Building C A conceptual occupancy proposal for the properties along the subway line in São Paulo, affected by its construction in 1979, that were abandoned since then. The intervention proposes the area´s occupation with a Cultural Centre Brazil / Italy, in honor of those Italians who originally colonized the neighborhood. Site view

A long walkway links the Cultural Center to a Sao Paulo Metro subway Station. A large central square with a semi covered area made up for exibhitions fairs and meetings and an arena theater composes the project´s core. The theater background was thought to be a backstage allusion. So it was maintained arised just one facade of the only old building that was demolished.

The intention was to return to the Italian colonizers of the BrĂĄs neighborhood the lost dignity, memory and gratitude for the contribution to the development of this metropolis that is now SĂŁo Paulo. And there is no better tribute in this sense than to rescue the culture and the ancestors who gave their work and their lives, translated into an Italian Cultural Center.

Lybrary, Finess and Class Rooms This is a 1940s building which was retrofited to receive activities soppused to be more introspective such as the Library, the Fitness Center, some lectures rooms and teaching classes. The masonry from the core of the building were demolished so that only the its stuctural pieces were mainteined to give place a glasing coverage where vertical circulation and an inside square were placed.

This is the only new building in the site. It was designed not to appear among the others, but instead, to reflect the other just lika a mirror. It is a natural and soft continuing expansion of the lifted walkway. The Architectural Match Competition sponsored by the Botanical Garden Foundation of Rio de Janeiro in 2011. Run in partnership with Oscar Oiwa Studio NY. The core challenge was to create new exhibition museum spaces without harming the existing green surrounding site. A particular tree has motivated us to organize the architectural groundwork around it, just like a germinating seed underground that grows up towards the sky. The new building itself could not compete with the existing historic building, which is part of Brazilian heritage. In partnership with the Artist Oscar Oiwa, whose studio remains in NYC (oscar@oscaroiwastudio.com / www.oscaroiwastudio.com).

The MuMA´s new building was designed to be almost all underground due to respect for the old building and either to protect it from the hot climate of Rio de Janeiro.

The glasing facade is facing south, where energy gains should be more powerful. The north facade is protected from direct sunlight by the old building´ shading and by an almost area masonry made wall. There is a lightning gap for the sunlight to reach the two undergroud floors. In the retaining wall were planted species of shade plants.

This wall painting, called "Virado à Paulista", was originally designed and painted in 1983 by the then architecture students José Luis Fairbanks and Oscar Oiwa, inside the building of the Architecture School of Sao Paulo University - USP. The intervention was made in collaboration with a couple other colleagues and it was authorized by the building´s original designer, Prof. Dr. Vilanova Artigas. Because it is a building listed by the government as an national Cultural Heritage, the painting is also considered an architecture heritage and cannot be changed anyway . The main idea was to "twist" the concrete walls of FAU, making it appears the allusion of Sao Paulo skyline in its symbolic manner. The wall was restored in July / 2015, the year of its 32th anniversary, duly authorized by the Congregation of USP in partnership with the current students at FAUUSP. In partnership with the Artist Oscar Oiwa, whose studio remains in NYC (oscar@oscaroiwastudio.com / www.oscaroiwastudio.com).

The Challenge Competition sponsored by the NGO Architecture for Humanity in 2010 in partnership with YWLC - Youth & Women´s Leadership Center - RJ. The main goal was to design an experimental women soccer school training center in Rio de Janeiro, which would be further replicated to other Countries. The core challenge was to create a Community Center for the poorest people in the neighborhood where mothers don´t have the chance to do anything while taking care of their sons. So, the main idea was to bring children up with their mothers and provide them sport activities and learning courses. Due to the Rio hot weather, this was a major challenge to solve. The horizontal landscape of Santa Cruz neighborhood asks for a not aggressive architecture by sprawling the program needs throughout the site into a two story building. Therefore, the implantation was driven to the SW and SE orientation, avoiding the sun during the harder summer’s insolation. The sections beside shows the two passive cooling strategies. At the roof are located the solar harvestings which feeds the hydraulic hot water system.

As shown above, the brains are located at the top of 17

the building: it means the classroms either the othes learning areas. The classrooms were provided with brises soleils avoiding direct sun heating. The walkway access links the two sides of the site while allowing people to flow away throughout the pedestrian corridor. The Challenge An existing Art Gallery which was designed by a well known brazilian architect Miguel Juliano in the 1960s needed to be amplified in its area. However, the original architectural characteristics should be maintained. It was originally designed as to be a single storey house. The proposal is to add another floor to the building. The new concept was re-examined the original volumes of Miguel Juliano which also inspired the minimalist form of the exhibition areas where the works are exposed as in a packaged box. Also it was added to the concept, the formal re-interpretation of existing volumes, a counterpoint of "full versus empty". Thus, the existing tile panel below earns a three-dimensional volume, becoming a cube, very similar to the wooden art wrapping crates.

