HOW BSD MET GRADE II* LISTED CHALLENGES TO CREATE £1.8M BOUTIQUE HOTEL A SUITE overlooking cathedral gardens, original fireplaces and character windows are just some of the features included in a new £1.8m boutique hotel in a historic location in Leicester. been designed as a modular system for better efficiency and ease of installation. “The domestic water and hot water systems have also been centralised in the basement and we have made provisions within the design to allow for a possible connection to the Leicester District Energy Scheme, which supplies low-cost, low-carbon energy to major buildings across the city. The future advantages of this will mean energy efficiency and lower running costs.”

Two empty office buildings in Peacock Lane and New Street – adjacent to the site of the car park where King Richard III’s remains were discovered – have been converted into the 28-bedroomed St Martins Lodge, which opened in October. Building Services Design (BSD) provided mechanical and electrical engineering services for the Grade II* listed Georgian buildings, with many of the original features being retained – including the hallway, with its chandelier and staircase. Joel Sawyer, director at BSD, the lead designer on the project, said: “We’re delighted to be involved in a project that has created modern, elegant accommodation while at the same time, honouring the heritage of the important site and its surroundings.” As 40% of the hotel – located directly opposite Leicester Cathedral – is of listed status, all original internal cornices, ceilings and floors are having to be retained, meaning BSD developer-update.co.uk

had to design the building services around the structure of the existing building. Joel said: “We provided a design that is a mix of traditional and modern installation, meaning some of the building services run through the floors and into the ceiling. “To meet listed status building regulations, air conditioning equipment has also been moved to the roof where it is out of sight. “In order to make the spatial challenges work, we held regular on-site visits in order to overcome and catch any potential problems before they happened.” The plantroom has been designed to fit within the existing basement, which has height restrictions due to a vaulted ceiling. Joel added: “To ensure the heating system would fit within the confinements of the basement, it has

Richard III was buried more than 500 years ago following his death at the Battle of Bosworth in 1485. His remains were discovered by archaeologists in 2012 underneath a Leicester City Council car park. The king was reinterred in Leicester Cathedral in 2015. Nick Quinn, director of St Martins House, said: “With our neighbouring conference and events centre, St Martins House, located only a few steps away, we are now able to offer a 24-hour conference rate – including overnight accommodation with breakfast – alongside our function run hire and catering facilities. “This is frequently requested by conference and wedding hosts so St Martins Lodge is now meeting a known demand and adding to the room capacity available for business and for tourism in the city.” BSD is also working with the Diocese of Leicester to bring a new monastic community – called the Community of the Tree of Life – in the heart of Leicester, next door to the hotel. New Homes To Arrive On The South Coast

200 new homes will be delivered by Wates Residential on the south coast. The contractor has already started work on its Daedalus Village scheme, marking this occasion with a time capsule burial in Lee-on-the-Solent. The site will see the rise of a mix of housing consisting of 120 private homes and 80 affordable homes. Part of the Accelerated Construction Model together with four other national pilot sites, the Homes England initiative was designed to enable the Government to fast-track the building of homes on publicly owned land and diversify housing delivery. “We are very proud to have started work on the Daedalus Village site, which has a rich history and a very promising future, and are pleased that so many people from the local community joined us to celebrate this significant moment with a time capsule burial,” said Paul Nicholls, Managing Director of Wates Residential South. “Through our work, we will not only deliver 200 new high quality homes for local people but will also increase opportunities in the area through our investment in education, training and skills,” he added.

Local suppliers will be appointed for the new homes on the south coast, while residents will benefit from the creation of training and educational opportunities, which aim to boost the local economy. This includes 10 apprenticeships, work experience placements for local students and courses aimed at unemployed adults. The homes are expected to be completed in late 2020. Wates Residential is responding to the needs of its customers by developing mixed tenure housing schemes in partnership with both public and private sector organisations. Plans go in for tallest tower in the City of London The team behind the Gherkin at 30 St Mary Axe in the City of London have lodged a planning application for a new tower next door. “The Tulip” has been put forward by Gherkin owner J. Safra Group and architects Foster + Partners.

