15 Active Home Listings $384,900 to $965,000 22 Homes Under Contract & Pending Sales from $365,000 to $699,900 Dec 7, 2021 – Local Market Snapshot The market has shifted with a higher percentage of i-buyers & investment buyers now competing with Phoenix Valley residential home buyers. Investment Buyers purchased 21% of the homes sold in September & 15% of the homes sold in October. PebbleCreek inventory levels are still very low especially factoring in the new homes added this year. New home sales have been robust due to the shortage of existing homes. Home prices are up 29% year over year. Forecasts call for the Valley to draw 90000 new people a year until 2030 and indicate we will have another 18 months before housing demand exceeds supply. Buyers using mortgages have a very difficult time competing with cash buyers. The lack of home inventory, low interest rates, builder’s supply chain shortages plus lack of local construction workers have pushed home sales & prices here to new records. Robson has over 200 new homes under construction. The Valley’s strong population & job growth is driving this market of monthly price increases. The ability to work from home is bringing many people to the valley for our cost of living, tax structure, amenities, beautiful weather & lifestyle. The demand for home offices has many buyers needing larger homes. Companies now hiring new workers have employees housed in local hotels due to the shortage of apartments. Sales Activity for existing homes is still fast paced, interest rates & inventory levels are low. TODAY THERE ARE ONLY 15 HOMES ON MLS ACTIVE LIST IN PEBBLECREEK. CALL ME if you are considering selling. I will be happy to give you a free market analysis with the best LISTING DISCOUNT for your home. From Me To You... Have you heard of the Sandwich Generation? It sounds like a great place to be, right? Grilled cheese, or ham and cheddar on wheat bread with a pickle on the side? Actually it is none of those. What it does involve is having children who are growing up (or have grown and fled the nest) then all of a sudden, your reliably independent parents slip and break a hip, or they don’t seem to remember like they used to, or they just need you to help them get by with daily tasks. You are sandwiched in between both generations, taking on the burden - sometimes all at once - of caring for everyone.

It is a tough spot to be in, not one that most of us prepare for, and not one that most of our parents desire either. The awkward conversations arise. Who tells Dad he should not be driving anymore? Is someone able to help Mom make sure she takes her medication? Did anyone mention plans for later life? Is there money put aside for long term care? Is there a will? Did anyone talk to Mom and Dad about funerals, or cremation? I have had most of these conversations with my parents and my in-laws in the last few months. Some of them out of necessity and some so we can all be prepared. Let me tell you, it is not easy. Then, just when you think you have it all locked in place, the future you were preparing for may end up not being the one that comes about. My mother has always planned on aging in place. She has a chair lift so she can get to her room, a life alert device so she can call for help if necessary, a cleaning service to keep up with the housework and a local meal delivery service so her freezer is fully stocked. Then there are the friends who pop by to check on her and keep her spirits up should she feel lonely. Sounds perfect, right? Well all of this was premeditated on her declining physically. The problem that is beginning to arise is that due to Long Covid (the lasting, nasty effects of the disease), she is facing other challenges. My sharp-as-a-tack mother is Estrella Publishing - Viva magazine

losing words, and it is driving her crazy. She is most likely having mini strokes causing the memory and coherence issues, and that is creating a situation we did not anticipate. How long can she stay in her perfect home? That is a question I am having to come to terms with. The future we all planned together has gone and a new alternative is before us. We will navigate it, sandwiched between other responsibilities and the need to parent our parents. What I would like you to come away from this letter with, is the understanding that planning is key. Not just for the obvious things, but for other eventualities. If you have a resolution this year that you follow through on, it should be this. Plan your estate. I don’t care if you are 24 or 74, you need to let people know what your wishes are- in every eventuality you can imagine. Start a conversation with your loved ones and take some of that burden away from them - you can even bring sandwiches.

Shop Local

There are millions of small businesses in the United States owned by passionate people working hard to make their dreams a reality. Rather than buying from a big retailer the next time you need something, consider supporting the locally owned businesses around you. When you support a small business, you’re not only helping build your community, but also directly impacting someone’s life. Every customer counts when it comes to small business, which means your dollars can help that small business owner thrive. This is the perfect time to support your local businesses. Here are three simple ways to support small businesses and have a positive impact this holiday season and beyond: Get to know your community through its businesses While holidays are important times to shop local, your support matters all year long. For many people, this means shifting their mindset to thinking about local options first and getting to know the types of products and services your

Call now and Save!

local businesses are providing. Whether you are purchasing items for yourself or someone else, start to understand how these local businesses can fill your needs. Don’t forget, many small businesses offer gift cards, which are wonderful ways to show ongoing support. Support small business service providers Small businesses aren’t just for tangible goods. Many provide important services, such as your local mechanic, dentist or insurance agent. So, no matter your needs, try and find businesses that are active in the community. Share your experience Many small businesses rely on satisfied customers to tell others so they can grow their client base. In fact, more than eight out of 10 people around the world said they completely or somewhat trust the recommendations of friends and family, according to Nielsen. So, tell a friend in person, share a post on social media, or leave a positive review online. The next time you have a need arise, think of how a small business can help. Every effort counts to build your community, show your support, and ensure you continue to have thriving small businesses near you.