The upper cube rotates mechanically and is internally illuminated. Here is where the exhibits are announced, making this element a neighborhood icon meanwhile it is the outdoor advertisement. Here it becomes clear the counterpoint of the original implantation axis with the new one, which has been designed this way in respect to the original architectural party. The points of structural support were designed within the existing walls of the ground floor, so as not to interfere with the original design in minimize the overall construction imparct.

The Challenge We have initially identified a pressing lack of space within the company´s present administrative installations. Not only of space but also of quality, considering the poor conditions of thermal and acoustic insulation, lighting and even versatility of indoor spaces caused by inadequate distribution of basic facilities, such as toillets, depositories of office supply, conflicting circulation areas and position of the main entrance. On the strength of Alfa Laval exeptional location facing the Latin America´s major economical route, we have opted the proposal of setting up the new buildind at the front of the land, but with the care of raising it in such a manner as to provide space for heavy-vehicle parking and maneuvering and also to make it taller and more imposing than the industrial building.

The Challenge Project for a hotel located on an island in the State of Rio de Janeiro, with 90 bungalows type T1, plus 10 units´ T2 type , social building, support services modules, spa, pier and a water park. The concept arose from the need for sustainability and use of materials found in the island itself, since it is relatively far from the shore. Natural ventilation and respect for the biodiversity of the island were the supporting pillars of the adopted architectural concept, once the island is an invironmental national protected area.

Conception & Site Plan

The deployment of the Social Area nearby the beach allows direct visual contact with the shore and the environmental integration between the internal and external environments, making it such a subtle division. The adopted geometric form was the hexagonal so as to better adapt to the ground, forming an organic network that spreads throughout the land. So are the T1 room modules, where the development respects the hexagonal form as it flows out on the sand.

Hexagonal polygons are quite good forms to work due to the relationship between the 90° based networks and the 30° and 60° based network intersections, creating a framework that allows to fit the 90° derivated forms into the 60° network frames, composing a spreadly organic complex site.

The program complies 90 T1 unit type rooms plus 10 T2 unit type rooms. The Social Area includes all facilities and hotel services as well as the restaurant, bar and Lobby.

The Challenge This project was held in the beach area of Trairi town, in northeast Brazil by the same Meliá Group who hired me to the project shown before. Here, the aim was to design a hotel to be sold intirely for European people by the BSA french real estate company. It is located directly on the sand dunes of the beach in the shore of Ceará State, with 400 bungalows type T1, social building, support services modules disposed each one in a group of 4 to 10 bungalows in small squares. It was also provided of a spa, pier and a water park. The concept arose from the need for sustainability and use of materials found in area, since it is very far from the nearest town. Natural ventilation and respect for the biodiversity of the beach were the supporting pillars of the adopted architectural concept, once the site is an invironmental national protected area.

The Challenge - two conflicting goals The client is a public transportation company that owns a plot in dowtown Guarulhos, at the São Paulo City Area. Due to an agreement with the City Hall, the company was obliged to deploy an urban Bus Terminal on the terrain. However, the exceptional location of the site led me to a deepen study of how should the site could gain in income returns. The only way to deploy such a task was to give the site more than only one goal. Instead, the main concern was to exploit it commercially meanwhile it had to serve as the initial agreement with the City Hall. Thus, the idea was to add to the land a service hub that would benefit from the Bus Terminal itself. After a marketing research we came to the conclusion that a building of commercial spaces and professional services would unite the facility of transport to the provision of services, increasing the financial return on the investment. A lifted plaza with an independent access aside was created, thus separating the commercial building from the Bus Terminal in the ground level. The plaza´ slab also serves to isolate the noise and pollution from the terminal, providing two separaded uses in the same site. At this plaza it was disposed some facilities such as a Computer School, English School, Dispatcher, Xerox / Stationery, Snack Bar / Café, Pharmacy, Lan house, etc. It was also created a two level parking lot in the basement as to increase facilities to the site.

The concept This English School was designed to be a visually integrated environment. Thus, people can see each other and communicate, making it a single integrated indoor environment. The set of volumes and voids was created by the need for closed classrooms and the water closets blocks, although the main void act like a social hub. The south´s glass facade allows better lighting and heat stroke, since the surrounding buildings make plenty of shade on the ground.