Complementing the experience will be a sky bar and restaurants with 360-degree views of the city.

Construction could start as early as 2020 on the 305.3-metre-high visitor attraction which is due for completion by 2025.

The Tulip will use high performance glass and optimised building systems to reduce its energy consumption.

Gianni Botsford Architects tops House in a Garden with sweeping copper roof A funnel-shaped copper roof and subterranean swimming pool feature in this west London home, which Gianni Botsford Architects has slotted behind a 19th century townhouse. The project – which, due to its location, has aptly been named House in a Garden – is situated at the back of an 1840s brick townhouse in London’s affluent Notting Hill neighbourhood. Architect Gianni Botsford has lived in the top floor flat of the townhouse overlooking a characterless bungalow that stood behind the property since 2003, and was keen to make better use of the land. developer-update.co.uk

Over an eight-year planning and building process, Botsford and his team demolished the bungalow for its owner and replaced it with a partly subterranean home topped by a sweeping wooden roof clad in strips of copper. “Shaped and informed by the light and shadow that surround it, the roof’s tent-like form creates a new place for life to occur in the house,” explained Botsford. “As a natural material mined from the earth, copper also resonates well with the idea of much of the house being shaped underground.” The roof was prefabricated in the

Dolomites before being craned into the garden. Its structure – which is crafted from glue-laminated timber – has been left exposed on its underside, forming a decorative ceiling in the glass-walled living and dining area that sits directly below.

Bid race starts for £435m HS2 Birmingham station HS2 has given the signal for bid prequalification to start for Birmingham Curzon Street station.

Around four contractors will be shortlisted to bid for the design and build deal, expected to cost £435m. Consultant WSP UK working with Grimshaw Architects has worked up designs, which will see seven high speed platforms open in 2026 under a sleek low-arched main building. The main station will be a steel and internal timber composite roof structure with trains leaving from a second level below the raised the main station concourse. Approach railway lines will enter the station on raised viaducts supported by V-shaped piers, allowing people and trams to pass below. Curzon Street station will be the first brand new intercity station built in Britain since the 19th century.

Firms have until 17 January to complete prequalification documents with firms shortlisted to bid in May. The successful bidder is scheduled to be revealed in the second quarter of 2020. Prequalification documents for the Birmingham Interchange station tender will be released in the Spring. Meanwhile, HS2 is expected to name the winning bidders to become construction partners on its London station contracts at Euston and Old Oak Common stations before the end of the year.

Plans in for 42-storey Ilford residential tower Plans have been submitted for a landmark private rental residential tower in East London’s Ilford town centre. Storage specialist Access Self Storage is planning to redevelop a former Bodgers discount store with the 380-flat high rise. According to planningdocuments just submitted to the London Borough of Redbridge, Skanska is on board as preferred contractor to deliver the project. The scheme follows the storage business setting up a new brand to bring forward a wide portfolio of private rented scheme across London that will be retained as long-term assets. The One Station Road scheme has been designed by ColadoCollins with Curtins providing structural design and Hilson Morran M&E design. The facade of the building will be brick clad with sky terraces on levels 32 aWnd 37 where the building is cutback. The planning documents states: “There is an exciting

New platform lift works out at Brackley Located twenty miles West of Milton Keynes, Brackley Leisure Centre serves the local community with a full range of facilities including two pools, two dance studios and a sports hall. They recently decided to extend the building to include a 110 station gym which was going to require a lift to offer disabled access next to a small flight of stairs.

