MARKETING: Your First Showing is Online!

Nowadays, your first showing is on the internet. That is why having a company and agent with an internet focused marketing system is key. Pricing has to be considered so you will be in more than one price bracket at a time. Buyers search in price brackets, therefore it is better to be priced at $500k than $499k. This way you appear in searches for homes priced from $450k to $500k and in searches for homes priced from $500k to $550k Now, with the internet, your home is open for virtual showings 24 hours a day, 7 days a week, 395 days a year!

MARKETING: Getting Traffic

The primary goal of our marketing effort is to get potential buyers to see your home in person. This is the only way we can get feedback, and ultimately get an offer.

• We can achieve more buyer traffic using two primary methods: • Making the home look as beautiful online as it does in person, through staging and architectural photography • Aggressively pursuing potential buyers for the home – through open houses, expert photography, and by following up with agents who show the home 1701 Duke St Ste 100 Alexandria VA Cell: 703.957.8762 | Email: Websites: |

MARKETING Our Job Is To Market To Buyers When you decide to sell your property, it is critical to understand what buyers are looking for. KW research reveals that in addition to the price of your property, location tops the list of features buyers are attracted to, at nearly 71%. Unfortunately, you cannot change the location of your property. The neighborhood, like location, is important to buyers and is another feature you cannot change. The third most popular feature, at 50%, is the condition of the property. This IS one important aspect of your property that you can alter to make it more appealing to buyers.

MARKETING: Condition Updates and Repairs Updates A fresh coat of paint can completely change the feel of any space from “eh” to “aah”. There are a few highimpact updates that might be worth considering for your home depending on its condition, price point, and competition. We can help determine if any of these popular updates are right for your property.

Repairs One in three sellers knows there’s a problem that is bound to come up under inspection, such as a leaky faucet, a stuck window, or worn shingles. It can be a good idea to make these kind of repairs before putting your house on the market.

MARKETING: Condition Exterior Improvements Spend your money wisely when it comes to exterior improvements. A few dollars and your own labor can go a long way to making a big difference in your property’s curb appeal. For example, just trimming trees and bushes can make the house a house you can see and it will look more welcoming. And everyone enjoys the look of flower beds with seasonal flowers and fresh mulch. What this means for you‌ There are easy and inexpensive fixes you can make to the front of your house, like cleaning the windows or a fresh coat of paint. The objective is to make a great first impression with the fresh and clean look buyers prefer. MARKETING: Staging We want your home to be shown in the best possible light to prospective buyers to get you top dollar in the shortest amount of time. A good stager will create a warm and inviting environment focusing on the best architectural features and selling points of your home. The initial staging consultation is included in my services to you, and will include a detailed written plan that you can use to help present your home better to buyers. The stager will also provide a professional home staging plan, including complete furnishing and layout design. 1701 Duke St Ste 100 Alexandria VA Cell: 703.957.8762 | Email: Websites: |

MARKETING: Staging Pet Odor Many cat and dog owners are around their animal companions so often that they become immune to the smell and don’t notice it in their home, so you might not even realize that your home smells of pet odor. However, when you are selling your property, first impressions are very important and if a potential buyer gets a whiff of pet odors when they walk in the door this can really make them lose interest in the property.

Ask us for our honest opinion and we will come up with a game plan on how to freshen up your house, if needed.

MARKETING: Professional Photography How your home is presented online is one of the most critical factors to attracting potential buyers. Nearly 90% of potential buyers start their home search online, even before they have an agent. The decision as to whether or not to view a home in person begins with how your home is photographed, and how those images appear online. MARKETING: Technology Driven

Your Property Virtual Tour will be loaded on YouTube for Online Marketing Exposure.

All of our listings receive a custom video virtual tour, which we distribute via the MLS and our Facebook marketing avenues (such as agent-exclusive pages). These videos help your home stand apart from traditional listings, by creating an emotional experience for viewers – allowing them to enjoy the home before they’ve even visited.

MARKETING: Property Flyers We create custom brochures for every home we list.

Along with professional photos, we craft a detailed description of all the amenities and benefits your home offers. These brochures give potential buyers a sense of what it’s like to live in your home – so that the can better imagine themselves in it. Brochures are also a marketing tool that can be easily shared with other agents and mailed to prospective buyers throughout the area.

MARKETING: Social Media

Most real estate agents, and many potential buyers, search for available homes on Facebook. When we list your home for sale, we’ll do so not only on all the major websites, but also on Facebook networks exclusive to real estate agents – so that we can guarantee maximum exposure of your home to represented buyers.

1701 Duke St Ste 100 Alexandria VA Cell: 703.957.8762 | Email: Websites: |

MARKETING: Open Houses Open houses are important methods for getting feedback – which helps us know if we are perfectly pricing and marketing your home.

Open houses are advertised on every major home search website, such as Zillow, Trulia, and Redfin. These events are opportunities to see your home through a potential buyer’s eyes. This is marketing intelligence at its best – so that we can get the best possible offer for your home. At a minimum, we recommend at least one open house per weekend for the first two to four weeks a home is listed, as this is the period of time when there will be the most interest in your home.

