Dominvs Group secures £68.5m for two flagship UK hotels Dominvs Group has secured almost £70 million of fresh-bank funding from Coutts and Clydesdale Bank Plc for two new flagship hotels in London and Oxford…

D

ominvs Group, a London real estate development and investment group, has successfully secured £68.5 million of fresh funding, facilitated by Coutts and Clydesdale Bank Plc in two separate facilities; with £48 million from Coutts allowing for the development of a new Hampton by Hilton hotel in London’s Aldgate, and a £20.5 million investment loan from Clydesdale Bank Plc for the Courtyard by Marriott hotel in Oxford. The group highlights that the successful raising of funding for both projects reflects the firm’s good banking relationships and confidence in the group’s development and operational capabilities, alongside rising optimism in the UK hotel industry after the start of COVID-19 vaccination programme in the UK.

The hotel at 12-20 Osborn Street in Aldgate, formerly the Arbor City Hotel, was purchased by Dominvs Group in October 2018 and planning was granted for a new larger hotel scheme on the site during Q4 2018. The new £48 million of funding from Coutts covers the refinance of the original acquisition loan for the site and allows for the development of the new 118,000 sqft 278-key Hampton by Hilton London City hotel, with practical build completion scheduled for June 2023.

The new five storey Hampton by Hilton London City hotel will comprise the refurbishment of the existing hotel plus a new-build extension, with the construction undertaken by leading contractor McAleer and Rushe. Alongside 278 guestrooms and suites, the new hotel will provide meeting, dining and events space including a cinema room and large function room. The hotel is located in the heart of East London by Brick Lane, an area undergoing significant investment from Tower Hamlets Council, and just five minutes from the City of London.

Located in the historic centre of Oxford, close to the world famous Oxford University buildings and libraries, the Courtyard by Marriott Oxford City Centre hotel is situated at 15 Paradise Street overlooking the Castle Mill Stream canal on both sides. The hotel was completed in July 2019, with an 11-room extension opened in January 2020. Despite the pandemic, the 151-key hotel achieved more than 50 per cent occupancy rates during the summer of 2020. The new investment of £20.5 million from Clydesdale Bank Plc refinances an incumbent loan that funded the development of the building and ensured that construction was on schedule. “It is excellent to see confidence in the hotel industry returning.” – Preeptal Ahluwalia, Director at Dominvs Group. The site at Paradise Street was purchased by Dominvs Group in October 2014 and was formerly the HQ of Cooper Callas, a kitchen and bathroom distributor. Dominvs Group obtained planning for a 140-key hotel in 2017 with the construction undertaken by McAleer and Rushe.

The six-storey hotel has a red-brick and glass façade with rooms and suites overlooking the canal and the ruins of Oxford Castle’s St George’s Tower. Alongside the Kitchen and Bar Restaurant and lounge areas the hotel has a spectacular rooftop cocktail bar and rooftop garden/terrace offering panoramic 360 degree views over Oxford’s stunning spires, domes and landmarks. London’s Boundary House sold to hoteliers Boundary House on Jewry Street has been acquired for approximately £31m by Austrian hoteliers, Rudolf and Christian Ploberger from GR Properties UK Limited.

It marks Ploberger’s second investment in the capital. They previously owned Bow Street Magistrates Court in Covent Garden, and sold the site in 2016. It is now home to the NoMad London, the brand’s first site outside the US.

Asset manager C1 Capital has been appointed by the Ploberger’s to oversee the delivery of the project. Kristian Dijkstra, managing director of C1 Capital, said: “Boundary House offers a unique opportunity to create a mix-use development capitalising on the building’s central and convenient location for both corporate and leisure guests. The government has changed Covid-19 rules to allow parents to stay overnight in hotels so they can visit their children who live elsewhere, according to the BBC. Previously, co-parental visiting during the lockdown in England was allowed, however with the new tiered enforcements, parents were unable to visit their children that live far away. The new use of staying in a hotel reportedly came into effect on Boxing Day, and now can be applied regardless of the tiered lockdown restrictions in England.