New Year’s Wellness As you age, your health needs change. Staying on top of senior wellness activities is important, but it can sometimes feel overwhelming. Creating a list of health and wellness to-do’s can help you stay organized, so you look and feel your best.

• Annual physical: Even if you see specialists for certain conditions, it’s recommended to get an annual physical. This is an opportunity for important health screenings that may include tests to evaluate blood pressure, cholesterol, diabetes, bone density and more. • Vaccinations: Staying current on recommended vaccinations can help you stay healthy and limit the spread of disease. The risk of severe illness from COVID also increases with age. COVID vaccines are safe and effective in preventing severe illness and you can help protect yourself and the people around you by getting vaccinated. • Physical activity: All seniors eligible for Medicare benefits through a Medicare Advantage, Medicare Supplement or group retiree plan may be eligible to join SilverSneakers

at no additional cost and have access to live and on-demand virtual workouts, including nearly 2,000 activities and classes per week. Check eligibility at SilverSneakers.com. •Social connection: Maintaining friendships and connecting with others is an important component to supporting physical, mental and emotional wellness. Set up coffee with friends. Join community groups. • Mental health: Although prioritizing mental health is now more widely accepted, it still can be a challenge for older adults to admit they need help. Talk with your doctor about how you feel and mental health concerns you may have. • Mental enrichment: Cognitive decline can occur as you age, so it’s important to be proactive to help support brain health through mental stimulation. Read books. Join a weekly game group. • Nutrition: What you eat fuels your body and mind, so it’s important to pack your pantry and refrigerator with wholesome foods. Doesn’t it feel good to check a few things off your list? For more ideas on how seniors can stay active and connected, visit SilverSneakers.com.

Vroom Vroom As temperatures decrease, there are a few things you should do to ensure your vehicle is winterweather ready, especially if you drive north this winter.

1. Check the battery. At 32 degrees Fahrenheit, batteries lose a significant amount of power, and continue to get weaker as the temperature drops. Keep the surfaces of the battery clean and make sure all the connections are tight. 2. Check the oil. During cold winters, you need an oil that can handle low temperatures and quickly flow to critical engine parts on those icy mornings. A full synthetic oil is ideal for the winter months; it’s designed to flow well even in lower temperatures. 3. Check the antifreeze. The level and freshness of your vehicle’s antifreeze is crucial during the winter. It protects the engine from freezing as well as from rust and corrosion damage. 4. Check the tires. Cool air is less dense, taking up less space in your tire and diminishing tire

pressure. Make sure your tires are inflated properly. Check the side of your tire or owner’s manual for proper pressure setting. As with any season, make sure you also inspect your treads and replace any tires that look worn. 5. Check the wiper blades. Most windshield wiper blades are only good for a year. Check and clean the wiper blades. If the wipers are worn and smudge the windshield, they need to be replaced; frost or freezing rain mixed with worn wipers is a dangerous combination. 6. Crank up the heat. Don’t wait until the first time you need to warm up to turn on your heater and defroster. At that point, if the system isn’t working, it’s too late. 7. Stock the car with “winter” items. Be sure the following items are stocked in your trunk: ice scraper to clear the windows, tire chains if your area regularly sees heavy snowfall, battery jumper cables, first-aid kit, small shovel, blankets, gloves, snacks and a bag of salt or sand to add weight and improve traction. Being cautious and doing simple maintenance will keep you and your vehicle safe and stressfree.

Flu Vaccine

With winter arriving, health experts say that receiving this year’s influenza vaccination is an important addition to everyone’s to-do list, especially as COVID-19 remains active in Arizona. According to the CDC, getting a flu shot offers the greatest protection against the flu, and annual vaccination is recommended for all individuals six months or older who do not have specific medical conditions that would be exacerbated by the vaccine. “When you get a flu shot, you reduce your risk of contracting influenza by 50 to 80 percent,” said Dr. William Ellert, chief medical officer at Abrazo Health hospitals. “The flu shot gives you a great deal of protection and helps reduce the risk of the particularly dangerous combination of flu plus COVID co-infection, which we unfortunately saw during flu season last year.” In addition to all of the normal risks associated with complications of flu infection, COVID-19 continues to pose an additional threat during this year’s flu season, added Dr. Ellert.

