Concept Architect Studio, MAB Development, NL

The Studio is an internal team of architects and urban planners of MAB Development. It combines expertise in urban design, architecture and market research to develop new concepts. The Studio operates as a creative think tank for concept development on behalf of all the organizational units of MAB Development to ensure an optimal synthesis between functional, architectural and financial parameters. This leads to innovative and creative (development) concepts and to functional and architectural added value. MAB Development - part of the Rabo Real Estate Group - is with offices in the Netherlands, Germany and France one of the leading European developers of commercial real estate. MAB develops high-quality, innovative, mixed- use city centre projects, as well as office buildings, shopping centers and leisure projects.

My responsibilities ෮෮ Analysis and exploration of the districts: graphical diagram of the ethnicities in each neighborhood , photographically capturing local people and entrepreneurs. ෮෮ Translation of the required programme and the conditions of the municipality into a schematic plan. ෮෮ Drafting of schematic plans, analysis diagrams and illustrations to clarify the development vision. ෮෮ Working together with the graphic designer on the final presentation document. A development competition by the city of The Hague (in cooperation with Staedion). Transvaal is a multicultural and entrepreneurial district in The Hague. The new Centre should be an exotic place where different cultures meet and come together in culture (dance, film, music), food (world cuisines) and retail (from oriental spices to Indian fabrics). Our vision was that the Centre should primarily function properly at the local level (in the neighborhood). In order to attract people from the whole region, it must be first a local success. It is an icon especially through its functionality than its architecture.

My responsibilities ෮෮ Translate the wishes of the owner of Havenhof and the ambitions of the municipality into a spatial and functional plan. ෮෮ Logical and pleasant (walking) routes and a good visibility. ෮෮ Solution for better accessibility and parking situation. ෮෮ Solution for a car-free Zeestraat. ෮෮ Sketchy details of the floorplan, volumes and a streetview. Programme 11.000 m² retail 330 parking spaces A study of a new functionality of the center. The shopping center of Edam-Volendam isn’t currently functioning as a vibrant and attractive town center that the municipality has in mind. The spatial coherence of the central area, the retail mix and the overall quality of the space leaves much to be desired. The task of MAB was to focus on the new shopping centre Havenhof but also think about the whole central area (in cooperation with WPM Group).

My responsibilities ෮෮ Analysis of the current state. ෮෮ Spatial a functional solution to the problems stated in the current situation. ෮෮ Study of an addition of a second supermarket including loading. ෮෮ Increasing the parking capacity by optimizing the parking area. ෮෮ New entrance to the sports hall: a solution for the unsafe back and the parking situation. Programme 8.300 m² retail (2.000 m² added) 2.000 m² sports hall 1.000 parking spaces Study of a possible redevelopment of the shopping centre from the eighties. The questions were: maintaining or moving the sports hall, an expansion of the retail, polished appearance of the shopping streets, ensure safety outside opening hours. The bikes are standing in the shopping streets, the largest parking area is usually used by the sports visitors causing a shortage of parking spaces. The exposed “backsides” of the shopping centre buildings evoke an unkempt and unsafe impression.

My responsibilities ෮෮ Analysis of the existing situation: accessibility, qualities, ambitions. ෮෮ Redevelopment of the former supermarket location in to a health care centre. ෮෮ Redevelopment of the Hoofdstraat and an establishment of a main square. ෮෮ Proposal for a connection to the lake Ples. ෮෮ Design for a new supermarket with apartments and parking on the roof. An upgrade is needed to improve the viability of the existing center in Kesteren. There are functional and spatial threats. The supermarket is too small and the rest of the shops is spread apart. The outdated design of the public space, the crowded parking and no connection with the historic area around the lake Ples make the center not a pleasant place to stay.