The concept Due to the hot and humid climate in the Brazil

(exernal cover - concrete)

beaches, this summer house was designed to accomplish three main topics: 1. Natural environmental comfort; 2. Most permeable area as possible; 3. It contains also an inner idea of exploded spaces, which were joined by its functions

(internal masonry)

and integrated by catwalks. A set of four separeted

(cross ventilation)

volumes were disposed to be independent from one another. The first volume contains the garage, the second one, the social area, the third and the fourth ones, the bedrooms. Exploding the project allowed more green areas and a more permeable ground as well. Other conceptual idea was to displace the building

(green barrier)

from the terrain in order to respect the original slopes of the site. This makes a lot of difference when dealing with a rough terrain and finally let plenty of shades on the ground, creating an interesting play of shadows and void spaces among the volumes.

The concept The real estate development of a building to house activities and doctors' offices was born due to the city calling for medical services, given the existence of the UNESP School of Medicine and the lack of properties suited for medical use. The city became a reference in medicine in Brazil and also lacks appropriate facilities for conventions. The concept is to concentrate medical services and offices in

a building adapted to those needs. So, we created a building with a convention center and services such as pickup and delivery laboratory tests, pharmacy, medical shop, postal service and ATMs. In the typical floors are doctors offices located which are from

The project takes into account the special needs of the medical field such as higher ceilings, compressed air installations and infrastructure for air conditioning and spans for special facilities between the slab and the lining. Social Rural Housing Settlement A development of social housing, which was part of a hydroelectric power plant project, composed of settlement of 43 families in a rural area, a primary school, 43 wells for drinking water and rural electrification. Winning work of public bidding for construction of the entire complex. The São Paulo Energy Co. was in charge of providing new homes to local inhabitants of an impacted area due to the lake filling of the Water Power Energy Plant in State of São Paulo, Brazil. The Fairbanks Construction Co. have won the competition to implement this project, under the unique responsibility of this Architect.

general site view The challenge here was to develop a huge project under severe job circumstances once the site is far from any city, thus making it difficult to carry out the works. For example, despite of the area is in a lake shore, no water was supposed to be provided from there, forcing the company to bring water from outside.

The CDT has rented this old building to house its Headquarters which is protected by law as a Brazilian Historical & Cultural Heritage in downtown SĂŁo Paulo. In this particular case, the law determines that the facade and its ceiling had to be restored in its original

shapes. The retrofit design was lead through these guidelines so to house the new facilities, respecting every single original detail.

the retrofit under construction This old building from the 1910s was all remodeled to receive a public office. Due to its protected historical and cultural heritage status, details such as all its fittings were recovered, window frames and woodwork of the doors and windows, wich are made of hardwood - Riga pine. The metallic gilded pieces were recovered one by one. Iinternally, the original floors were demolished and built new metal structure, away from the original structure of the building. This allowed a better use of space, which is very expensive nowadays.

This was a retrofit of an old building that was acquired by the OAB / SP to become the headquarters of the this attorney´s social supports services´ agency. The building has 13 floors plus two basements and a helipad. The scope of work reached from the insertion of the helipad, to removing half slab of the top floor to create

Customer Service under construction

The construction company realized the entire production process, from the implementation of architectural and structural projects, facilities, IT, air conditioning, until the full execution of the work. A point to note was the extremely narrow term planning and logistical material since the site lies at the heart of SĂŁo Paulo, an area with daytime running restriction vehicles. The work ran into arrangements 24 hours in 3 shifts of 8 hours a day. Nevertheless it was ready delivered in 63 calendar days!

As the responsible for the two construction companies, this architect have developed several projects to Alfa Laval Group throughout these years. These works range from thermical analisys for the Guarulhos plant to the development of the new unit for Oil & Gas plant located in MacaĂŠ, RJ. The goal here was to refurbish an old plant to home the new unit services. So, it was part of the job to arrange the offices as well as the production plant.

PORTFOLIO José Luis Fairbanks The Agro Assaí plant was a project of refurbishment of an old shed to give place to the new enterprise´s headquarters. It was also planned an increase of the total area, thus making the work a complex one due to the need of digging aside the existing foundations. Earthworks also made the work difficult because the building deployment level was much below the street level.

PORTFOLIO JosĂŠ Luis Fairbanks This cottage was designed to be a cozy country retreat. Inspired by original Mexican architecture, all areas of the house are organized by the interior garden, thus making the house closed in itself. From anywhere in the building one can have eye contact with the other areas, through the integration of the terraced area outside. All bricks came from a demolished old building which provides a better thermal insulation to the whole house. Moreover, the roofs provides space for the solar heating as well as water recycling.
