It’s been the talk of town from the moment the winning design was announced for the new V&A at Dundee. Work is expected to start on the building at Craig Harbour in the autumn of 2012, after an international design competition attracted entries from all over the world. The winning design was one of six short-listed. “Kengo Kuma’s proposal was the unanimous choice of the jury panel and is a worthy winner: a building that will delight visitors and encourage them to revisit it again and again,” Lesley Knox, Chair of the jury panel and of the V&A at Dundee project said after the result was announced. “It demonstrates a clear understanding of the city, offers a new experience of the river and will be as exciting internally as it will be externally. This has the potential to be one of Europe’s most exciting buildings.”

Save water New site for Mostyn McKenzie and cut bills is shoe-in for FG Burnett with Business Stream Well known footwear retailer, Mostyn McKenzie, has relocated to a new flagship store at 229 Union Street, Aberdeen.

Established in 1966, Mostyn McKenzie also has other outlets in Broughty Ferry, Dundee, Edinburgh and St Andrews.

Firm lowers carbon footprint on China consignment

An Aberdeen care home, which aims to provide a home from home environment for people with dementia, has won the Care Home Design Award of the Year for CrossReach at the Scottish Care National Awards 2010.

Over the past two years, Business Stream has helped customers in Scotland to save more than £10 million by implementing waste and waste water efficiency measures.

The £6 million Rubislaw Park Care Home in the West End of Aberdeen was designed by Archial, one of the country’s largest architectural practices and was the unanimous choice of nine judges from 300 entries.

It also offers a free water efficiency pack to businesses, which can be claimed by visiting www.business-stream.co.uk. It includes a water saving device called a hippo that reduces water used in each flush by a third and a tap water aerator that can halve water consumption. The tips include: Making sure taps are turned off when not in use. A 5mm drip can waste a bath full of water per day and £900 per year Informing staff about water efficiency. They can help identify water-saving measures Considering alternative water sources such as rainwater or boreholes Fitting smart meters to allow you to monitor water usage and identify leaks Knowing where your supply pipes run and where the shut off valves are Installing automatic flushes and spray taps to sinks in toilets, reducing water use by up to 70 per cent Also, to avoid flooding and costly repairs, you should: Leave heating on at a low temperature Make sure heaters are well-maintained and working properly Check loft insulation is in place, is thick and in good condition Have any minor leaks repaired Install pipe insulation so they don’t burst after a cold spell. A trainload of shipping containers has arrived at Craiginches rail terminal at East Tullos in Aberdeen after travelling all the way from the factory in China where they were built without once being on a lorry. The 34 full side access containers on 14 wagons were pre-sold to several buyers and were brought in by Greenwell Equipment which chartered the train from the port of Southampton. Greenwell Sales Manager Scott Brown said normally the company has its containers transported by road, but on this occasion decided to reduce its carbon footprint by using a train. The company has occupied the Craiginches site for several years, but three years ago had to relocate to make way for the new rail terminal. “We retained part of our Craiginches site however, and that is where this consignment was delivered to,” said Company Director Julie Turnbull. Greenwell Equipment is a family business established in 1996 as dealers in second hand office furniture. The business began as Greenwell Office Furniture, operating from a small office at Greenwell Road, East Tullos. As it expanded and diversified it became necessary to restructure and Greenwell Equipment was founded to reflect rapidly expanding sales and allow the installation of pallet racking, shelving, mezzanine floors, containers, cabins and forklifts. As a result of continued expansion, the company acquired and developed its current site at Greenbank Road, where it has its main offices, a purpose built furniture showroom, a pallet racking warehouse and storage site for shipping containers.

Care home may bring Alford jobs boost Plans for a new care home at Alford could bring as many as 60 new jobs to the town. The proposal is part of a planning application for a mixed use of residential and commercial development on a 10-acre site beside the Mart Industrial Estate at Alford.

Scottish commercial property market remains slow but there are signs of resilience

The application by Kirkwood Homes is for 42 residential properties and includes plans for a 60-bed care home, a business centre, workshop or manufacturing units and potential development sites.

Research released by leading property consultancy CB Richard Ellis (Scotland) shows that the Scottish commercial property market performance continues to be slow in the third quarter of 2010, despite improving rental values and resilience within the retail and industrial sectors.

Knight Frank Associate, Malcolm Campbell is acting for the applicant on the planning side and his colleague Katherine Monro is handling the commercial aspects of the proposal. The application is expected to be submitted for planning permission in early December.

The slowdown in property continued in Q3 2010 with total returns of just 1.9%. Capital growth slowed to 0.3%, down from 1.2% in Q2 and 3.8% in Q1. The statistics show that rental values have returned to growth, showing a small rise of 0.1% and reversing the trend of decline in Scottish rental values that started in Q4 2008. Retail property demonstrated the best sectoral performance in Scotland with total returns of 2.2% for Q3 2010, but these figures also mark a slowdown in the market (down from 2.8% in Q2 2010), with income returns remaining constant at 1.5% and capital growth slowing significantly to 0.6%. Scottish retail rental values continued to fall by 0.2% for Q3, demonstrating a slower decline than seen in previous quarters. This shows an overall 8% fall in retail rental values since their peak in 2008.

The Scottish office performance presented a mixed bag for this quarter. Total returns were sluggish at only 1.1% after the lowest quarter on quarter growth of the year and the office market was the only sector to see negative growth in capital values this quarter; after four consecutive quarters of growth, office capital values declined by 0.4% in Q3 2010. However, rental values stabilised in Q3, rising by 0.7%, bucking the recent decline which saw office rents falling by 2.2% in the past 12 months.

One of the better performers of Q3 was the Scottish industrial market, showing resilience with total returns of 2.2% and rentalvalues growing by 0.5%, an improvement on previous quarters. This is against a backdrop of the UK industrial market, which had total returns of 1.7% in Q3. Both capital growth and rental value growth declined in Scotland’s industrial sector in Q3 2010 by 0.04% and 0.2% respectively. There were signs of a slowdown in the Scottish investment market with the quietest quarter of 2010 to date, with investment at £282m. In contrast the UK market, driven by investment in central London, tells a different story with Q3 investment totalling £8,040m, which although down 8% from Q2 is still an improvement from the beginning of the year. In a change from previous quarters, overseas investors made up the largest volume of purchases, investing £89m in Scottish property. Private property companies remain, however, Aileen Knox, Director, CB Richard Ellis (Scotland), commented on the findings in the report: “Our research indicates signs of modest growth in rental values across Scotland’s commercial property market. This is good news but across all property is only shown as 0.1% and should be treated with caution. “In practice we see this as representing more a return to stability rather than any platform for accelerated growth in future periods. The broad statistics also do not show the increasing divergence between prime and secondary/tertiary stock. Whilst rental levels for prime stock may continue to move forward reflecting a slow but steady economic recovery, secondary and tertiary stock may experience a softening in rental levels. In turn this, along with the lack of funding for this sector, could well lead to a further widening of the yield gap as this stock finds a new and sustainable level in value.”
