SWANWICK RANCH - PROPERTY ABSTRACT

Swanwick Ranch is considered one of the finest luxury oceanfront estates in Canada; a residence that has been featured in professional architectural and design publications around the globe. It is a masterpiece of contemporary architecture that has received national architecture acclaim for design. Custom designed for its current owners, the residence is a perfect retreat for families seeking a refuge from the pulse of modern life. It is situated on a majestic 68-acre gently sloping oceanfront property in the rural community of Metchosin, British Columbia with over 1,400 feet of low-bank oceanfront. The architectural vision was to connect with the site; to take advantage of the beautiful views to Victoria and Mount Baker, to weave through the large stand of rare Garry Oaks; and to

34

provide accessibility to the beach. The residence at Swanwick Ranch exemplifies the finest achievement in modern technology and environmental design. A home of this magnitude is at the very edge of what is possible in terms of technology and structural design, yet it’s construction respects and integrates gracefully and respectfully into the property’s natural landscape. One cannot fully appreciate the essence of this spectacular home without understanding its central feature – the Canyon River. Carrying spent ocean water back to the sea, the Canyon River adds drama and inspiration while

performing an important function as part of the hydrothermal radiant energy that provides heating and cooling to the residence. Soaring etched-glass walls with inset lighting and cascading waterfalls are a continual source of inspiration and quiet reflection, and while particularly stunning at night, the flowing water provides a soothing watery light to the residence during the day. One of the social aspects of the design of the home is the ability to interact between spaces quite readily, such that even though the home is very large there are opportunities via balconies and bridges and interconnected spaces to have moments of conversation or eye contact across very large distances, which bring occupants the feeling of being close together even though each may be in their own retreat space. The mechanical and electrical systems are cutting edge, allowing owners the ability to access and monitor all of the home’s technologies via the Internet from anywhere on the globe.

35

The heating and electrical systems can function independently from the civic utility services on the property, thus allowing independence and full off-grid capability for owners. Recreational amenities abound at Swanwick Ranch including a covered swimming pool; hot tub; professional tennis court with night lighting; as well as large games and entertainment rooms. The home also features an enclosed boathouse and fishing craft with direct access into the ocean.

This remarkable 10 acre oceanfront estate is hidden by an electronic gated entry, invisible to passersby. The tree lined lane takes you through a wooded glen that opens to magnificent views of blue sky and the sparkling waters of the Pacific Ocean. Groomed for over 60 years, the lush mature gardens and grounds are unmatched in the area. Pleasant walking paths cross quaint footbridges and meander throughout the forested areas of the estate. The original 1945 Van Norman beach house sits at water edge. An Osburn/Clarke carriage house, guest cottage , automated boathouse, service garage and caretakers gatehouse are privately positioned on the property. A deep water dock is developed for yacht and float plane access. Uniquely private, with almost a 1/4 mile of mainly lowbank shoreline and many interesting rock formations etched out by the action of the ocean, this major property is perhaps one of the finest in the Pacific Northwest.

Has your perfect home been created yet? Not everyone can expend the time required to design and build their own dream home; so many buyers BEFORE

AFTER

seek move-in ready homes. Managing today’s busy family schedules can make incorporating renovations extremely challenging. Considering homes come in as many variations as people do, what do you do if you don’t find the one? You may choose to settle with close enough and move in with a plan to one day transform the house to reflect your unique identity. Consequently, an inherent risk is placing your furnishings in a temporary location only to find them in the same place five years later realizing you’ve never really felt at home. Perhaps it’s time to shake things up and renew the way you feel in your home, but how do you do that? Before you call a designer here are a few things to consider.