FES Support Services were in charge of the building work on the new gym extension, and after previously working with Ability Lifts at a nearby leisure centre in Banbury, they again asked Ability Lifts to assist with this lift requirement at Brackley. The site had just a small floor area adjacent to the flight of stairs, and the total rise for the lift was 1360mm. Ability Lifts recommended their popular Optimum 100 Platform lift as the ideal solution - with a small footprint of just 1150mm x 1560mm whilst still offering a platform size of 1020mm x 1480mm, this lift made the maximum use of the available space. The lift was installed with an open through configuration and a half height gate at the top landing. This created an open feel to the area and visually balanced the unit with the handrail of the staircase. The client chose to have a ramp at the lower level, negating the need to excavate a 60mm pit. An intercom system was supplied with the lift as a means of communication between the lift user and the reception area in case of an emergency situation. The unit comes standard with voice annunciation, visual level indicator and glazed doors. The leisure centre management are very pleased with the lift and have commented that it is being used several times a day, enabling easy access for all gym users. Base Structures gives the NEC a spectacular new look

As part of an exciting £4.5 million transformation of Birmingham’s NEC, Base Structures has installed a stunning fabric façade to the exterior of Halls 1 and 5.

Designed by architects Acivico, the 6860sqm of printed fabric panels and backlit pyramids create a striking visual effect, giving the NEC a futuristic new look for its 7 million annual visitors. Base Structures also supplied and installed a programmable colour wash backlighting feature with an infinite colour range, adding to the immersive effect. The installation took 10 weeks on site, with the creative process from design and conception through to fabric and steel manufacture and installation lasting 5 months in total. Collaborating with a large team and working with a challenging 4,452 metres of steel, the stunning results were achieved within a tight programme of work. With a fixed deadline of 24th August, careful planning and good supply chain management was essential and ensured the team finished a week ahead of schedule. 12 The first four-star hotel to open in Hull has used EQUITONE [linea] fibre cement facade material to provide an aesthetic that reflects the city’s industrial heritage.

The £25 million DoubleTree by Hilton provides 165 modern hotel rooms and suites, as well as an event space with the capacity for up to 1,000 guests, steakhouse, rooftop bar and fully-equipped fitness centre. EQUITONE [linea] was specified for the hotel’s facade in order to fuse Hull’s manufacturing and maritime industrial past with its contemporary City of Culture outlook – an accolade it was awarded for the duration of 2017. Cathal Travers, senior architect at Aros Architects, based in London, said: “As the hotel is located in the heart of the city centre and is in the perfect destination for getting to many of Hull’s top attractions, we wanted the facade of the building to reflect both the city’s heritage and where it wants to be in the future.

Panasonic Starts HVAC Manufacturing with Aquarea Production Line in Europe Panasonic Corporation today announced that it has started residential air-to-water heat pump production at Panasonic AVC Networks Czech, s.r.o. (PAVCCZ) in Pilsen, Czech Republic in October 2018, as part of its efforts to enhance the airconditioning business in the European market. Europe has seen exponential demand for more renewable energy solutions. Providing heating, cooling and hot water, the Aquarea heat pump utilises energy from the air, providing a cheaper, cleaner and sustainable alternative to conventional fossil fuel or electric systems.

It will also create a more localised and agile approach to product design in line with European regulations. For Panasonic customers in Europe, Aquarea lead times will be reduced thanks to short-haul transportation links, which also contributes to a reduction in the environmental impact of long-haul product shipping from Malaysia.

Thanks to RMIG ImagePerf technology, it was possible to reproduce the design on to the 243 perforated sheets that made up the facade, covering an area of 800 m2. In addition to the perforated facade cladding, RMIG also supplied expanded metal for the ground level of the MSCP. The importance of passive fire protection The contribution to building protection by installed fire stopping products are often underestimated by businesses. The media very rarely report on the reduction in the effects of fires in compartmentalised buildings, even though thousands of lives and the buildings themselves are saved each year. The fact is, there is nothing to write about when the destructive impact of a fire is prevented. Compartmentalisation works by preventing the spread of fire that will result in injury or death to human beings or animals and irreplaceable damage to property. There are numerous reports about the heroics of firefighters risking their lives to put out fires (and hats off to them for their amazing efforts) or that a fire was stopped by the sprinkler system, but rarely is it credited to compartmentalisation. Why is that? Is it that it is too complicated to be considered? Of course not, compartmentalisation is an easy and cost effective way to protect a building against the spread of smoke and fire. Time is the reason compartmentalisation is the most effective method to use against the spread of today. A fire can spread so quickly that it is almost impossible for firefighters to extinguish it developer-update.co.uk