The municipality wishes to make it a more attractive and pleasant place to be and increase the amount of shops. My responsibilities ෮෮ Analysis of the location on urban scale: the location in relation to major shopping streets, important places in the city and transport. ෮෮ Analysis on a smaller scale: spatial ambitions, appearance from the square, grid size of the facade. ෮෮ Elaboration of several possible layouts of the plan and reference images. ෮෮ Presentation brochure for the municipality. Programme 30.000 m² retail 8.000 m² services 700 parking spaces Neumarkt is the main entrance of the shopping city Osnabrück and a busy intersection. This project concerned a conversion and extension of a former fashion house to a shopping centre. An important issue was a comfortable pedestrian connection to the opposite side of the intersection, a good connection to the existing shopping circuit and the urban allure.

My responsibilities ෮෮ Analysis of the location. ෮෮ Various proposals for the plan layout. ෮෮ Integration of different small units with an own entrance in the layout of a former department store. ෮෮ Elaboration of plans (including the indication fo the surface per unit). ෮෮ Artist impression of the street view. ෮෮ Preparation of the briefing for an competition of the architects. Programme 14.000 m² retail 320 parking spaces Transformation of the former Hertie department store in several large and small shops and restaurants. The property is in a good location, close to the historical center, at the beginning of the shopping street of Bocholt, in direct connection to a new retail cluster and on the promenade of the river Aa. The current facade is closed and without articulation. A new facade should give the building a more appropriate scale which fits into the surroundings.

My responsibilities ෮෮ Analysis of the limitations of the location (other existing buildings and height difference). ෮෮ Optimal orientation and layout of the store. ෮෮ Sketch of the floorplans. ෮෮ Simple street impression to demonstrate the visibility from Hauptwache square. Programme 15.000 m² retail The former site of the Frankfurter Rundschau is located next to the PalaisQuartier (development of MAB) and is owned by MAB. This quick study was in favor of an interested tenant (department store). The goal of the study was to examine the potential integration of the tenants programme and demonstrate the visibility from the Zeil shopping street. I had to deal creatively with a height difference between the two possible entrances and with an existing entrance to the underground parking garage of the PalaisQuartier. They represented a challenge for a proper main entrance design and a good visibility of the shop windows from the street level.

Based on the existing master plan (from ANMA) of the development area, MAB provided a vision for the commercial and leisure programme. The project will create a new center that complements and reinforces the existing city.

Introductie Het centrumgebied in Wezep staat aan de vooravond van een belangrijke transitie. Een herstructurering van winkelcentrum Meidoornplein zal de omgeving een hele nieuwe uitstraling geven. Een nieuw hart voor Wezep en omgeving. Wezep heeft al heel vroeg in haar jonge geschiedenis vriendelijke, kleinschalige en verfijnde sfeer gehad. De duiventil van Ijsselvliedt getuigt daarvan en ook het Meidoornplein heeft die kwaliteit. De historie, die vriendelijke sfeer willen wij laten doorklinken in het nieuwe centrum.

Analyse van het ontwikkelingsplan De hoofdstructuur van het ontwikkelingsplan zit ronduit goed in elkaar. Een kleiner Clematisplein wordt voorgesteld. Er wordt goed aangetakt op de drie invals wegen. Er wordt een compacter winkelcircuit bereikt. Er zijn voldoende parkeerplaatsen Winkel liggen goed ruggelings aan elkaar

Dit is misschien wel de belangrijkste kwaliteit van dit winkelcentrum: de goede bereikbaarheid van  alle winkels per auto. Nadeel hiervan is de onrust voor de voetganger die zich steeds uit elke hoek  belaagd weet door parkeerplaatszoekers. Maar toch: zowel voor de winkeliers als voor het  winkelend publiek is parkeren een topkwaliteit van het Meidoornplein. Wij willen deze kwaliteit,  rond kunnen rijden en parkeren, versterken. En het nadeel, de onrust voor de voetganger, beperken  met een goede inrichting van de openbare ruimte. We versterken het dorpse met geleding, met parcellering, met verschillen in architectuur. We  maken niks te hoog en niks te groot. En uit de wederopbouw: openheid, doorzicht en lekker grote  etalages.  We willen vooral geen stedelijk en anoniem beeld oproepen in één architectuursaus of  met één hip superblok.