Distinguishing your style First, begin determining what your style is and what is essential to creating an environment that is uniquely yours. Consider what makes you feel comfortable. When you walk into a room or flip through the pages of a magazine, what catches your eye? Is it the rich colour, the comforting feel, or the luxurious finishes? Once you start recognizing what captures your attention and why, you will begin identifying your personal style. While some may already have a good sense of their personal style and an idea about what they find suitable for their homes, it may be difficult to articulate. You may want to review contemporary, traditional, rustic, classic, modern, retro and trendy styles. It’s important to discover your likes and the style that incorporates the way you want to live. For example, I love the look of a contemporary space that has white couch, wool and silk chairs and a plush white sheep-skin rug. I appreciate the clean look, but with two kids, a dog and soccer team parties at my home it’s just not practical! Once you have a style preference, I recommend making notes in a style notebook or wish list. You may choose to collect magazine clippings, website urls, fabric swatches, pictures and information about appliances and technology choices, along with notations outlining what about these entries appeals to you. For

example, if you document a magnificent bed, ask yourself, “Why do I appreciate about this particular bed?” Is it the bedding or the detailed craftmanship of the bed? Or could it be the emotional draw that makes you picture yourself curling up with a classic book? Collect ing your ideas will help you define your style and chronicle what is important to you in order to communicate your décor desires with others.

It’s important to discover your likes and the style that incorporates the way you want to live. On-line quizzes may also provide a fun method of discovering your style. I recommend “Sproost.com.”

Evaluating essential functionality The second step is to assess your home environment to determine whether it meets your functionality requirements. What do you need your home to provide in order to support those needs? What conveniences would assist your lifestyle? Would a coffee hutch located in your master ensuite be beneficial? Would a craft room or a wrapping corner make your life easier? How about two washing machines to help you expedite that task? In my opinion,

the luxury of more time is invaluable. Indeed, I love luxurious finishes and furnishings, but free up my time to do the things I love and...I’m in heaven. While we are speaking of luxury, consider what luxury means to you. Is it the functionality and convenience of high-tech appliances and home systems? Or is it the detailed finishes; natural stone and exotic woods, custom built in cabinetry, or the accent of detailed trim work? There are so many selections you can incorporate into your home in order to make it uniquely suit you and your needs. Equally important is appraising your home’s unique features. What are the main elements of your home? Determine which features you wish to emphasize and which ones you’d rather downplay. Be mindful of your goal to renew the home’s identity to compliment your unique style. Focus on creating a space that reflects your personality and enhances your lifestyle and supports the way you wish to live. This is the ultimate goal and one of the purposes of your home. Additionally, when considering how your home meets your functionality needs, you may ask yourself whether your home provides areas to recharge, entertain and play. Take the time to consider the essential elements you require in your home.

43

Taking it personally The third consideration when creating your unique space is how to incorporate your personal interests, possessions, and collections. These considerations help present your home and reveal for guests more about your family’s identity, interests and travels. Treasured mementos that are important enough to keep may be important enough to display and may require a prominent position of dignity in your home. Whether it’s the collection of Murano glass from Venice or the jerseys reflecting an entire hockey career, there are elegant and organized ways to display all your valued treasures.

Managing your budget A final deliberation - or a first for some, in creating your stunning and distinctive environment, is the budget. Budgets provide a target to work within although there is flexibility in achieving the look you desire within various budgets. How you think and feel resounds in your home. “DESIGNERS VISUALIZE A HOME AS A BARONMETER OF YOUR WELL-BEING AND WHEN YOUR HOME IS IN OPTIMAL CONDITION, YOUR LIFE WILL FOLLOW.” - Fabia MacNair.

In our design company, we often see the frustration that comes with not being able to access things you need when you need them and additionally we see the boredom that comes with mismatched and dull rooms. We recognize the dysfunction of a poorly planned space, and the inability to relax amid disorganization. In order to avoid such situations, awareness is critical to ensure what’s happening on the inside is being reflected on the outside.

We can motivate you to transform your house into a home that more accurately reflects who you are and becomes the foundation of your life. Avoid the distraction of societal pressures that dictate fashions and home furnishings. Remembering to let your heart guide you is important. We all have intuition; some of us have just lost the art of listening to it. Consequently, while you continue to live in your house, renew and mould it into your home by making selections that fulfill your desires and you’ll increase enjoyment and value as well as health and wellness. Styling Spaces, our design company, enables you to reconcile the options you’ve been considering with the many available options, and tie them together so the end product, looks the way you want it to, lives the way you need it to, and feels better so you can too.

