be a range of choices with inner-city living,” Bernard said.

With Perth’s ideal position on the Indian rim, the city would grow to become an enviable lifestyle destination, with a cosmopolitan CBD and a high degree of security.

Typically residents are living 19 years more then their relatives in the 1930’s and as such they want to enjoy their lifestyle in a City where there are cafés, culture and a sense of vibrancy.

Mr Salt further advised that Perth’s reliance on mining would help catalyst other complementary industries including defence, education and aviation.

“With the proposed investment in Perth Waterfront, Riverside and Northbridge Link, Perth will be catalyst into a new era and CBD residents will enjoy the full benefits of a cosmopolitan lifestyle.”

“Premier Barnett is correct, because WA will not be looking to the East as a major driver for the state, but rather the North,” Mr Salt said.


“All the fundamentals are in place to ensure that Perth continues to drive the Australian economy for the next 5-10 years and on that basis the city is about to take a significant step, as we saw for Pyrmont in Sydney and Docklands in Melbourne.”

“The next decade will be an amazing period for Perth.” Western Australia is a standout state Mr Frank Allen, also a key note speaker, continued the positive news story for WA and Perth. Frank advised that WA had the strongest economy in the nation, delivering the fastest quarterly GSP growth in Q3 on record and accounting for half of the nation’s growth in that period. The Director of Property Markets for Westpac Banking Corp, Mr Allen also stated that fundamentals showed that the state had a prosperous medium to long term future, based strongly on the resources sector. “While there is some concern that the world economic growth will slow in 2012, in the medium to long term Perth is perfectly poised to take advantage of the expansion being experienced in evolving countries such as India and China,” said Mr Allen.

At present WA incomes are on average 15-25% higher than the rest of the nation, residential vacancy rates are falling and rental yields are increasing. Given the economic outlook for the State and the low level of supply currently underway, this is a sound foundation for growth. “Overall WA is Australia’s stand out state and hence Perth people should have more confidence that the market is moving into a positive cycle.” Mr Allen concluded by stating that Perth prices were unlikely to fall further. “Perth and WA are performing ahead of the rest of the nation and in fact is Australia’s key driver,” Mr Allen said. Perth will certainly evolve over the next 5-10 years and the key success factors such as rental yield will be sustained. While Perth CBD prices have fallen overall just 2% since 2006, it is still a very affordable location and hence any current purchaser would benefit in the medium to long term.

Spring Rivervale will compromise a 7,500sqm site located 5km east of the Perth CBD and is in close proximity to the high grade amenity of the Swan River and Burswood Entertainment Complex. The property also has excellent transport links to the Graham Farmer Freeway and Great Eastern Highway.

The location is surrounded by parks and reserves while golfers are spoilt for choice with the Mt Lawley and West Australian Golf Clubs just minutes away. The development site adjoins the Centro Dianella Shopping Centre, offering convenient apartment living. Finbar is currently in the planning process, with marketing scheduled to launch mid to late 2012.

Karratha is set to become Western Australia’s City of the North with a projected population of 50,000 and a revamped city centre including vibrant shopping, dining and entertainment choices. Pelago East will be launched to the market as more sales take place in the first stage of the project, Pelago West. Pelago East will be launched to the market mid 2012.


It is intended that the site, with frontages on Rowe Avenue, Hawksburn Road, and Great Eastern Highway, will be developed into two residential towers of 8 and 16 stories, which will contain a total of approximately 190 one and two bedroom residential apartments along with large shared amenities deck and facilities.

Springs Rivervale is a 14 hectare redevelopment project being conducted by LandCorp (the WA State Government). The project will introduce new and diverse styles of inner-city living and bring commercial opportunities to Rivervale.

Symphony City comprises four landmark buildings – Adagio, Tocatta, Concerto and Harmony - which will combine to create Perth’s definitive riverside development.

Tocatta Located at 88 Terrace Road, East Perth, Tocatta Apartments will comprise 43 luxury half floor apartments and two commercial lots over 22 storeys. Finbar currently holds a development approval for this project and intends to commence soon.

Concerto and Harmony The third and fourth stage of the Symphony City development, the 193 Adelaide Terrace location will offer exceptional inner-city living in East Perth. The development is currently in the early stages of planning.