1701 Duke St Ste 100 Alexandria VA Cell: 703.957.8762 | Email: Websites: |

EXECUTION: Pricing When we price, we consider: • Homes similar to yours in size, price, range, and age • Your area competition and how many months of inventory currently exist

• The best price to reach two pricing brackets (for online searches) • What new construction in your area can be purchased for • Where you fall price-wise within the competition Location of your home

Pricing your property competitively will generate the most activity from agents and buyers.

Pricing your property too high may make it necessary to drop the price below market value to compete with new, well priced listings.

1701 Duke St Ste 100 Alexandria VA Cell: 703.957.8762 | Email: Websites: |

EXECUTION: Pricing Pricing Misconceptions It is very important to price your property at competitive market value when we finalize the listing agreement. Buyers make their pricing decision based on comparing your property to other properties SOLD in your area. Historically, your first offer is usually your best.

Buyers Determine Value The value of your property is determined by what a buyer is willing to pay and a seller is willing to accept in today’s market. 1701 Duke St Ste 100 Alexandria VA Cell: 703.957.8762 | Email: Websites: |

PRICING YOUR HOME ACCORDING TO BRACKETS Buyers search in price brackets, therefore, it is better to be priced at $550,000 than $549,000. This way you appear in searches for homes priced from $500,000 to $550,000 and in searches for homes prices from $550,000 to $600,000.

At $549,000, you appear here

$500,000 to $550,000

At $550,000, you appear here

$500,000 to $550,000 $550,000 to $600,000

EXECUTION: Pricing Price Competitively – The First 30 Days are Critical The right price is important • •

• •

A property generates the most interest when it first hits the market. The number of showings is greatest during this time if it is priced at a realistic market value. Starting too high and dropping the price later misses the excitement and fails to generate strong activity Many homes that start high end up selling below market value

A General Rule: If you’ve been listed for 2 weeks and haven’t had any inquiries or showings, you’re priced too high. If you’ve had 10 showings and no offers, you’re priced too high.

Price your home to sell… and it will! 1701 Duke St Ste 100 Alexandria VA Cell: 703.957.8762 | Email: Websites: |

EXECUTION: The Listing Process Marketing Consultation: We will come to your home to take pictures, measurements, and make staging recommendations. On The Market: After your consultation, your listing will be published on multiple listing sites, as well as the other various websites we market to. Offer: When an offer is received, we will email you the offer along with an email highlighting the most important elements of the offer. Then, we will discuss whether to accept, counter, or decline the offer (or offers). Negotiations: If necessary, we will negotiate verbally with the other party until we have acceptable terms; to document the verbal negotiation a counter offer is drafted and signed. Once all negations are complete and all documents signed, we have a ratified contract. Home Inspection: The buyer’s agent, along with the buyer attend the home inspection. While this occurs, you should plan to exit the home. Repair Negotiations: Once the inspection report is received, it will be forwarded to you in addition to the inspection addendum identifying any request repairs; we will review both documents and determine what’s in your best interest to repair or not. Closing: We will keep in contact with the title company to make sure they have the documents needed to ensure to smooth closing. We also review the final settlement statements prior to closing to verify fees and proceeds are correct. 1701 Duke St Ste 100 Alexandria VA Cell: 703.957.8762 | Email: Websites: |

EXECUTION: The Listing Process

Tracking showings using the lockbox A LOCKBOX WILL BE PLACED ON YOUR DOOR. A record is created when a lockbox is opened, so real estate agents can obtain real-time showing information. Therefore, client questions can be answered quickly and feedback from showing agents can be gathered while information from the showing is fresh in their minds. PLEASE ALLOW THE SHOWING AGENT TO USE THE LOCKBOX. DO NOT OPEN THE DOOR FOR THEM IF YOU ARE PRESENT. This allows us to track the showing. We know when your door is opened and closed, which allows us to obtain feedback on your home as quickly as possible. PRIOR TO A SHOWING, YOU WILL BE CALLED DIRECTLY TO CONFIRM THE SHOWING TIME. During the listing appointment, be sure to mention how much advance notice you would like prior to a showing.

1701 Duke St Ste 100 Alexandria VA Cell: 703.957.8762 | Email: Websites: |

EXECUTION: The Listing Process

While your home is listed: We will monitor your competition with regards to price and we will strategize with you to make any adjustments to price, condition, and marketing. We will contact you weekly to review showing feedback and answer any questions that you may have regarding your listing, the market, and the marketing of your home. We will also send monthly marketing service reports and the second week of each month, review showing reports daily and contact the showing agents for feedback and enter this feedback into our database. We will email you anytime one of our Buyer’s Agents receives an inquiry on your home. This helps us gauge the interest based on our ability to get the client into your home. If we are getting inquires but no showings, then there is an issue with perceived value. When we receive an offer and proceed to closing: We will negotiate contracts, inspect addendum, and any additional addenda that are necessary. We will assist throughout the process until your home is sold.