ONE OF THE MOST SOUGHT AFTER BUILDING MATERIALS, STONE IS MOST OFTEN USED TO BEAUTIFY

Rugged Good Looks – Stone’s Unique Characteristics Is your desire to create a bold setting that sets you apart? Using natural stone adds character and provides an alternative that contributes to a fine, luxurious appearance throughout many rooms in your home. Consider how a beautifully designed stone wall can add a touch of class. A water feature can make your living room into a paradise and a stone fireplace can accentuate the innate beauty and comfort of your home. Realtors will assure you that featuring natural stone escalates its value while ushering in beauty and elegance. With so many colours, finishes, sizes, shapes and stone textures, its timeless elegance distinguishes natural stone from synthetic. Natural stone varieties include: Marble, Travertine, Limestone, Cantera, Onyx and Granite and it is an unparalleled choice for custom home builders and affluent homeowners for its durability, enduring characteristics and integrity. To have natural stone in your home makes it more luxurious and estate-like.

63

One of the most sought after building materials, stone is most often used to beautify kitchen counter tops, floors, walls, bathroom floors and vanities, fireplaces and patios. When constructing a fireplace, choosing just the right stone will define the room’s style. To illustrate, a travertine fireplace surround will create an old world or rustic look. Its wide variety of earth tones can range from subtle creams to vibrant reds and browns.

flooring tile, balustrades, fireplaces, and decorative carved stone accents around doorways, windows and foyers. With its versatility, light weight, and malleable nature, cantera might be exactly what you’ve been looking for. Hand-carved natural stone cantera will enable you to achieve beauty and prestige. Decorative stone columns and archways cannot be matched by imitation materials but will add a presence to hallways.

Onyx has been used for centuries in places of worship to ward off evil spirits. Onyx is also thought to provide comfort, calm the heart and relieve stress. Onyx marble transmits light and is used for fireplace surround, walls or bar. Other uses are wall cladding, floors, sinks, and tables. Onyx can also be used for vases, lamps, wine goblets, sinks and bowls.

Since natural stone is not rough like other stones, it may be polished to a shiny finish or kept matte accentuating the texture.

Similarly, marble fireplace surrounds establish a more refined and elegant style while canterra and onyx fireplaces are unmatched luxury and quality to any space. Natural stone has the durability to withstand the test of time. Cantera stone is one of the best kept secrets in the stone industry. Made from volcanic ash that has been compressed into stone over millions of years, cantera is an unusually lightweight and porous known for strength and durability.

Collectively stone can be used in a variety of applications and can match the rest of your home. Once the stone floor is installed you can be assured it will never have to be replaced during your lifetime. Moreover, stone applications add value to any property and as the price of stone increases so does the value of your home. Maintaining the look and shine is easy and trouble-free as its hard surface is cleaned with a simple vacuum or sponging. Natural stone also contains no toxins or chemicals avoiding the harmful build-up of dust that can contribute to asthma and allergic reactions.

Cantera is one of the most versatile stone products on the market. In fact, it can be used for trim mouldings,

STYLICIOUS GUIDE TO REDEFINE YOUR SPACE

By Karen Wardell The World is a Stage, and so is your home! The most common misconception of home staging is that it is only for selling real estate. While it’s true that staging is becoming an essential service before listing your home, many people are unaware of the value a Certified Home Stager can bring to helping you reflect your unique style in your home. Along with being a budget-friendly means of decorating, a Certified Home Stager can suggest eco-friendly options for renewing your decor.

“Define your space! Don’t let your space define you!”

The Problem:

Top 5 Tips

At Stylicious® Home, our consultations have uncovered an

to Redesign your Space

assortment of common design problems. Let’s examine some of the most common trends we see amongst our diverse clientele.

• Due to the influences of our consumer-driven society, too often

we acquire an abundance of collectables and mementos in our homes, making some of us appear to be design hoarders. Too much of anything can cause unnecessary stress in our lives.