without causing large-scale damage to the building. Fires that occurs in residential homes can devower the entire building before the fire department arrives. Isolating rooms where fires are more likely, reduces the effects of fire on the rest of the building and increases the time the fire fighters have to put it out before it spreads. A fire compartment can be designed to restrain a fire for up to 60 minutes, which could be sufficient time to safely evacuate the building and for the fire department to arrive and extinguish the fire. That is if the fire does not burn out on its own due to lack of oxygen, material, or both. Compartmentalisation is not the only consideration. Compartmentalisation of rooms where fires are likely should also take into account where the occupants are located, their numbers, the types of activities being performed on the premises, the fire evacuation route, the fire alarm system and other systems linked to the fire alarm. Designing in light Civic architecture is all about creating buildings that engage with their communities. It’s about creating places and spaces in which we are able to respond positively to our surroundings at a human level. That process of civic design, as with all architecture, is about balancing form and function in a complete building that looks good from the outside and performs well on the inside. To do that it needs one magic ingredient: light, both natural and artificial. The use of light is fundamental to the architectural process, because it’s also fundamental to us, and how we see the world. Some 80% of information reaches our brains via our eyes. We respond to light and colour in a psychological way that then affects us physiologically, because it helps us make sense of our surroundings. Architects and interior designers now more fully appreciate the importance of light in their designs, particularly for public buildings such as schools and hospitals where there exist particular duties of care, and companies such as Wrightstyle have worked closely with architects to develop glazing systems to realise evermore ambitious design requirements. It’s not just about making civic buildings lighter and brighter and cutting down on electricity bills – important though that is. For example, a recent European healthcare study found that, “the quality of the visual environment has a positive effect on the occupant’s feeling of well-being and in the case of hospitals this can affect staff performance and patient recovery… For those reasons it is essential to consider lighting at the early stages.” In a survey, 86% of directors of nursing said that hospital design was ‘very important’ or ‘important’ in relation to the performance of nurses, the most crucial aspect being the design and organisation of the hospital environment. nurses and all directors of nursing believed that there was a significant link between recovery rates and a well-designed environment. Another report from a hospital in Pennsylvania compared patients whose rooms had windows looking over natural landscapes with those looking onto a brick wall. Patients with open, natural views had shorter post-operative stays – 7.9 days compared to 8.7 days. They also took fewer strong and moderate analgesic doses, and had lower rates of minor post-surgical complications. A summary of various research papers into the value of light in healthcare facilities was published by the Center for Health Design (2006). The same is true for educational facilities. A UK study on the relationship between pupil performance and the built environment found that test scores in well-designed buildings were up to 11% higher than in poorly designed schools. One study at a middle school in London “showed clearly that the pupils in the classroom with more ambient light both felt better and worked harder. They had lower levels of sleep hormones and were therefore more alert during the darker months of the year. They also achieved better school results in mathematics, reading and writing throughout the entire school year,

and this improvement was especially noticeable during the darker part of the year.” The trouble is that public sector design has traditionally been primarily influenced by cost, with many public buildings built on criteria of lowestprice utility – rather than as places to inspire. However, the Royal Academy of Engineers, in a paper entitled The Long Term Costs of Owning and Using Buildings, showed that increasing cost to a building’s envelope has an almost infinitesimal effect on lifetime costs – and, in perhaps making energy efficiencies, could actually achieve long-term savings. Using a lifetime cost approach can change perceptions of what civic buildings can be about – whether those buildings are social housing units, a school, hospital or railway station. It’s about putting us at the centre of the equation, and constructing buildings that add soul and imagination to the built environment. It has inspired such buildings as the Jubilee Library in Brighton, the Tate Modern in London, the Baltic in Newcastle and the City Learning Centre in Bristol, using public funds to create inspirational and regenerative places at the heart of our communities.

