The residential real estate market Price trends Overall, the recovery of real estate market’s values continued. According to Bank of Italy data, after a slight downturn between 2012 and 2015, in 2016 prices have been rising again by 1.5% in South Tyrol. In 2017 H2 the average prices of residential properties in Bolzano and Merano rose. In Bolzano, annual changes in average prices amount to +1,7% for new/renovated properties and to +1.9% for used ones. Indeed, in semicentral areas, prices increased by 2% for both type of properties. In Merano, on the other hand, the price for new/renovated properties and that of used ones grew by 1.8-1.9%. Among the touristic resorts of the Dolomites, another city

stands out: Cortina d’Ampezzo. Geographically located outside of South Tyrol, it represents the third mountain centre as regards price levels in the national touristic market after Madonna di Campiglio and Courmayer. In recent years, Cortina has been showing fairly stable average prices after the substantial growth of 2007 (+9%) and of the previous years and the alternating phases with slightly decreasing rates between 2009 and 2013.