Studie locatie D

Het Veluwse krijgt in ons plan een verbindende rol.  Met de aanplant van zwarte dennen, de  rondgaande loper in zandgeel, en de kleuren die rechtstreeks ontleend zijn aan Veluwse beelden.  De hoekverdraaiingen en afwijkingen in het wegenpatroon zijn uitgebuit om zichtlijnen open te  breken en zo bijzondere plekken te markeren. Toegevoegde waarden zien wij in de vergroting van het winkeloppervlak, het maken van goed te  verwinkelen en flexibele bouwblokken (breedte/diepte), en in het voorkomen van dure  parkeeroplossingen (garage). Ook heel  belangrijk: het maken van de verblijfskwaliteit door middel  van het centrale plein met één karakteristieke grote eik. Dit is dé plek (op de verdieping) voor een  nieuwe bibliotheek . En verder: rondom ruime stoepen en veel groen. Met woningen in het centrum  maken we aantrekkelijke gevels en vergroten we de sociale veiligheid. We maken wel veel luifels,  net als in het bestaande Meidoornplein, maar dan zonder kolommen zodat je de winkels ook goed  kan zien. 

Wat klopt er dan niet? De sfeer ontbreekt De eigen identiteit ontbreekt die het Meidoornplein als winkelceltrum in het geheugen grift. De intimiteit ontbreekt die maakt dat mensen zich thuis voelen en langer verblijven De grote hoeveelheid parkeerplaatsen aan de Clematisstraat geven het plein een erg open karakter. Te open voor gezellig. De gewenste compactheid wordt daarmee ontkracht. De winkels langs de supermarkt maken het winkelcircuit onduidelijk en wijdlopig. De bibliotheek ligt niet aan het centrum, een gemiste kans In ons Schetsontwerp hebben wij het ontwikkelingsplan als uitgangspunt genomen voor verbeteringen die de praktische kant van het ontwikkelingsplan ondersteunen en tegelijkertijd de bovengenoemde punten aanpakken.

Mét het versterken van bestaande kwaliteiten, het dorpse, het Veluwse, de eigen kleuren, krijgt het  plan karakter. Attikaans daarbij is deze verbeelding door te zetten; van openbare ruimte naar  specifiek detail. Zo kan een meidoornbloemmotief in een hekwerk een band aangaan met de  zandkleurige bestrating, fraai in genuanceerde patronen uitgelegd door de vakkundige  stratenmakers van Wezep. Het Nieuwe Meidoornplein wordt zo het kloppend winkelhart van Wezep, Veluws, en eigentijds  zonder pretentieuze stedelijkheid.  In een architectuur die je nieuw dorps kan noemen.

My responsibilities ෮෮ Incorporation of an atrium with a FlowRider in the existing plan. ෮෮ Elaboration of floorplans, sketches and a simple 3D model. ෮෮ Revisions in the layout in the drawings from the external architect. ෮෮ Leading the elaboration of a 3D impression and a flyer for potential tenants. Programme 25.000 m² retail, food & beverage 2.000 parking spaces Grand Arena includes a sports hall and a shopping centre. It is part of the ZAC Quays, a large scale development at the river side in Bordeaux. The current design by the external architect (Lanoire) was functional and well integrated in the area, but still missed a specific character. The main theme of the shopping centre is sport and recreation. To reinforce this concept, the Studio introduced a large atrium with a beach theme and a FlowRider (surf simulator).

Completion 2012 Raaks is a redevelopment project in the historic center of Haarlem. It consists of shopping, leisure, food and beverage, parking and apartments. To ensure a neat appearance of the shopping street, MAB decided to develop guidelines for the shop signage and also to design and produce all shop signs.

Architect OMA Completion 2013 De Rotterdam is situated on the Wilhelmina Pier. It consists of three multifunctional towers that accommodate offices, apartments, shops, restaurants, conference hotel and fitness. The 150m high mixed use building is nicknamed the ‘vertical city’. From MAB I was involved in the development proces of the signage for the public facilities on the ground floor, the facade signing and the wayfinding system.