“Receiving the COVID-19 vaccine and booster, and getting your flu shot, will help the Valley’s healthcare system during an already busy time of year. Please help us slow the spread. We urge all Arizonans to get the COVID-19 and flu vaccines as soon as possible,” said Ellert. “Please contact your doctor when making decisions about your health care needs and seek care if you are experiencing any urgent or emergent medical issues. Delaying care can result in further health complications.” While being vaccinated is the best method to protect against COVID-19 and the flu, there are additional methods to protect against the virus, according to the CDC. Because COVID-19 and the flu can spread similarly, there are ways to guard against the spread of both viruses: • Wash your hands regularly and thoroughly • Avoid touching your face or eyes • Cover your mouth and nose when coughing or sneezing • Stay at home when you are sick • Wear a mask when indoors in public spaces Submitted by Abrazo Health

Covid Testing When you think about efforts to fight the spread of COVID-19, vaccinations, hand washing and masking likely come to mind. However, one important effort that must remain the first line of defense is effective testing. Testing, combined with other defensive measures, is essential to keeping ourselves and our loved ones safe. The two main types of tests authorized for detecting COVID-19 are polymerase chain reaction (PCR) tests and antigen tests. Here is what you need to know about both:

Antigen tests Also referred to as rapid tests or rapid antigen tests, these tests work by quickly identifying protein fragments from a virus and providing test results in about 15 minutes. Despite being fast, antigen tests can be less accurate than other testing options because they are less sensitive. Because no special equipment is needed, antigen tests may be performed in various community settings or at home. However, there is more room for error when self-testing, as opposed to having a test administered by a trained professional.

When to take it: When in need of results quickly Speed: Results usually available in 15 minutes Chance of user error: High Ease of use: Doesn’t require equipment or chemicals; easy to use at home or point of care Effectiveness on variants: Low PCR tests PCR tests are also referred to as molecular tests, viral RNA tests or nucleic acid tests. These require special equipment and are typically sent to a lab, with results often available within 24 hours, depending on location. Some PCR tests provide results in just 20 minutes, however, these tests are mostly available in healthcare environments, such as hospitals. PCR tests can detect active infections nearly every time, and it is rare for someone uninfected to receive a positive test. When to take it: When in need of extremely accurate results Speed: Results usually take 24 hours; may require an appointment Chance of error: Low Ease of use: Requires equipment, chemicals and trained specialists; point-of-care options available but limited Effectiveness on variants: High

Out & About

Planning any travel adventures for 2022? If you love the outdoors, and have an interest in the history of the West, opportunities abound for a bucket list-worthy trip to Casper, Wyoming the perfect stop on the way to the legendary Yellowstone National Park. Here are three great reasons - and notable anniversaries - for putting Casper and Yellowstone at the top of your 2022 travel list. 1. Yellowstone National Park turns 150 One hundred fifty years ago, Yellowstone became the world’s first national park, with its unique geological and hydrothermal wonders, along with spectacular landscapes and abundant wildlife. Whether you fly into Casper/Natrona County International Airport or begin your Wyoming adventure as an epic road trip, Casper, Wyoming, is the ideal starting point for your Yellowstone vacation. After making the most of outdoor activities in the area, you’ll be able to enjoy dining, culture and nightlife before continuing on your wilderness adventure in Yellowstone, starting at the park’s south, east or northeast entrances.

12 Estrella Publishing - Viva magazine

2. 40 years of amazing music and sporting events at the Ford Wyoming Center The beautiful, state-of-the-art complex is built high on a hill overlooking Casper, Casper Mountain and the scenic North Platte River. You can visit FordWyomingCenter.com/Events to see what’s coming up in 2022 and snag some tickets ahead of your visit. 3. National Historic Trails Interpretive Center celebrates 20 years If you’ve always been fascinated by the legends of the American West, the National Historic Trails Interpretive Center in Casper will be right up your alley. The center commemorates American Indian history and the early explorers, with an emphasis on the many historic trails that have gone through Casper, including the famed Oregon, Mormon, California and Pony Express trails, as well as the Bridger and Bozeman trails. You can still see some of the remaining ruts of these trails in the area today, allowing you to imagine the legendary journeys of everyone from fur trappers and homesteaders to ranchers, miners and more as they traveled West. When you’re ready to travel, Casper has plenty of wide-open spaces and things to do, all while practicing social distancing.

Legal Advice MAKE A WILL, NOT A MISTAKE While there are many forms of estate planning documents available on line, there are just as many ways to make mistakes that could cause problems for you and your loved ones. Original documents are important. Financial institutions want to see original powers of attorney and Wills. The court process to probate a copy of a Will can be double the time and cost of probating an original. Legal terms have specific meaning. The term “heir,” when meaning “descendants,” could result in unintended rights to a spouse or sibling. Powers of attorney should not be contingent on you being incapacitated. Once you are found

incapacitated, you lose your legal rights to handle financial decisions. You should not have to lose your rights, when you just need help on the phone or going to the bank. Health care powers of attorney should cover mental health as well as medical health care. Avoid court intervention by having a complete health care power of attorney. If you have a revocable trust, be sure your assets are titled in the trust or made payable to a trust. If you do not have a trust, be sure you fully utilize beneficiary designations in order to avoid probate.
