Protected for Perpetuity: Habitat and Heritage Colorado v Routt County v Hayden

Volume 67 Farm&Ranch West

ometimes it takes a village to protect a community’s most fragile and unique attributes. Unselfish cooperative partnerships are necessary to preserve the dynamic landscape, agricultural heritage and diverse wildlife habitat of the massive chunk of conservation easement parcels adjacent to and including portions of the 600-acre Yampa River Headquarters Ranch. The conservation efforts start with the 20,000± acre Wolf Mountain Ranch in West Routt County—which 85 percent of the ranch, including portions of the Yampa River Headquarters Ranch, is currently placed under conservation easement. Combine that with the neighboring Yampa Valley Land Trust easement on the Nature Conservancy’s 950-acre Carpenter Ranch, the connecting Colorado Parks and Wildlife easement and the two adjacent family ranches with land placed under easement and the result is a low-density oasis of minimal development amid more than 8,500 prime acres conserved in one contiguous block along miles of the Yampa River. The Yampa River Headquarters Ranch hosts more than three channel miles of the Yampa River along this protected corridor and sits in a pristine valley surrounded by working farms and ranches. The 600 acres

includes 140 acres of un-eased property entitling a land owner to build additional homes on several distinct sites and 460 acres of conserved irrigated meadows including Elk Island. Steamboat Springs, offering world-class skiing and year-round recreation, is an easy 18mile drive east on State Hwy 40. This famous resort town offers all the amenities and cultural events needed for the mountain lifestyle. An owner who wants close proximity to a major airport can fly to the Yampa Valley Regional Airport and be within minutes of their ranch. This airport located two miles southeast of Hayden offers the only scheduled 10 Volume 67 Farm&Ranch West

passenger flights to northwest Colorado. The town of Hayden, which is minutes away, maintains its western spirit and was home to top quarter horse breeders Si Dawson and Coke Roberds. The top quarter horse bloodlines in the American West can be traced to their stallions. Both gentlemen are recognized by the American Quarter Horse Hall of Fame for establishing the reputation of the first and second quarter horse foundation stallions. The Yampa River Headquarters Ranch was actually part of the old Dawson Ranch where quarter horses and cattle were raised. Neighboring the ranch is the famous Carpenter Ranch, owned and operated by

The Nature Conservancy, which was also part of the old Dawson Ranch. Because the ranch was an integral part of Wolf Mountain’s cattle operation before it moved handling facilities to a central location, the plentiful riparian environment, irrigated ground and extensive ranch improvements— from hydraulic squeeze chutes to working corrals and a certified livestock scale—provides an excellent opportunity for ranchers looking to run purebred cattle or horses. A new owner could be a sportsman that enjoys hunting and fishing in addition to being a true “ag” operator in Routt County. Note that the ranch has been master planned with the owners in

hopes of keeping the ranch in production. Whether the cattle or horse operation is leased out or owner run, the ranch also provides plenty of prime habitat for the “feathers, fins and four-leggeds” from the diverse riparian environment to the pristine meadows. Being a sanctuary to an abundance of wildlife where the bald eagles oversee the landscape, much of the land is a birder’s paradise designated as an important bird area by the Audubon Society. The ranch also plays home to more than 100 species including golden eagles, greater sandhill cranes, water fowl and much more. The Yampa River is a major part of the Colorado River system that contributes important irrigation waters to the ranch and offers many recreational opportunities from quality fishing for browns or rainbows, rafting or simply enjoying the sights and sounds. Still water fishing is also available on the several ponds. Improvements on the ranch include a newly remodeled three-bedroom, two-bath ranch manager’s house, detached three-car heated garage, ten-stall calf barn, 100x200foot hay/equipment barn with bathroom and vet room, covered livestock barn with electronic squeeze chute and scale house, large mechanical shop and loafing sheds. Water rights for irrigation include over 14 cfs from the Gibralter Ditch dating back as far as 1888. The irrigated hay meadows produce approximately 620 tons with additional dryland pastures putting up to 100 tons. v

