Come home to the garden of England Not just a dream... ... the traditions of yesterday with the homes of tomorrow

oakshamlet

In the ancient county of Kent is a landscape of rolling fields, hop gardens and orchards. Here lies an exciting new hamlet set beneath the gentle slopes of the North Downs and close to the tranquil River Medway. Oaks Hamlet is country living at its best. It is a self-contained peaceful hamlet located on the edge of the new community of Kings Hill and is bordered by a country park. Oaks Hamlet is the quintessential picture postcard of Kent having taken its inspiration from some of the prettiest villages in the Garden of England.

Enter Oaks Hamlet through the gateway lodges, pause by the green and look around. The beauty of the surroundings will be self-evident with traditional village homes, country gardens and landscaped courtyards. Stroll through the quiet lanes and courtyards to the ancient woodlands with their bridleways and woodland walks - every gentle bend will reveal something new and pleasing to the eye. Oaks Hamlet is indeed an evocative picture of a traditional Kentish village - a place to wile away time and escape the pressures of work.

an ideal location...

Kings Hill benefits from excellent communications with the commuter station of West Malling close by and a newly opened dual carriageway providing a direct link to the motorway network. There is a dedicated commuter bus service from Kings Hill to West Malling station. From here, journey times into London are as little as 40 minutes. Ashford International is half an hour away with direct train links to European cities and from 2007 Europe comes even closer with the opening of the Ebbsfleet International train station approximately 20 minutes away by car.

Gatwick airport is only a 40-minute drive and both Heathrow and Stansted can be reached in just over an hour. The M20 motorway is a few minutes away giving easy access to the M25 or to the beautiful Kent coast and its historic towns.

a real community…

Kings Hill, built on the site of the famous World War II airfield, near to the picturesque town of West Malling, has grown over recent years into one of the most sought-after places to live in the Southeast. It is a popular community where people can live, work and play. With striking residential developments and an attractive business park, Kings Hill is a thriving community with its own community centre and parish council. The architecture reflects people’s dreams and desires and homes vary from the traditional to cutting edge. An emphasis on community has shaped the layout of Kings Hill’s public buildings and spaces with the safety of residents central to planning. This has resulted in an extremely safe and well-maintained environment. Cycle lanes and green pedestrian routes add to its ambience. There are eye-catching sculptures and an exceptional level of landscaping to the roads. These together with generous public green spaces create an environment essential for a healthy lifestyle.

Kings Hill is undoubtedly a most desirable place to live, not only to bring up a family but for people of all ages. Part of any community is its schools and Kings Hill has two modern primary schools as well as a nursery school. The locality offers excellent grammar and specialist secondary schools. Some of the best independent schools in Kent are within easy travelling distance and part of the University of Greenwich is also situated at Kings Hill. Health care is provided by a doctor’s surgery and a dental clinic, and not forgetting the other important members of the family there is also a vet. There is a chemist at the vibrant Liberty Square where you will also find a supermarket plus a range of other shops, cafes and restaurants. Here you will on occasion find European and farmers’ markets and here too is the Spitfire village pub with its beer garden for those long summer evenings.

a place to relax…

Leisure and recreation are superbly catered for at Kings Hill. It has its own championship golf course and a David Lloyd Leisure Centre offering tennis, squash, swimming, a gym and a host of other sporting pursuits. Cyclists have dedicated paths, there are green routes for joggers and youngsters have their own ballpark. You will be able to walk, follow the trim trail, go riding, grow vegetables on your own allotment, play games on the pitches and courts, picnic or just enjoy nature and muse at the dormouse bridge within the Heath Farm Country Park. Cricket lovers will appreciate the cricket green overlooked by the proposed country pub and cricket pavilion. Indeed, it has been commented that Kings Hill has all the benefits normally associated with an exclusive ‘country club’ community. A short distance away is the Medway for those keen on boating or fishing. For more action visit the nearby Leybourne Lakes Water Centre where you can wind surf, sail, canoe or scuba dive. Here at the heart of the Garden of England there is a host of beautiful gardens and historic

attractions such as Leeds Castle, perhaps the most beautiful castle in the world, and the historic sites of Rochester and nearby Tunbridge Wells. The cathedral city of Canterbury can be reached in 40 minutes. The beaches of Kent and sailing marinas are also within easy reach. For those who like to shop, why not visit the shopping malls at Bluewater, Hempstead Valley or McArthur Glen? Or visit the West End and enjoy an evening out before returning to the relaxed environment of Kings Hill. Whatever your pastime or leisure pursuit Kings Hill offers an exceptional lifestyle and is truly the place to be.