Minister for Hospitality Support from MPs More than 200,000 people signed a petition calling on the government to assign a hospitality minister and now MPs have voiced their support. On 6 October 2020 Claire Bosi, Editor, Chef & Restaurant Magazine created a petition to Parliament to host the Minister for Hospitality debate, requiring 100,000 signatures to be considered. By 16 December, the signature target was achieved, and the debate confirmed for 11 January 2021. Graham Stringer MP opened the debate as Chair and introduced the first speaker, Catherine McKinnell, Labour MP for Newcastle North. McKinnell immediately called for support for the motion and very early in her opening ‘gave way’ to Tobias Ellwood Conservative MP for Bournemouth East. Ellwood said that he “absolutely supported the call and/ or an Envoy for Hospitality.

McKinnell continued with eloquence, and she knew her subject, her husband works in hospitality. Her emphasis on cash flow and economics demonstrated an understanding of many of the issues the industry faces. She explained the difficulties of switching an industry on and off, and suggested that a deeper understanding of hospitality was required from Government to assist more effectively.

McKinnell covered the full breadth of sectors within hospitality including suppliers and the difficulties now faced within a complex and integrated supply chain. She also looked at consumer demand and the speed at which it will return, slowly, and how adjustment to this is key to reopening. There were 20 MP’s in total that took part in the debate and to listen to hospitality being discussed with such passion and knowledge for 90 minutes was a revelation and a

privilege. Many parts of England were represented as was Northern Ireland, Scotland and Wales.

There was also welcome recognition for our critical supply chain.

The resounding opinions mirrored that of our industry – we need and deserve a dedicated minister for hospitality – as one MP stated “to champion the sector within Whitehall”. “In particular, Catherine McKinnel and Lucy Powell offered strength and eloquence to the debate, passionate in their speeches, with a true understanding of the hospitality industry’s needs. “Today was a giant step for the hospitality industry. When was the last time that our sector secured over 90 minutes of parliamentary focus ? But this is the first step. The emphasis now is on maximising today’s

In June 2020, two industry experts – Benjamin Bühl (Dolmetscheragentur24 GmbH) and Mike Bertsch (B&B Technik + Events) – pool their competences, establish BeMi Virtuell GmbH and launch Qonda, a browser-based remote interpreting platform. hemin de Moscou, the iconic label by Domaine Gayda in Brugairolles, Aude, has been a resounding success since its inception. It is named after a path that leads from the village to the top of a hill. “There was a tree at the top that acted as a beacon for the intrepid pioneers of the air mail routes and this is where we built our winery in 2004”, recalls Vincent Chansault, the winemaker and co-founder of an estate where a breath of fresh air blows, literally and figuratively. Right off the bat, Chemin de Moscou went against the grain of French appellation conventions, focusing on a blend of Syrah (the majority varietal), Grenache and Cinsault grown over a patchwork of soil types and climates, including limestone soils in La Livinière, schist in the Col de la Dona, gneiss in Latour de France and calcareous sandstone in Brugairolles.

A turning point Without disavowing its inimitable style, Chemin de Moscou has turned a new page in its history. “In 2017, the earliest and one of the most

successful vintages at the estate, we started to vary the vessels used for maturing our wine over 24 months, using 500-litre casks, wooden vats, amphorae and eggs”, continues Vincent Chansault. The resultant wine, now the 2018 vintage, is a high-end red fermented with no added sulphur and delivering an assertively open, rounded, supple style. Its impeccably balanced, intense aromatic expression of dark fruits and spices, complexity and length on the palate make it a wine that can be savoured now - or in 15 years’ time!