The Yampa River Headquarters Ranch is set up as a quality livestock operation or gentleman’s ranch in addition to contributing to the preservation of vital habitat. Offered at $5,700,000 by Brent Romick 970-846-3618 and Joan Ryan Romick 970-846-5416, email, visit or

ALMOSTA RANCH Arizona v Maricopa County v Scottsdale

he Almosta Ranch is a one-of-a-kind working horse facility personally designed by Al Dunning, 45-time World and Reserve Champion, and this year’s Western Horseman Magazine’s “Horseman of the Year.” With a meticulous eye for what it takes to build a world class facility, Al spared nothing to make this a truly special ranch with superior function. Capitalizing on the serenity of the Rio Verde Foothills, and utilizing the backdrop of the Four Peaks mountain range, this property was also uniquely created to take advantage of the surrounding area’s natural beauty. This 30-acre ranch is centered by the main show barn, which includes in part, tack rooms, saddling areas, and the ranch offices. The stud barn and mare motel can be found on either side of the main barn, bringing the total number of stalls to 45. In addition, a 130’ x 110’ lighted cutting arena, 60’ round pen, 160’ round cutting arena, six horse Priefert panel walker, 150’ x 300’ reining and roping arena, 3 large turnout pastures, and 10 acres of fenced cow pens, all together complete this outstanding working layout. To make this ranch a home, a 3,974 square-foot owner’s residence was constructed, and decorated with country charm. Four modular support residences were also added, each with its own sense of rustic charm.

George W. Bush Attends Tea at the McKenzie Ranch As part of the Yamboree, the oldest annual festival in Texas, John McKenzie and his wife, Mary, hosted the Yamboree Queen’s Tea at the McKenzie Ranch in Gilmer, Texas on October 18, 1991. George W. Bush, then a managing partner of the Texas Rangers, was a guest speaker at the All Service Club luncheon that immediately preceded the tea. Afterward, Bush was escorted to the McKenzie Ranch complete with secret service protection. Mary McKenzie recalls coming home from work for lunch prior to the event, when a black sedan zoomed past her on the winding road leading to her house. McKenzie remembers four large men in dark suits stepping out of the sedan and looking around the ranch in a cautious manner. “It was just like you see on TV,” McKenzie said. “They had sunglasses on and devices in their ears. It was a little unsettling.” She goes on to say that the men introduced themselves as secret service personnel and explained that they were there to check the

house before the event, for guns and to see where the exits were located. McKenzie added, “As unnerving as that was, the thing that bothered me most was the fact that these men were going through the entire house and I had not made the beds that morning!” The French doors were flung open the day of the tea so guests could enjoy the warm weather as they went in and out of the house helping themselves to food and beverages which were served on the porches and patios. Sue Williams, the local home economics teacher, was famous in the community for her marvelous yeast rolls. She, and her class, had made small yeast rolls served with ham as one of the many delicious food items prepared for the occasion. Ironically, Mrs. Williams had been George W. Bush’s nanny when he was a child in West Texas. Mr. Bush spent about two hours at the McKenzie Ranch visiting with guests, but he spent most of his time conversing with Dr.

McKenzie on the back porch, overlooking the pastures and woodlands. They talked about hunting, oil and gas investments and the upcoming gubernatorial race between him and Ann Richards. McKenzie told Bush that he would vote for him but said, “I don’t think you have a prayer. Ann Richards is really popular now!” Shortly after the tea, Richards was featured on the cover of Texas Monthly in the now famous “White Hot Mama” publication where she is straddling a motorcycle in white leathers. All in all, according to the McKenzies, it was an exciting day. Mary’s new friends, the secret service agents, were discreetly stationed throughout the three-story home during the entire affair. And, Mary added, “All my beds were made.” The McKenzies received a personal thank you letter from George Bush several weeks after the celebration on Texas Ranger stationery. They still have that, along with all the memories of fun and eventful times on the ranch.