It all comes back to light because, to paraphrase Le Corbusier’s oftquoted aphorism, the history of architecture is the history of the window. Nowadays, modern steel systems can span huge areas and still offer levels of fire protection hitherto unimaginable – important considerations for public places where thousands of people may work or congregate. working’. 99 times out of a 100 this is only because the operator has forgotten or omitted to add salt to the water conditioner. The third solution, zinc-based inhibitors, is the only type recommended by Rinnai for use with its appliances. This technology uses electrochemical dispersement to impart a precise amount of soluble zinc which interferes with the crystallisation process of scale build up.

Lime scale consists of calcium carbonate (calcite) with lesser amounts of other calcium salts such as sulphate. Sometimes lime scale deposits contain corrosion debris and this scale build-up can affect the water heaters by reducing their efficiency and overall performance. Ultimately, ongoing use with hard water will shorten the lifespan of water heating appliances. Limescale build up is a serious problem in Southern England, Wessex, Wales, Hull and the Thames area. In these hard water areas especially scaling in stored hot water systems ultimately leads to lower performance, breakdown, and expensive remedial treatment such as power flushing and in the worst scenario cracked cylinders. Serious money needs then to be spent to get the system back to work; all of which means downtime, inconvenience and, for many businesses a detrimental impact on income, customer satisfaction and performance. Basically, there are three types of water treatment available for the management of scale. The first, a calcium softener, physically takes calcium out of the water and exchanges it for sodium. The second type is a physical electro-magnetic device that clips around pipe work and encourages the scale to ‘go with the flow’ rather than attach itself to the cylinder. Sodium water softeners are effective but have two drawbacks – the water is not potable - and they rely on people to put salt in them, thereby allowing a possibility of human error. One of the most common reasons for engineers to be called out is because ‘the water softener has stopped

The use of water softeners and scale inhibitors can go a long way towards alleviating the problem but with stored hot water systems, apart from calcium water softeners if, after passing through the conditioner, hot water is subsequently stored in a cylinder then after 24 hours the process is reversed and scale begins to build up again. On top of this, any serious turbulence can affect performance and scale up the heat exchanger – ie where there are tight bends in the system. Continuous flow water systems are the easiest system to keep scale free. Even where a ‘turnkey pack’ system such as the Rinnai Infinity Plus Storage is fitted and a booster tank added the water is unlikely to be held for 24 hours. These systems are commonly used in hotels, for example, to deal with peak demand times and because they recover in minutes due to the Rinnai unit’s efficiency, scale is never likely to be a problem. To be additionally sure limescale is never a problem, Rinnai heaters also incorporate a scale warning device that continually monitors the appliances for lime scale deposits around the heat exchanger. Once lime scale build-up is identified, a message is sent to the built-in interface panel on the front of the appliance to alert the end user that it is time to call a Rinnai service agent to perform a lime scale flush. For a ‘belt and braces’ solution a continuous flow system, combined with zinc-based treatment means end users can virtually say goodbye to scaling. For the sake of a small cash outlay, a zinc conditioner is a useful safeguard and one that will give end users additional peace of mind. Unlike calcium water softeners, zinc treatments need a lot less attention and could be simply built into the maintenance contract, thereby keeping costs down.