about oaks hamlet The great source of pleasure is variety! Samuel Johnson

When you drive through the gates of Oaks Hamlet you enter a different world. A home in the country is many people’s dream – the idea of a snug retreat far in distance and time from the pressures of city life. It is a return to buildings designed in the traditional Kentish vernacular with the cottage being the symbol of all that is ‘home and hearth’. Oaks Hamlet has been deliberately designed to be low density and as such enjoys a good range of garden sizes. It has a distinct sense of place and has the character of a traditional Kentish village. To this end it has primarily two storey homes but with some exciting three storey feature properties that are located to take advantage of views over the adjacent Country Park. It has been designed with homes facing onto landscaped spaces, formal courtyards or fronting narrow lanes. The road layout has only one entrance and is designed to reduce traffic speed to a minimum providing the

quiet and safe environment of a ‘home zone’. It also offers adequate levels of parking for residents and their guests with most properties having a minimum of two spaces in addition to visitor parking. The entranceway to Oaks Hamlet, with its distinctive ragstone lodges and open gate, engenders a private community. Security has been carefully considered with the pedestrian gates to the Country Park restricted to use by residents only. There is a range of homes which includes some impressive apartments at The Manor. There is all the visual variety that one would expect within a traditional settlement. The homes vary in size from two to five bedrooms to encourage diversity and cater for all age groups. The location of Oaks Hamlet next to the Country Park will appeal to all - offering quiet country walks in a natural environment or invigorating runs for fitness enthusiasts.

that special touch‌

It is the attention to detail that makes Oaks Hamlet special. Carefully chosen bricks, clay and slate roof tiles all provide texture and colour giving a mellow and harmonious character to the scheme. Elevations vary between soft red brick, render in pastel colours, tile hanging and the characteristic Kentish white boarding. Typical features include decorative brick detailing and plinths, white painted windows, decorative leadwork detailing and stone sills. Features such as chimneys, bay windows and porches all add to the individuality of each home. Traditional construction methods are used, imaginative and authentic detailing provides individuality signalling that these are 21st century homes with low maintenance, sustainability and functionality to the fore.

Of particular note is the care that goes into the landscaping. The evident respect for nature makes this scheme different and it has the atmosphere of a miniature nature reserve designed to attract wildlife. It features bird tables, nesting boxes and quiet seating areas to watch the wildlife. The streetscene is vibrant with diverse and colourful planting schemes for the individual front gardens. Additionally, tree planting forms an essential element of the design.

the interior design of the homes…

The relationship to outside space has been an important part of the internal design of the homes. Wherever possible the window sills are low and full height glazing is provided at the rear of the homes so that the garden has the character of an outside room that forms an integral part of the house. This together with rooflights and internal glazing means internal views give an element of surprise as well as making these homes full of light. Purchasers at Oaks Hamlet are offered highly individual and spacious homes with good sized rooms and plenty of storage. They are designed to be functional, to have space that flows but also to be flexible allowing for the different activities and requirements of today’s lifestyle. For example, features such as underfloor heating liberate furniture layouts and full height American style pocket doors mean that the house can be open plan or divided into more private areas subject to the mood or individual requirements.

Kitchens are designed to be at the hub of the home and wherever possible feature an American style bar for breakfast or for enjoying that early evening glass of wine while preparing supper. In larger layouts, kitchens form part of a family room catering for a range of activities. It is our belief that a home without a hearth is a home without a heart and so all our homes have space for a fireplace. The interiors are based on shaker simplicity with our own purpose made doors and staircases which give a feeling of ‘modern country’. We believe individuality is crucial so our homes have varying ceiling designs to include cathedral ceilings, dormer windows, storage walls, beams and bookcase recesses. There are many other attractive details that illustrate the thought that has gone into the design of each of the homes.

Generally we aim to offer our purchasers as much choice as possible to individualise their home subject to the building stage reached. In addition, we offer a wide range of upgrades and options to personalise a home and its style.

interior finishes The interior walls and ceilings have a smooth plaster finish. Ceilings are painted orchid white. Purchasers are able to choose four colours in total from our colour range for the walls and two colours in eggshell finish for the woodwork that is again subject to the building stage of the house. Similarly, choices are available in kitchen finishes and bathroom tiles. Leading tile supplier Domus has devised three distinctive and exclusive bathroom moods for Oaks Hamlet, capturing the design essence associated with today’s lifestyle. The choice is yours from: Modern Country – At the heart of Oaks Hamlet character and style, these interiors contain natural clean elements and evoke an inviting, practical and sophisticated atmosphere. Contemporary – These bathrooms contain sharper lines and a cleaner style, with more minimal elements and an air of space and consistency via generous modules and smooth surfaces. Traditional Classic – A warm comfortable feel combines organic tones and textured surfaces, providing an inviting environment for peace and relaxation.

about the spec…

The floors to the bathrooms and cloakrooms are ceramic tiles but elsewhere floors are left boarded ready for the purchaser’s own choice of floor coverings.

