KEEPERS COURT HOMES OF THE FUTURE ECO HOMES Keepers Court is an exclusive collection of eight detached luxury family houses, which have been designed to look contemporary inside and out, whilst still reflecting the local Kentish architecture. These are the only Eco homes on Kings Hill, finished to an exceptional specification with generous parking facilities. The four and five bedroom houses come in four different house types all with spacious interiors. These luxury homes are particularly light as glass has been used extensively. Landings are double height to give a striking entrance to each property and some master bedrooms have cathedral ceilings. The rooms have crisp and clean lines and are designed to offer an unusual amount of flexibility. By the clever use of pocket doors, the living areas can be opened up or divided up as the purchaser chooses.

OPEN PLAN LIVING Space is of the essence in these houses and there is plenty of it. The ground floor is impressive with an open plan kitchen/dining room/family room, along with separate living

room and study, depending on which design you choose. Upstairs, there is a large bonus ‘room’ in the loft, which can be easily accessed by an electric wooden staircase that drops down at the touch of a switch. Velux windows, lighting and electrical sockets are fitted and this space could have many uses, but can only be deemed ‘habitable’, if the purchaser complies with further building regulations.

BEAUTIFUL LANDSCAPING The gardens and landscaping throughout the scheme are also a feature of Keepers Court. Award winning Julie Johnson has created rear gardens that flow from the houses, so they become an extra room in the warmer months. They are attractively landscaped, using plants that are suitable for the location and our changing climate, designed with children in mind. In most gardens, a raised vegetable bed is also provided. Realistic artificial turf is used which doesn’t need mowing or maintaining. If you have children or pets, there’s no mud to bring into the house and the turf can be hosed down with ease. Front gardens are planted with a variety of rounded shaped evergreen shrubs intermingled with grasses, and some

carports have ‘green’ roofs. The gardens are easily maintained and advice on how to keep the plants neat and tidy will be given to the purchaser when they move in.

ENERGY EFFICIENT Keepers Court has been designed to be both low maintenance and also highly sustainable. But best of all the houses are highly insulated throughout, as well as being constructed with a special building system that ensures air leakage is reduced to a minimum. This means running costs are very low, which is an important factor with energy costs continuing to rise. Windows are triple glazed and have exceptionally low U values, far lower than is required by current building regulations. The heat recovery ventilation system provides a constant supply of fresh air that is warmed via the heat exchanger, whilst removing stale, humid and odorous air. All in all, these features ensure these homes are exceptionally pleasant places in which to live. These ‘Turnkey’ properties are ready for you to move into and unpack with no hidden extras apart from carpeting the first floor bedrooms and landing.

Useful extra space

The Kingspan TEK building system and high level of insulation means the houses require little heating due to heat gain from solar, lighting and other equipment. Windows and exterior doors are triple glazed, the front door is insulated as is the letterbox and internal lights are all low energy.

Interiors are exceptionally light and bright, with significant expanses of glass including a large picture window by the upstairs landing. Sky lights in the roof allow light to flood down on to the landing and stairs. A real feature is the large expanse of glazing in the Kitchen/ Family room allowing the ‘Room Outside’ to feel part of the living space.

The interior of the ground floor of each house has been ingeniously designed with pocket doors between the rooms, so you can choose to separate the dining and living rooms or slide open the doors between them to create one larger space.

Each house has a large open space in the loft, which creates a bonus ‘room’ accessed by an easy to use electrically operated wooden staircase. Velux windows, lighting and electrical sockets are provided, but the space can only be defined as habitable if the purchaser satisfies further buildings regulations.

All the bedrooms, except for the fifth bedroom which can double as a study, have fitted wardrobes built-in up to the ceiling to make the best use of all the space. Kitchens and bathrooms have ample storage and an area has been designed near the gate for two wheelie bins.

AWARD WINNING

Windows and exterior doors have inbuilt locks and the front door has a very secure treble bolt system. Each house has a fully fitted burglar alarm; an intercom system and external low energy lights on sensors at both the front and the back of the house.

The houses are very low maintenance with powder coated aluminium window frames which don’t need repainting, galvanised gutters which don’t need replacing and durable weatherboarding, which just needs hosing down every so often to keep clean. Even the garden is low maintenance with artificial grass that doesn’t wear out or need to be mown.

Gardens attractively and fully landscaped by award winning Julie Johnson with built-in benches, areas designed for barbecues and raised beds. The paving is on the same level as the floor of the internal living area, so you can slide open the glass patio doors and let the garden become another room.

Buy “off plan” and take the opportunity to personalise your chosen home subject to deadline dates. Kitchens and bathrooms can be changed to suit personal requirements, install home media systems, change internal doors or ironmongery, choose your colour scheme for decorating. Tell us what you want and we will try to deliver.

Keepers Court is an award winning scheme scoring highly for its low energy values, low maintenance credentials and innovative internal layouts with pocket doors giving flexible space. The houses are flooded with light, with large expanses of glazing and roof lights. A particular feature is the Kitchen/Family room that flows through to the garden with the same flooring inside and out.

ABOUT ENVIRON Founded in 1990 by leading property developer Tony Dowse, the multi-award-winning Environ team have developed a wide range of projects within the UK over the years, led by a strong guiding philosophy of sustainability, quality, localism and ‘New Urbanism’.

SUSTAINABILITY

to introduce the revolutionary and highly energy-efficient ‘Super E Housing’ from Canada, and director Tony Dowse has been an advisor to both the Liberty Property Trust and Land Securities – helping them on sustainable new village development.

QUALITY

ROOTED Environ’s commitment to the ‘environment’ extends to the local cultural environment too. This is key in a development such as Keepers Court. Environ ensure that all designs reflect the local vernacular (rather than a cheap ‘pastiche’) – using materials and design elements that are true to the local landscape and traditions. In this way, Environ properties complement their local environment, rather than fighting against it.

Environ enthusiastically subscribes, promotes the design of living spaces that enhance the lives of those living within them. We design our properties to be as individual as possible, maximising light and space and a connection with the outdoors. For example, the properties at Keepers Court will all have beautifully landscaped gardens – enticing you out to live, eat, entertain and relax surrounded by nature. Environ aim to create living spaces that nourish both mind and soul, and build developments that help create a sense of community amongst all those who live there – boosting both your health and happiness. This approach has led to Environ being commended by the Civic Trust, and the company has picked up several national landscaping awards, including Overall UK Winner of the Green Leaf Award.

A commitment to respect and protect the local ‘environment’ means Environ design properties and developments to be as energy-efficient as possible. The high levels of energy-efficiency found in Environ homes ensure fuel bills are kept to a minimum. In fact, Environ have been one of the foremost innovators in terms of environmental protection in the UK. They were the first developers

Only the best materials and the most talented architects and landscape designers are employed when building Environ properties and developments. Attention to detail through every aspect of the build is immediately apparent – from the smallest window catch to the overall design of the roofscape. Top quality, natural materials ensure not only that your home looks and feels superb, but that maintenance bills are kept to a minimum.