62 The original 330 sq m Grade-II listed brick building dates from the 1890s and was originally designed as a standalone gym building for the Indian En g i n e e r i n g Co l l e ge , which occupied the site between 1890 and 1905. A single-storey, northfacing extension was added in the early 20th century and another extension in the midc e n t u r y, w h i c h w a s subsequently removed as part of the enabling work. Whilst the building had continued to house a wide variety of sporting and social functions, it had lain empty for the last 10-15 years prior to refurbishment. ‘Our assessment showed that the building had structurally-sound walls, but was otherwise very dilapidated’, commented David Holt. The original slate roof was beyond repair, meaning a new slate roof was proposed and installed, using reclaimed slate tiles. All the floors were also beyond repair.’

Manchester-based architecture and interior design practice 74 has completed a major project to extend and remodel a Grade II-listed, two-storey, Victorian brick building in a semi-rural location in Englefield Green, just outside Egham. The repurposed 453 sq m building – Hox Haus – will serve as the central focus, clubhouse and social amenity for Hox Park student campus, newly-created by developers Moorfield Group for students attending Royal Holloway, University of London. Architecturally, Hox Haus is a stylish, eye-catching and dynamic 2-storey building that seeks to blend its original Victorian brickwork with two new glazed ‘light box’ interventions, creating a light-filled and largely transparent overall space that brings the outside in, references the building’s semi-rural location and offers a warm, comfortable and relaxing home-fromhome for students. The two new interventions constitute a double-height, 44 sq m gatehouse to the building’s east elevation and a 35 sq m, covered terrace section on the first storey, offering views over the whole campus. The terrace extension sits behind the parapet of an existing ground-floor extension, making it subservient to the host building. Both new interventions are clad or semi-clad (at first floor level for the gatehouse) with bronze-coloured, 4.6m-high, anodised aluminium fins. The fine, hard surfaces of the glazing and metal fins create a striking and elegant contrast to the rough-textured and robust solidity of the original structure, adding refinement and reflectivity to the building as a whole. developer-update.co.uk

The heritage of the building was a key driver for the interior approach and, unlike many architectural projects, the interior was in fact the key driver overall, so that the architecture is subservient to both the existing host building and the functions within. The overriding concept was to create a space that felt like a country retreat or clubhouse-with-a-twist. The new gatehouse provides a sense of arrival, whilst offering a separation between the functions of ‘reception’ and the need for a comfortable student social space monitored, but not overlooked, by staff. While certain areas have key functions, such as the two group study areas or the TV and gaming lounges, others are multi-functional, for students to make use of as they wish. The central zones are more obviously social, whilst quieter zones areas can be found along the edges of the two-storey space and within the first floor extension directly above the welcome area.

It was an important part of the scheme’s design that natural ‘collision points’ for interaction were encouraged, as David Holt explains: ‘We considered social psychology throughout the planning stages of the interior. ‘Whilst students spend as much time as they wish on their own in their individual rooms, the idea here was that individual activity would always have a social aspect, so that no one feels isolated by their location. ‘Gaming booths, for example, have been designed with glazed screens and without doors in order to retain connectivity at all times. We have introduced several

planting elements within the scheme additionally to introduce a strong biophilic aspect and enhance students’ sense of wellbeing.’ Another major design driver was the building’s rural aspect and the design therefore strives to make the most of views over the historic surrounding countryside, as well as bringing the outside in via natural references and creating a rich, textured and highquality feel with a materials palette that includes marble-effect Hanex solid surfacing and brass detailing. Upholstery fabrics include textiles that nod to British rural tradition, such as checks and tweeds, whilst colours

span a whole nature-inspired autumnto-winter palette and feature greys, browns, rusts and moss greens, with bursts of berry brights and large-scale, nature-inspired print wallpaper on opposing feature walls at the ends of the ground floor. ‘It was important that the fabrics and colours created a warm and welcoming atmosphere’, David Holt added. ‘This is very much a walk-in-and-use environment, offering an immediate appeal and a sense of welcome and comfort’