• Media campaigns persuade us to emulate constantly changing

and often short-lived trends, purchasing unnecessary peripheral accessories to keep up with our peers.

• Others become complacent and comfortable with their décor

and have not changed or revamped style in years.

• Lastly, we have observed that with our current economic

restraints, people are resistant to invest in redecorating or redesigning their space.

The Solution: We can help you define your space and avoid having your space define you! We find that people are often surprised how simple and affordable this process can be. Staging your home to suit your lifestyle, or redesigning, is an innovative and eco-friendly process that evaluates your existing design and revives your space to give your home a refreshed energy. Since Stylicious® Home works with your existing space and the items you currently own, clients can rest assured they have done their part to minimizing their carbon footprint while getting a new stylicious space. Redesign/Staging consultations start at $175.00. “Design is always a fine balance between form and function!”

1. Rearrange a small (5 to 10) collection of accessories in your home on a monthly basis. Often items have a new meaning when placed beside another accessory. Be adventurous with changing around items in your home regularly to refresh them in another area of your home. 2. Take a photograph. Photos often reveal the smallest of details, otherwise overlooked, that are out of place. If the image seems too cluttered, select your top five or six preferred and remove the remainder. Take another photograph to see what it reveals. 3. Hold a swapping party. Consider inviting your family and friends to participate in a new-aged swapping party. Participants are invited to bring an accessory from their home that they no longer desire to display. If you like, you may choose to make the event entertaining by setting a discretionary price range to work within and initiating a bid system with fictitious currency or points for equal opportunity and fair exchange. 4. De-clutter and organize on a quarterly basis. Purge any unused or unstylish items and donate or sell them. Reorganize each room to allow function with a fresh new design. 5. Be creative and look for unique treasures. Peruse designer sales, local art shops, antique shows, auctions, etc. to uncover just the right accents that reflect your unique style. You may also consider refinishing and reupholstering furniture you already own. Keep in mind that less is more in today’s design trend.

– Chinese Proverb High-end homes are distinguished by the quality of materials chosen for the details: exotic woods should be used for customized wainscoting and crown moulding trim, staircases, doors, and flooring. With affluence comes the enjoyment of choosing quality appointments for your home. A buyer considering an exclusive, luxury home will appreciate exquisite finishes that reflect the quality of the home, and flooring is no exception. The floor is the heart of the style of any home; it creates the tone.

Another option, tile, offers durability, but lacks warmth and personality. Equally important is that it provides a hard walking surface and is not forgiving to any breakables that may slip from your hands. Among affluent homeowners there has been an increasing appreciation for quality hand-crafted flooring choies that become a reflection of the homeowner’s vision and art for the floor. Consider the difference between purchasing a work of art from a gifted painter or sculptor with being given a framed piece from a department store. Discerning buyers will value quarter sawn White Oak, Hickory, Walnut and Mahogany woods which create a statement of enduring quality and good taste. While wide board and long length increases cost, it creates drama. Those choosing Quarter Sawn White Oak wide board, long length, pre distressed and stained materials would expect a cost of approximately $28 per square foot. Another great option is reclaimed material such as old factory beams sawn into boards and made into flooring that exudes character and costs approximately $20 per square foot. When choosing a finish, most pre-finished flooring has aluminum oxide which has only been used for about 20 years. Prior to this, hardwood was always installed unfinished, sanded in house, and then treated with a few coats of a Urethane product. While our floor finish is not as hard as Aluminum Oxide, it is about 10 times harder than Urethane options. Producing flooring with natural character, and even small knots and colour variation helps hide minor scratches that will occur over time. Another option for homeowners exploring their unique sense of style is pre-antiqued, or distressed. To create this look, we dent, scratch, and damage the surfaces. In this way, when stained, the marks show up as part of the finished product. These intentional marks drastically reduce the visibility of any marks the home owner will produce. It also adds distinctive character to enjoy for a lifetime. Alternatively, most laminate, although a cost-effective option lacks the durability to endure more than five years before showing wear on edges or chips and the substrate material will show. In addition, most are composed of water-absorbent material hence washing the floor or spills can open the joints. Along with these drawbacks, laminate is actually a photo-imprinted image of wood, meaning if you examine the flooring closely, the grain patterns are duplicated repetitively on multiple pieces of laminate.