kitchens The kitchens follow the ‘modern country’ theme and are available in a number of attractive finishes. Worktops are available as standard in either wood or laminate with matching upstands while the surface behind the hob is stainless steel or glass. The kitchens have been carefully designed for ease of maintenance and have plenty of storage. They come well equipped to include a full height integrated fridge freezer, a gas hob, an externally vented extractor, a combined oven with microwave, an integrated dishwasher, a one and a half bowl sink with mixer tap and lighting under the wall cupboards.

bathrooms Bathrooms are in a sleek contemporary style and incorporate base and medicine cupboards in a choice of wood finishes. All baths are steel

and where there is not a separate shower, have a glazed shower screen. The shower supply is thermostatically controlled, with the added convenience of a flexible hose and sliding bar. Shower trays are in porcelain and include glazed screens. High level tiling surrounds the bath with a feature mirror inset at one end. A shaver socket, extractor, downlights and a white heated ladder towel rail are also included. The towel rail is run off the primary hot water system, allowing towels to dry even in summer. Smaller details are not forgotten either - toilet roll holders and soap dishes all match the design of the chrome taps.

storage The homes have been designed with storage as a priority and as a norm at least two of the bedrooms have built in or walk in wardrobes. There is easy access with full height sliding doors to the built-in wardrobes and an internal storage racking system using shelving, drawers and variable height hanging rails ensures the space is utilised to the optimum. Those homes which do not have a separate utility include a storage wall in the hallway which incorporates shelving, hanging space for outdoor gear and space for a washer/dryer thereby isolating the noise from the living areas. Useful storage cupboards are also positioned under the stairs. The lofts have large access hatches together with a ladder and loft light, and are provided with 10 square metres of flooring. Garages are designed to have a storage curtilage at one end for childrens’ paraphernalia as well as garden equipment. Similarly carports have a built in storage pod.

heating The high efficiency central heating systems are gas supplied. The apartments and the ground floor of the houses have underfloor heating with all the benefits of radiant heat. The upper floors of the houses have radiators with individual thermostatic valves providing flexible heating levels. The walls, floors and roofs are all insulated to a high standard. All windows and patio doors are the high performance double-glazed type fitted with draught excluders.

electrical There is a generous provision of double plug sockets installed throughout the houses. BT and TV/ FM points are provided in most rooms and are linked to a communal television aerial with provision for satellite reception. Downlighters feature throughout and these, like the sockets, are in a white finish.

Smoke detectors are installed on all floors with a separate fused supply and back-up power source while the apartments have the added safeguard of an automatic sprinkler system. All the houses have exterior lighting and an external socket. The garages and carports also have light and power.

individualise your home‌

security

Our standard specification offers a range of choices but the earlier you reserve, the more choice you will have. In addition, there is a wide range of optional extras both inside and out to add those finishing touches that really make your new home your own.

The design of Oaks Hamlet offers the security of a private residential community but security issues are still paramount. There are security gates to the Country Park as well as gates to the communal parking courts. External street lighting has been carefully positioned and to the rear of each property are external lights on sensors.

Visit our Sales Centre Information Point to log on to the full range of exciting and stylish options available to you.

All windows to the homes are lockable and external doors feature high security locks. Any glazing to external doors is laminated for additional security and all homes have a burglar alarm with infra-red detectors.

gardens All the houses, including the ground floor apartments, have front gardens specifically designed for year-round interest, easy maintenance and increasingly drought resistance. These gardens are individually designed and planted by award-winning Julie Johnson whose work is inspired by the beautiful country gardens of Gertrude Jekyll. Rear gardens have turf, structural tree planting and decking or genuine sandstone paved areas. These back gardens can also be individually designed and fully planted as part of our Options Service. Upper floor apartments have balconies overlooking the formal landscape of Manor Court and the avenue of trees framing the vista towards the Country Park. Boundaries to rear gardens vary between plots but treatments include walling, hit and miss vertical fencing or hedging in combination with hazel-woven panels. Front boundaries vary between walling, chestnut hurdles in combination with hedging or the typical Kentish white picket fence. Front pathways are of sandstone. We wish to encourage flourishing gardens which reflect the beauty of the Garden of England so we have even remembered external taps. Communal areas are maintained by the Management Company.

at your service‌ The Management Company appointed is Grange which is a highly experienced company currently managing over 130 schemes throughout the South. Grange will look after the running of all aspects of the apartment block as well as maintaining the communal landscaped areas and shared parking courts. A service charge will be payable apportioned between the homes subject to the level of service provided. A list of these charges is available on request.

buying a new property‌ New homes have the benefit of being built to the stringent requirements of both the building regulations and the National House Building Council. A new home, with its latest energy saving devices and rigorous insulation standards, is more economical to run as well as being more comfortable. The design of our homes is carefully considered for ease of maintenance and all the properties are covered by the NHBC 10 year warranty. On moving in, Environ provides a comprehensive handbook giving all the finer details about running your new home. The performance of your home will be monitored and six months after building completion, the property will be inspected and any latent defects made good.