My task was to redesign the existing entrance of the apartments to improve its safety and appearance. This commission was carried out by MAB as a part of the maintenance of its own project.

My responsibilities ෮෮ New design for a coffee kiosk in the existing shopping centre. ෮෮ Sketches of the floorplan, elevations and perspective. The appearance of the coffee kiosk had to be more connected to the character of the existing My Zeil shopping centre. My task was to design a different look for the kiosk respecting the necessary parts of the counter. This design was further elaborated and constructed by an external architect.

Vormentaal en architectuur Grondgebonden woningen. In het stedenbouwkundig plan zijn de woningen afgebeeld met bepaalde vorm en materiaalkeuze. De gepresenteerde vormentaal is indicatief en dient als voorbeeld voor de mogelijke uitwerking en architectuur in het gebied. De woningen kunnen natuurlijk ook groter uitgevoerd worden - zie optie uitbreiding – met extra verblijfsruimte op de begane grond of een garage, een extra bouwlaag - afhankelijk van de wensen van de toekomstige bewoners. Hetzelfde geldt voor de gevels. Het is wel wenselijk om binnen het stedenbouwkundig plan vast te stellen dat de verschillende woningtypes een architectonische relatie met elkaar dienen te hebben; dienen ‘ familie’ van elkaar te zijn. Appartementen voor senioren De afgebeelde architectuur in het ontwerp is - zoals boven genoemd – indicatief, maar voldoet aan de volgende uitgangspunten: ‘…de straatwand van de Pastoor Castelijnsstraat weer enigszins gesloten maken en de lintbebouwing doorzetten.’ 0 10 20 40m Uit30 concept ‘Programma locatie “Garage van der Aa”.  Grootste bouwvolume aan de Pastoor Castelijnsstraat realiseren.  Gebouwvorm (in het ontwerp rondom een hofje) ondersteunend de eenheid en contacten van de woninggroep. Verkavelingsstudie garage van der Aa, Handel  Makkelijke en overzichtelijke verkeerruimtes – brede gangen met Stedenbouwkundig plan 1:500 contact / uitzicht naar buiten voor een optimale sociale controle.  Comfortabele woningplattegronden met slaapkamers direct, en met een grote opening verbonden met de woonkamer. Dit is vooral belangrijk bij bedlegerigheid.  Architectuur die zorgt voor veel licht in de woningen.  Iedere woning en parkeerplaats zonder barrière bereikbaar met een lift. Materiaalgebruik De te kiezen materialen worden ontleend aan de bestaande architectuur in het dorp. Dat betekent bijvoorbeeld veelvoudig gebruik van kwalitatief hoogwaardige metselsteen; fijne detaillering van de dakranden, kozijnen en deuren. Materialen die met de tijd mooier worden. Het motto hierbij blijft: dorpse schaal, hoge kwaliteit materialen, groene afscheidingen tussen openbaar en privé terreinen en zorgvuldige inrichting van openbaar gebied rekening houdend met de schaal van Handel.

Regional Library Vysociny Havlickuv Brod, CZ

My responsibilities ෮෮ Elaboration of the complete project documentation for the competition: site plan, preliminary drawings of floorplans, sections, elevations, 3D impressions and presentation posters. Programme 4.000 m² library 50 parking spaces Competition for an urban, architectural, technical and functional solution for a new regional library Vysociny. In 2002, the district library in Havlickuv Brod changed to the regional library Vysociny and thus became a methodological center for the entire region. Due to the new function there is a shortage of space in the current building. The new building should be located at the edge of the hospital complex in Havlickuv Brod. The design is based on a renovation and expansion of an existing building. The old building forms a core that is surrounded by a new facade creating more floor space. The added space remains open and serves as reading rooms. The different heights in the terrain are used for underground parking.

Completion 2006 The building serves as a workshop for one person and as a storage for various equipment and machinery. The building is replacing the existing barns at a farm. The timber facade is built around laminated wooden trusses. The facade is made of horizontal wooden planks.