Although warm, carpeting can be challenging to keep clean and control allergens low and will quickly show wear. Many homeowners are limiting its use to the bedrooms since its longevity is limited to 5 or 10 years. From a real estate perspective, Julie (a licensed Realtor and Interior Decorator at Lasting Impressions) directs her sellers to replace existing carpeting with an option that adds value to the home and she coaches her buyers to consider the cost of replacing carpeting with a more suitable option, in determining what they should offer for a house. From an environmental point of view, mostcontain a portion of recycled materials, but as a petroleum-based product, even the processing of recycled plastic consumes an enormous amount of energy and generates pollution and waste product.

Now add to that a unique wood or grain pattern or natural variable colour and it becomes art, craftsmanship and nature harmoniously merged and no longer just a floor.

In the last decade, another solution, engineered hardwood has been developed. Essentially, real solid wood skin or veneer is glued to a non-solid wood substrate backer either made from MDF, plastic or plywood. There are some appropriate applications for engineered flooring, especially when finishing basements or over heated subflooring. Because a substrate is not real wood, movement is not an issue, and can be considered where hardwood cannot such as installing over a heating system or gluing down to cement. Indeed, engineered flooring does have drawbacks such as the limited choice of species, finishes and board sizes. Although engineered floor is solid wood

on the surface, a deep impact will expose the substrate below. In addition, refinishing the can be performed only once, limiting its lifetime. Lastly, let’s look at hardwood. Not all hardwood is created equally. There is a purpose for standard “out-of-the-box” hardwood such as an alternative to recarpetting a bedroom or flipping an investment home. Average hardwood suits average homes with average-sized rooms, notwithstanding, in upscale homes - especially those with large open floor plan - standard 3” width hardwood flooring appears out of place in proportion to the space. On the contrary, high quality hardwood is timeless, warm and inviting. Envision your grand space with hardwood boards 6” or 8” wide and 6 to 12 feet long. The impact is extraordinary and will be appreciated immediately by all who enter the room. Now add to that a unique wood or grain pattern or natural variable colour and it becomes art, craftsmanship and nature harmoniously merged and is no longer just a floor. We can work with any species of wood, but prefer to work with higher end selections like Cherry, Walnut, Hard Maple, Mahogany and Quarter-Sawn Oak. Budget Considerations as with many purchases, you get what you pay for. At Lasting Impressions, we make no apologies for our prices. We confidently present the craftsmanship and expertise reflected in our pricing. We offer more quality selections than competitors and we enjoy helping our clients find the right product to complement their space while working within individual budgets. The advantage of truly custom-built is that we tailor materials, methods, finishes and designs, to provide solutions for nearly every challenge we face. Solid hardwood flooring prices are variable based on species of wood, width and length of boards, clarity (or grade) of lumber, and finish colour. We produce most flooring orders in variable widths. This means the pieces are typically 3”, 4” and 5” with lengths between 2 and 6 feet. With a standard clear, natural finish, this flooring costs approximately $10 to $16 per square foot, depending on species and clarity. Still, we’ve produced astonishingly unique floors with boards up to 20” wide and others with lengths up to 16 feet with costs upwards of $40 per square foot. The possibilities are virtually as broad as your requests.

Eco-Conservative Homeowners With a world that is becoming more and more ‘green’, many people raise concerns about removing any living green thing from the earth. Lasting Impressions was recently one of the select few sponsoring businesses involved in the First Ontario GREEN Home in Kitchener, Ontario built by Reid’s Heritage Homes. In this initiative, we supplied wide board full character white ash hardwood flooring for the dining room, as well as an incredibly unique and artistic live-edge walnut dining room table and beautiful kitchen island featuring a reclaimed butcher block top. As more and more ash trees are being decimated by the encroaching Emerald Ash-Borer Beetle, trees need to be removed due to the effect of these beetles killing the trees prematurely, or to try to stop the spread of this environmental threat. These trees are not a highly valued species, yet have a beautiful creamy and brown tone to them and striking grain patterns.