Boutique This is not the only surprise lurking among Domaine Gayda’s IGP Pays d’Oc portfolio. Tasted blind, it is difficult to know exactly what wine is behind the Sélection Grenache Gris

label. Turns out, it’s a one-of-a-kind white wine made from old vines in the Opoul winegrowing site in the Pyrenees-Orientales. “In 2014, we decided to hive off the Grenache Gris during harvesting, then use very gentle, whole-cluster pressing and fermentation in 16-hectolitre eggs so that it could develop the fat characters of a lees-aged wine, with a totally hands-off approach”, explains the person who transformed an experiment into a stroke of genius. Vincent Chansault successfully created a very fresh wine from red clay soils that are renowned for their heat. The 2018 Sélection Grenache Gris displays extraordinary aromas, acidity and minerality and not only encapsulates the vintage, the site, the grape variety and the vineyard block, it also mirrors constant research in the winery. It is the jewel in the crown of a boutique range, which is often gone in a heartbeat - yet another reason to taste it without further ado! Regency Design launches external WeatherGuard to protect customers obliged to queue

The need for retailers, hospitality venues and other customerfacing establishments to adhere to COVID-19 guidelines, and enforce social distancing, has led to a challenge that many are familiar with: how to protect customers who are obliged to stand outside in a queue from being subjected to the elements such as wind and the rain.

While in the summer months this has not been such an issue, the onset of autumn is causing retailers and customers alike to rethink their strategies. Regency Design believes it has come up with the answer, with a low-cost modular tunnel that can be built as long or short as required and either bolted or weighted to the ground or on casters for ultimate portability. Zak Manhire, Chief Commercial Officer at Regency Design, says that the British-built product has been specifically designed with customer service in mind: “The weather tunnels will help to protect customers who are queuing outside and encourage them to continue shopping, eating or generally going about their business on rainy days,” he says. “Retailers, pubs and restaurants, banks and building societies, post offices and GP surgeries or indeed any environment where a customer is obliged to wait outside can benefit from our system which delivers a new definition of customer care and comes with bespoke branding.” The External Q WeatherGuard System comes with 1.5 mm

The WeatherGuard system is lightweight yet robust, they can be wheeled in/out of a venue outside of working hours to prevent them from being damaged or vandalised. Additionally, a pitched roof design prevents a build-up of surface water and associated dirt.

The Hilton Frankfurt City Centre, finalist at the Sbid International Design Awards 2020 and shortlisted for the International Hotel and Property Awards, stands among the latest projects signed by THDP. The uniqueness of the project lies in the observation of the environment and cultural background of the place, thus joining and reflecting the enchanting eclecticism and modernity of Frankfurt city.

Centre’s international guests and their understanding of what luxury means. The modern design of the rooms is therefore tailored to the modern contemporary traveller, with a selection of neutral colours and warm timber panelling and flooring, thus imbuing a familiar feeling blended with smart and business touches. The rooms are also equipped with high-tech solutions, modern light fittings and carefully selected artworks that aim at giving a glimpse into the local culture.

The inspiration provided by Frankfurt city and its position as a global financial hub is combined with a particular focus on the consumers’ priorities and expectations in terms of latest technologies. Indeed, the ‘smart modern approach’ chosen by Nicholas Hickson and Manuela Mannino – co-owners and creative directors of THPD – takes into account the Hilton Frankfurt City

The Hilton Frankfurt City Centre’s modern structure also provides his guests with an exclusive space of healing and recovery: the new Hudson Yards Bar. The adaptable framework of the Hudson Yards Bar consists of a back bar having swing doors closing a ‘day’ focus section ­for coffee, afternoon teas and cakes, and a ‘night’ time set up of cocktails and spirits. Designed as a place of

refreshment for business travellers, the bar features a New York style, with brass gantry shelving, custom counter lights, brass foot stops, strong colours and natural leather details. Finally, the design project developed by THDP includes the refurbishment and modernization of the check-in area, in the sign of a style continuity with the new guests rooms and suites. The new check-in area is provided with individual checkin pods, thus ensuring the easy flow of people inside the building and maximising the comfort of the guests. The bespoke design purposely resemble a concierge desk at a New York residential high rise, with rounded shaped check-in pods incorporating natural Rosso Levanto marble, copper mesh and walnut veneer, so as to elevate the Hilton Frankfurt City Centre to the level of a modern luxury space.