Furthermore, while the clear white wood has moderate value, the mixed-coloured wood from the centre of the tree often finds no other purpose than to be used as pallet material, firewood or mulch. Rescuing this material and turning it into beautiful hardwood flooring is an eco-friendlypractice. These trees also grow quite large and straight, accommodating wide long boards. Because we are able to mill these logs ourselves and dry them in our own kiln, we produce very little waste and drastically reduce our environmental impact. Another consideration is that trees are a renewable resource, so replanting and harvesting is a cycle like other crops. Finally, by using local materials, massive amounts of transportation and fuel costs are saved, reducing the carbon footprint. When considering green flooring options, Cork and Bamboo are often contemplated.

While these are green in some senses, they are imported from halfway around the world so getting the product to your home is anything but environmentally friendly. Creating a home that you are proud of that reflects your discerning taste and appreciation of quality demands careful furniture, cabinetry and flooring selections. Permit Lasting Impressions to be your source for excellence and expertise.

Cathy Travis was born and raised in Victoria, British Columbia. This has provided her an almost innate knowledge of the market and a decade’s long reputation for truly remarkable client service. She will provide you with insight to the power and reach of the Sotheby’s International Realty Brand. Cathy has been a gold award winning realtor for many years with a prevalent background in Corporate Human Resources and Marketing. A unique style and representation has allowed her to step outside the boundaries to create a special service that offers a fusion of global connections, Real Estate proficiency, and design coordination as a Certified Stager. Providing a concierge-like service, has propelled Cathy to national and international recognition for sales and marketing expertise. She can guarantee you caring and professional assistance that will contribute to the sale and world class presentation of your property. You will benefit from her insight and vast experience for all your Real Estate transactions today and in the future. In 2010 Cathy had a record year with many successful sales including acting as the listing representative and finding the buyer for an exclusive estate in Victoria that sold for $2,325,000. In Cathy’s quest to provide the ultimate service for clients she decided to go one step further and formulate an additional service by introducing Professional Staging as part of her portfolio. As a certified stager, Cathy incorporates design assistance as well as the actual inventory. She has formed a separate Staging Company called CT Staging and has acquired a warehouse to ensure essential elements are available, whatever your needs be. Over the years Cathy has accumulated enough inventories in many different styles and genres to stage approximately 10 complete homes at once. Every seller wants their home to sell fast and produce superior value. Does that sound good to you? Well, it’s not luck that makes that happen. It’s careful planning and knowing how to professionally present your home. This will captivate home buyers in the first few minutes as they tour your home. Statistics prove that professionally staged homes sell quicker and for higher value. As part of Cathy Travis’s community involvement and her passion for the City of Victoria, Cathy ventured out to create and establish the Greater Victoria Sports Hall of Fame. Started as nothing more than an idea Cathy took her vision and brought it to reality. She single-handedly formulated the initial board of Directors for the Sports Hall of Fame which included many prominent influential citizens of Victoria. Cathy’s role was more than substantial as she covered every aspect of setting up the board, mapping out the business plan, holding public events, logo contest, fundraising dinners, and ultimately the presentation of the final product that has brought together and honored some of our most famous world renowned athlete’s. From Steve Nash and Silken Laumann to the Courtnall brothers, many prestigious athletes were the recipients of honor and recognition for their efforts. Cathy proved that dedication and a never say no attitude can accomplish the utmost in all facets of life. She has woven these talents, marketing skills, and warm personality into all areas of her life and approaches her Real Estate career in the same mannerism. As a single mother Cathy through her Real Estate career has focused her attention on her son to provide the means to enable his dream of graduating from Osgoode Law School in Toronto, Ontario proving once again dreams can come true in life, in our communities, in business, and of course in Real Estate.
